Ready Media Group Hits AREC After the disappointing cancellation of Australia’s largest real estate conference in 2020, Ready Media Group was poised to make impact at the much anticipated and rebooted AREC 2021 event, held at the Gold Coast Exhibition and Convention Centre in late May. Through a prolonged period of missing in-person interaction with clients through rolling lock-downs and restrictions, the opportunity to meet face to face with thousands within the property industry was too good to miss. Ready Media Group was a beacon at the event with the biggest and brightest exhibition setup, drawing in hundreds to our exhibit throughout the two-day event. For Ready Media Group, attending the event proved an important exercise in listening to the needs and expectations of agents in a rapidly changing property marketing landscape. Being the only commercial property portal in attendance allowed us to continue our quest on being a business that listens to the needs of our customers and innovate accordingly. What we learnt was that agents are eager to stand out in a crowded marketplace and are constantly seeking new ways to penetrate through the noise; and in particular want to target their marketing efforts for more efficiently run campaigns. Hearing the needs of the market firsthand helps us consolidate and build on our already niche product offering which takes a consultative approach to work directly with agency clients and build bespoke solutions to their individual campaign needs. Our ferocious, in-house creative production team and industry leading social media campaign management are two key factors that satisfy these needs, and not only deliver enquiry, but help build our clients’ brand in the marketplace. Thanks to all those that visited our exhibit this year and we’re excited to apply our new market knowledge to better service all our clients.

Market Moves: Around the Country NATIONAL OFFICE PORTFOLIO - $780 million Charter Hall have entered into a 50/50 joint venture with CLW to secure an office and industrial investment portfolio worth $780 million. The Portfolio is characterised by long leases to Commonwealth Government and Government supported tenants (average WALE of 9.1 years) and comprises of four assets with a total NLA of 69,503sqm, including; the Services Australia building in Tuggeranong (ACT) for $306 million; the ATO building in Box Hill (VIC) for $230 million; the Australian Red Cross Building in Alexandria,
NSW OUTER RING SYDNEY - $275 million Two major Sydney residential subdivisions have been scooped up by Metro Property Development for a total of $275 million. The deals include the 900-lot site at Bingara Gorge in Wilton, which is speculated to have been worth $220 million. The second deal involved the acquisition of a 11.5-hectare site in Pemulwuy for $55 million. The site was sold with approval for the development of 119 residential lots, 120 apartments and 22 duplexes. The Bingara Gorge deal was handled by Biggin & Scott Land and Colliers, with CBRE’s Alex Mirzaian managing the Pemulwuy transaction. DOUBLE BAY - $180 million The 140-room InterContinental Double Bay has recently traded hands, moving from Chinese real estate giant Shanghai United to a partnership between developers Fridcorp and Piety Group for near $180million, marking one of the biggest hotel deals since March 2020. The Agency’s Steven Chen brokered the deal off-market. MASCOT - $151.5 million An office neighbouring Sydney’s Kingsford Smith Airport in Mascot has been scooped up by Savills Investment Management for $151.5 million. Located at 241 O’Riordan Street, the 12-level complex was originally purchased by the vendor Fort Street Real Estate Capital Property Fund, around four years ago for $128.4 million. The deal was brokered by Colliers’ James Barber, Adam Woodward and James Mitchell conjunctionally with JLL’s Simon Storry and Luke Billiau. BYRON BAY - $120 million The Mercato shopping centre in Byron Bay has traded hands for near $120 million. It moved from partner owners Wingate and Azzura to a family fund headed by the Mustaca family and the Pelligra family. The deal marks one of the largest commercial deals ever for the region. JLL’s Nick Willis, Jacob Swan and Sam Hatcher managed the deal. EASTERN CREEK - $130.1 million Lendlease have picked up a 6.1-hectare distribution centre in Eastern Creek, currently occupied by Best & Less, for $130.1 million. RAYMOND TERRACE - $87.5 million Canberra-based Goodwin & Kenyon Group have divested from MarketPlace Raymond Terrace, a Newcastle region shopping centre, with SCA Property Group paying $87.5 million for the asset. JLL’s Jacob Swan, Sam Hatcher and Nick Willis brokered the deal. WILLIAMTOWN - $55 million Australian Unity’s Diversified Property Fund has acquired the Williamtown Aerospace Centre for circa $55 million. The high-quality campus-style commercial office park is adjacent to Newcastle Airport and the Williamtown Royal Australian Air Force Base. POINT PIPER - $41 million Fortis and Dare Property Group have jointly acquired a 2,393sqm site located on Wunulla Road in Point Piper for circa $41 million. Offering about 2,650

