RE: MY TAKE ON MALKA’LA (ISSUE 72)
I read last week’s letter in which the writer felt Chany Rosengarten was portraying the character Malka’la as an unstable woman, and felt that it portrayed fundraisers from Eretz Yisroel in a negative light. As I am reading Sun on Stone, my impression is not that Malka’la is unstable, it is that she is dedicated, under tremendous pressure, and is ready to tackle the world in a heroic “Mamabear” way. Honestly, if I had been her, I may have reacted just the same way. This is a woman who has suffered poverty and the loss of a husband, and is forced to think about every grain of rice she will purchase. Of course she is willing to push herself to the brink! Everything depends on one’s life situation, and in Malka’la’s situation, the person who would sit back, eat lavish meals, and not go out to brave the storm would have me concerned.

Your Voice your bags, placed the key under the mat, and left without requesting even a single reference from a landlord or a previous renter’s accommodation. I see no mention in your letter of various issues you could have tackled such as: How many people are actually taking over the apartment? Are there any restrictions such as not opening kitchen/ bathroom/silver cabinets/ drawers or playing with your games? Can they use your linens/towels/ silverware/cleaning supplies, etc.? Will your cleaning person be coming to do the regular cleaning while you’re gone? How much time after the zman would you like the apartment to be vacated? And the list goes on. Did you lock any doors? Tape down any cabinets? Remove valuables? Place any restrictions on any items? I don’t know about you, but when I rent a hotel room, I generally do not make the beds, clean the bathroom, mop the floor, or take out the garbage. I pay my bill and leave the premises in “as is” condition. Perhaps the chamber maids consider the condition of the room I left a “zoo,” but as I paid for the room (probably more than I would have liked), and was not required to do any maintenance, I didn’t. I even help myself to the soaps and shampoos. Not having actually

inspected your home once the guests left, I can’t vouch for your claim of black slime on negel vasser cups, shoe polish all over the walls, or compote in the crib. But having hosted numerous couples with their gezunte kinderlach over yom tov (without requesting even a dime in payment for the luxurious accommodations), I can assure you that without guidelines guests will and do make a mess. And let us not forget that what you consider a “zoo,” may be a normal, everyday lifestyle for someone else. Being somewhat in the know regarding how much money people charge for renting out their homes also makes me aware that the fee they paid probably more than covered your trip abroad and then some. As nothing appears to have been broken in your home, I hope that was the case. I’m sure your home has been restored to its spic ‘n span condition, and as this was a business transaction, I trust that next time you will heed the words “Let the buyer beware,” and be mindful of the conditions under which you are willing to hand over your home’s keys to complete strangers. My friend had just moved and I went to visit her in her new house. After the grand tour was given, we sat down at her kitchen table and talked over cupcakes. She said that she had an extra Samsung washer and dryer from the move that was only three years old, which she was trying to sell. She had brought her own set that was one year old with her to the new house. I suggested advertising, but she said she had already tried it. She had gotten a few calls, but no one had bought them. A few months later, my daughter’s babysitter came to my house with her mother. Her mother was using my elliptical and she came to shmooze. She mentioned that her washing machine was not working properly. I told her my friend had a set and called my friend to find out if she would break up the set. She said yes and offered it at a low price of $250 in order to free up her storage space. Both friends were very happy with the deal. A few weeks later, I made a shidduch between her and another friend for the dryer.

A Yeshiva Life of Torah and Health By: Tanya Rosen, M.S CAI CPT
Now that you’ve had a week to master yeshiva lunches, let’s continue by talking about the most important meal of the day: breakfast! We have to work with yeshiva options. Most yeshivos offer hard-boiled eggs, whole wheat bread, and cereal.
OPTION 1:
• 1 whole egg plus 3 egg whites • 2 slices of whole wheat bread • Vegetables (bring from home if needed) • Option 2: • 1.5 cups non-sugary cereal • Blue milk to cover • 1 fruit

Here are some options, choose one: (I picked easy backpack snacks) • 1 bag popcorn (Up to 120 calories) • 1 bag popcorners • 1 bag pretzels (Up to 120 calories) • 1 bag apple chips (1 oz.) • A Grab 1 bar • One of our delicious TAP (Tanya Approved Products) muffins, available at Evergreen or in our office. • Fruit • 20 almonds or cashews (raw or dry roasted). Many people try to skip snacks because they believe these are extras, but in truth, that backfires, so don’t skip! I usually incorporate one snack between breakfast and lunch, and one between lunch
and dinner, chosen from the above list, ideally alternating snacks and not repeating the same one twice in one day. The amount of fruits per day for a teenage boy should be about 4 or 5 and can be eaten anytime during the day. Fruits that are higher in sugar and should be limited include bananas, cherries, grapes, pineapple, and mango.

I have had mothers of boys who were my clients take a bus or a car service to their son’s yeshiva and drop off a healthy home-cooked meal for him. They claimed they had never been offered the opportunity. Before Hashem gave the Torah to the Jewish people, He first offered the Torah to the nations of the world. Each nation asked what the Torah contained, each nation found mitzvos which they refused to accept upon themselves, and, consequently, each nation rejected the Torah. Nobody can object to the Jewish people having been given the Torah. The Jewish people chose the Torah. In Parshas Lech Lecha, Hashem chooses Avraham Avinu. Hashem commands Avraham to undergo a spiritual journey, leaving behind all

