The Chanukah parties you featured were breathtaking. I looked through them several times, taking in all the details and making note of the recipes and decor ideas I wanted to try. I couldn’t wait until Chanukah to try out the beef soup. When my kids licked their bowls clean and my husband asked for a second helping, I knew I was onto something special here. It was every bit as divine as I expected, and then some. I also tried your assortment of fish bites, your fruity intermezzo, and the garlic potato mash (which I made dairy, with milk instead of soy milk). Each recipe was a winner and tasted as good as it looked in your magazine pages. A Homemaker That Appreciates the Seasonal Menu Shake-up

REALLY LOVELY... AND REALLY NOT MY REALITY! I have been both fascinated and a little intimidated by the Chanukah party plans printed over the last two weeks in the Monsey View. They have both been beautiful and stylish, but I confess that the Chanukah get-together at my house will look nothing like either one of those. To everyone out there who will be serving their guests veal chops on a table adorned with a fur runner and mirrored chargers, I salute you. And to those of you who go for a casual chic affair with artfully placed mini purple calla lilies in stainless steel pitchers and an intermezzo of fruit smoothies in matching pint-sized carafe topped with donuts, I offer my sincerest admiration. To those of you who like me, have no intention of renting chairs or tablecloths, who ran to buy Chanukah-themed paper plates and festive disposable tablecloths, and who will be serving plain old latkes with a simple menu that will never be photogenic enough to grace a magazine page, I say kol hakavod to you as well. Whether your style is casual chic, truly elegant, down-to-earth, basic or kid friendly, plan a Chanukah party that works best for you and your family so that you can enjoy a stress-free and wonderful gettogether with the people who matter most. HIS/HER STRUGGLES

GREAT CHANUKAH PARTIES!

It bothered me a lot last week when I saw the mesiba spread which was a) totally impractical for anyone with kids or grandkids and b) easily ran several hundred dollars even if you buy your decor in TJ Maxx. Seriously, when did we start having the need to rent tablecloths and props for our family parties? And why are we pressuring harried, busy wives to have to start cooking up elaborate gourmet meals? The advertorial in last week’s Monsey View about eating “real” eggs was really informative. I started using these eggs after a friend told me about their many benefits, and I was happy to see that they will now be available in stores. The eggs are a real money-saver, as I sometimes serve them for dinner instead of chicken or fish. They are far more nutritious and satisfying than the “regular” eggs. Some of my picky eaters who never touch chicken or fish will gladly eat an omelet for supper, and I know they get the best nutrition. You don’t need to eat a lot of these eggs to feel full and nourished, because these eggs are packed with nutrition. In the beginning, I used these more expensive eggs only for breakfast and dinner, and the regular cheaper eggs for my kugels, cakes and ice cream. But when I was once out of eggs and used Meant To Be Eggs for kugel, the taste was so much richer that I never went back to the tasteless, cheap eggs again! Even my home-made ice cream tastes so much better now. It’s amazing to feel the difference, once you realize how much taste and value there can really be in an egg. I look forward to more informative articles on other topics of healthy food. Sincerely, Chany G.

Firstly, I’d like to commend you on your magazine. It features a great combination of Torah thoughts, community issues and news, entertainment, ads, fun for the children, recipes etc. I have enjoyed your magazine since its inception and was looking forward to more of the same. Sadly, in Issue 78 I was sorely disappointed. As you know, Chanukah is our yom tov of light over darkness, koach Hatorah over Greek Hellenism. Regretfully, the culture of the outside world has seeped into our community. Chanukah gelt turned into Chanukah presents, and family get-

togethers turned into lavish affairs. For the most part, unfortunately, we have become immune to it, and even joined, everyone to a different degree, but to have a full issue of The Monsey View devoted to gifting really hurt. On Chanukah, our main focus is thanking Hashem for the nissim He did for us and highlighting the difference between us and the surrounding cultures — not the similarities. I hope you accept this letter in the spirit which it was intended — to foster awareness. Sincerely, F.S.

YOUR VOICE RE: ONE CHANCE AT CHILDHOOD Dear Concerned Mother and Grandmother, I was a mother of young kids not so long ago and am B”H a grandmother and great-grandmother. I wish to take issue with your aching heart when you see young mothers dropping off children at babysitters while they go to work. I must say your premise is totally wrong. What happened to the care we gave our kids, is that times have changed with the introduction of kollelim. Years ago, husbands and wives went to work the day after sheva brachos to earn a living, pay our bills and help out our parents. Today it’s an olam hufoch. Parents are working two jobs to help out married children. Women are up half the night with babies and sick children, get up early to prepare breakfast, lunch and dinner for the family and get the kids out in time for their buses. Then, after a quick cup of coffee, they walk (run) with a cranky, medicated baby to the babysitter in zero- or 100-degree weather, and off to work they go! The young men get out of bed leisurely, take their warm cars to shul, come back home to a prepared breakfast or pick something up at the cafe

34 / THE MONSEY VIEW / December 28, 2016 www.themonseyview.com / 845.600.8484

while socializing with their friends, and then are off to kollel, where in about three hours there is a 1-2 hour lunch break and mincha. (There are exceptions, of course.) Today’s mothers must go to work just for the necessities, i.e., rent that has gone through the roof, tuition that has increased 300% over the years, and yes, even clothing, shoes and food. I happen at times to be a babysitting Bubby, but most of my friends are still working to support their families and grandchildren, so no, there are no relatives to babysit, contrary to your ideas. Good luck trying to find a babysitter in your home. My husband happens to be the greatest talmid chochom in the neighborhood, even though he went to work and provided for his family; he always woke up at dawn for his shiur and davening. Correct me please if I’m wrong, but I distinctly remember learning that it’s a father’s obligation to teach his son Torah, a profession and swimming. The men also signed a very ancient contract by way of kesubah stating that a man must provide for his family, including quite a bit of extras for Shabbos and yom tov! I saw nothing in there about the women having to go out to work, or the parents, for that matter. When a friend of mine, as a young wife and mother, boasted to an elderly rebbetzin about her working so her husband can learn all day, the rebbetzin replied, “Kinder, dos ken nisht zein gut,” (that can’t work), when a well-rested husband comes home in the evening to an overworked, exhausted, sleep-deprived woman. So dear mother, grandmother; today’s young women have no choice, and in most cases it is not what they want to do, but what they must. The system is broken. Don’t blame the victims. This Aching-hearted Mother, Grandmother and Great-grandmother

SNOWMEN ON SHABBOS?