(NSW) for $159 million; and the ATO Building in Albury (NSW) for $85 million. INDUSTRIAL, OFFICE & RESIDENTIAL PORTFOLIO - $200 million A portfolio held by the family of late architect turned developer Len Buckeridge, comprising of 39 investment properties across industrial, office and residential was sold to Fife Capital for a speculated $200 million. CBRE’s Aaron Desange and Chris O’Brien managed the deal. INDUSTRIAL PORTFOLIO - $125.1 million A portfolio of three east coast industrial investments has traded hands from Ascendas REIT to two separate buyers for a total of $125.1 million. The first asset involves the former Décor head office and distribution
sqm of NSA, a proposed multi-million dollar new build on the site, named Piper House, will feature 18 boutique homes, complemented by basement parking. Construction of the proposed new build is anticipated for 2022, subsequent to the demolition of the existing buildings on the site in late 2021. The transaction was negotiated by CBRE’s Ben Stewart. CROWS NEST - $32.25 million The former Warner Music building in Sydney’s Crows Nest has traded from Sun Property to private investor JH Melrose for $32.25 million. The vendors originally purchased the asset in early 2017 for $22 million. CBRE’s Jason Lowry, Toby Silk, Nicholas Heaton and Tao Shi brokered the deal. LEICHARDT - $24 million Merivale have secured Norton’s Irish Pub in Leichhardt in the city’s inner west for close to $24 million. The deal was negotiated by JLL’s John Musca and Ben McDonald. BYRON BAY - $13.5 million The former Cheeky Monkey’s bar and back-packers in Byron Bay has sold, coupled with neighbouring Thai Sabai massage parlour, to Merivale Group for a speculated $13.5 million. JLL’s John Musca managed the off-market deal. AUBURN - $13.06 million The site of Auburn Centrelink, at 5-9 Macquarie Road, has changed hands for $13.06 million – $4.5 million above the reserve, and setting a new record yield in western Sydney. CBRE’s Robert Dowdy managed the sale. BALMAIN - $12 million April Group has purchased the freehold interest of a Balmain office asset and the leasehold interest of the adjoining wharf from a private vendor for $12 million representing a 3.87% yield. The property comprises three levels of office accommodation on a large 1,348sqm freehold site, along with 5,920sqm of leasehold interest in the adjoining wharf. The deal was negotiated by Savills Australia’s Tim Grosmann and Lucy Abram. SMITHFIELD - $10.4 million A warehouse at 101 Woodpark Road inSmithfield has been picked up by an owner-occupier for $10.4 million; around 20% above the reserve. LJ Hooker Commercial’s Marcel Elias managed the deal. SURRY HILLS - $9 million The iconic Hollywood Hotel in Surry Hills has traded to Parlour Group for a speculated $9 million. Located at 2 Foster Street, the five-storey venue was first constructed around 1942 and was bought by Doris Goddard (who passed away in 2019), along with her husband, in 1977 for just $175,000. HTL’s Andrew Jolliffe and Sam Handy managed the deal. SMITHFIELD - $3.21 million The former owner of industrial equipment manufacturer Quality Tool & Die NSW has sold their company’s long-time base at 95 Percival Road in Smithfield to a private buyer for $3.21 million. CBRE’s Janet Joljian managed the sale. BASS HILL - $2 million Chau Family has sold a 689sqm commercial property on a corner position at 906 Hume Highway, Bass Hill
centre at 1314 Ferntree Gully Road in Scoresby, picked up by China Tube Pty Ltd in partnership with Haelram Pty Ltd. The next two logistics assets are both held in Brisbane’s Heathwood, with SIRE (Strategic Industrial Real Estate) securing both for a total $101.6 million. RETIREMENT LIVING PORTFOLIO - $65 million Greengate have sold three aged care and retirement living assets to Australian Unity for $65 million. The agreement includes two assets in New South Wales (Kogarah and Maroubra), one in Queensland (Wolloongabba), and an additional block of land in Auchenflower (QLD) which is permitted to make way for a fourth retirement project. In total the three operational assets provide 253 independent living units and 225 residential aged care beds.