that is familiar to him to search out who he is in his essence, and develop his relationship to Hashem. “Lech lecha… – Go to/ for yourself…” Before Hashem spoke to Noach, the Torah introduced Noach to us, telling us of his righteousness. This was not the case for Avraham Avinu. In last week’s Parsha, the Torah
We must take responsibility for everything we think and believe, examining it by the light of the Torah. tells us that Avram was born to Terach, that he married Sarai, and that he traveled with his father. Then, suddenly, we see that Hashem spoke to Avraham directly. The Ramban asks a pertinent question: Why did the Torah make no introduction of Avraham? If Hashem spoke to Avraham, then Avraham must have been very special. If he was very special, why does the Torah not tell us so? Noach
was chosen because he was a tzaddik in his generation. Why did Hashem choose to speak to Avraham? In other words: Why did Hashem choose Avraham? The Sfas Emes gives a beautiful answer to the Ramban’s question. The Sfas Emes quotes the Zohar Hakadosh that Hashem is constantly calling out the command “lech lecha” – to all people, at all times. Hashem was not speaking to Avraham alone – Avraham was the only one who heard the call. He was so tuned in that he perceived the command and acted upon it. Hashem did not choose to speak to Avraham because Avraham was so great – Avraham was great because he chose to listen. Hashem is speaking to every one of us at all times: “Lech lecha.” Move away from what is comfortable and easy. Set aside assumptions. Seek the truth. Learn Torah. Do mitzvos. Strive for closeness to Hashem. The Lubavitcher Rebbe, zt”l, also said that the command “lech lecha” applies to every individual and not only to Avraham Avinu. He explains the posuk as follows: “Lech lecha… – Go to you…” Return to your true essence… “…meiartz’cha… – …from your land…” …by rising above your earthly desires…

“…umimoladtecha… – and from your birthplace…” …by being stronger than your habits and inborn desires… “…umibeis avicha… – and from the house of your father…” …by rising beyond the limitations of intellect, which is the father of ideas and emotions… “…el haaretz asher areka. – …to the land which I will show you.” …to a holy place, such as the bais midrash, where the desires of the neshama predominate. (Kehot Chumash) Each of us was raised with certain beliefs that were ingrained in us throughout our upbringing: attitudes and beliefs of our parents, teachers, and friends. Many assumptions and beliefs are true, but some might not be. We must take responsibility for everything we think and believe, examining it by the light of the Torah. We are tied to this earth by our many physical desires. People become dependent on certain aspects of physicality, which limits their freedom of action. If a person is accustomed to eating certain rare foods, he will be miserable if he cannot attain that food, and therefore unable to focus on ruchnius. It would be wise to take steps not to become ensnared by a need for pleasure. Our life in this world is a journey, and the Torah is our roadmap. May we always stay true to whatever journey Hashem guides us on, and may we be a source of strength and inspiration to others.
קושר One of the Lamed-Tes Melachos is ( קושרtying). The issur of קושרapplies only when the tie is a kesher shel kayama ()קשר של קיימא. The definition of kesher shel kayama is: 1) If the kesher keeps longer than 24 hours, or is meant to keep longer than 24 hours. 2) It is a quality kesher, such as a double knot, or any knot that one would be unable to untie or open with the use of only one hand. 3) If one makes a tie using non-slip material, where one would not be able to untie it with the use of only one hand, it is considered a double knot. Any kesher shel kayama that is assur to tie on Shabbos, is also assur to be tightened on Shabbos. (For example the bottom knot of a tzizis) • Any kesher shel kayama that is assur to tie on Shabbos is also assur to untie on Shabbos. However, if something becomes accidentally knotted, and there is a need, it is muttar to untie it on Shabbos. Therefore, if a shoelace becomes accidentally knotted one may untie the knot. • It is muttar to make a bow with shoe laces on Shabbos. However, this is only muttar if the bow will be untied on Motzei Shabbos. • It is muttar to make a bow on ribbons or hair ornaments etc. However, one should make sure to open up the bow on Motzei Shabbos, as opposed to just removing the bow from the hair without untying it. • However, it is assur to make a double knot with the shoelaces or hair accessories, because it is not possible to open it with the use of
only one hand. • It is assur to tie up a garbage or pamper bag even with just a bow because it would last for longer than 24 hours. One may only make a single knot with the two ends of the tie string. • One should refrain from tying a scarf or a belt with a double knot. However, for the sake of kavod habriyos or tzoirech mitzvah or tznius, combined with the fact that it is possible to open it with only one hand, it is muttar to do so. • Therefore, when tying a tichel on Shabbos, one may make a double knot or bow because it is possible to open it with only one hand. However, one should untie it within 24 hours. (If, however the tichel was tied before Shabbos, it does not have to be untied on Shabbos.) • It is assur to tie a single knot with one piece onto itself. For example, tying the end of a balloon, the end of a piece of thread, or the end of tzitis. • One may not tightly twist the end of a plastic bag that contains challah or other food, and then make a single tight knot onto itself, because these knots cannot be opened with only one hand. • If one takes food out of the freezer, and the bag is closed with a knot or bow, one should rip open the bag in order to remove the contents, because untying the knot or the bow is assur. • One may, however, tie plastic bags using rubber bands. It is muttar to close them with twisters provided one does not twist the end of the twisters. (This will be explained in a future article.) This also applies to garbage or pamper bags.