#loveaprimsale

Dear Parents and Rebbeim, Please teach your children and students that snow is muktzeh, especially boys between the ages seven and twelve. The Shabbos it snowed my husband came out of shul to find three snowmen that hadn’t been there earlier. The year before in our old neighborhood I saw boys playing with the snow on Shabbos afternoon. These were boys from a yeshiva and cheder that should have taught this.

IT’S THE THOUGHT THAT COUNTS Dear Gift-Giver/Receiver, I’m just like you. I enjoying giving the perfect gift which will hopefully be appreciated by the recipient. As a mommy, bubby, wife and teacher (among the many other hats I wear) I also enjoy receiving gifts. But I would absolutely hate to receive a gift if I had even the tiniest inkling that the gift-giver was skimping on life’s necessities like laundry detergent, gas or breakfast cereal. Gifts can take many forms and definitely do not have to involve a major monetary burden on the giver, especially during this Chanukah gift-giving season. There are more alternatives with which to express your appreciation of a person than can possibly be listed here, but here are some options: home-baked goodies attractively arranged on a decorative plate or in a container with a bit of tissue paper, a lovely note written attractively on nice stationery, flower arrangements that can be bought very cheaply l’kavod Shabbos, a chocolate bar... and the list goes on. Please whoever is gifting me: If you need the money slotted for me for life’s necessities, I hereby gift it back to you. Another Gift-Giver/Receiver

I HAD BEEN MEANING TO donate blood for a while. At one point during the previous year, I had read in a Jewish magazine that there are some halachic problems with donating blood. I had never heard of that before and so I spoke with my Rav. He agreed that there were some issues, but said if I was going to give it to a hospital that a lot of Yidden use or donate at a community-sponsored blood drive, I could do it. Once I got the okay, I meant to go, but didn’t. Time passed by. Then one night I called a friend. She got off pretty quickly, excusing herself by explaining that she had given blood earlier and was tired. The next day I went to the dentist and on my way, I passed by the hospital I had been meaning to donate to. I recalled my friend’s comment and my good intentions. So on the way home, I made a stop. About two months later I received a call thanking me for giving blood and that it had been used in a blood transfusion that week.

A Yeshiva Life of Torah and Health By: Basya Kovacs, Nutrition Counselor This is the week of Chanukah parties and celebration! While it would be ideal to stick to your food plan throughout Chanukah, it may not be realistic to expect to resist all the different delicacies being served up throughout the week. If you are planning on attending Chanukah parties, we recommend the following: 1. Keep in mind that the goal over Chanukah or any Yom Tov is to maintain your weight, not to lose weight. Setting this more realistic expectation will take some of the pressure off, and allow you to enjoy the Yom Tov properly. 2. Don’t go to parties hungry. Time your day so that you have a snack with some fiber and protein right before you go. Also drink extra water before attending any party. As you know by now, the last thing we would ever recommend is eating less before a party so that you can eat “whatever you want” at the party. Going into a tempting situation hungry is never a good idea. 3. At the party, choose small portions of your favorite options. Don’t deprive yourself but don’t overdo it either. Take

a look at all the food available and make your choices. Once you have finished eating, throw out your plate and move away from the food. Don’t go back for doubles! A few things to consider when filling your plate: • Your best options at parties are proteins and vegetables. However, be aware that if the protein is breaded or battered it is probably fried, which makes it one of the worst options rather than the best. • Salads can be very tricky too. While vegetables are great, salads at parties are usually loaded with fats, nuts, croutons, craisins, seeds and fruits. Just as with battered and fried proteins, salads that are loaded with extras turn a seemingly excellent choice into a dieting disaster. • Bagels have the equivalent calories and carbohydrates of 4-6 slices of bread! This is not a good option, but if you feel you must have a bagel, choose whole wheat, and have half. • Two common foods at milchig Chanukah parties are lasagna and eggplant parmesan. If choosing between the two, lasagne is a better choice than eggplant parmesean even though eggplant sounds

THE BALANCING BOCHUR: Sruli Englander* Height: 5'8 | Starting weight: 180 pounds Current weight: 172 pounds | Weight lost this week: .5 pounds I had fried schnitzel two nights last week. I figured I would count the breading on the chicken as my starch, and the oil as my fat. But when I got to my weigh in, I saw that I really didn’t lose much weight even though the rest of my week was perfect. My nutrition counselor explained to me that the amount of oil that gets soaked up when food is fried is much more than the small amount of fat I should be having at a meal. I guess no fried foods for now except my planned Chanukah doughnut!

healthier. This is because the eggplant is very spongy and is usually fried, so it soaks up hundreds of extra calories and fat. • Baked goods such as cookies and cakes are a source of weight gain for many people. In fact, the week leading up to Chanukah was very challenging for many of our clients because of baking that was being done in preparation for Chanukah parties. As a bochur, it is very likely that these treats will end up on your plate! Keep in mind that baked goods are usually high in sugar, fats and calories, and have very low nutritional value. Choose wisely and sparingly! Because Chanukah is eight days long, you are likely to have several parties throughout the chag. So if you know in advance that the food at a particular party isn’t expected to be special, you may be better off eating beforehand, depending on the timing of the party. And remember, there is more to every party than the food. Schmooze, dance, sing, play games and you may even forget that you are surrounded by tempting food! LONGTIME MONSEY landmark “FountainView” is a vibrant, upscale retirement community which offers the highest standards of living in a warm, heimishe atmosphere. New programs include Agra D’Pirka shiurim, pool, spa and fitness center — and a beautifully redecorated, elegant dining room. FountainView is a gracious, comfortable and stimulating place which Zeidy and Bubby will gladly call home. The Monsey View caught up with Rabbi Seplowitz, beloved Rav of the FountainView five-star retirement community.

HI RABBI SEPLOWITZ. HOW MANY YEARS HAVE YOU SERVED AS RABBI AT FOUNTAINVIEW? I’ve been here for eighteen years, Baruch Hashem, touching the lives of so many Monsey residents.

WOW, THAT’S QUITE A WHILE! WHAT MAKES FOUNTAINVIEW SUCH A SOUGHT-AFTER RETIREMENT COMMUNITY?

WHAT KINDS OF ACTIVITIES AND PROGRAMMING DOES FOUNTAINVIEW OFFER RESIDENTS? Professional staff oversee the various activities that are a vibrant and vital part of life at FountainView. Our Pool, Spa and Fitness Center is a new and highly-popular addition, offering swimming and aquatic therapies. Walking paths through the community’s luscious gardens and exercise gym equipment with in-house trainers are other ways that everyone here keeps moving! Residents enjoy entertain-

ment and classes daily. Trips to major attractions with our concierge shuttle service are a weekly highlight.

