For over a century, Boston’s State Street has been the financial center of New England. 53 State Street is the successful union of the historic granite and marble Boston Stock Exchange Building, with a 40-story, reflective glass modern office tower. The buildings are connected by a magnificent 7-story enclosed atrium with a grand marble stairway featured as the centerpiece. Lobby floors are primarily of Jonesboro granite from Maine. Lobby walls are Juperana granite from Brazil. In 2015, 53 State Street became only the third building to maintain its LEED certification through the LEED Dynamic Plaque, and the very first to do so at the Platinum level. Since then, the Platinum designation was also achieved through LEED Dynamic Plaque in 2016 and in 2017 through Arc, which is the new technology venture launched to facilitate LEED Certification, measures performance and benchmark green building projects. In 2017, 53 State Street once again achieved the prestigious ENERGY STAR rating by the Environmental Protection Agency (EPA) for the “Most Energy Efficient Buildings” Energy Star rating with a score of 92, increasing their score of 89 in 2016 and 87 in 2015. » Congratulations to 53 State Street and Lincoln Property Company.

25 Mall Road is a premier six-story, 287,776 square foot multi-tenant Class “A” office building in Burlington, MA. The property is owned by PRIM 25 Mall Road, LLC and the fund is managed by AEW Capital Management, LP. 25 Mall Road boasts a fitness center complete with recently updated shower and locker facilities, a full-service dining area called Café 25, an outside patio with umbrella-shaded tables to eat lunch, a building conference center, abundant on-site parking and on-site property management. The building was designed and developed in 1987 by TRO Jung Brannen Associates, Inc. New Balance Athletics Inc. and Boston Landing believe in inspiring a passion for active lifestyles and healthy work/ life balance in Boston and beyond. NB Development Group, Elkus Manfredi Architects and John Moriarty Associates took this to heart when delivering the first LEED Platinum designated facility to New Balance Athletics, and as their operating partner Transwestern follows this principal. Designed to embody the industrial spirit of the community and the company, the New Balance World Headquarters incorporates nuances from its manufacturing facility in Lawrence, MA. Immediately upon entry, guests are met by The Visitor Engagement Center sculpture which has a base designed to resemble a tripod, and more specifically impressionistic of a chicken’s foot which the founder of New Balance, William Riley, believed reflected perfect balance. The center pays homage to the brand’s progress, core values and teamwork by displaying models of shoes manufactured historically. An impressive desk bookended by parts of antique sewing machines, as well as a sprawling feature wall showcasing athletes and products is also found in the lobby. 101 Seaport Boulevard is an 18-story, 620,642 square foot, Class A office building prominently located with waterfront views in the Seaport District of Boston and was constructed in 2015 with care and thought put into energy efficiency and sustainability. Upon completion, the building was awarded the LEED Platinum Core & Shell designation. The current ownership group - Union Investment Real Estate GmbH, who purchased the building in April of 2016, wanted to take the next step in sustainability, and LEED - and as a result, the building was awarded the LEED Platinum EB:OM designation in August of 2017. The building is the Boston headquarters for PricewaterhouseCoopers, LLP. Other tenants include Steelcase, Inc., Boston Seaport M1&2 Land, and Skanska USA Building, Inc. Historical Building

Property: 160 Federal Street Owner: Rockpoint Group Management Company: Rockhill Management Property Manager: Jennifer Twombly

160 Federal Street, also known as The Landmark, is a uniquely designed office building that has become a landmark in the Boston financial district. 160 Federal Street is a twenty-four-story building with floor plans ranging from 1,900 to 25,600 square feet, totally approximately 366,000 square feet. 160 Federal building was originally constructed for the United Shoe Machinery corporate offices in 1930, and was the first “high rise” building in Boston at the time. Building code requirements during that time mandated that the building step back at different floors in order to allow light and air to reach the street. This resulted in the varying floor plates. 160 Federal is owned by Rockpoint Group, and Jennifer Twombly leads the team at 160 Federal on behalf of Rockhill Management. » Congratulations to 160 Federal Street and Rockhill Management.

Home to the Boston Bruins for their training and practice facility, the 200’ x 85’ arena is also open to the public for events with seating for 500 spectators. Visitors are greeted in the double height lobby with an open mezzanine where they can choose to access the arena via two state of the art elevators or the split interior/exterior monumental stair separated by a stunning glass curtain wall. Spanning the 2nd, mezzanine and 3rd floors the arena also boasts an immersive hospitality suite and concession stands. 2017 BOMA Boston Industry Awards

The prestigious BOMA Boston Industry Awards are presented to individuals or companies who have shown outstanding service and dedication to the industry and their careers in property management or servicing the commercial real estate industry.

Individual BOMA members are nominated by colleagues, tenants, and supervisors who feel they exemplify outstanding leadership and passion in their field. Nominees are then interviewed by a judging committee of BOMA members and past winners.