Six-Year-Old Injured in Monsey Car Crash Ramapo police are investigating a Monsey car crash on Calvert Drive that left a six-year old boy seriously injured. The accident took place at approximately 5:22 PM on Tuesday, November 1st when an eastbound taxi driven by a 71-year-old Spring Valley man struck the child. Police said that the boy was in the roadway at
the time the collision occurred. The boy was taken to Westchester Medical Center in critical condition with internal and leg injuries. Police say that the driver was not under the influence of alcohol at the time of the accident. (Ramapo Police Department)
Epic Moon to be Visible Next Week over Ramapo Take out your cameras and your telescopes on Monday, November 14th, as a supermoon, which will look 14 percent larger and 30 percent brighter than an average full moon, will appear in the sky. The moon will be closer to the earth on Monday than it has been since January 1948. A supermoon condition is created by a combination of the moon’s orbit and a particular alignment of the sun, moon, and earth. There has already been one supermoon this year, on October 16th. A third supermoon will be visible on
December 14th, but the November 14th supermoon will be the largest one to appear in the sky until November 25, 2034. “The full moon of November 14 is not only the closest full moon of 2016, but also the closest full moon to date in the 21st century,” said a NASA spokesperson. The moon is expected to be at its largest at 8:52 AM on the morning of November 14th, but will still look quite impressive when it appears after sunrise. (Science Alert)
Three Volunteers from Chesed Group Injured in Palisades Crash
A chesed mission turned tragic for three volunteers who came to Monsey to sing for sick children. The three men from Brooklyn were members of the Tantzers, a chesed organization whose members bring simcha to others. The group was headed back to New York City on the Palisades Interstate Parkway after a Thursday night party for children with cancer, when a deer ran into the roadway. The driver, 27-year-old Shmuel Nissen, swerved to avoid the deer and crashed the 2010 Toyota Sienna into a tree on the highway’s center median near exit 10. Nissen was the only member of the group not seriously injured in the accident. The front seat passenger, 32-year-old Alexander Rosenblum, was pinned inside the minivan and severely injured. He was taken first to Nyack Hospital

in critical condition and then transferred to Westchester Medical Center where he underwent complex surgery. 41-year-old Yeshaya Levi was ejected from the minivan and sustained serious head injuries. He was taken to Westchester Medical Center in critical condition and doctors are optimistic about his chances for recovery. THE RESULTS ARE IN
Years of campaigning, billions of dollars, millions of votes. As we go to print, this election has finally come to a close. The United States has a new presidentelect and you, the reader, is surely aware of who that is. So, what happens now? The winner, with the help of their transition team and the outgoing president will work on setting up the Cabinet so they are ready to take office come January 20th, 2017. But what happens to the loser? Over the 240year history of the United States, we have had 60 presidential election cycles in which we have elected 46 presidents. While some are more famous than others, their names have all gone down in history. But what about their opponents? Have you ever heard the name Charles Pinckney? He was a captain in the Continental Army, a delegate to the Constitutional Convention, George Washington’s ambassador to France. He also lost a presidential election to Thomas Jefferson and James Madison, names even school children all over America are familiar with, and faded away in history. Or Lewis Cass. He was an officer in the U.S. Army during the War of 1812, the territorial governor of Michigan, US senator of Michigan, Secretary of War under Andrew Jackson, and Secretary of State under James Buchanan. And how about Thomas Dewey? He was a Manhattan District Attorney and the 47th governor of NY. He is also the butt of the joke in the very famous picture of President Truman who, the morning after the 1948 election, is seen in a photograph holding up the Chicago Tribune which in bold lettering states, “DEWY DEFEATS TRUMAN.”

Having gone to print before the final results were in in a tight election, the paper printed 150,000 copies declaring Dewey the winner when, in fact, President Truman was able to eke out a win. More recently there was Adlai Stevenson, and eloquent speaker and politician, governor of Illinois and U.S. ambassador to the UN. He ran for president both in 1952 and 1956 and lost to Dwight Eisenhower, rendering him a footnote in American History. The prestige and honor that the title President of the United States bestows upon its beholders makes the loss of a campaign, after so much time and effort, that much harder to swallow. So, as we close this chapter in American History, let’s acknowledge the achievements of both candidates. Donald Trump was the clear underdog, the man who had no chance at getting the nomination much less win the White House. And Hillary Clinton was the first female nominee for any major political party. No matter who you supported, history has been made. And despite all the election season rhetoric, this is still the Land of the Free, a medina shel chesed that we are blessed to call our home.

ome nutrients can enhance or diminish the absorption of other nutrients. Large amounts of calcium (250 mg or more) can impair the absorption of iron, while vitamin C increases it. Interestingly, in the Southwest, people like to eat beans, which are high in iron, with chili peppers, which are packed with vitamin C. This traditional mixture maximized the absorption of plant-based iron, which is less absorbable than the iron found in meat. Iron supplements are best taken with food to avoid stomach upset. Bottom line: If you take iron, take it with vitamin C, and not with large doses of calcium. )Taking large doses of calcium or magnesium (250 mg or more can compete with the absorption of other minerals, including each other, for absorption. Its generally smart to take magnesium at bedtime to help with sleep and relaxation. Take your multivitaminmineral supplement at least two hours apart from your calcium or magnesium. It is better to take fat-soluble vitamins (A, D, E, K) and fish oil with a meal containing fat. One study found that taking vitamin D with dinner instead of

breakfast increased blood levels of vitamin D by about 50 percent! Speaking of food, most vitamins and mineral supplements are best taken with food to aid their dissolution and absorption. Multivitamin-mineral supplements and vitamins C, E, and B-complex can all be taken together at the same meal. With breakfast is generaly recomended. Take larger amounts of calcium or magnesium several hours apart from other minerals. Calcium carbonate must be taken with food, whereas calcium citrate does not need to be. There are a few supplements that should be taken on an empty stomach. Herbals are often taken 20 minutes before a meal to “prime� the digestive tract, revving up the production of stomach acid and alerting the pancreas that food is coming. SAMe, a supplement used for mood problems, osteoarthritis, and fibromyalgia, is also recommended 20 to 30 minutes before a meal. And what about medications? Certain nutrients can interact with the absorption and effectiveness of medications and vice versa. We will discuss medication/vitamin interactions in depth later in the article and in the articles to come. However, as a general rule: Take your supplements two hours apart from any medicine. Antibiotics. Antibiotics deplete beneficial bacteria and vitamin K. Take probiotics during and at least 3–4 months after antibiotic therapy. If taking antibiotics for more than 10 days, supplement with the DV (80 mcg) of vitamin K. Taking antibiotics on an empty stomach enhances absorption; taking with food reduces stomach upset. Synthroid (Levothyroxine) Thyroid medication deplete Calcium. Take drug 2 hours before or 4 hours after taking iron, alpha lipoic acid, magnesium, calcium, or consuming dairy. Calcium loss is only problematic if taking high doses of thyroid hormones. Do not exceed 150 mcg of supplemental potassium iodide while on sythroid. However Vitamin C enhances absorption of thyroid medication. We will cover more in the weeks to come