FOOTSCRAY - $224 million A modern 14-level building in Footscray has been traded from the Grollo family to Centuria Capital Group, who will seed a new unlisted single asset fund with the acquisition, for $224 million. Located at 1 McNab Avenue, the building finished construction seven years ago and was designated as the first stage of a mixed-use project incorporating the neighbouring site; the balance of project did not go ahead. The building offers 20,191sqm of NLA across 10-storeys with four floors for car parking. Knight Frank’s Paul Kempton managed the deal. EAST BORONIA - $106 million Charter Hall secured a life sciences building on 16.8 hectares in Boronia for $106 million. Located at 1061 Mountain Highway, the property was sold with a 2.3year leaseback to vendor GlaxoSmithKline. CBRE’s Chris O’Brien, Ben Hegerty, Rory Hilton and Andrew Bell managed the transaction. MELBOURNE - $49.22 million In an off-market deal worth $49.22 million, Longriver have purchased 157-173 Lonsdale Street; a collection of CBD buildings that cover the south east corner of Lonsdale and Russell street. Emmetts’ Charles Emmett handled the deal. LORNE - $38 million The landmark Lorne Hotel changed hands from the Upham family to Merivale for $38 million. JLL’s John Musca and Will Connolly managed the deal. BENTLEIGH EAST - $33 million The freehold interest in the ALH leased Boundary Hotel in Bentleigh East has been picked up by a private investor for $33 million. The transaction was negotiated by JLL’s Stuart Taylor, MingXuan Li, Tom Noonan and Will Connolly. CREMORNE - $26.9 million Fortis have acquired a new site in Cremorne at 65-81 Dover Street for $26.9 million. The 1,850sqm site will offer premium commercial and retail space in the sought-after city-fringe location. The transaction was negotiated by Ben Baines, Ted Dwyer and Peter Bremner of Colliers. CHILDCARE PORTFOLIO - $23.722 A Hong Kong investor, who was bidding over the phone, has secured three Victorian childcare assets for a combined total of $23.722. The biggest of the three involved an Explorers EarlyLearning complex in Williams Landing which reached a final auction price of $10.98 million. CLAYTON - $12 million Bakery goods manufacturer Glicks have sold their Clayton South headquarters (37-53 Whiteside Road) in an off-market transaction to an owner-occupier for a speculated $12 million. The complex includes a manufacturing plant and distribution centre. The deal was negotiated by Barry Plant’s Benjamin Klein together with Crabtrees Real Estate’s Andrew Louden & Chris McKenzie. DROUIN - $14 million A 42.8-hectare raw land property in Drouin in Victoria’s Gippsland region has sold for near $14 million. Holding address at Lot 2, 343 McGlone Road consists of 31.67 hectares of developable land. Real Properties Joe Catanese and Lucas Gentile managed the deal. SOUTH YARRA - $13.5 million Local developer Oreana Property Group has picked up a row of four shops at 169-175 Toorak Road, South Yarra for $13.15 million. Emmetts’ Charles Emmett, Geoff Emmett, Hung Pham and Andrew Milligan handled the deal. DANDENONG - $12 million The Dandenong site of Melbourne’s only Family Court of Australia outside of the CBD has changed hands for $12 million. A private investor purchased 53-55 Robinson Street, a 2,729sqm office building, which was sold with a lease to the Commonwealth Government through to July 2023 with no further options. Based on the annual rent of $782,413, the sale reflects a yield of 6.5%. Gross Waddell ICR’s Alex Ham and Michael Gross, in conjunction with CBRE’s Scott Orchard, Scott Hawthorne and Jimmy Tat managed the sale. GLEN WAVERLEY - $11.5 million A development site in Glen Waverley which is permit-ready for a four-level residential complexhas traded for $11.5 million. The asset includes 17 Marriott Parade and a neighbouring block “#15”, and encompasses a total land area of 2,210sqm. The permit allows for the construction of 11 dwellings, five townhouses and a basement car park. Harcourts–Judd White’s Nuria Jewell and Anita Meng managed the deal. WANTIRNA SOUTH - $6.42 million A high-profile large parcel of land located at 500 Stud Road in Wantirna South has recently sold for $6.42 million. The incoming owners, Up Property, have future plans for a residential development. CVA Property consultant Daniel Philip managed the sale. ALTONA