Chris Paoli is the primary reason we came to Steamboat along with a few friends that we had with second homes here giving us almost verbatim what Chris Paoli was telling us about the pluses of the Steamboat community. At the time we came to look at properties in Steamboat and set aside a few weeks to do such this past February, we let Mr. Paoli know about a week in advance, and at that time, we also let him know that we had friends in Crested Butte and would be looking there also. We gave him our price range and soon thereafter, he told us he had found us the perfect place a 4 bedroom, 4 bath townhome in The Evergreens. While he found other places and his very capable and professional colleague Jessica Whalen showed us others, after we first saw this Evergreen townhome, we were captured and never considered anything else. Chris Paoli guided us through the sale in my view, record time, and helped us get it at 6% below the list price, which we found nobody pulling off for weeks before or after our sale. He was a master negotiator on our behalf and coached me very well. We felt like we had The Master in our corner. When the sellers, via the listing agent, shocked us hours before the inspection resolution cut off time that they would not be assisting us financially in making any of the repairs needed that were identified in the inspection (we would learn that was a thing of the past in this red hot market - sellers simply did not need to pay for such), Chris Paoli personally found an electrician and came to the townhouse and worked with him to do significant electrical work and covered the costs of such and did the same with a plumber tied to a serious issue with a corroded ventilation pipe and with a roofer tied to leaking gutters. That alone would set Chris Paoli apart from 98% of other realtors. He helped us in so many ways beyond what a normal realtor would. And
get a load of this, this guy is the ultimate dealmaker, in that as we were on our way to Crested Butte to see other properties, what are the chances of this, he was on his way back from Gunnison where his son had just played hockey and he met us at a halfway point with his wife and son and treated us to a nice Mexican dinner, again reinforcing the great benefits of Steamboat Springs with his lovely wife now chiming in. How's the Market? We hear a common refrain from would-be buyers on the streets: “But there’s just no inventory!” The numbers tell a different story. There are currently 69 offerings across Routt County, the same number as last month, but there were 84 closings county-wide. The average days on market also remains incredibly low, currently at just seven days. The numbers tell us a couple of things: First, that listings go under contract almost as quickly as they’re put on the market. Second, while standing inventory has remained persistently low, the number of actual closings has ticked up showing that there is inventor; it just sells fast. The has been the trend in Routt County for the last dozen years, however the pandemic super-charged it. Across the county, the average price for a single-family home remains strong at just under $1.4M, though that is down by $50K from the previous few months. Prices for condos/townhomes continue to appreciate rapidly, now at $820K up 30% from last year. The average price per square foot for all property types in Routt County is over $500. Despite a large jump in mortgage rates, April 2022 has been the biggest month of the year thus far in terms of volume, with $125M in sales. Rates on 30-year fixed mortgages are now solidly above 5%, which will eventually tamp down buyer demand, especially in the entry level market. With home prices continuing to climb (residential properties in Routt County appreciated between 17-27% on an annual basis each month of the last two years), rising interest rates, and inflationary pressures, many buyers continue to wonder if a bubble burst is on the horizon. Leading economists continue to agree that it’s unlikely; there is still very real demand for homes, and the underlying economic conditions and lending policies are extremely different from 2008. The Chief Economist for the National Association of Realtors, Lawrence Yun, predicted last week that inflationary pressures will slow demand in 2022, which should help control rapid home appreciation (but not bursting any bubbles). Home price escalation, as we’ve seen the last two years, is unsustainable and many housing economists are now predicting 2022 price appreciation to be in the 4-10% range, more in line with historic norms. 2021 AT A GLANCE In 2021, real estate in Routt County continued chugging along on its run of epic proportions. The ongoing pandemic kept fueling buyer demand as more and more people looked to own real estate in the Yampa Valley. Half of the buyers were existing locals or those who were able to move here full-time due to location-neutral jobs. The other half purchased vacation homes, seeking a respite from life outside of Steamboat. Sellers often received multiple offers, many above asking price; on average, sellers received 99.6% of their listing price. Curiously, despite rapidly appreciating property values, many would-be sellers seemed content to let the market appreciate; this resulted in all-time low listing inventory. Some potential sellers were optimistic that there would be ongoing appreciation while others were challenged to buy elsewhere amidst a nationwide surge in home values and dearth of inventory. In Routt County, we had 98 listings going into 2021 and we entered 2022 with a paltry 71 offerings. 2021 eclipsed the record-breaking statistics of 2020. Routt County closed out the year with over $1.4B in sales volume, an increase of 31% over 2020. The average price of residential properties in Steamboat Springs went up by 24% to $630K, following 2020’s very healthy price appreciation of 18%. Single-family homes in Steamboat city limits saw the biggest spike, increasing by an astounding 38%, with the average price now just over $2M. This price appreciation was fueled by the luxury market, with 62 transactions of homes above $2.5M, almost double that of 2020. Neighboring towns also reaped the benefits of an escalating housing market. The average price of a single-family home in Oak Creek reached $735K and in Hayden the average price is now $449K. With soaring building costs, the sale of raw land was also hot, with 519 closings in 2021, an increase of 47% over 2020. With so much demand, it is easy to see why building permits remained strong in 2021, with 986 building permits issued county-wide. With workers sporadically returning to the office in 2021, the commercial market is also making a recovery. There were only 45 commercial transactions county-wide in 2020, but a healthy increase to 65 transactions in 2021. Although only anecdotal, the commercial market seems to lag residential home sales by about 6-12 months. If that’s true, commercial transactions should be hot in the coming year. If we learned anything in 2021, it’s that we cannot predict the future.