FOOD IS AN IMPORTANT ASPECT OF ELDER CARE. WHAT CAN YOU TELL US ABOUT THE FOOD AT FOUNTAINVIEW? Our meals are served with an emphasis on taste, quality and presentation. Recently FountainView contracted with Flik Lifestyles, whose high-quality expertise is a gold standard at residences around the tri-state area. Resident council members meet with the dietary department regularly to get involved with menu choices and ensure that the food continues to fulfill and surpass all residents’ expectations.

I UNDERSTAND THAT YOU ARE THE RAV HAMACHSHIR AT FOUNTAINVIEW. Our philosophy is to encourage CAN YOU DESCRIBE independence while making our THE KASHRUS STANhigh standard of services and DARDS YOU MAINTAIN?

amenities available.

Our philosophy is to encourage independence while making our high standard of services and amenities available. Several residents continue to drive their own cars, for FountainView gives people the opportunity to maintain the lifestyle they had at home. In that regard, I would emphasize the importance of our thrice-daily minyan. No elderly person should have to worry

56 / THE MONSEY VIEW / December 28, 2016 www.themonseyview.com / 845.600.8484

about the weather or the distance or getting a ride to shul. And if someone needs a reminder, or a little help getting to minyan, we are there to help with that too. FountainView, with its private, spacious residences, provides more opportunities and options for Monsey’s seniors.

We have a highlytrained team of mashgichim. FountainView uses only chalav yisroel, pas yisroel and chasidishe shechita. Pesach is kept to the highest standards, and all food is nongebrokts.

WHAT ELSE DOES YOUR ROLE AT FOUNTAINVIEW INVOLVE? As well as being the Rav Hamachshir, I also serve as the chaplain, visiting residents and assisting them in any way I can. I give shiurim and classes on various

levels. I am the Rav of the shul, which involves drashos and halachic guidance, and keeping the minyanim going. I’ll gladly do whatever it takes to please our residents. One Shabbos there was a blizzard, and we were short of wait staff. After shul and kiddush, I went into the dining room and I helped serve the meal. The residents are like family and anything I can do to accommodate them is my kavod.

CAN YOU DESCRIBE SHABBOS AND YOM TOV IN THE RESIDENCE?

to help one of our residents take his tefillin off. Local children decorate our Sukkah, conduct Chanukah programs and perform a Purim shpiel for residents. Shabbos and yom tov bring families as well as yeshiva students and Bais Yaakov girls to visit, and of course the Agra D’Pirka program has become an important local attraction.

The residents are like family and anything I can do to accommodate them is my kavod.

Shabbos and yom tov are really special here. The atmosphere is calm, Shabbos’dig and homey. There are guest apartments, so residents are able to host their families for Shabbos — a very valuable opportunity for them to entertain. Kiddush and seudos take place in our newly decorated dining room, with a heimishe ruach, and after the seudah I give a 45-minute Torah talk on the parshah. Many residents come to shul, of course, and local Bais Yaakov and yeshiva kids come and go, visiting the residents.

RABBI SEPLOWITZ, CAN YOU TELL US ABOUT SOME OF THE SPECIAL MOMENTS WHICH OCCUR AT FOUNTAINVIEW? One very heartwarming aspect of life at FountainView is the genuine concern that our residents have

for each other. If someone doesn’t show up at dinner, his fellow residents will go to the front desk to make sure that their neighbor is okay. They knock on each other’s doors to check on them and they will wait for each other to go in to lunch together or to join in a game. We have residents from several different communities and backgrounds, and they share great camaraderie and mutual respect.

HOW DOES THE COMMUNITY GET INVOLVED AT FOUNTAINVIEW? We have a mutually close relationship with the local community. Our shul attracts many people for the daily minyanim and as a place to sit and learn. Just this morning, a young chasidishe bochur was here for Shacharis, and even before he removed his own tefillin he went over

YES, WE’VE ALL HEARD GREAT THINGS ABOUT THE AGRA D’PIRKA MORNING KOLLEL IN FOUNTAINVIEW. CAN YOU FILL US IN?

Agra D’Pirka is a popular learning program which has met with tremendous success in Brooklyn, Queens, Lakewood and Miami. FountainView is thrilled to have brought it to Monsey. The first shiur, given from 9:30 to 10:30 after a light breakfast, is an in-depth Gemara shiur delivered by Rav Yehoshua Grunfeld. The second is delivered by top-of-the-range visiting maggidei shiur, such as Rav Matis Stern, Rav Pinchos Jung, Rav Dovid Margareten, Rav Liron Rogovsky, Rav Bentzion Bamberger, Rav Yitzchok Lichtenstein and Rav Avrohom Neuberger. The program is open to everyone — balebatim and retirees alongside FountainView residents. It’s always nice to see new faces, so if you are considering your retirement options or simply want to experience our shiurim or meet fascinating golden-agers, the FountainView community will be glad to welcome you!

Stone Recap: Gella plans a tzedakah party for Malka’la, which takes a huge weight off Gella’s shoulders. But when the other women insist that Malka’la give the speech, Gella feels afraid that the party will be ruined. THEY WERE IN THE store now, the whine of hangers screeching across the rack as Gella purposefully skimmed them for something appropriate for her guest to wear. Malka’la stood, surveying the store full of all sorts of women’s dresses, and the shoppers intently doing their work of shopping — lifting a sweater to the light, examining it with a critical eye, putting it back into the forest of not-exactlys, draping their arms with those that made it into the realm of we’re-on-

receiver’s gain. And also, Gella was planning something grand. For today, Malka’la was going along with it. She just didn’t know what it was, exactly. Had she had a choice, she would have asked a few questions, shared her response, shaped the event in a way that would work for her. But she’d long ago given this thing up to the Aibishter. She’d long ago told Him: You take it from here. He did. He gave it to Gella. And

What was speaking? It was just being honest. It was communicating what was in her, to the people around her. to-somethings. She walked around, aimlessly looking. She couldn’t afford the things sold here; they weren’t even on her wish list. If she had a say about the sum of money Gella was ready to spend on her clothing now, she’d allocate it to her ticket. But this she had learned: A gift is received, not negotiated, because it is a symbol of the other person’s goodwill, not be exploited for the