NORTH - $6.2 million A record yield of 3.75% and a sale price of $6.2 million has been achieved for a Hungry Jacks investment at 155-159 Millers Road in Altona North. The fast food restaurant returns a current income of $233,547 per annum, with seven years remaining on the lease, which includes CPI increases. CBRE’s David Minty, Nathan Mufale, Scott Hawthorne and JJ Heng managed the sale. TRUGANINA - $6 million Family-owned Heaven’s Bakehouse has purchased 2 Carmen Street, in Truganina, for $6 million with plans to establish a new production facility. CBRE’s Tom Murphy, Ricardo Cappelletti and Fergus Pragnell managed the sale on behalf of the vendor, Al Raziq Investments. KEYSBOROUGH - $5 million Four office and warehouse investments within the Greenlink Business complex in Keysborough have recently transacted off-market for a combined total of circa $5 million. Real Properties’ Ben Ameti and Joe Catanese managed the off-market campaign. DANDENONG SOUTH - $3.21 million A Dandenong South manufacturing facility has seen a competitive auction secure a low yield of 4.26%, with the final price under the hammer reaching $3.21 million - $710,000 above the reserve price. CBRE’s Tim Homes, Lachlan Ferguson and Ned Murphy managed the sale. KEW EAST - $2.4 million A modern 501sqm, two-storey office has traded hands for $2.4 million. The well-presented suite offered an open plan and multi-partitioned space with a boardroom/ presentation area, rear courtyard, 10 on-site carparks and amenities including kitchenette and shower. The deal was managed by CVA Property Consultants’ Jarrod Moran and Ryan Milivojac. SUNBURY - $2.4 million A high exposure land site in the heart of Sunbury has transacted for $2.4 million. CVA Property consultant Leo Mancino handled the sale.

BRSIBANE - $210 million Chicago investment group, LaSalle Investment Management, has sold a CBD office building, located at 307 Queen Street, Brisbane, to Fortius for $210 million.
ELLENBROOK - $12 million The Broadway Medical Centre has been sold to Elanor Investors Group for $12 million. The investment firm will add the new acquisition, which marks the fifth this year, to its newly created unlisted healthcare real estate fund, which is now valued at $201.2 million.
BRISBANE - $210 million The State Law Building in Brisbane’s CBD has changed hands from ESR and Goldman Sachs to Hines for a speculated $210 million. Located at 50 Ann Street the A-grade building rises 25 storeys, and offers 25,519sqm of office space on a 2,198sqm base plate. The deal was handled by CBRE’s Bruce Baker and Flint Davidson with JLL’s Seb Turnbull and Paul Noonan. SERVICE-STATION PORTFOLIO - $59 million A portfolio of six service stations anchored by 7-Eleven outlets, all with south-east Queensland addresses (Griffin, Holmview, North Lakes, Upper Coomera, Greenbank and Highfield), have been scooped up by APN Convenience REIT in a deal worth $59 million. JLL’s Jacob Swan and Sam Hatcher managed the deal. MACGREGOR - $42.15 million A homemaker centre located at 555 Kessels Road has changed hands from Aventus Group to Stirling Property Funds for $42.15 million. The property was originally purchased by the vendors five years ago for $26.1 million. INDUSTRIAL PORTFOLIO - $30 million GARDA Property Group has recently secured three Brisbane industrial sites for near $30 million. The biggest deal involves a 32.38 Ha property at 109-135 Boundary Road in North Lakes, which was secured for $16 million and offers about 22.4 Ha of land ready for development. GARDA intend to create a master-planned business industrial park in its place. The second deal includes a 4.125 Ha parcel at 405 Progress Road in Wacol South, which the property group picked up for $7.2 million. GARDA have plans for a 17,000sqm estate. The third acquisition for $6.8 million was 56-72 Bandara Street in Richlands. This 3.035 Ha landholding is development-ready. JLL’s Gary Hyland and Nick Bandiera managed the deals. MORAYFIELD - $28.85 million Independent property fund manager Argus Property Partners has expanded its South East Queensland portfolio with the $28.85 million acquisition of HomeCo Morayfield. CBRE’s James Douglas, Joe Tynan and Michael Hedger negotiated the sale. MARCOOLA - $20 million The Surfair Beach Hotel in Marcoola, near Maroochydore, has traded from private family owners to Hotel Property