Stone By Chany Rosengarten Recap: Malka’la is sick and unresponsive, and Gella spends the night caring for her. A week passes in this manner, until Malka’la gets well enough to ask the question: Where have I been for an entire week and what have I accomplished? Now she was well enough to beat herself up, but not yet strong enough to defend herself with action. She lay under the duvet, for the first time feeling how light and how thick, how soft, how warm the bed was. Somewhere above her eyes, the world was catapulting and racing and turning, turning, turning if she opened her eyes, and even when she closed them. She didn’t want to vomit. It would provide relief, but relief came at the expense of so much agony, turning her innards over and calling on her depths to release the pain; she’d rather wait patiently until the discomfort passed. Even if for now, she swayed in her bed, she was pulled into a haze in which there was only pain, and the terrible knowing that there is no one, not a person in the world, not a dollar they could give, nothing, nobody, who could help her. Nobody who could even know, just how it felt, the sensation of terrible helplessness, of being

wracked, of being swept up in something much greater than her, even while the rest of the world went on, not knowing that the world swirled, that nausea rocked her core, and that she couldn’t. Not anymore. Tatte. Mamma. Somebody. Eibishter. It hurts. Please help me. There was nothing she could do to soothe herself. Just like there was nothing she could do to help herself. With money. With a husband, a father. With health. So much was beyond her power. Everything was out of her hands to control. Eibishter, You are the only One Who knows what tomorrow will be, and how to lift an illness from a person, and how to open a heart, and how the small bug and the wise human, both of them, how each will have its next meal. Eibishter, help me please. I have done all that my bones and limbs allow me to do, but it still didn’t bring about the results I imagined. But You — You can do it. Even without me going beyond the edge
of my comfort zone. It was so uncomfortable, and so she fell asleep, and when she woke up, she woke because Gella was knocking and peeking, opening the door even as she was asking, “Can I come in?” and waking her even as she asked, “Are you sleeping?” “They called me,” Gella told her, “and they told me your son isn’t feeling well, but they had to hang up; it costs too much money to talk. I told them no problem. I’d call them back. I didn’t want to worry you or wake you or anything, but I figured if they called, perhaps your son needs to talk to you. Here, I have a calling card. The dread of money wasted, money spent. “How much will the phone call cost?” “Oh, don’t worry about it.” “But I am.” “I have spent money on a doctor. On medication. On a coat and boots for you. Really, does it look like I don’t want to give you anything? Gladly, I’m giving you gladly.” The phone was already ringing, the sharp Israeli dial tone horning. “Just take it gladly. Accept it is all I’m saying. I’m giving it with love.” Gella was saying she had spent money on her already. How much did a doctor cost? And a coat? Why didn’t she know about all this money that Gella said she’d spent? And how much did she spend on her? Enough to feed her family? Or enough, at least, to pay off the ticket, so Malka’la could go from here already, leave, turn back, forget she ever borrowed more money than she could ever afford, just to bring herself here, to this land of darkness, coldness, sickness, and misery? How ironic that Gella spent money on a doctor to heal Malka’la from collecting $8. How much did the doctor

She breathed, but couldn’t find the words either. Tears gathered above her cheekbone and steadily dripped into her voice. The fluorescent light above her blinked and buzzed. So far, so far away. “Moishe’ke?” She loved him, she missed him. What was with him? She swallowed her tears once, twice. New supply resurfaced quickly. “How long can I talk?” she whispered urgently to Gella. “As long as you want. Three
such a sweet voice. You don’t feel well. You have no one to care for you. Just like me. Today I know what it’s like. “Moishe’ke?” but he was already calling Babba. “Moishe, I love you.” “Malka’la,” her mother said effusively, lovingly into the phone. “How much does the phone cost you?” “Don’t worry about it.” But she did worry. Babba doesn’t have that. When you are done talking, Moishe’ke, I’d like to talk to Babba. I need to hear what’s going on with you.” “I’m done.” But I’m not done. You have

calling cards and all those other things that she would never allow herself, what if she just gave her that money instead? What if all that money Malka’la was using during her stay, all the steam, and the food, everything — what if she could have it, package it somehow, bring it home, feed it to her children? “If you made money, maybe you could wire some,” her mother said. “I don’t have what to feed your children. They want tea. They want… yesterday we passed by the shuk. Your Recha’le decided she wants a fish. You hear? She wanted carp.” They missed her. They missed home. It was clear that the boy needed his mother. And here she was. Sicker than he was. She had nobody to nurse her to health; even if she did have
Gella, perpetually concerned, forever a giver, she still had nobody. Moishe, too, had nobody to pat his hands, to sit at the edge of his bed. She had hoped that at least when she’d come home, she’d give them everything they needed, but it looked like that had been grounded in fantasy. Reality was not like that. “What is wrong with Moishe?” “Zelda is giving him from Samet’s drops for koach. He has a fever. But he’ll be fine. Don’t worry about him.” But she did. If nothing else, if her mother was not hiding something, and she wasn’t the type to withhold information, but then again, why would she call, all the way to America, if it wasn’t serious? Did her mother really only call to ask her to send some money? That was it. Her mother had waited a week, hoped and dreamed, together with her, that she would amass a small sum, and that she would be able to send some home already. “Mama, I didn’t earn money yet. Asian cuisine has influenced much of our cooking and infiltrated our refrigerators and cabinets. Most people I know are regular users of soy sauce, teriyaki sauce, sesame oil, wontons, and many more Chinese must-haves to enhance the culinary experience. This week, I present to you a selection of all-time favorites inspired by Chinese menus.