62 / THE MONSEY VIEW / December 28, 2016 www.themonseyview.com / 845.600.8484

Malka’la was willing to go along as an observer. And as a speaker. When Gella approached her, trepidation in her shoulders, and excused herself a million times before bringing forth the main question, Malka’la had simply said, “Yes.” What was speaking? It was just being honest. It was communicating what was in her, to the people around her. It was a simple act of

faith, the next right action in this informative learning curve called America. Why not? But Gella wasn’t convinced. “You’ll talk proudly. And smoothly. And make it sound like there’s great need. But not like you care too much, you know? Like it hurts but you’re not getting shattered. You don’t want to come across as needy.” And then Gella had caught herself and covered her mouth and said, “I’m sorry. This is coming out wrong. I’m just nervous. I hope the party comes off good.” “Gella.” Malka’la laid her fingers on her host’s arm. “The fact that you and your friends are getting together and working hard on my behalf, that is all Hashem wants from you, and you are making me feel so cared for. I can feel your love. If the party doesn’t work out, financially, it’s okay. It’s okay. I’ve long been okay with the results. Not happy, but okay. Broken, but never shattered. Because I can always pick up the pieces. The Aibishter allows me that. It’s called teshuvah.” Gella shook her head back and forth and Malka’la knew she hadn’t convinced her. She returned back

to the comfort of her luxurious bedroom, got comfortable for the night and sank into a deep sleep. And now here, hanging on a hook on the back wall of the store, Malka’la saw the most beautiful dress. It was cut out of a thin wool cloth. The pattern was a combination of greens. It adorned a high-up mannequin, and she lifted up her finger to feel the edge of the skirt. This dress reminded her of something. Something young, ambitious, happy. Her mother’s store, in those first years. The new kinds of appliqués she’d brought into the store. How Malka’la had fingered the twisted gold rope day after day, when her mother was busy. How the desire for it, appreciating its perfect beauty, filled her heart with such wonder. This outfit was like that. The edges of the pocket had a gold, hardly noticeable button, but it was there, nonetheless, making all the difference to the complete look. “Isn’t that beautiful?” Gella came around the rack, her hand holding another outfit limply, one that didn’t make the grade. She carefully laid down her load. “Try

They’d need to give her more. This dress, in its sophistication, demanded it. Malka’la was still reluctant, as if she was operating in a dream. “Go. Go. Try it.” Gella shoved Malka’la gently into a fitting room, hung the dress inside and pulled the curtain shut. Nothing she had chosen for Malka’la was as perfect as that dress. Wasn’t it interesting, how each person is drawn to the clothing she was meant to walk around this world in? Gella waited patiently, leaning on a side wall. Malka’la

That was one of the advantages of starving. Malka’la could fit into all the dresses the mannequins were wearing. it on,” she urged Malka’la. “You’re trying it. Come into the dressing room. This might be your dress.” I’d love to have that dress for myself, Gella thought, but she’d never fit. That was one of the advantages of starving. Malka’la could fit into all the dresses the mannequins were wearing. The dress wasn’t completely her style, it was unique and not typical, but she could see that Malka’la understood the finer things. She would go all out. Get her this dress. And when Malka’la got up to speak, she’d look like someone for whom people would want to give generously. They’d be embarrassed to give her a pittance.

would look perfect. Perfect. It was so dignified. Exotic. Tailored. The party was going to be such a success, after all. Malka’la emerged from the dressing room. She was wearing her coat. “Did you try it?” “I did.” “I wanted to see it. How was it? Wasn’t it beautiful? Did it fit?” “It’s not for me.” Gella’s eyes flew open in surprise. “Why not? But you liked it. It’s beautiful.” “It has some red in it.” “I didn’t see any red.” Gella was feeling tired, impatient. All day today, she ran errands around

town, picking up dishes, calling people and getting women to cook for the event, making phone call after phone call to invite her every acquaintance until her jaws hurt from talk, talk, talk. Malka’la showed her. A single thread that ran through the checked design. “But that’s ridiculous. You’re wearing it. It was so perfect.” Gella knew she was acting short, and yet, she couldn’t help herself. “I’ve thought about it. I can’t wear this dress.” Malka’la held out the dress, willing Gella to take it back. Gella continued to look at her, her face turned solid, unmoving. “I appreciate you going out of the way for me, really I do. And all the time you spent. And the store and the money. I’m so thankful. But I’ll be wearing my Shabbos dress. I can’t take this.” “So wear it. Why are you thankful for something you want to give back?” “I’m thankful that you showed your care. As for myself, I need to give it up.” “You’re not going to this party looking like… that. There’s no way this party is happening.” Malka’la looked at Gella dispassionately. “It’s all His will.” To be continued... Pudding s Out of the Box

By Leah Stern

Old-fashioned creamy pudding is an after-dairy-dinner classic. Many of us associate our childhood Wednesday suppers as ending with pudding. But since mashed potatoes and flounder have been overpowered by newer trendy foods, I present these upgraded chocolate and vanilla versions. Try them on these few last nights of Chanukah. They are simple, fun and in tune with the minhag of serving milchigs. Using whole milk will result in a richer, creamier dish.

CAPPUCCINO PUDDING This pudding is most similar to ordinary chocolate pudding. Full-bodied with a perfect mix of flavors, it makes for a great adult dessert. Always use decaf coffee when serving for dinner, unless you want to enjoy the company of your kids until midnight. INGREDIENTS: â…” cup cornstarch 2 T. vanilla sugar 3 T. coffee 1 â…› cup sugar 2 T. cocoa 2 quarts milk

DIRECTIONS: 1. Prepare cups. 2. Put dry ingredients into a 4-quart saucepan. Mix. 3. Add two cup of milk slowly, stirring constantly to avoid any lumps in the mixture. 4. When mixture is smooth and well combined add the rest of the milk. 5. Bring to a boil,on a medium or large flame, stirring constantly. 6. Allow to boil one or two minutes until thickened. 7. Pour into cups 8. Bring to room temperature before serving.

Yields approximately 9 cups of pudding

VANILLA RICE PUDDING Creamy, full of flavor and filling, this is not your ordinary pudding. (The addition of rice makes a mommy feel like she’s serving a more nutritionally substantial dessert!)

INGREDIENTS: 5 cups milk ¾ cup Carolina rice 2 yolks ½ cup sugar 1 T. vanilla sugar ¼ tsp. salt Cinnamon

DIRECTIONS: 1. Combine milk and rice in a 2-quart saucepan. 2. Bring to a boil and cook for 35 minutes, until soft. 3. Beat the yolks with a fork. Add sugars and salt. 4. Mix into the rice, stirring constantly. 5. Cook until thick and creamy, continuing to stir. 6. Pour into desired bowls or cups. Sprinkle cinnamon on top. 7. Bring to room temperature before serving.

