Think Spring! The spring market is coming upon us, a time when homeowners consider presenting their most precious commodity to the public. The key for sellers to keep in mind is that they are competing with a generous amount of inventory and setting their home apart from the competition. This is more important than ever. Preparing your home to sell can come with some challenges but taking the time to do it right will pay off. ❁ The first impression begins with the photos viewed on the internet. Be sure the home is clean, staged, & presented in its best condition to capture the attention of buyers. The next first impression comes when that buyer visits the property for a viewing. Remember, curb appeal begins at the street from the end of the driveway. One challenge we have in Maine is that the winter season does not leave a very colorful landscape. Think about adding an outdoor decorative element like a metal art panel or non-holiday wreath next to the entry door. Be sure walkways leading to the entry are clear and safe. Then create a photo album of the home’s landscaping in bloom from previous seasons and display this prominently for buyers to view. ❁ Do a walk-through of the home in the manner that a potential buyer will see it. Check to see if the space does not feel light and airy, then it’s time to de-clutter. As you stand in each doorway of a room, look for items that may be blocking the flow of the entry or access to closets, then remove them or re-purpose those items to another room. Since it is ultimately the real estate being sold, not the furnishings and décor, be sure to highlight the home’s best features so the buyer can appreciate its uniqueness. Kitchens are considered the heart of the home so you will want to be sure it shows best. A complete remodel won’t be necessary but simple fixes like painting tired cabinets and updating the hardware (or adding some to solid panel cabinets) will give a fresh look. You can create continuity by updating light fixtures with the same hardware finish. If the countertops are in sad shape, consider replacing them with a neutral faux granite laminate to modernize the space. Yes, new matching appliances are worth the investment. You can now have confidence that the selling process will be a more effective for you as you have properly prepared your home for sale with thoughts of the public eye in mind.
