Turn Your Home Library into a Book Lover’s Dream If you love to read, chances are you have an abundance of books in your life. Whether you have the space to display your entire collection or only have room for a single bookcase, there are lots of ways to turn your home library into a book lover’s dream.

Start with space. If you have an entire room you can devote to your books, or must share space with a home office or guest room, try to choose an area in your home that is quiet and relaxing. If space is limited, think outside the box by removing a door from an unused closet and lining it with bookshelves. Tuck a chair and reading lamp behind a decorative screen and, just like that, you’ve got a cozy reading nook.

Show your style with shelving. First, you need to figure out how many books you have and how many you can comfortably display. If you have the space for them, floor to ceiling shelves lined with books make a dramatic statement and can be the centerpiece of the room’s décor. Hanging and glass fronted shelves also add interest. For a more contemporary look, try long and low shelving for easy access to all of your favorite volumes, or install a bookcase under a staircase to create an interesting architectural element.

Put your passion on display. If you love to cook as much as you love to read, chances are you have a lot of cookbooks. Show off your collection by creating a library in your kitchen. Remove the doors from overhead cabinets to turn

them into accessible and visually interesting shelving. If your home library is a family affair, childrens books can be displayed in clever ways—fill a little red wagon with colorful volumes; place kid sized chairs nearby to create a tiny reading room.

Set the mood. If your home library is a place for serious work and study, or a casual space to relax and enjoy your favorite pastime, color can set the mood that you want the space to convey. Rich, dark hues on walls and heavy furnishings evoke a traditional, masculine feel to a library, while cooler shades and clean lines create a more casual vibe. All white walls and shelving make a room both contemporary and relaxing. Get comfortable. Whether you prefer to get cozy in an oversized chair, or love to lounge with your literature, comfortable seating is a must in a home library. Be sure to strategically place a side table near your favorite chair to easily reach reading glasses or hold a beverage.

Lighting is crucial. A home library that has a natural light source is perfect for the daytime reader. After dark, make sure the room has enough table lamps to read by comfortably. Use soft lighting to avoid eye strain. If you use

an overhead light, you might want to consider adding a dimmer to increase the versatility of the room.

Accent & accessorize. Show the world what a true book lover you are by the accessories you choose. If your bookshelves are tall, a simple DIY sliding library ladder makes a great accent piece. Do you have a favorite author? Hang a print of their likeness, or create a special display of their works. Depending on your style, accessories such as pillows embroidered with literary quotes, interesting bookends, and other book inspired accent pieces will help create a home library that you will be sure to love.

10 DIY Bathroom Organization Projects

The bathroom is usually the smallest room in the house, but it is also one of the busiest. Lack of storage and an overabundance of daily necessities can quickly lead to a cluttered and unappealing space.

1

PARE IT DOWN. Start by assessing

what you do and don’t use on a daily basis. That extra hair dryer and those pretty unopened bath products that are taking up room on the vanity could be given away or donated to charity.

2

CONTROL CLUTTER.

Hair brushes, lotions, and the list goes on…they all take up a lot of space in the bathroom. Place items that don’t get a lot of daily use in plastic stackable storage containers that fit under your sink. Store similar items together, and be sure to label the containers for quick and easy access when time is of the essence.

3

MAKE THE MOST OF YOUR MEDICINE CABINET. First, get rid out

any outdated medications, and even consider storing medicine in another room away from moisture. Instead, use the cabinet for much used items like toothpaste, cotton swabs, and deodorant.

4

USE MAGNETS.

Affix small containers and holders with magnets to the inside of the medicine cabinet door to hold smaller items or hang jewelry. If the cabinet is made of plastic or another material, an easily installed piece of sheet metal to the back of the door will do the trick!