Growing up, this was one of my favorite suppers. It’s different, yet still goes over well with people of all ages.
Ingredients 1 onion, diced 1 red pepper, diced 2 tablespoons oil 4 chicken cutlets, cubed 1 cup flour, divided 1 teaspoon salt ½ teaspoon garlic powder
A dash of pepper 3 tablespoons consommé mix 1 can bamboo shoots 1 can sliced water chestnuts 1 can stir-fry Chinese vegetables 1 can baby corn
1. Saute onions and peppers in oil until soft. Remove from pot and set aside. 2. Meanwhile, place cubed chicken cutlets in a bag with ½ cup flour, and shake well. Pour contents of bag (chicken and flour) into the pot where you had sautéed the onions and peppers. Stir fry chicken for about 10-15 minutes. 3. Add onions and peppers back to pot. Add about 2 cups water. The water should not cover the chicken. Add spices, consommé and ½ cup flour. Cook for about 20-30 minutes until the water boils and is thickened. 4. Add all the drained cans. Cook everything for an additional 10 minutes. 5. Serve over rice or Chinese noodles.

The wonderful thing about this supper is that each component is made separately. So if you have picky eaters, you just serve the part that they like.
Ingredients 4 chicken cutlets, cut into strips MARINADE: 2 teaspoons sesame oil 2 tablespoons cornstarch ¼ cup soy sauce GARLIC SAUCE: 2 tablespoons oil 10 fresh garlic cloves, chopped 1 cup water 1 teaspoon consommé mix 1 tablespoon soy sauce 2 teaspoons sugar 1 tablespoon cornstarch, dissolved in 1 tablespoon water VEGETABLES: 4 carrots, cut into thin matchsticks 2 zucchini, unpeeled and cut into ½ circles 1 onion, cut into ½ circles
1. In a small bowl, combine marinade ingredients with chicken strips. Let sit for 30 minutes and then stir fry in a large frying pan. Set aside. 2. To make the garlic sauce, sauté the chopped garlic cloves in the oil until garlic is slightly browned. Add water, consommé, soy sauce and sugar. Bring to a boil then add the dissolved corn starch. Stir until sauce becomes thick. 3. In a separate pot, place all the vegetables and sauté until vegetables are slightly softened. You don’t want them to be mushy; keep them a little crispy. 4. To serve, place rice in a plate, top with vegetables, chicken and then garlic sauce.

This recipe is great as an all-in-one supper. You can also omit the chicken or beef and serve as a side dish.

1 can bamboo shoots 1 can bean sprouts 1 bag spaghetti, cooked 2/3 cup soy sauce ¼ cup oil ¾ cup sugar 1 ½ teaspoons salt
3 tablespoons cornstarch 3 tablespoons onion soup mix 2 cups water Onion powder Garlic powder
1. Saute onion and pepper in oil. Add sliced chicken or steak and saute until cooked through. 2. Add the drained cans of vegetables. Continue sautéing for another few minutes. 3. In a separate pot, place soy sauce, oil, sugar and salt. Cook until it boils. 4. In a large bowl combine water, onion soup mix and cornstarch, stir until dissolved and then add to boiling liquid in pot. Spice with onion and garlic powder. Cook sauce until it thickens. 5. Combine cooked spaghetti, chicken and vegetables, and sauce.

By planning ahead and working with the right team you can make the most out of any space. Investing in a great design is a smart move that will pay off with big dividends, each and every day.

CONDOS We had long dreamed of being able to build our own home and were grateful and delighted when the opportunity presented itself to buy an optimal piece of land. We soon realized, however, that the building expenses exceeded our budget, leaving us no choice but to sell half the property. Because the lot was very narrow, a mere 50 feet wide, building two side-by-side homes wasn’t an option, leaving us no choice but to divide the property horizontally, building two flats, one atop the other. How to design a home that would be comfortable, yet still afford us the privacy we craved? HP DESIGN had all the answers for us, and their talented designers helped us build a beautiful home that included everything we wanted while staying within our budget. Building a home can be challenging when you are faced with limited space and a tight budget, but with careful planning and lots of organization, you can still make the most of your property. Formulating three separate lists is an essential first step in the process, helping you to identify needs, wants, and optional extras. Your lists should include: THINGS YOU MUST HAVE THINGS YOU WOULD LIKE TO HAVE THINGS THAT WOULD BE NICE, BUT AREN’T MANDATORY Planning ahead before you start building is essential. It is easier and less expensive to include your priorities in your original plans than to make changes once the building process has already started, which can be both complicated and costly. Consider this list used to create a plan for a 2,400-square-foot flat, which includes ideas that will maximize privacy and comfort when living in close proximity to others. • Front private entrance • Easy access to main entrance
• Deck situated off the living area • Separate living areas and bedrooms • Laundry room located between living area and bedrooms • Number of bedrooms prioritized over size of bedrooms • Master bedrooms staggered, so that they are not one atop the other. On this sample plan, both units have front entrances, one on each side of the house. Unit #1 walks straight into the home and has a view to the above hallway. The entrance to Unit #2 is up one flight of stairs outside, with a second set of stairs inside, and an open area to above.
LIVING AREA: Keeping the entrance open to the second floor gives the feeling of a private home. And when it comes to the deck, which is used primarily during waking hours, the most practical placement is near the kitchen or family room. Keep the noise and the mess under control when living in a flat, by separating the living and sleeping areas, using either a few stairs, a door, or by placing a shape in the hallway leading to the bedroom areas.

