Continuing Education 2019 For this year’s season, you have more choices than ever before. From in-person classes to online, you can mix and match as needed to get your ten hours completed by the June 30th deadline. Our mandate: keeping you in compliance with the law.

To get the right combination, here’s what you need: Brokers in Charge: 4 hours of 3 P’s of Professionalism (core), 4 hours of BIC Duties and Responsibilities, 2 hours of any elective Brokers and Sales Licenses: 4 hours of 3 P’s of Professionalism (core), 6 hours of any elective or combination of electives Property Managers: No continuing ed is required Inactive Status Licenses: must be renewed every two years and the fees paid, but no continuing ed is required until you desire to return to active status. Note: Any licensee may take the BIC Duties and Responsibilities course, as it gives you elective credit if you’re not a BIC.

Course Descriptions: Unlocking the Mysteries of Property Management: This four hour elective course provides an up to date introduction to property management with a focus on practical advice on how to comply with regulations and avoid liability. It includes Liability Alerts that offer suggestions for avoiding liability from both owners and tenants, case studies, key terms and more. 4 hours elective credit. Ethics – Do the Right Thing: This two hour elective course provides a discussion of case studies involving questions of ethical behavior and current ethical issues. A copy of the NAR Code of Ethics is also provided for student reference. 2 hours elective credit. Risk Management: With the risk of legal liability an increasingly serious problem for real estate brokers and agents, this course provides the essentials of risk management that every sales professional must know to avoid legal problems and give their clients the best service possible. 4 hours elective credit. Environmental Considerations in Real Estate: To sell to today’s safety-conscious consumer, real estate agents must do more than just disclose known hazards. He or she should be able to recognize hidden hazards and advise the client on how best to deal with these problems. This course teaches agents what to look for when evaluating a property, how to perform due diligence regarding environmental issues and how to avoid legal liability. 4 hours elective credit. Understanding 1031 Tax Free Exchanges: This course explores the history, evolution, rules and forms of the strategy used to defer tax liability until a later date. Loaded with real life examples and calculations, this course allows agents to learn the vocabulary and application of tax-free exchanges so they are better able to answer client questions. A recent review of content ensures students will receive the most up to date materials. 4 hours elective credit. Home Inspections and the Dangers of Mold: This four hour elective course offers information for agents inspecting properties on topics such as asbestos, hazardous vegetation and more. 4 hours elective credit. Trust Accounts – Why Take Chances: Learn the valuable skill of managing your trust account, even if you don’t keep the books yourself. Control procedures will be covered. This course is an important step in reducing the risk of mishandled funds. 4 hours elective credit. Ethics Can Equal Real Estate Success: The four hour elective class reflects the latest information from the Code of Ethics and Standards and Practice of the National Association of Realtors® (NAR). Students will gain greater insight into the responsibilities and duties required of Realtors® and recommended sanctions for violations of the Code. This title meets NAR’s requirements for new members to complete ethics training and continuing members to complete quadrennial ethics training. 4 hours elective credit. Eco-Friendly Real Estate: How to be Green: This course takes the mystery out of green and sustainable building concepts for commercial and residential real estate licensees. The text differentiates between government initiatives and non-profit, private associations and explains how each impacts green building and maintenance practices. Licensees looking to serve the expanding market of consumers interested in high performance building practices will find practical information on products, designations, and certifications such as LEED and Green Globes. 4 hours elective credit.