5

ORGANIZE YOUR MAKEUP. Kitchen

6

USE HOOKS.

utensil holders fit nicely into shallow bathroom drawers, and the compartments not only make it easy to separate your eye liner from your lipstick, but you’ll be able to quickly find what you need without having to search. Be sure to throw out old, outdated products as you’re organizing. Installing hooks and racks on the inside of cabinet doors is a bathroom organizing staple, and one that you can easily do yourself. Use an under cabinet hook to hang a ready-to-go weekend getaway bag filled with travel sized products to create a practical, organized storage solution.

7

TAKE ADVANTAGE OF UNUSED SPACES. Install shelving above a bath-

room door to create out of the way storage. A kitchen spice rack affixed to the wall between the vanity and the mirror is an easily accessible spot to organize and store small items like nail polish and razors. Wall pockets attached to the unused side of the vanity also make great places to keep brushes and hair dryers off the counter.

8

STORAGE WITH STYLE.

9

MAKE OVER YOUR BATH. Let’s face

Wine racks and shoe cubbies can be repurposed into stylish places to neatly store towels, mats, and toilet paper. These pieces can be painted to complement your bathroom décor or stained to add a touch of elegance to the room. Stack them to create even more storage space.

it, shower caddies aren’t all they are cracked up to be. Products never seem to fit, and caddies make cleaning the shower a pain. The solution? Move it. Use a good adhesive to affix a hook to the back wall of the tub and hang the caddy from there. The caddie is easier to clean behind, and taller bath gels and shampoos now fit with ease.

10 CLEANING PRODUCTS.

Make use of another kitchen staple by putting a Lazy Susan under your bathroom sink to keep cleaning products organized. For a super quick and easy DIY project, install a tension rod from side to side in the upper part of the vanity under the sink to create an out of the way spot for storing spray bottles. Hang them by their triggers and you’re done!

READY, SET, ORGANIZE!

A Homeowner’s Guide to Mortgage Refinancing You have heard the word “refinance” but never quite learned the ins and outs of what it meant. We are here to help. A mortgage refinance means that you are replacing your existing home loan with a new one.

To get you started, we have put together a homeowner’s guide to mortgage refinancing. To begin, you need to determine “why” refinancing your mortgage is the right decision. This reason will guide the process. For instance, you may want a lower interest rate, which could translate into lower monthly payments. In this example, you have the option of adjusting your loan term from a 30-year term to a 15-year term. Another option is to move from an adjustable-rate mortgage to a fixed rate, or the other way around. One last option is a cash out refinance. Before jumping into a final decision, it is vital to crunch some numbers first. For starters, loans are interest heavy at the beginning of their life. As payments go on over the years, more of your monthly payment is applied toward the principal balance (hello, equity), and less toward the interest (money in the bank’s pocket). If you’ve been paying on your loan for a while, it may not be wise to begin a new loan with interest-heavy payments. Based on the amount of time left in your current loan, calculate whether or not a new loan will save you money. In order to stay armed with the proper information, you will need to know the answers to the following questions:

What is your current credit score?

What is the current value of your home?

What are comparable homes in your area selling for?

Rate-and-term refinancing covers the option of lowering your interest rate and/or adjusting your loan term. Just like anything else, you will need to shop around for the best refinance rates. Mortgage lenders are required to issue a document within three days of obtaining your basic information, which includes things like the loan term,

estimated payments, and other fees. You could start with your current bank. We also love the direction of personal recommendations from friends and family who have had good, personable experiences with their lenders. There are several websites out there with mortgage refinance calculators. These tools allow you to easily plug in the numbers of your current payments, loan terms, and interest rates, then compare them with other possibilities. The other type of refinance to consider is called a cash out refinance. This is usually done because you need cash in hand for one reason or another, but can only be done if you have sufficient equity in your home. However, a cash out refinance is not to be confused with a home-equity line of credit. The cash out refinance is paying off your existing home loan, but taking out more than needed in order to receive cash. This scenario leaves you with a new loan, new interest rate, new term, and possibly a new lender. Why do people choose cash out refinancing? Perhaps to pay off higher interest debts, make home improvements, or buy into new property. When taking on a cash out refinance, you may be putting your other debts on your home. This means you’ll lose the precious roof over your head if you can’t make the payments. Also, with this type of refinance, you are essentially resetting the clock on your mortgage term, and losing the equity you spent years building. When determining whether or not refinancing is the right option for you, consider the costs carefully. Go through all of the potential numbers, shop around for the best rates, and choose wisely. At the end of the day, you want to be set up for the best financial scenario tailored for your unique situation. Sources: bankrate.com, nerdwallet.com, thetruthaboutmortgage.com