LAUNDRY ROOM: The logical placement for the laundry room is between both areas, because even though clothing is kept in the bedrooms, the laundry room is used during the day.
BEDROOM AREA: When it comes to kids’ bedrooms, it is more practical to have a greater number of smaller-sized bedrooms than to have just one or two larger ones that can accommodate more children. The rooms don’t need to be overly large as long as they are big enough for the number of beds needed. Ma x i m i zi ng your privacy is important when designing the master bedroom, so if you are building flats that are stacked horizontally, make sure that your master bedrooms are not situated ENTRANCE with one directly over the other.

“AND THEN, AFTER THEY’D FINISHED EXTENDING, THEY CAME KNOCKING ON THE DOOR, REQUESTING FOUR FEET OF SPACE INSIDE OF ZELDY’S* HOUSE! THEY’D BUILT WITHOUT EVEN ASKING HER AND BLOCKED OFF ALL OF HER NATURAL LIGHT, AND THEY STILL HAD THE GUTS TO ASK ABOUT RUNNING PIPES THROUGH HER HOUSE TO THE BASEMENT!” I shook my head in disbelief, imagining Zeldy’s modest condo and her eleven children inside. Every inch was precious; I couldn’t imagine her giving up four full feet! Obviously, she’d refused. But how did she handle the property value of her home free-falling like a paratrooper with a holey parachute? Natural light, after all, is a precious commodity. Combined with the fact that the neighbors had also built on top of her deck, rendering the space invalid for a sukkah, her home was now worth substantially less. On Yom Tov, the soup was already cold by the time Zeldy reached the new sukkah all the way in the back of the yard. “It’s all in the attitude,” Zeldy’s mother continued. “It’s hard, but she told her kids that with such a huge overhang, they can play outside even when it’s raining. She could have made a fuss, but they’re not that type, and despite the circumstances, they still have to live with these people. Better keep it cordial!”
***** Neighbors! Second only to the shvigger/daughter-inlaw relationship are the bonds we form with the people on the other side of the fence or that live above our heads. Only slightly less of an emotional minefield, the delicate dance of neighboring is a skill to be mastered. So how do two families who may be completely different from each other overcome the pitfalls that are always hiding in their front lawn?
Going the Extra Mile “Baruch Hashem, I’m blessed with really great neighbors,” Rivka tells me. “They pay attention. They see if I need something. And they don’t just give; they give what we need!” Being a great neighbor means connecting with the people around you, getting to know them as individuals with unique likes and dislikes that may be different from your own. It’s easy to have a “HiBye” relationship with the people next door, but by going the extra mile to really get to know your neighbors, you’ll not only gain a friend, but much s’char as well.

“We used to have a dryer that was in good working order, but it hummed. My neighbor could hear the noise in her kitchen and it disturbed her because the droning noise reminded her of the wartime air bombs, known as doodlebugs. It really upset her.” Chaya* tells me, “So, we bought a new machine.” I, myself, am privileged to live next to door to similarly amazing neighbors; my sister, however, lives on another block and finds the area rather cold. While my neighbors have stepped in to babysit my children in cases of emergency, and sent kimpeturin lunches and pick-me-up gifts on difficult days, my sister would feel uncomfortable asking her neighbors for even a cup of sugar. It shouldn’t be that way. After living on the warmest block around, I can tell you that it doesn’t take much to create a unified neighborhood.
Keeping the Neighbors’ Needs in Mind Living cordially with neighbors comes down to one basic rule: Keep your neighbors’ needs in mind. And know that everyone has different needs. Privacy: Some neighbors need a semblance of privacy, no matter how close the homes are built together. Try not to look into their backyard when sitting in yours and definitely respect boundaries in regards to their private lives. Too often, a well-intentioned neighbor will try to extract information from others in hopes of “helping” a situation, though privacy is what the other party craves. To avoid uncomfortable or upsetting situations, keep in mind that no matter how much you care, you may still just be another person on the other side of the fence. If information isn’t freely forthcoming, keep your finger out of the kettle. Using neighbors’ property and belongings without permission is also a terrible breach of privacy. Cleanliness: Luscious green grass, perfectly trimmed bushes, and… garbage strewn everywhere? Nothing puts a damper on the day quite like opening your front door to find the neighbor’s trash dripping over the fence and coating your front lawn. Same too with toys, bikes, and strollers. If you share a driveway, yard, or common entry, make sure that you help maintain both the appearance and a clear walkway. You can do your part to be a great

One woman told me her relationship with her neighbors is fantastic, due to both sides making an effort to cushion life for the other side. Such neighbors don’t think twice about shlepping someone else’s garbage cans back to the right spot when taking their own, or shoveling an extra path to the neighbor’s door. Acts of Caring: Caring, in general, is important in a neighborhood. A unified block is a happy block, and seemingly small acts of kindness go a long way. “My baby was constantly up all night crying, and living so close to people, my neighbor heard everything. Instead of complaining about the noise,” Esther told me, “she came over and said, ‘Give me the baby for a while, and go get some sleep.’ That neighbor also used to check in and ask if I needed something like a bottle of milk from the grocery before she went out.” On my block, it’s not uncommon to see teenagers with mop and bucket in hand heading to someone’s home to help with Shabbos cleanup when a neighbor is feeling ill. And who needs to run to the grocery store last minute for an item when help is right next door? Of course, it goes without saying that borrowing should never turn into simple taking. Keep a cheshbon of what you owe to whom.
Keep Your Eyes on the Prize One of the potential pitfalls of living near other families is being privy to new purchases and standards of living. It’s