2017 Executive of the Year John Durnan BOMA Boston Board of Directors Af ter a 30-year career i n t he Commercial Real Estate Industry, most recently as Property Director for John Hancock Real Estate, John Durnan has recently retired and currently serves on the BOMA Board of Directors. Over his notable career, John worked for many large organizations including Equity Office Properties, Spaulding & Slye and Harvard Pilgrim Health Care. In his role at John Hancock, John was responsible for the operations and management of over 2.5 million SF of Corporate and Investment office and retail space in Boston and the Suburban Market. John was also responsible for providing asset management support to a third party managed multi-family portfolio consisting of approximately 1,000 apartment units. He had several accomplishments while at John Hancock including being the driving force behind renewable energy purchasing for their Back Bay buildings, as well as 601 Congress. The renewable energy purchasing helped lead 601 Congress to Platinum LEED status. John also led the charge to install electric vehicle charging stations throughout the Hancock portfolio. He was the project manager responsible for the construction of Freida Garcia Park. John has been an active member with BOMA Boston for over 15 years and has competed in several TOBY Awards Competitions. In 2016, 200 Berkeley Street was awarded the Local and Regional TOBY Award in the Historical Building Category and went on to compete in the International TOBY Competition.

2017 Lifetime Achievement Award Recipient Jack Spurr, A.W. Perry, Inc. After a 35-year career at A.W. Perry, including serving as President and CEO of the Company for the past 13 years, Jack has recently transitioned into a role as the company’s Vice Chairman. Jack currently serves on the Board of Directors and oversees Perry’s Residential Development Division on the South Shore. Jack is an active principal of TR Advisors, a company affiliate who specializes in transportation and government real estate services, working with both private investors and developers and government entities. Throughout Jack’s career, he has been involved in numerous civic and philanthropic organizations including: Downtown Boston Improvement District, Friendship Home, South Shore Chamber of Commerce, South Shore Health System Charitable Foundation and the Greater Boston Real Estate Board. Jack is currently Chairman of the Downtown Boston Business Improvement District. Rosemarie Sansone, President & CEO, Boston Business Improvement District shares: “Jack’s contributions to the Commercial Real Estate Industry and community are unmatched – he is a true leader and a great industry partner.” Jack serves on the Board of Directors and Audit Committee of Independent Bank Corp. Jack is also Chairman of the Board of Directors at Friendship Home. Jack served as BOMA Boston President in 1991. During his term on the BOMA Board, Boston hosted the BOMA International Conference at the Hynes Convention Center. In 1998, Jack served as Chairman of the Greater Boston Real Estate Board.

Property Manager of the Year Low-Rise Cynthia Taylor, CBRE | New England

Cynthia Taylor is the Senior Property Manager for Concord Road Corporate Center and 250 Apollo Drive. The Center is a 3-building, 353,242 SF office complex in Billerica; 250 Apollo Drive is a 144,375 SF office building located in Chelmsford. With over 12 years of experience in the real estate industry, Cynthia has not only developed a passion for Property Management, but also strong working relationships within the industry. Cynthia’s humility, generosity, patience, and kindness make her the consummate professional, which both her tenants and colleagues highly value. Tenants have noted their appreciation for her dedication to improving the communication since she began with CBRE | New England in 2016. Eileen Carroll, Senior Vice President/Portfolio Manager/ Partner for CBRE | New England, hired Cynthia in 2016. Eileen said, “any good property manager needs some basic skills – the ability to multitask, be a great communicator, have a lot of common sense, as well as the intelligence and ability to reason their way through a seemingly endless wave of monthly reports, quarterly forecasts, and budgets. Cynthia really has it all. She is a hard worker possessing an amazing work ethic, she is personable as well as reasonable, and she works hard to get the results she wants.” Cynthia has established open communication with all tenants, which has allowed her to provide extraordinary service and amenities to them. Her communication skills go beyond her tenant relationships. Joel Parker, Chief Engineer from Transwestern and a former colleague of Cynthia’s stated, “Cynthia encouraged open discussions regarding challenges the properties were facing ... she helped all of her team to improve professionally and personally.” Cynthia’s dedication to the industry is reflected in her commitment to pursue and complete her RPA designation. Property Manager of the Year Mid-Rise Matthew Callahan, Transwestern