Never use converted rice for pudding. It does not have the ability to thicken the liquid.

CHOCOLATE PEANUT BUTTER PUDDING

A classic favorite combination and a great way to add protein to a meal. As children, when we entered the kitchen after school the melted peanut butter and chocolate flavors, we knew to look forward to this heavenly dessert.

INGREDIENTS: 1 box of chocolate pudding (not instant) 2 cups of milk Âź cup peanut butter

DIRECTIONS: 1. Cook pudding as per package instructions. 2. Shut flame, add peanut butter right away, mixing vigorously until well combined. 3. Pour into desired cups. 4. Bring to room temperature before serving.

UPGRADE ORDINARY CHOCOLATE PUDDING BY TRYING ONE OF THE FOLLOWING:

FLAVORED PUDDINGS Our family had fun experimenting with different flavors to enhance the chocolate pudding. We used extracts (like almond or rum), starting with 1 tsp. per package of pudding, increasing if a stronger flavor was desired. We also added mint, orange, pear and other flavored liqueur, starting with 2 tsp. per package and increased gradually until desired flavored was attained. Of the many flavors tried, chocolate mint liqueur and rum extract were voted as our favorites. Enjoy experimenting. We’d love to hear about your experience!

PUDDING OVER COOKIE CRUMBS Crush your favorite cookies, and put 2 tablespoons on the bottom of a glass cup and pour pudding over it.

TWO TONE PUDDING CHOCOLATE PUDDING PIE Pour warm pudding into individual or full-sized pie crusts, cool and serve.

For pretty presentation, cook vanilla pudding according to package directions. Pour into cup, filling halfway. Allow to cool. Cook chocolate pudding according to package directions. Pour over cooled vanilla pudding. Sprinkle top with mini chocolate chips or topping of your choice.

LAST LICKS OF CHANUKAH! An appropriate Motzei Shabbos treat. Take advantage of the beautiful variety of clear cups out there. Fill 9 cups with vanilla pudding. Insert a straw, cut to extend one inch higher than the pudding. Place in center of each pudding. Find a strip of wood approximately 24 by 3-4 inches. Cover with silver foil or gift wrap to match your decor. Use your creativity and place over glass cubes, goblets or dishes. Arrange cups to form a menorah, raising the shammes on an overturned cup of the same size.

The Early Intervention Program (EIP) is a public program for children under the age of three who are either suspected of having or at risk for developmental delays or disabilities. Potentially eligible children must be referred to the county program (Rockland County, 845-364-2032) to receive EIP services. EIP is funded by New York State and county governments. All EIP services are provided at no cost to parents. Health insurance may be used for approved services. A child's eligibility for the program can be determined only by state-approved evaluators under contract, and all services must be authorized by the county.

State Mandated Officers Will Oversee Building and Fire Inspections in Ramapo and Spring Valley (Ramapo Daily Voice) AN EFFORT TO PROMOTE greater safety in Ramapo and Spring Valley has been unveiled by the state, which will be appointing oversight officers to ensure that both building and fire codes are properly enforced. Local officials have repeatedly expressed concern about safety in both the town and the village and have asked the state to intervene on numerous occasions. A review by the Department of State found what it termed significant deficiencies, prompting the move for greater monitoring. “The public’s health and safety re-

mains at risk,” said officials at the Department of State. “Therefore, the Secretary of State is placing oversight officers in both the town and village.” All zoning applications will be reviewed by the oversight officer who will remain in place until Secretary of State Rossana Rosado is confident the town and village are doing an effective job enforcing the building and fire codes without any outside intervention. Senator David Carlucci, Assemblyman Kenneth Zebrowski and Assemblywoman Ellen Jaffee are also sponsoring joint legislation that would make anyone

who illegally alters a building or creates a condition that causes injury or death criminally liable. “There have been too many incidents where individuals have been hurt ... because of lack of oversight,” said Carlucci. “Involving the state to administer these processes along with a tougher penalty for owners of buildings with fire and building code violations will send a strong signal to anyone looking to skirt that law that there are real, human consequences to doing so.”

Police Officer Charged with Four Violations in Crash That Took Life of Yeshiva Student (Ramapo Police Department) A PEEKSKILL POLICE OFFICER was issued four separate summonses for his part in a late night crash that took the life of a 17-year-old bochur standing in his yeshiva’s driveway. Officer Jonathan Mosquera was issued two separate violations for speeding as he drove down Route 202 on the

night of September 8th. According to police, Mosquera was off duty when he tried passing a vehicle making a left turn into the yeshiva driveway, sideswiping the other car. Mosquera’s car struck two yeshiva bochurim who were standing in the driveway before rolling down an embankment and hitting sev-

eral trees. Mosquera was also issued a summons for passing in a no-passing zone and making an unsafe lane change. Police said that drugs or alcohol played no role in the accident.

Ramapo Police Rescue Woman Stranded in Snow for Two Hours (Ramapo Police Department) A 50-YEAR-OLD WOMAN who had fallen in the snow and ice that covered the ground last week was rescued by the Ramapo Police and taken to a local hospital. Police said that the received a call on Tuesday, December 20th from a Park Av-

enue resident who lived near Algonquin Circle saying that he heard someone calling for help. Officers who came to investigate the call located the woman who was lying in the snow in a nearby driveway. The woman, who was unable to get up on her own, told police she had been

on the frozen ground for two hours. Police warmed the woman, who was beginning to show signs of hypothermia as they waited for help to arrive. Paramedics who arrived on scene transported the woman to an area hospital where she was treated and then released.

sparks

of wisdom

It’s said that people largely learn from the mistakes that they make. In the case of fire, however, the risk that comes through self-taught learning is too large. It’s better to learn from other’s mistakes and use the wisdom you gain to ensure your family’s safety.

FACT: Nearly 3,000 dryer-related fires are reported each year.

Watching my house burn down was one of the hardest things I’ve ever done. It was even harder when I found out that it could have been prevented by keeping the lint filter on my dryer clean.

DO: Clean your lint trap with each load change, and have your lint pipe professionally cleaned several times a year.

Chani W.

FACT: An average of 7,100 cases of child-play related fires are caused per year.

I thought I could trust him. I really did… I shouldn’t have. My four-year-old had been pretending he was going to touch the candles on the table, but I thought he knew better. I walked out of the room, and he knocked over one of the lights. The whole tablecloth went up in flames!

DO: Supervise your young children carefully around any open flames, matches and lighters — especially if they have shown an interest in fire.

Shifra S.