easy to become distracted by what others have and what you may be lacking. If one allows jealousy to fester, the relationship will go quickly downhill. Keep in mind that your life is custom-made for you by the Master Architect, and if your neighbor’s home is larger and more updated than yours, it is only because they need it to accomplish their unique life mission. Work on feeling happiness for the good your neighbor has, and participate in their simchos or any tea parties/gatherings they may make. Just seeing your face wishing them well will automatically warm their hearts… and yours as well. Noise: Does your family come and go at all hours of the day and night, or frequently host noisy, packed events? Bear in mind that although you enjoy the hustle and bustle, not everyone else may. Check in with your neighbors and see how they fare with the noise. They might not be bothered by it, but then again, they may have been clenching their teeth for a long while already. If so, discuss ways to accommodate the neighbors’ need for quiet and your need for action. Surely there is a compromise. Building: Are you building a new house or creating an addition? Building without taking your neighbors’ con-
cerns into the picture is a sure recipe for disaster. When the hammers start hocking, the drills start buzzing, and large trucks and John-to-Gos line the sidewalks, your project can become a source of contempt for neighbors who feel taken advantage of. Avoid this pitfall by genuinely discussing the neighbors’ concerns and working to implement solutions. The workers are parking on the neighbor’s driveway or using their electricity? Take action and make sure it stops. Your neighbor would like your new home’s entrance to be on the side farthest from them? Discuss it with your architect and see if it will work with your plans. Not always can a satisfactory solution be found, but if you put your heart to accommodating the neighbors’ legitimate requests, most likely you and they will both be happy. There really are many ways to be a great neighbor, and the ways to fulfill that role are as varied as the personalities of the people you live near. Just start by asking yourself the questions: Am I a good neighbor? Can I be a better neighbor? If you’re not sure, they say that homebaked apple pie always works like a charm… *names have been changed

You may think it’s just a small renovation, addition, or improvement... But it may need a building permit. Buying a house is an exciting event in a person’s life. Most people end up making some sort of changes to the house either before they move in or after. Even those who buy a newly constructed house are at some point likely to renovate or update. When it comes to an interior cosmetic change, one can do it on their own or hire whomever they deem to be the most appropriate person for the job. However, once the improvement involves any change to the actual structure of the house or property, a building permit is needed before any work can commence. This can include new construction, demolition, an addition, al-

teration, pool, shed, etc. A permit is required by the village or town in which one resides, granting the person permission to do the work they would like to do.
APPLYING FOR A PERMIT The applicant starts out by filling out a form for a building permit. That form can be obtained from the building department in your town or village hall or downloaded from their website. The form will ask for: • Information like the project location, project information, and estimated cost.
• Any contractor used, be it a general contractor, plumber, or electrician must provide a copy of their license, and liability, disability, and workers’ compensation certificates of insurance. The certificates of insurance must have the village or town listed as the certificate holder. A contractor without employees would give in a certificate showing he is exempt from workers’ compensation and disability. • A person doing the work on his own would fill out a notarized form that states that he lives on the property and is doing the work himself. The person might need to fill out and notarize an affidavit that he owns the subject property. • If an architect is involved, then two sets of plans need to be handed in with the building permit application. Once approved, one set of plans must stay at the work site. If an architect is not involved, then a diagram of what will be done, along with a list of the material and specifications must also be submitted with the application. The building inspector will speak with the applicant about any issues found during the inspection, unless another affidavit is filled out and signed giving permission for the inspector to speak to another party, like the general contractor or architect, about the property and plans.
OBTAINING THE PERMIT It usually takes about two weeks for the town or village to look through the application and approve it or get back to the person with what further information needs to be furnished. Once approved, the person will receive a permit, which must be hung up in a visible place for the code enforcement officer to
see from his car. The building inspector for the Village of Chestnut Ridge, Russell Gliniecki, stresses that although this might seem like a cumbersome process, it is done in the best interest of the property owner and the neighbors. By adhering to the NY State Building Laws and Codes, people have a better chance of everyone being safe.
WHICH HOME IMPROVEMENTS WARRANT A PERMIT? All cosmetic items do not. This means that if you are changing your chandelier from an old one to a new one or updating your kitchen cabinets, you do not need a permit. However, if you change your light fixture from one in the center of the room to recessed lighting around the room, or put in a milchig kitchen when you only have a fleishig one, you would need a permit. Lest you think that permits are just for your house, think again. Sheds and separate garages must have a permit because of setback rules. This means that the item needs to be far enough away from the borders of your neigh-
bor’s property and house in order to comply with fire safety rules. Pools that are added or removed must also have a permit so that they are structurally safe. You might need to ask about that swing set you plan to put up. Depending on its size and location, you might want to ask the Building Inspector if it is necessary to obtain a permit.
VOICE YOUR QUESTIONS Avraham H. wanted to put an awning over his porch. The awning company told him he did not need a permit, but someone else told him he did. Therefore, he called the building inspector and asked if it was needed. The inspector of his village told him that if it was extended away from the structure less than 54 inches, he did not need one. If it was more, then he would. Since he was looking at a 12–foot awning, he knew he would need to get a permit. Walter Booker, building inspector for the Village of Spring Valley, says that building inspectors are civil servants. Their job is to ensure compliance, either voluntarily or by force. He feels that since you pay taxes, you are entitled to call up and ask questions. It is bet-
ter to ask than to start construction without asking, because, if you get caught, the extra fees and fines might not be worth it. Some things might surprise you. The Village of Spring Valley has a code that states if you take out an old sink and put in a new one, you need a permit. Mr. Booker himself states that it is a bit extreme. Some things also depend on exactly what is being done. Changing the shingles on a roof does not need a permit, but to change the whole roof, which would involve the structure material on the roof, you would. This applies even if you start off the job thinking you were only having the shingles changed, but once they came off, you saw some of the roof needed to be repaired. In such a situation you would need to stop the work until you received your permit. Therefore, Mr. Booker emphasizes the point that this is why it is a good idea to talk with you local inspector.