Innovative Ideas for Maximizing a Small Kitchen

If you’re like most people, then your kitchen tends to be the first room in the house to run out of storage. Try these quick and fun ideas to maximize your kitchen space with minimum effort! Ditch the “Junk Drawer”

Let’s be honest, we all have that one unorganized drawer stuffed with kitchen tools and cookware. That changes now. Take all items out and section the drawer in three diagonal lines, each about 4-6 inches wide. Place the items diagonally into the drawer. Now that all the utensils and cookware can fit by being slanted versus straight across, you’ve freed up about 30% more room in each drawer.

Cabinet Organization 101

To maximize cabinets, use stackable shelves to increase the number of plates and bowls that you can stack safely. Under-shelf baskets are another safe and smart way to stack plates or bowls. They come in adjustable heights, which makes them great to have around children. Wall hooks are also great to hang things like aprons or kitchen towels. These hooks also allow your kitchen towels to dry quicker after wiping off a stack of wet dishes. Remember to utilize the space above your cabinets for things like decorations, blenders, and bottles. By making use of crates or wire baskets for storage, you can even add some color and personality to your kitchen. Placing baskets on top of the cabinets not only maximizes space, but also makes your kitchen look taller! A file holder stuck on the inside of a cabinet door is a great place to store saran wrap, foil or parchment paper. This storage solution brings those frequently used items within arms reach, and opens up room in other places. Another fun idea to maximize space is to install small shelves near the sink or kitchen window. This is the perfect place to display seasoning shakers, teacups and saucers, or even that family heirloom recipe book!

Make Room for Pots & Pans

If you need more space for pots and pans, simply measure an empty wall in your kitchen and go to your local hardware store for a pegboard and hooks. Nail the pegboard to the wall on which to hang your pots and pans. You can even hang large pots and pans from a ceiling mounted pot rack. At a low cost, this simple project frees up an entire area in which to store other items.

Maintain a Practical Pantry

Now we arrive at the pantry, which tends to be the most wasted space in the average homeowner’s kitchen. When used correctly, this is the perfect place to store extra items like a cake stand or small appliances such as a food processor or a rice cooker, along with your other food items. Utilize the multiple pantry shelves by stacking bowls inside one another. Not only does this save space, but it also provides an easy way to group those items that typically get lost or tumble over in a cabinet. For decorative pantry storage, we recommend investing in tall, clear storage containers for items such as dry pasta, or baking goods like sugar, salt and flour.

By harnessing these savvy storage solutions, you’ll soon discover that your kitchen isn’t as small as it once appeared!

Trusty Maintenance Tips for Your Outdoor Grill We all know that warmer weather means spending more quality time outdoors, relaxing in the pool, working in the garden, or cooking out. At the end of the day, the last thing your barbecue guests need is a grimy steak and an ash-kabob, so follow these simple steps to turn your rusty grill into a trusty grill.

AN OUNCE OF PREVENTION Think about how often you clean your kitchen. Not only do you wipe it down thoroughly after every meal, but you also do your best to keep it clean and presentable at all times, right? The same principle must apply to your outdoor grill if it’s going to stay rib-ready all year round. Every time you finish grilling, be sure to scrub the grate with a wire brush before the grill cools. Grills clean more easily when they are still hot. Once you’ve scrubbed off any soot or food residue, wipe down the grilling surface with a high smoking temperature oil such as peanut or vegetable oil. This will preserve the grate for your next meal. We recommend using tongs to rub down the grate with an oil-soaked paper towel. Like a cast iron skillet, a grill grate should stay seasoned with oil to prevent corrosion.