I left for just a millisecond to attend the ringing phone while my oil heated up. I never got to see my kitchen again. Yonina A.

FACT: Cooking fires are the leading cause of home fires, a large part of them due to leaving the open flames unattended. DO: Keep an eye on what you’re frying. Stay in the kitchen when the flame is on, and if you do need to leave the room stay alert and stay mindful.

82 / THE MONSEY VIEW / December 28, 2016 www.themonseyview.com / 845.600.8484

FACT: Appliances malfunctioning or overheating cause about 5% of home fires.

It was the most brilliant solution for finding the working woman/ mom balance. I’d set my convection oven to go on two hours before the kids were expected home from school. It worked to a science, until the device overheated. I am grateful my neighbor has a nose for these things!

DO: Remain at home when there are running appliances. For working moms, there is one safe appliance that can do the job while you’re doing yours: the Crock Pot.

Dina D.

I never knew electric heaters were so dangerous until I heard about a woman in Eretz Yisroel who narrowly escaped with her life when the unit malfunctioned. Since then, I’ve also heard about children shoving bits of paper into heaters and causing fires. So scary! I don’t think it’s worth the risk. Bruchy Fisher

FACT: Electric space heaters are the leading cause for most civilian-related fire deaths, often because they are used too close to things that can catch fire, like linen or curtains. DO: Avoid space heater use if at all possible. If they must be used, make sure that there are several feet of open space near the heater on all sides. Never, ever leave a child alone with the heater, even for one moment!

FACT: Faulty wires and fixtures, as well as using a light bulb that does not have the correct wattage are from the leading causes of electrical fires.

I’ll turn on the light for just one minute, I thought. The smell it was giving off was bothering me, but what were the odds of trouble happening in those few seconds while I searched for the item I needed? When my world went dark, I knew that I should’ve stayed in the dark until the issue with the wiring was resolved.

DON’T: Don’t use appliances or fixtures that smell funny, give off sparks or have frayed or torn cords. Never go over the recommended bulb wattage on any fixture or lamp.

Tova B.

I love loose, billowy clothing. But such types of clothing are not for cooking. I learned that lesson the hard way. I should have made sure that my sleeves were not dangling near the burner, but you never think something will happen to you… It took only a second for the flames to eat up my shirt. Baruch Hashem, I wasn’t badly hurt, but I had a very big scare! Fraidy Katz

FACT: Loose clothing, towels and napkins can easily catch fire when handled near an open flame. DO: Roll up your sleeves before beginning to cook and exercise extra care when removing food from the oven when open flames are visible.

Really, it should go without saying that nobody should smoke in bed or when they are drowsy. Rather, they shouldn’t smoke at all! But some people, like my father, are addicted. One night he fell asleep puffing on a cigarette and barely escaped with his life. I shudder to think what could have happened had he not gotten out in time! Bailey Ausch

FACT: Fire spreads rapidly and the fumes make it harder to wake up. In under two minutes a room can reach over 400°, and an entire house can burn down in under 4 minutes. DON’T: Don’t ever smoke when drowsy. The risk is just too great.

FACT: To toddlers anything that turns or can be moved is a toy and something to experiment with. They are also a lot more capable than you think!

I was standing right in front of the stove when my toddler mischievously flicked the knob and the flame became huge, devilishly reaching out to the dishtowel in my hand. Baruch Hashem, I flung it into the sink, ran the water and the smoldering towel calmed down.

DO: Use back burners when mischievous toddlers are around and protect your knobs or remove them entirely until they grow up.

Toby Moskowitz

I’d been hosting a cooking marathon, trying to get ready for Yom Tov. The fire alarm in the kitchen was starting to get on my nerves because it would start shrieking every time I took something out of the oven. I decided to take out the battery. I never got around to putting it back, and when we had a fire over Yom Tov that started in the kitchen, the alarm didn’t work. We only woke up a few minutes later when the smoke triggered our upstairs alarm. By that time, the stairs were blocked off by fire. We had to go out through an upstair window — with three little kids! Nechama S.

My daughter refused to sleep in the dark, but a lamp was too bright. I found the perfect solution in a nightlight which I placed right by her bed so she could read until she was drowsy. I just didn’t realize that something so small can actually heat up her blanket and cause a fire, posing a tremendous risk to my precious girl who miraculously was not harmed by my dangerous mistake. I had to replace the bedding and the mattress, though. Malka K.

84 / THE MONSEY VIEW / December 28, 2016 www.themonseyview.com / 845.600.8484

FACT: More than 40% of home fire deaths occur because fire alarms fail to sound — often because they are disconnected because of nuisance alarms. DON’T: Don’t disconnect your alarm unless you plan to reconnect it right away. DO perform monthly checks on your alarms to make sure they are working properly.

FACT: Nightlights can become excessively hot, causing them to melt and pose a risk of fire if they come in contact with flammable materials. DON’T: Don’t use nightlights near drapes, curtains or bedding.

Nobody thinks that fire will ever happen to them. Certainly no one imagines watching their home engulfed in flames. And of course, we pray that our loved ones should never be trapped in a flaming inferno. But have we done our hishtadlus? Would our children know what to do if the fire alarms started shrieking or smoke filled the air? Use this simple outline to create your own family fire escape plan. May it be something that you practice well, but never have to put to use.

1 2 3

4

PREPARE a floor plan of your home. This can be a printed layout or a hand-drawn version of your home’s floorplan. DISCUSS with your family the primary method of escape, and what to do if the primary escape route is blocked by fire or fallen debris. CREATE a meeting place for every member of the family. In case of fire, everyone should meet at the designated spot regardless of what route they used. PRACTICE your family escape plan! It’s best to practice monthly, but if you can’t commit to that often, twice a year

should keep the fire escape plan fresh enough in everyone’s minds.

out first testing the door for heat. Use the back of your non-dominant hand. If you feel heat, that means the fire is close by and coming from the other side of the door. Same goes if you see smoke entering from underneath the door. Leave the door closed and look for an alternate escape route.

Escape Info You Should Know • Windows should be able to be easily opened and screens removed. Go through the house with your family and make sure that everyone can open the windows, just in case. • If your windows are gated and locked, leave a key hanging on the wall right next to the window. • Second stories (and higher) should be equipped with fire escape ladders. These are ladders that fold up and can be easily store underneath a bed. In time of need, the ladder latches onto a window frame and unfurls to reach the ground. Ladders can be purchased at stores like Home Depot or Lowes. Make sure you buy the correct height! • Never open a door when you know there is a fire somewhere in the house with-

• S t a y low! Heat and smoke rise to the top of the room. Get down and crawl if the air is already thick and hot. Keep your face near the floor, where you might be able to find a bit of clear oxygen. If possible, cover your mouth and nose with a shirt or cloth. • React quickly! Fire spreads devilishly fast! It can take less than five minutes for an entire house to burn down. Never stop to take anything other than people from a house on fire. Temperatures can reach over 400° in a matter of a couple minutes, and burning homes have been recorded to reach 1,100° when burning at full force. • Never use an elevator during a fire. Use only the stairs! For this reason, people with disabilities should ideally live on the first floor near an exit.