Construction items waiting for garbage pickup or seeing workers working when a permit is not hung up will cause the enforcement officer to start questioning what is going on and perhaps give a violation notice. Most violations come because of work being done without a permit. If someone did some work without a permit and another person bought his house, the new owner would be responsible to fix it if the inspector notices it for any reason. Therefore, it is also advisable to make sure the person has a proper C of O (Certificate of Occupancy) when purchasing a house or condo.
YOUR SAFETY IN MIND little “wiggle room� for the inspector and there is talk about the codes becoming uniform across the United States. Even so, each village or town might retain autonomy to make its own zoning laws. Whereas the building codes may state the height, length, width, and material requirements for a garage, the village zoning laws will let you know if when you change your two-car garage into a one car-garage you would need to replace that part you took away with another garage. The Village of Wesley Hills zoning code states that you only need a one-car garage, so you would not need to do anything in the above scenario. The Village of Chestnut Ridge and Town of Ramapo states that whatever the amount of garage you start out with, you would need to keep. Therefore, in their village or town you would need to build a separate one-car garage. Then there is the Village of Suffern.

According to their building department, you do not need a garage at all and can happily convert it into a room once you receive your permit. For someone who does not want to call the building department, most villages and towns have their zoning laws online. The New York State Building Codes can also be accessed free online. The problem is that most of these sites do not have a search engine, so it could take time. It is easier to just call up and ask.
CONSEQUENCES OF BREAKING THE CODE There is a code enforcement officer who drives around to make sure no one is doing any work on their house or property that is illegal. As stated above, the permit must be visible so he knows that the person received permission to do the work that

He feels that a contractor might try to cut corners and that his job is to assure that does not happen. Therefore, depending on the project, there might be various inspections to make sure each item that is a safety concern is checked out before it gets covered by sheetrock or concrete. Although he feels people look at the inspector in a negative light, he wants people to remember that it is only to keep them and their loved ones safe. The building and zoning codes evolved over time. Usually they were put in place as a result of a tragedy. When viewed in this light, who would not spend extra time and money on getting a permit which ensures the safety of their family and friends?

POPULAR ROOF SHAPES
A roof with two SLOPING SIDES that come together at a ridge to create end walls with a triangular extension at the top called a gable. There are SIDEGABLED, FRONT-GABLED, and CROSS-GABLED type of roofs.
MANSARD: a FRENCH-STYLE roof, with FOUR SLOPES, two on each side of the house. This allows for more living space or storage space at the top of the house.
HIP: All sides of this roof type SLOPE DOWNWARDS to the walls and meet at a ridge or flat spot. Commonly seen in bungalows and cottages. Square hips that meet at the center are known as PYRAMID roofs.
SHED: (a.k.a mono-pitched roof) It is a roof with a SINGLE SLOPE, most often used for HOME ADDITIONS, SHEDS, and PORCHES. Today, some modern homes use them for the entire roof.
GAMBREL: Very similar to mansard, but Dutch inspired. The core difference is that it has vertical gable ends and it hangs over the façade of the house. It only has two sides versus the mansard’s four. The oldest known gambrel that is still in existence is the second Harvard Hall at Harvard University. In France and Germany, both gambrel and mansards are simply called mansards.

Different Types of Homeownership
by Ann Zeilingold When purchasing a home, there are different types of properties available to purchase. Let us go through the different property types and what each one means.
CO-OP This is the lowest form of homeownership. This means that a buyer is purchasing shares in a corporation that owns a property, depending on the size of the unit being purchased. There are very few co-ops in the Monsey area.
CONDO The condominium owner actually owns real property. Each homeowner owns their individual unit space, but share ownership of areas of common use.
PUD This is a Planned Unit Development. This is a term used to describe a housing development not subject to standard zoning requirements for the area. With permission from the local government, a developer establishes criteria that determine the private and common areas and building guidelines.
HOUSE Whether single family or multi family, this is the highest form of homeownership. Because a co-op is not real property, there are no property taxes. Every unit owner pays maintenance. The maintenance includes the per-

centage of the property taxes that the owner of the co-op would have to pay based on the shares that he owns. There are fewer mortgage loans available for co-ops and most first-time homebuyer programs do not apply to co-ops. An interesting factoid: When you close a mortgage for a co-op, there is no mortgage tax, because the loan is actually not a mortgage securing real property, but shares in a corporation. Condominiums are rampant in Monsey. They have become very common. The owner of each condominium pays property tax on their unit. A homeowner association is formed to make sure that property is maintained and proper insurance is secured. The homeowner pays HOA fees, or homeowner association fees, to cover these costs. Larger condominiums have larger budgets. Smaller condominiums are simpler. Caution: Many condo units in Monsey are smaller developments, 2-10 units, and many are new, not requiring much maintenance. If there are major repairs required, such as new roof, siding,
porches, landscaping etc., the homeowners would have to cover the costs among themselves. There are some homeowner associations that have reserve funds that are maintained through the monthly HOA to cover such an eventuality. Factoid: When getting a mortgage loan, the condominium needs to be approved and fit guidelines, not just the borrower. Some programs are not available to condo purchasers at all. PUDs are very similar to homes. They sometimes look like condominiums or even just like single-family homes. There is usually a low HOA fee to cover what is maintained in common with the other owners, such as a private road, or a pool and clubhouse or golf course etc. Factoid: There is no difference in getting a mortgage on a PUD and a home. The HOA just needs to be verified. Houses are the best and highest form of ownership. There are no other parties maintaining and making any decisions on the type of maintenance or insurance or improvements allowed on your home. All the other forms of homeownership have restrictions. Some won’t allow additions or the homeowners to have pets. Some have restriction on the color of the siding and as to whether you can rent it out or not. A house can be attached and look just like a condominium or a PUD or even a co-op. It’s all in the legal description. Every borrower needs to do what suits their family lifestyle and budget. A competent realtor, attorney, and mortgage originator are necessary to help and guide a new home buyer in this important decision.