Investments for around $20 million. HTL Property’s Glenn Price and Brent McCarthy handled the deal off-market. KEDRON - $7.55 million A private Sydney investor has bought a land/development site north of the Brisbane CBD as 531A-537 Gympie Road and 21 Kate Street in Kedron for a combined $7.55 million. The asset was marketed and sold by Ray White Commercial’s Michael McCullagh, Andrew Doyle, Aaron Aleckson and Paul Anderson. COOLANGATTA - $4.55 million The ANZ and BOQ site at 24-28 Griffith Street in Coolangatta has sold pre-auction for $4.55 million. The 100% ASX Tenanted Beachside Investment featured leases to both ANZ and BOQ and sits on a 473sqm just one block from Coolangatta beach. The asset returns $256,386 pa. Colliers’ James Crawford of managed the deal. ROCKLEA & NORTH IPSWICH - $4.03 million Two Sydney investors have purchased separate buildings in Queensland, both leased to the ASX subsidiary MaxiPARTS, for a combined total value of $4.03 million. The same vendor sold 3/1927 Ipswich Road in Rocklea for $2.23 million on a 7.95% yield and sold North Ipswich’s 27-29 Flint Street for $1.8 million on a yield of 6.7%. Ray White’s Harry Egan and Matt Wray managed the sales. NOOSAVILLE - $2.075 million A local investor has snapped up the freehold of popular local restaurant China Jade at 27 Mary Street for $2.075 million. The property was marketed and sold by Ray White Commercial’s David Brinkley. MIAMI - $1.25 million A local buyer has purchased 8 Hillcrest Parade - a mixed-use industrial site prior to the auction as for $1.25 million. The asset was sold by Ray White Industrial’s Hudson Kaddatz.
MIDLAND - $7.25 million Perth-based property funds manager, Quadrant Investments, has established its new QI Diversified Income Trust No 1, facilitating the acquisition of a two-level CBD office building for $7.25 million. 2 Keane Street sits approximately 17km north east of the Perth CBD and features a modern two-storey office building with a net lettable area of 1,367sqm, a basement car park for 33 vehicles, end of trip facilities and bike parking. Savills Australia’s Barney Dear facilitated the deal. RIVERVALE - $5.3 million A private local businessman has purchased a substantial office/warehouse at 33 Cleaver Terrace for $5.3 million. The property sits on a large 9,991sqm land area with a 6,020sqm warehouse and 1,522sqm of office space. The asset was sold by Ray White Commercial’s Chris Matthews and Martin Vogt. CANNING VALE - $4.775 million Local owner-occupiers have snapped up eight separate office/warehouse units at 2-6 Tulloch Way for a total sale value of $4.775 million. Ray White Commercial’s Josh Sumner and Enrique Reyes managed the deals. NORTHBRIDGE - $1.85 million A prime freehold restaurant at 158 James Street has sold to a local investor for $1.85 million. The property was marketed by Ray White Commercial’s Brett Wilkins and Stephen Harrison. EAST PERTH - $1.44 million A local investor has purchased a vacant development site at 77 Brown Street for $1.44 million. The property was sold by Ray White Commercial’s Stephen Harrison.
SA SERVICE STATION PORTFOLIO - $35.5 million A portfolio of six service stations has been scooped up by APN Funds Management for $35.5 million. The acquisitions will be added to their Convenience Retail REIT (AQR). All assets were sold with a 20-year leaseback to On The Run, a subsidiary of Peregrine Corporation, and included; 51 Grand Junction Road, Gepps Cross; 303 Glen Osmond Road, Glenunga; 1 Mildred Street, Kapunda; 1 Deviation Road, Naracoorte; 61-65 Old Princes Highway, Murray Bridge Eastside; and 89 Military Street, West Beach. PORT PIRIE - $3.6 million Black Rhino Group have scooped up the Portside Tavern, marking the second SA acquisition for the group with more transactions set to be announced over the coming weeks. The tavern had been recently refurbished and presents a spacious bistro, a 32 gaming machines lounge, first floor nightclub, and a craft gin bar. NORWOOD - $1.2 million A local owner-occupier has purchased 116 Fullarton Road from for $1.2 million. The 324sqm office is on a 457sqm site and comprises of four office rooms, reception area, staff amenities, storage room and rear studio/ warehouse. The property was sold via a private treaty by Knight Frank’s Jack Dyson and Marco Onorato, with the campaign yielding over 150 enquiries.