THERE’S NOTHING LIKE THE SOUND OF A SCREECHING FIRE ALARM to strike fear into the hearts of a child. It is the adults though, that fear fire most, for they understand the full depth of what a fire truly means. Destruction. Displacement. Potential loss of memories, valuables and chas v’shalom, life. But what do you do if there is a fire? How do you react? How do you save yourself and your family?

92 / THE MONSEY VIEW

Get Out, Stay Out, Call 911 This is the basic rule for most fire situations. Exit the building as quickly as possible, closing doors behind you to contain the fire, if possible. Once out, do not go back in! Call for help as soon as you are safely away from the building. Never call from inside the home! If you are in a building where a small, contained fire breaks out and there are no young children or others that depend on you for mobility, you might be able to put out the fire alone. If the fire is large, fear paralyzes you or you lack confidence, just get out and call for help! SMALL GREASE FIRES: Turn off the stove, snuff out the flames with a pot lid, and sprinkle baking soda on the flames if need be.

Never put oily rags in a pile because they can ignite themselves.

ELECTRICAL FIRES: Unplug the device, douse with baking soda or smother the flames with a heavy duty blanket. Never use water to put out an electrical fire!

Important Reminder!

But what do you do if there is a fire? How do you react? How do you save yourself and your family?

person catches fire, they must stop moving, drop to the ground while shielding the face if possible, and roll, roll, roll to smother the flames.

Charcoal should always be stored in a dry place. Wet charcoal can ignite!

If you smell gas, never ignite a match or turn on a flame!

There were an estimated 29,980 fire departments in 2014 Due to widespread awareness, fires are down 21.6% from 2004.

In 2014, Texas, California and Pennsylvania led the nation in number of fire deaths.

There were an estimated 1,134,400 firefighters in 2014; 346,150 career firefighters and 788,250 volunteers.

When a massive fire broke out in San Francisco in the days following the disastrous 1906 earthquake, a single fire hydrant survived and saved the historic Mission District neighborhood from fiery doom. In memory of the event, the hydrant was painted gold, and gets a fresh coat each April. In 2012, it was accidentally painted silver, but was quickly repainted gold.

The Great Fire of 1910, less commonly known as the “Big Burn” is believed to be the largest single fire in recorded U.S. history. It destroyed more than 3 million acres in Idaho, Montana and Washington — in all, a total area roughly the size of Connecticut.

As for the fire hydrants of different colors you come across, they most probably don’t commemorate an event; fire hydrants are colorcoded to tell firefighters how much and what kind of water it provides. Brewer Fire Engine Company will be celebrating their 140th birthday.

In total, 343 firefighters perished in the line of duty in the 9/11 attacks.

It is unclear who invented the fire hydrant, because its patent was destroyed in a fire that took place in the U.S. patent office in 1836.

All Rockland County fire fighters are volunteers. There are 26 fire departments in Rockland County.

In 2014, Hillcrest Fire Company #1 in Spring Valley had 110 members, 11 trucks and responded to 805 calls.

Fire houses are built with spiral staircases because the horses that used to pull the fire wagons learned to walk up straight ones. THE MONSEY VIEW / 97

In 2015, there were 1,345,500 fires reported in the United States. These fires caused 3,280 civilian deaths, 15,700 civilian injuries, and $14.3 billion in property damage.

We have a symbiotic relationship with these microbes: We provide them a home and in return, they help us out by extracting and synthesizing vitamins and other nutrients from our food; regulating digestion, metabolism, and elimination; fine-tuning the immune system; preventing the overgrowth of harmful bacteria; and maintaining the integrity and barrier function of the intestinal wall. This complex community of microbes is collectively referred to as the microbiome. Many things can disrupt our microbiome. Antibiotics, diets high in fructose, chronic stress, being born prematurely or unnaturally, exposure to environmental toxins, consumption of meat from animals fed antibiotics, frequent use of non-steroidal anti-inflammatories (such as ibuprofen or aspirin), prolonged use of PPIs, and even normal aging can perturb the delicate balance of these microbes. Probiotics are one way to restore and maintain a healthy microbiome. Probiotics are live bacteria and yeast, or “friendly” microbes, that are found in certain foods such as fermented vegetables milk, butter, yogurt, some soft cheeses, pickled vegetables, and much more. Or through supplementation, which are particularly beneficial for our digestive tract. Here they decrease the number of “bad” bacteria that can cause infection or drive inflammation and increase the number of “good” bacteria that do all the jobs mentioned above. How it works: Our GI tract is an amazingly complex system. It has its own nervous system made up of more than 100 million neurons embedded within the gut wall stretching from the esophagus to the anus. This enteric nervous system produces neurotransmitters, hormones, and other chemicals that are very similar to those found in the brain—in fact, roughly half of all our dopamine, 90 percent of the body’s serotonin, and a considerable amount of melatonin are found in the gut. Because the digestive tract is constantly exposed to potentially harmful substances in our diet, between 70 and 80 percent of our immune cells are found here, producing more antibodies than all the rest of the body put together. The microbiome is actually a metabolically active organ that plays a key role in mediating the diverse and complex communication that exists between these three vitally important systems in our body: the gastrointestinal, immune, and nervous systems. Clearly, given its importance, we should all want to ensure that our internal ecology is in optimal shape. How