Guide to Buyer Eligibility: In a time of financial restructuring and a rapidly developing regulatory environment, this course offers an invaluable resource for real estate professionals practicing in several different fields. This course covers everything from the restructuring of government organizations like Fannie Mae, Freddie Mac, and the new Consumer Financial Protection Bureau to updated private policies regulating loan limits and flood insurance. Key terms, case studies, financial appendices, and other learning tools make this course the best bet for staying up to speed in today’s fast-moving real estate economy. 4 hours elective credit. Mortgage Fraud: A Dangerous Business: This class addresses the hand-in-hand issues of predatory lending and mortgage fraud and how they affect foreclosed and repossessed properties. Each section is devoted to a specific topic and includes a definition and discussion of the issue, relevant information, and the impact of the topic on real estate agents. 6 hours elective credit. Fair Housing and Office Policy Manual: It’s the Law: Today’s real estate practitioner must establish business practices that comply with fair housing laws and offer equal professional service to all. Consistency, objectivity, and documentation are critical in accomplishing this objective. This popular class covers topics important to today’s real estate professional. Case studies help students apply the fair housing laws to real-world situations that they may encounter in their own businesses. A copy of a sample office policy manual is included for student use as well. 4 hours elective credit. Having Good Title: Who Owns It: This Course enables a real estate agent to find his or her way around the county courthouse system and the methods for obtaining important recorded documents without needless delays. 4 hours elective credit. Commercial and Investment Real Estate: Tools of the Trade: This course includes valuable real estate checklists and forms for evaluating commercial and investment properties. Students will explore financial calculations for different forms of real estate purchases and examine capital gains taxes and 1031 exchanges. You’ll learn how to help your client get to “the bottom line” in evaluating potential purchases and sales of commercial real estate and investment properties. 6 hours elective credit. Condominiums and Cooperatives: The market for condos and cooperative living homes continues to grow, and this class offers agents a look at the issues associated with the buying and selling of properties, including condominium legislation, conversions, new construction and insurance. 4 hours elective credit. Price it Right: Valuation Guidelines: Proper pricing is key to selling your listing in a timely manner. The question is: how do you know what the correct price is? The way to find the right price is knowing what factors to consider and how much weight to give each piece of information when finalizing the initial offering amount. Price It Right! Valuation Guidelines for Agents teaches you a step by step method using standard appraisal practices to help your clients achieve the right price on the first try. 4 hours elective credit. Property Management Express: This two hour elective course provides an introduction to property management with a focus on practical advice on how to comply with regulations and avoid liability. Hear suggestions for avoiding liability from both owners and tenants. 2 hours elective credit.


Government Backed Loans: This course explores the different options available for mortgages in the government backed loans sector. Students will be able to identify the guidelines to be followed for FHA-insured loans, including maximum loan amount, minimum down payment, qualifying ratios, compensating factors and seller contributions. Guidelines for VA-guaranteed loans will be discussed, including the VA funding fee. 2 hours elective credit. Conventional Loans: This course helps students describe the guidelines for conforming loans, including private mortgage insurance requirements. An explanation of Fannie Mae and Freddie Mac loans and other nonconforming loan products is provided, along with the components and pros and cons of adjustable rate mortgages. Students will learn to calculate the monthly mortgage payment on any given loan, and the borrowing power of a prospective purchaser. 2 hours elective credit. BIC Duties and Responsibilities: This course is a requirement for those holding a Broker in Charge license. Students will learn what duties are mandatory for BICs and craft a sample job description. The main focus of the course examines the details of managing the trust account and what BICs should do to maintain compliance with laws and regulations regarding trust funds and reconciliations. 2 hours elective credit. Three P’s of Professionalism: This mandatory core course, the Three Ps of Professionalism: Principles, Practices and Pitfalls, meets the mandatory core requirements for continuing education in the 2019-2020 license renewal period. The content selection and subject matter outline for this course was created by the South Carolina Real Estate Commission’s Education Committee. The topics chosen were selected because they’re areas of license law and practice that pose particular issues for real estate licensees in South Carolina. Course includes: •An analysis of various principles, practices, and pitfalls in real estate •A review of 10 important aspects of SC license law •Key principles of offers and counter-offers and licensee’s obligations •Requirements for licensees when purchasing an in-house listing •Essential elements of a contract •How the statute of frauds applies to real estate •Defining agency, agency relationships, and types of agency •Use and timing of the brokerage relationships disclosure form •Understanding transaction brokerage in South Carolina •Team license law compliance •Activities and examples to apply content to everyday scenarios
