Luxurious Waterfront Residence No plane tickets required - If you should be the very fortunate new owner of this beautiful estate you will enjoy private resort style living every day of the year and it’s only 29kms from Mandurah and 99kms from the centre of Perth. The property covers 4.2128Hectares and has High Water Mark frontage of approx 250 metres to the Harvey Estuary and is located within Mandurah Municipality. There are two residences, a garage and two storage sheds on the property. The main residence which was completed in 2002 is a brick and iron roofed structure comprising four bedrooms, two and a half bathrooms plus an office, laundry, living area, kitchen and pantry. The master bedroom has two walk in robes and en-suite. In 2010 this house was extended to incorporate and alfresco, barbecue area as well as a new wing incorporating two bedrooms complete with en-suites, a kitchen and living area as well as a storeroom and outside toilet. Both sections of the home are surrounded on three sides by a bull nosed veranda which is three metres wide. At the rear of the main house there is a paved court yard surrounded with a limestone brick fence and has shade sails overhead. Resort Style Living A 12kw solar power supply consisting of 44 panels and an ABB Inverter supplements power usage to all buildings and a Diesel powered 40KVA generator equipped with an Automatic Changeover Switch provides emergency power in the event of a Western Power, power outage. A solar HWS provides hot water to the newest home. The other residence has instantaneous gas HWS. Homes are air conditioned with reverse cycle air conditioners and kitchens have six burner gas top stoves with electric ovens. Ceilings are 2.8m and air conditioning is supplemented with ceiling fans. A back to base security system is installed in the main house and garage and CCTV with eight cameras is also installed. Telephone and internet are via satellite. Water supply for the house and hand watering comes from rain water tanks via pressure pumps. There is a total rainwater storage capacity of 325,000litres. Each house has a septic system with nutrient retention effluent treatment set up. There are three separated reticulation watering systems. One at each house for garden and lawn watering and another system to water the orchard and vegetable garden. Water for the reticulation is draw from a well with spear on the property. In addition to the garage there are two storage sheds. The first being a steel framed colour bond shed approximately 9mx18m and the other shed being 6mx6m. Both have electricity connected. A small paddock of 2ha within the property has been used to run sheep in the past but could probably be used to run a pony or two. An all-weather recycled asphalt road leads from the Old Coast Road to the houses and sheds and a limestone block wall with electrically operated gate is at the entrance. The boundary fence along Old Coast Road is a 1.5m high steel picket fence.
