Lorraine began her real estate career in 1997 working in the administrative department for a local real estate firm. Licensed as a broker in 2006, Lorraine became the assistant to the managing principal broker. In 2008, she received her principal brokers license. Angela Renzi was born and raised in NE Washington. From 1997 until 2005 she worked for the Florida Department of Corrections as a word processor and receptionist. Upon her return to Washington State she worked for a non-profit organization as a graphic designer and webmaster. In late 2011 she moved to the Central Oregon area and obtained a position with Coca Cola. In March 2012, Angela was hired as an Administrative Assistant for Cascade Sotheby’s. In the fall of 2012 she was promoted to the position of Transactions Coordinator. FALL HOME SAFETY & MAINTENANCE TIPS BY WIN HOME INSPECTION Fall is here; this is one of the most important times of the year for home maintenance. With the cold nights just around the corner it is time to light the fires and with the furnace already running, it pays to keep ahead of potential problems by doing a little home maintenance. Home safety is always a priority, but protecting your investment in your home is important. 1. Smoke Detectors and Carbon Monoxide detectors: Currently safety standards call for units on each level, in bedrooms and outside sleeping areas. Older units are required to be replaced with current like units, i.e.: new hardwired units replace old hard-wired units. All new units must have a hush button and if not hardwired, 10 year batteries. Manufacturers recommend replacing units older than 10 years. If you have fossil fuel burning appliances or an attached garage CO detectors are required within 15 feet of all sleeping areas. 2. Fireplaces and Wood Stoves: Clean the inside of fireplace and chimney. If you have a free standing stove be sure the chimney is clear and the stove pipe is in good condition. If you find any debris or creosote inside the chimney be sure call in a chimney sweep to clean and inspect the condition of your flue. 3. Fire extinguisher: If you have one check the date and condition of it. If you don’t own one purchase one and mount it in the kitchen. 4. Utility Shutoffs: Be sure you know where the main shutoffs are for your gas, electric service and water, and know how to operate them.
5. Heating System: If you have a furnace remove the cover and look and see if there is any excessive rust or any signs of gas leaks. Make sure the exhaust vent is in good condition. If you have a heat pump there is less maintenance since the heat pump uses the same components for heating and cooling. Keep filters clean and changed, this should be performed monthly on both types of heating systems. If you hear strange noises, suspect a gas leak or find any problem you are unsure of call a professional service technician to make repairs immediately. 6. Duct Work: Check the ducts for cracks or openings that will lose air. You should turn the fan on and feel for air leaks around the unit itself and seal and tape any air leaks. It’s a good idea to check the duct work inside attics, basements and crawl space for air loss. Make any repairs with foil tape or products designed to seal ducting. 7. Doors and Windows: Check the weather seals around your exterior doors replace or repair any damaged seals around the door including the threshold seal. Make sure all the windows close and lock properly and repair any air gaps.

Energy Efficiency: If you feel air moving inside your home that is not the result of your heating system do a little detective work and see if you are getting air from an outside air source, you may be surprised how much air infiltration comes from your crawl space or attic due to small openings that are not sealed.

The Lara House was built in 1910 by J.W.Dimick for Arthur M. Lara and Mable E. Lara. It was the first home built in what is now known as the Drake Historic District in Bend. During World War II, the home housed mostly families of army personal who were stationed at Camp Abbot south of Bend where Sunriver is today. Then in 1983 the home first became a Bed and Breakfast and it has been one ever since.

