YOUR PROPERTY UPDATE HALF YEAR // JUNE 2017
PRESENTED BY THE AGENTS LLOYD-SMITH facebook.com/theagentslloydsmith
Greater Bunbury What's been happening? The final design for the upgrade of the Parade Road/Knight Street intersection is nearing completion. The upgrade of this intersection includes the installation of a new roundabout to manage traffic flows, particularly in school times. This will be one of the City’s major construction projects for 2017/18 and is scheduled to begin in September. This intersection has become progressively busy over time, particularly since the opening of Parade Road from Dalyellup. The project is 2/3 funded from the Regional Road Group, with additional contributions from the Dalyellup developer. The Strickland Street/King Road roundabout is also about to undergo an upgrade. The condition of the road pavement is very poor as a result of increased traffic loads and possible water intrusion from a water main. This project forms part of a number of projects that will see the entire length of King Road upgraded over a number of years. Six new artworks have been acquired into the City of Bunbury Art Collection from the 2017 Bunbury Biennale. The works range across a variety of mediums from oil painting to ceramics and textiles. The acquisitions also include the first video artwork to be included in the collection – David Carson’s Video for Synaesthetists. All the works are by contemporary artists based in Western Australia. The Biennale is a major opportunity for the city to acquire new works for the collection which reflect the depth and breadth of artistic practice in our state. The Bunbury Wildlife Park collected its highest income on record in 2016/17, with the park taking in $529,828 across admissions, café and merchandise sales. This is an increase of 9% from 2015/16 takings. Attendance at the park also increased with 37,349 people coming through the doors, a rise of 11% on the previous financial year. The Green Army has been busy repairing the fencing at Hay Park and Loughton Park. The team repaired and tensioned the fencing wire at Loughton Park, repaired the fence and added in a new walkway entrance at Hay Park and installed some bollards at the new revegetation site in Manea Park using recycled pine posts. The South West Sports Centre has enjoyed a spruce up recently with repairs and painting being carried out on bridges in the leisure pool area. The walls of all six squash courts have also received a fresh coat of paint. A range of playgrounds have received a facelift in recent weeks with soft fall replacement undertaken at Des Ugle, DC Foster, Catalpa, Fenian and Mason playgrounds.
Council sets direction for Civic and Cultural Precinct A multi-deck car park, possible expansion of the art gallery and new community spaces are among the considerations being investigated by a consultant for a new civic and cultural precinct in Bunbury’s CBD. The Bunbury City Council confirmed key elements to be included in the design process, which is a preliminary step that works towards assessing the viability and business case for the new precinct. It includes investigating a 300 bay multi-deck car park on Lot 5 Wellington Street, which has the flexibility to increase to 600 bays; a civic square on the current South’s car park site; and possible gallery expansion and more storage space to complement the existing art gallery. Consultants Bollig Design Group will also explore a range of ideas to enhance connectivity in the precinct, such as connecting Centenary Gardens to the new civic square and shared space on sections of Wittenoom Street and Prinsep Street. Work will also be carried out to develop a place making and activation strategy; a business case for commercial, retail and food and beverage opportunities; and also building a business case for public and private partnerships. Bunbury Mayor Gary Brennan said the aim of the civic and cultural precinct was to increase the city’s social and economic vibrancy. “It is important to note that we are still in the very preliminary stages of formulating a vision for the civic and cultural precinct with Council’s decision providing guidance to the consultants about the direction we would like to take,” Mr Brennan said. “We are not rushing this process as it is important that council considers what the city needs now and into the future. “It is also vital that we have as much community input as possible and that people understand nothing yet has been set in concrete. “The consultants will be engaging with a wide range of stakeholders and the city will also include the community in the conversation as the process expands. “It is going to be exciting to explore the options available to us.” The consultants will now prepare more detailed concepts and report back to council in the next few months.

Having previously bought and sold six homes and one commercial property we sought out an agent to sell home number seven. Being followers of local property market we found a small article on Domain.com about The Agents Lloyd-Smith and liked what we read. Steve, a professional photographer, came and took photos of our home which were truly beautiful and kindly gave us a copy. The Agents Lloyd-Smith really are amazing marketers. In a short while we had an offer which we happily accepted. Waiting the thirty days until the deal went unconditional was not a problem as Steve knew his buyers loved our home. As we were going to downsize and go traveling in our van, we decided to have a garage sale. The Agents Lloyd-Smith offered to come and help us on the day, not only the men but Steve’s wife Steph came along to also help. The sale went extremely well with all the helping hands, we actually had so much fun with the Lloyd-Smith family. The sale of our seventh home was by far and away the best dealings with real estate agents we have ever experienced and cannot recommend the Lloyd-Smith team highly enough. Pete and De Johnston
