We continue to lead the region in sales With an average sales volume of 160 homes per year, The Pinehills continues to outsell every other masterplanned community in Massachusetts. Proof that a community built on the principles of sustainability and great design is a community where people want to be.

we invented a fun way to get acquainted with a new place Before there was such a fully realized place as The Pinehills, there was The Summerhouse. This wonderful interpretation of a rambling New England country house has charmed visitors from the start. To this day, The Summerhouse is the gateway to The Pinehills experience. It’s where people begin their journey. Where they learn all the intriguing things about living here. And where they return time and time again for a cup of coffee, a warm cookie and a friendly welcome. It’s also where many fall in love with this community.

over 2,900 families now call the pinehills home What’s also remarkable is that 22% of our residents relocated from out of state. Thanks to the ongoing focus of industry, academic and popular media attention, The Pinehills has widespread reach and appeal. Two examples: The Pinehills was selected as the site for the HGTV Green Home 2010. And, more recently, The National Association of Home Builders named The Pinehills the “2015 Community of the Year” in the Best of American Living Awards. This kind of recognition has helped The Pinehills grow into a well-established, vibrant community with a variety of boutiques, eateries and services, ten miles of trails, and thousands of trees. In terms of home sales, we are well beyond the half-way mark. And yet there’s still plenty of room to grow.

the pinehills has created More than $1.5 billion In total value In a relatively short time, The Pinehills has become an engine of prosperity. Now exceeding $1.59 billion in total assessed value, the community stands out as the region’s most fiscally favorable mixed-use development—from both a cost-to-revenue perspective and in terms of net dollars returned to the Town of Plymouth on an annual basis.*

we continue to expand our offering of home choices And, consequently, we are broadening our spectrum of homebuyers. Choices now include condominium townhomes, three types of cottages, portfolio homes, custom homes, luxury apartments, and 55+ homes. New home prices range from the $500s to well over $2 million. More diversity makes for a more robust community—a real village—and broader opportunities for builders to serve an even broader marketplace.

the village green Is a regional destination Overlooking a classic tree lawn, The Pinehills Village Green continues to grow as a vibrant economic and social center. It has emerged as a popular regional gathering spot. In fact, two thirds of the people who come here to shop and dine live outside The Pinehills. And thousands come out for seasonal celebrations and art festivals.

more visitors more business People come from far and wide to shop at The Market and to dine at the Rye Tavern, named “one of the great farm-to-table restaurants in the U.S.” They come to enjoy a cappuccino at the café and to find the perfect pairing at Long Ridge Wine & Spirits. and then there’s golf The Pinehills is home to the Pinehills Golf Club and two of New England’s five-star public courses: the Nicklaus and the Rees Jones. (The latter is ranked among the “Top 100 Courses You Can Play” by Golf magazine.) Pinehills Golf Club provides a picturesque setting for social gatherings and planned events. And at the private Old Sandwich Golf Club, members have the rare privilege of playing on one of the most prestigious courses in the nation. Designed by Bill Coore and Ben Crenshaw, it’s currently ranked #46 in the United States and #90 in the world among Golf magazine’s “Top 100 Courses.” All together, these courses host over 70,000 rounds of golf annually, as well as many corporate and charitable tournaments—attracting a steady stream of highly qualified, lifestyle-aligned visitors to our neighborhood.

Walker Smith, Executive Chairman of The Futures Company. They all come here to speak, exchange ideas and find inspiration in one of the nation’s premier models of successful, sustainable placemaking. 24

Sample the creative cuisine. Stop for a tour (and taste) at the local microbreweries and winery. Enjoy a concert by the Plymouth Philharmonic. And relax amid the natural beauty of Plymouth’s state parks and beaches.

“as of right” zoning streamlines the process Thanks in part to a long, productive working relationship with The Pinehills, the Town of Plymouth has implemented an innovative “As of Right” zoning process that expedites building permits in as few as 30 days, and neighborhood approval in about 60 days. The Pinehills is already approved for 3,065 homes and 1.3 million square feet of mixed-use commercial and retail space. As a result, the community is well-positioned for future growth.