do we get all these bacteria in the first place? Well, let’s go back to the beginning. When we are born we ingest and take in our mother’s bacteria which lays the foundation for our microbiome. Also, mother milk is rich in Bifidobacteria which further stimulates and adds to our inner microbial population. Bifidobacteria plays an important role in helping our immune system learn to distinguish between dangerous and innocuous substances, reducing the risk for allergies. Since we know that probiotics during early life are important for teaching the immune system that it should respond to dangerous bacteria but not to peanuts, it makes sense that early use of probiotics might help reduce the risk of allergies. And that is exactly what the evidence is showing: certain strains of probiotics can help reduce the risk of both allergies and eczema. A meta-analysis based on randomizedcontrolled studies and published in the prestigious journal Pediatrics in 2013 concluded that children born to mothers who took probiotics closer to birth and children who were given probiotics for the first six months of their lives were significantly less likely to develop eczema and common childhood allergies. This is good news considering that these conditions affect 10 to 20 percent of all children! Antibiotics. While they can be lifesaving when used appropriately, they can have serious long-term consequences to our health because they don’t just kill the “bad bugs.” The rapid destruction of friendly organisms often leads to one of the most common side effects of taking antibiotics: diarrhea. Fortunately, taking probiotics can make a bad situation better. If you have to take antibiotics, make sure you start taking probiotics within 72 hours and continue to take them for a couple of weeks. When our gut ecology is out of balance, it can often result in constipation, gas, bloating, or “dumping syndrome” (loose bowels or diarrhea shortly after eating). These symptoms are often lumped together under the diagnosis of IBS. Randomized studies have shown that probiotics, particularly Bifidobacteria, can help correct these symptoms by repopulating your intestinal tract with beneficial organisms. While the exact mechanism isn’t understood, well-done clinical studies have found that probiotics can help quell the inflammation seen in Crohn’s disease and ulcerative colitis.

And quelling inflammation is important. We know that chronic inflammation contributes to cardiovascular disease, neurodegenerative disease, obesity, and even depression. A growing number of studies show that probiotics reduce inflammation throughout our body, not just in our GI tract. How is that possible? Well, as I said in the opening paragraphs, many things in our modern lives can disrupt the delicate and complex balance of our microbiome. This disruption leads to an increase in “bad bacteria,” which increases inflammation and permeability in the intestine, a condition often referred to as “leaky gut.” Our intestinal tract was designed to tightly regulate what stays in our intestine and what is released into our bloodstream. That’s why there are tight junctions, or barriers, between the cells in our intestine. Our friendly bacteria act as guards at these tight junctions, signaling which substances are safe to go through and which ones should be denied entry. Unfortunately, when the bad bacteria outnumber the good, there are not enough soldiers to guard the gates. When fragments of bacterial cell walls or certain proteins from foods slip through and out into the bloodstream, they trigger a low-level inflammatory response throughout the body. Most of us probably haveleaky gut to one degree or another, which is why essentially everyone would benefit from probiotics. Research also shows that probiotics can help prevent yeast infections, recurrent UTI, inflammatory disorders, periodontal disease and possibly even protect us against heavy metal toxicity. Probiotics contain live microorganisms. To preserve their effectiveness, most probiotics need to be refrigerated. When you buy them in supplement form, a probiotic capsule or tablet will contain millions or billions of microorganisms. Which probiotic to choose and how much you need depends on what health condition you are trying to address. Key to probiotic names: Bifidobacterium Lactobacillus S. boulardii is Saccharomyces boulardii

Real Estate Does Your FIre Insurance Have You Covered? FIRE. DEVASTATION. FEAR. Uncertainty. Opportunity. What happens to your greatest asset if it is devastated by a fire? What happens to the mortgage? What are the steps that need to be taken immediately if a fire occurs? What happens if one is a tenant and their apartment is devastated by a fire? What if the apartment is not legal? When purchasing a home, the mortgage companies require that all borrowers maintain a homeowner insurance policy. This policy covers the homeowner and the mortgage company in case of loss because of fire and natural or non natural disasters and calamities. Insurance is relatively inexpensive if you consider what the policy covers, and it is important for one to listen carefully to the agent and make sure the proper coverages are in place. If you own a home and rent it out, there are different coverages that you need. It is important to inform the insurance company if you move out of a home and then rent it out. I had a client who owned a condo. She got married and moved away, renting out her condo. She never changed her insurance to a landlord policy. There was a fire. The tenant moved to a new apartment, but the owner was still responsible to pay the mortgage and condo fees even though she had no rent to offset the cost. Had she switched, she would have had additional rent loss coverage and the insurance company would have paid the carrying costs of the unit. Another important question is to find out how they pay their claims. Since the insurance policy will cover the rental of another home while the one that had a fire is being rebuilt, a homeowner is responsible to pay the mortgage throughout. The idea is that since the rent is being covered by insurance, the monthly expenses should still be met. I had a client who lived in a small co-op that was lost in a fire during Hurricane Sandy. Since there were no similar type homes available for rent, her insurance company paid the rent for a 3000 sq. ft. home and they also paid most of the utilities, since at the co-op only the electricity was paid by the occupant.

Proper insurance coverage protects the mortgage holder, the homeowner and their family.

But different insurance companies cover differently. Another client of mine once purchased a small cape cod in Spring Valley. His insurance premium was $2,200 a year and we had estimated it to be about $1,200 a year. The client suddenly no longer qualified for the loan. When I discussed the premium amount with the client I asked him to see if his agent could reduce the premium. He then explained to me that he was covering his home with 500,000 coverage even though his home cost was $325,000. His reason was that in case of fire, he could then build a huge home because of the additional coverage. After speaking a to a few insurance agents, we discovered that even if one pays for more coverage, the insurance company do their due diligence and will only pay out to a claim to replace what was there initially. Proper insurance coverage protects the mortgage holder, the homeowner and their family. After a fire they will make you as whole as pos-

sible, replacing belongings, renting you a new home, paying for the rebuilding of the burnt home. They cannot replace mementos, like pictures, report cards etc. What if one is a tenant? A tenant is not covered under the homeowner’s insurance policy and therefore they need to have a renter’s policy. I asked three insurance agents regarding illegal apartments, whether if there was a fire originating from the illegal unit, would the claim be denied? I got three different answers. One said, yes the insurance company will cover. Another said, only if you represent the additional apartments to the insurance company, otherwise this can be deemed a misrepresentation and therefore grounds for denial of the claim. Another agent said that the insurance company most likely will do an inspection and if they see illegal units, will not cover the house at all. I say to ask your insurance company this question. Is there any opportunity after a fire? Sometimes there are homes that have had fires and the owner of the property doesn’t fix the home and wants to sell the house as is. Can a home like this get a mortgage loan? The answer is no, but yes. A bank will not lend on a home that is not habitable. But there are renovation loans. These loans will lend a borrower the money through a mortgage loan to repair, renovate and purchase a home without a CO that has gone through a fire or another devastating event rendering the home not livable in its current condition. This situation can present incredible opportunity, but can also pose immense stress and anxiety because this type of renovation is stressful and hard for a regular person to coordinate, especially if they don’t have the right connections or they choose the wrong contractor. While a fire is devastating, proper insurance is key to getting oneself and one’s family on their feet.