IT’S A DIRTY JOB, BUT SOMEONE’S GOT TO DO IT Rustic simplicity is one of the charms of grilling with charcoal, but it’s not for those who don’t like to get their hands dirty. Ash piles up quickly inside charcoal grills and must be scooped out. This ash can clog your grill vents, which can block airflow and get your food dirty, making it difficult to maintain a fire. Ash should be cleaned out before every grill use, but do not discard ashes while they are still warm. Keep a scoop and a dedicated trash bin near your grill, and always scoop out ash as the first step of any cookout. Remember, fire adds depth of flavor to food. Ash just gets it dirty.

Grease can accelerate corrosion and start fires. If you have a gas grill, check the catch-pan liner before each use. Clean or replace the liner if it’s messy. Grease catchers are easier to clean if they are not full, so don’t let them get out of control or you’ll have an unctuous mess on your hands. That’s not a lesson you want to learn the hard way. In charcoal grills, grease accumulates on the bottom and sides of the grill walls. Using a spray bottle filled with white vinegar, clean the inside of your grill. Spray the grill walls and let the vinegar soak for an hour to loosen baked-on particles, and then scrub with an abrasive pad. Vinegar has excellent cleansing properties and is always safe to use around food, so cleaning your grill in this way twice a year is sufficient.

ON CLOSER INSPECTION Now that you know how to keep your grill clean, it’s time to keep it safe. You may want your cookout to be the talk of the town, but you don’t want it to end up on the evening news. Check the legs and joints of your grill for rust as well as loose or missing fasteners. An unstable grill could create an accidental opportunity to walk across hot coals. If your grill has wheels, lubricate them regularly. If you’re cooking with gas, check for leaks by opening the valves and spraying them with soapy water. If bubbles form anywhere, it may be time to replace those parts. And as always, remember to open the lid of your gas grill before lighting it. Your eyebrows will thank you! Source: Southern Living

Grilled Peaches & Chicken with Kickin’ Peach Dressing Adapted from bonappetit.com

Are you ready to serve up a summer dish sure to please? Fire up the grill for these delicious grilled chicken breasts, served with sweet grilled peaches and a chipotle dressing with just the right amount of kick.

Ingredients

Method

3 large peaches, with fuzz rinsed away, cut into wedges

Prepare grill at a medium-high heat.

4 boneless chicken breasts

In a medium bowl, combine peach preserves, peach nectar, red wine vinegar, adobo sauce, chopped cilantro, and 2 tsp olive oil. Add salt and pepper to taste.

⅓ cup peach preserves ⅓ cup peach nectar 4 tsp red wine vinegar 2 tsp adobo sauce (spooned from canned chipotle chiles) Extra virgin olive oil: 2 tsp for dressing, 1 tbsp for brushing Fresh cilantro: 1 tsp chopped, plus whole sprigs for garnish Salt Pepper

Set aside ¼ cup of peach dressing. This will be used for brushing. Brush the peach wedges with olive oil and dressing. Repeat this process with the chicken. Sprinkle both with salt and pepper. Grill chicken until cooked all the way through, about 7 minutes per side. Grill peaches, about 2 minutes per side, until slightly charred. Plate the cooked chicken surrounded by peach wedges and drizzled with dressing. Garnish with cilantro sprigs.

Eat & Enjoy!

Wall Lighting to Bring a Room from

Drab to Dramatic Proper lighting can dramatically transform the way your home looks and feels in all the right places. The key is to use the right lighting and fixtures so that your guests feel relaxed and comfortable, but have no idea why. It’s actually a good sign if the lighting goes unnoticed as guests walk through your home.