The rooms are named after local historical landmarks or scenic areas that include the Bachelor, Drake, Deschutes, Shevlin, Cascade and the Summit rooms. It is said that homes tell stories… tales of those before us and hopefully many of those still yet to come. This is the magnificent story of a compassionate renovation behind one of Central Oregon’s most stunning ranches. As a result of the Federal Government seeking settlers and farmers for the rugged West, land claims for 160 acres were available to those who could irrigate at least 20 of those acres. Between 1902-1905, the land in Tumalo was promoted nationally as “profitable 80-acre homesteads.” Box S is now a pristine 280 acres complete with 95 acres of irrigation, two stocked ponds, varied topography, perimeter fencing and stunning Cascade mountain views. It is a far cry from the barren land that existed in the early 1900’s yet a complete throw back to the nostalgia of that era. The Box S ranch has been home to only five owners over the last 100 years. Folklore tells the story of the “Box S” name. It is thought that the “S” shape of the canyon on the property helped provide a perfect “box” to contain cattle and thus Box S Ranch was born. Although the exact date of the first occupants is unknown, the current owners found newspapers dating back to 1903 in the walls of the original bunk house.
In 1991, the current owners bought the tired cattle ranch to be a family retreat for their three sons and extended family. The ranch was in great disrepair but despite the outward appearance, they began their passionate pursuit to restore the Box S with all its unique seclusion, privacy and splendor. While every building and structure needed to be replaced it was obvious that the fi rst settlers had given great thought to where and why buildings were built on the property. The Davenport’s wanted to keep the original feel of the central compound. Their long term plan to totally rebuild the ranch started with a new ranch managers house and main barn in 1992. In 1998 construction of the Great House began. Th is was to replace the old homestead which had neither foundation nor central heat. The Great House as it is now called was built on the same spot as the old homestead, nestled in the mature 100 year old cottonwoods planted by the original owners. Sunriver is a world of its own where there are more bikes and deer than cars and chaos. Tranquil, scenic and thoroughly enjoyable from the beginning of this mini trip. Starting at Sunset Lodging Village 5 the vacation was perfect. A two night three day escape was perfect even if just from Bend! Staying in Goldfinch #11 was such a treat. A quiet, treed cul de sac with easy access to the bike trails, a quick ride to the SHARC and just seconds away from the river. What to do while in Sunriver? Choosing to be honest is a slightly overwhelming process. The SHARC is something not to miss. Great fun for kids and adults alike with water slides, the lazy river and pools for all ages. Biking is by far the best mode of transportation in Sunriver with paths running throughout the village, the car never left the garage. At the marina in Sunriver the menu of activities is vast from floating the river, to paddle boarding to kayaking. What a picturesque spot with panoramic views, an array of wildlife to be spotted and quiet nooks to picnic in or even margaritas to be
enjoyed at Holas. A few steps away from the cocktails and water sports are the Stables at Sunriver. Horseback trails meandering around the river and through the property give yet another perspective of this fantastic resort. And golf‌.well golf is definitely in the air at Sunriver. Crosswater, honored by Golf Digest as one of the top 100 course in America certainly lives up to the world class expectations. After a long hard day of leisure, cold beer and good food is a must. The Brewhouse delivers. Fried avocado as a starter, crab and artichoke melt and the SBC IPA fish and chips were all a delight and of course don’t forget the outstanding craft beer! Goodies ice cream for dessert followed by a bike ride home to work it all off is a perfect way to end any Sunriver evening. The bad part about Sunriver? Leaving!

For example, if ventilation is not installed in an attic properly mold can develop over time and roof shingles won’t last as long. Second, no matter how good a superintendent is, he can’t watch all the workers all the time. Here are some other reasons a new home needs an inspection.
“The City Building Inspector passed it…” The local building inspectors are often times over worked and only look at the home for 10 minutes three or four times. A home inspector in Oregon follows the State Standards of Practice for Home Inspections - that keeps us on site for three hours or more. We have the opportunity to see things the inspector couldn’t; or things like how systems affect one another; or other things not in their scope. Sometimes things just get overlooked.
Cosmetic vs. incorrect installation vs. incomplete installation Cosmetic issues are the responsibility of the buyer and agent to point out to the builder. Cosmetic issues include overspray or paint discoloration, crooked tile or trim and the like. In a new home inspection the inspector should be looking for incomplete or incorrect system or component installations. Some of these systems
include water heaters; heating and cooling systems; paint coverage (as weather protection); appliance installations; ventilation; and whole house ventilation systems
New systems and products Building products are constantly being improved or updated. Installation instructions and requirements change regularly. More and more often, building codes reference the manufacturer’s installation instructions. Inspectors must be willing to research new products to ensure they are installed properly.
Subcontractor, “It’s not my job…” It is common to find issues created by one subcontractor that caused issue with another trades work. Such as roof shingles damaged by painters while on one roof painting a wall; heating ducts damaged by workers in an attic or crawl space; Insulation displaced or removed to allow electrical or plumbing work not reinstalled; or structural wood cut by plumber to allow for plumbing. Sunday Brunch Baked French Toast Ingredients 1 loaf French bread (enough for about 20 thick slices) 8 large eggs 2 cups half-and-half 1 cup milk 3 tablespoons brown sugar 1 teaspoon vanilla extract 1/2 teaspoon ground cinnamon 1/4 teaspoon ground nutmeg Butter Directions Generously coat 9x12 inch baking dish with butter. Slice French bread into 20 slices, 1-inch each. Arrange slices in baking dish in two layers, overlapping the slices. In a large bowl, combine the eggs, half-and-half, milk, sugar, vanilla, cinnamon and nutmeg. Whisk until blended. Pour mixture over the bread slices, making sure all are covered evenly with the milk-egg mixture. Spoon some of the mixture in between the slices. Cover with foil and refrigerate overnight. The next day, preheat oven to 350 degrees F. Bake for 40 minutes. Serve with butter, warm maple syrup and fresh fruit of choice....raspberries, blueberries, sliced peaches, blackberries or blueberries make for a delicious topping.
