Octavian BĂŽrsan
The main idea of this assignment was based on the presumption that 8 different families could live together and share a common space. On this hypothesis we tried to make it so that every house had comparable qualities (private courtyards, square meters, etc.) and use the main courtyard as a diluted space between public and private, a space that belongs to all the inhabitants and that acts as a mediator with the rest of the community. In this row house conformation, that interprets the neighbouring sites (long and narrow stripes), we could imagine two types of houses that interact differently with the outer courtyard, one that opens itself toward the common space and covers the meeting place beneath a generous console, made possible by its raum plan conformation, and another that is more
self-centered.

For this project we had a one square kilometer area in which we had to find a site to make a proposal of a public building. Thus, I chose a place that presented a situation that is very common in Bucharest, the site was positioned at the meeting point between two layers that define the city, the high apartment buildings that border the main boulevards and behind them, the old, ground floor housing texture. The site also had an unused hall on one plot and three very degraded houses on the other. So I had to choose a function that would act as a public space and also as a mediator between the two layers. The obvious answer for me was a primary school as it is a public function by excellence, and there was a need for this kind of cultural program. In my proposal I wanted to refurbish the old hall, hence it became the main corridor for the school with class rooms placed on both of its sides, with a cafeteria and the opposite side of the entrance and a generous spectacle hall that can also be used as a Gym. As an exterior presence I’ve kept the three blind walls and integrated them in the facade as a memory of the former houses.

The last exercise of my bachelor studies was to design 70 apartments in a collective housing unit. Af ter an analysis of the neighbourhood we came to the conclusion that this paralel block conformation was the best way to create intimacy within the ensemble as well as a steady front for both streets. As with the previous project the site was placed as a mediator between the two layers that I mentioned. We wanted to build as dense as we could so that the height of the building wouldn’t exceed 5 levels. In that regard we worked on the way this height was perceived by designing alternating teraces that would disrupt the monotonous rhythm. On the main street (Petru Rares st.) we proposed this long concrete console that acts as a piano nobile for the block, and also distorts the perception of the actual height of the building with its strong presence. The purpose of this console was a dialogue with the long facade of the hall on the opposite side of the street. Another quality that we tried to bring to the project is that we wanted every apartment to have its own terrace. On the ground floor they have private courtyards, on the first floor, the console houses terraces, on the second each apartment has a terrace in the space between the blocks, leaving the final levels, that are duplex apartments, with the terraces on the roof.

The first big project of my masters studies was a 400 room hotel, placed in a key point in Bucharest, on the way from the airport to the city. So it was meant to be a signal at the entrance of the city, at a maximum 65 meters heigh. The site is placed at the intersection of two streets that are hierarchically the same, so my intention was to have the facades facing each street simetrical so that they wouldn’t interfere with this stability, more so, the subtle cur vature is meant to lead visually towards the city. I chose to leave a blind wall that faces North as a shadow screen, thus making a lively ornament out of the shadow. Accomodation plan

The project’s main purpose is to bring a Romanian alternative to the crisis of the European educational system through the creation of an alternative school meant for youths just out of high-school. Because of the need of peace and quiet and of the particular nature of this school, the idea from the begining was to build an unusual campus, away from the noisy city. The school’s building site was found near a little village, between Cur—,tea de Arges and Pitesti, Romania, in a large meadow surrounded by woods and close to the Valsan river. We started to build close to the village, living fora few weeks by the rhythm and the caprices of the meadow, and we adopted the same living rules and methods of construction as those applied 100 years ago, thus taking a firm stand towards tradition. Just like the way vernacular building sites were managed, our major terms and intentions are pre-established in the form of a theoretical project, but more building details are studied and then deliberately lef t up to the personal on-site interactions between architect, craf tsmen and students. The Schools ambition of exploring each year a different natural material along with its own constructing laws lead to the establishing of the three different structural forms, based on the three primary materials: wood, clay and stone.
Thank you for your consideration.