Here are some lighting tips to transform each room in your home from drab to dramatic!

Living Room:

The living room is typically a gathering space for family and friends. Instead of using recessed fixtures, use ambient lighting that bounces off the ceiling. This will make the room feel warm and inviting. For extra illumination when you’re reading, you can mount lighting fixtures or hanging lamps on the wall above the couch. Since the living room is used for many functions, dimmers are a great way to achieve the perfect lighting.

Kitchen:

Whether you’re a chef in the kitchen or not, this room needs lighting that’s bright and well diffused. Under cabinet lighting brightens up the countertops, which is a huge help when preparing food or cleaning up after cooking. You may want to consider adding recessed lighting above the sink or any other frequently used areas. A simple fixture mounted on the ceiling is a traditional kitchen staple that can freshen up the room.

Dining Room: The focal point of the din- Bedroom: While in your bedroom after a long ing room is typically the dining table, so you’ll want lighting that showcases this feature. A chandelier or hanging fixture above the dining table can make the entire room look much more visually appealing, and can even enhance the ambiance and overall mood. Some fixtures are both functional and artistic, while other lighting pieces have a more subtle vibe. It’s all about your personal style.

day, you should feel comfortable, relaxed and restful. Installing bedside lighting fixtures is an alternative to table lamps, and frees up more space on your nightstands. If you like more of a modern look, you can add pendant fixtures that hang from the ceiling. A luxurious chandelier or unique fixture mounted on the ceiling brings balance to the room. It adds some personality, too!

Bathroom:

Lighting should be focused on the mirrors because, let’s face it, we spend a lot of time examining ourselves. Whether applying makeup or partaking in daily grooming habits, there’s a lot of detail to which to pay attention. Proper lighting is a must. Consider placing light fixtures on each side of the mirror, rather than mounted on the ceiling. This will eliminate shadows and further illuminate the area that matters most.

Outdoors: When it comes to outdoor lighting,

Source: Elledecor.com, hgtv.com, bhg.com

make sure it’s able to withstand various weather conditions. We suggest paying the closest attention to specific outdoor areas, including paths, entryways, driveways, steps, and patios. You may also want to avoid using excessively bright lights. Low-wattage bulbs are all you need to light up your outdoor space.

Questions To Ask When Choosing A REALTOR To Sell Your Home.

®

1. What is your strategy to sell my home as quickly as possible, and at the best price? 2. Will you advertise my home everywhere locally in The Real Estate Book® & to millions online at RealEstateBook.com until it sells? 3. What type of reports will you provide me about potential buyer activity & feedback? 4. How many days did it take, on average, for a home to sell? – And, how does that compare to the current market? 5. How close to the initial asking price of the homes you sold were the final sales prices? 6. Could you please provide me the names & phone numbers of your three most recent clients?

Tips For First Time Home Buyers Contact any top agent advertised in this magazine today. They are the most professional local real estate market experts, giving you the utmost confidence in purchasing your first home.

1. Be choosy, but realistic. You may never find the perfect home.

2. Do your homework before looking at homes. Determine exactly what features you want in a home and which are most important to you.

3. Get your finances in order. Examine your credit report & be prepared for down payment or closing cost.

4. Get pre-approved for a mortgage. Talk to a lender NOW – before engaging a REALTOR®.

5. Know your move-in date. When does your lease end? Are you allowed to sublet? How tight is the rental market in your area?

6. Think long-term. Are you looking for a starter home, or something to stay in for a long time? This could influence the type of home you decide to purchase, as well as the type of mortgage terms that might best suit you.

7. Don’t become “house poor”. Buying the biggest home you can afford may leave no money for maintenance, decor, or renovations. Plus, it may make it hard for you to save money for other financial goals.

8. Don’t take chances. Obtain a professional home inspection and, if possible, a warranty from the seller to cover any defect within the first year.