Matthew Callahan is a General Manager, Northeast Region, for Transwestern. He is primarily in charge of running the New Balance portfolio, one of the Northeast Region’s most prestigious properties. In the 3 years that Matt has been a part of the New Balance Portfolio, he has helped to develop a team of 13 people, servicing the dynamic 1.5 million SF New Balance development project in Allston, Brighton, and Lawrence. Patrick Glynn, Managing Senior Vice President, Transwestern noted that, “Matt has been a major contributor on the development team bringing two new office buildings and a major rail station online.” James H. Halliday, Managing Director of NB Development Group described Matt as “instrumental in gravitating the transformative vision of the Boston Landing and Brighton Landing developments project from stockyards, to railyards, to light industrial, to what is now a new gateway mixed-use development to the City of Boston from the western suburbs to operating practices that makes Boston Landing a first-class landmark destination.” Additionally, Matt is responsible for representing Transwestern’s Boston Office at National Operations Meetings to learn best practices and further assist with local operations. Matt is exclusively responsible for educating the Boston Team, consisting of over 65 employees, on new corporate initiatives. Matt’s innate communication skills and excellence in all facets of his job are similarly evident in his tenant relationships. Neruda Marsh-MacNeil, Director of Facilities & Administration, Harvard Business Publishing, describes Matt as a person who “balances multiple priorities and objectives with integrity, an open mind, and positive attitude.” Matt is an active BOMA Boston Member, regularly attending events and educational programs. 2017 BOMA Boston Industry Awards

Property Manager of the Year High-Rise Clayton Wentworth, CBRE | New England Clayton Wentworth is a General Manager with CBRE | New England, currently overseeing 860,000 SF across 4 properties for the past 5 years - 281 Summer Street, Boston; 321 Summer Street, Boston; One and 101 Main Street, Cambridge. Riverfront Office Park in Cambridge, two office towers comprised of 660,389 SF, sits above a 3-level, 637 space parking garage and a 15,456 SF retail corridor. Situated in East Cambridge, it achieves some of the highest rental rates in New England, servicing diverse tenants – Amazon, High Bridge Capital Management, and Tatte Bakery. Over the last 5 years, Clayton has been actively involved in a significant amount of capital improvements at Riverfront Office Park, including: lobby renovations, a new EMS, conference center refresh and upgrades, new garage entrance, over $8.5 million in TI, nearly $16 million+ in interior construction, exterior lighting replacements, roof replacements, and fresh air intake replacements. Shay Sims, Senior Vice President/Partner, CBRE | New England speaks highly of Clayton’s work ethic. “When I think about what sets Clayton apart as a Property Manager, the word “conscious” comes to mind. Clayton always has the care of his tenants and the goals of ownership present in his thought process when making decisions.” Mark Tassinari, Executive Vice President/Partner, CBRE | New England confirmed, “Clayton’s efforts and commitment to excellence are what make him the consummate Property Manager where he has led the property through many substantial capital improvement programs.” Clayton has also sat on the Outreach Council for Heading Home.

Property Manager of the Year Suburban Nicole Townsend, CBRE | New England CROSS POINT

Nicole Townsend is the Property Manager of Cross Point, a 1.3 million SF suburban site, which has been undergoing continuous construction for the last 3 years to bring a new amenity base to life. In addition to the amenity base, the building is producing over 600,000 SF of new tenant space, nearly doubling the building’s population. DeAnna Murphy, General Manager with CBRE | New England who works with Nicole at Cross Point, reflects on how Nicole has “successfully managed the daunting task of keeping [their] client relationships intact, working through a rigorous new leasing program, maintaining first class building operations and leading her team with a positive attitude and consistent encouragement” during the 3-year construction project. Not only has Nicole excelled at managing the construction venture at Cross Point, she has built strong, meaningful relationships with the tenants. Bradley Duquette, President of Beanstalk, co-collaborated to introduce a CSF (Community Supported Fishery) program at Cross Point. Bradley commented on the project. “With ties to Gloucester fishermen, Nicole and I developed a model where fresh fish caught the same day was delivered to tenants at the close of business; tenants would pre-purchase shares from the boat.” This project not only provided a unique valueadd to tenants, but also helped support local fishermen in the area, creating a new direct sales channel. Nicole has been a BOMA Boston Member for over 6 years and is working towards her RPA designation.

2017 BOMA Boston Industry Awards Engineer of the Year

Sean Hanson, CBRE | New England Sean Hanson is an Engineering Manager for CBRE | New England. Sean joined CBRE | New England in 2009; from 2009-2016 he served as Chief Engineer for 10 St. James Avenue and 75 Arlington Street. During his tenure at 10 St. James Avenue, Sean directed various significant capital improvement projects, which resulted in substantial operational improvements and meaningful cost efficiency gains. While supervising the Engineering Staff, made up of five building engineers, he also oversaw $20 million in capital improvements. In 2017, Sean was promoted to Engineering Manager for CBRE’s 30 million SF portfolio in New England. Mark Tassinari, Executive Vice President/Partner, CBRE | New England comments on Sean’s integrity in the industry, “Sean is respected by his staff, tenants, owners, vendors, and peers in the business and Sean’s tireless efforts, dedication, and commitment to excellence are what make him the consummate Engineer of the Year.” James “Zeke” Sawyer, Senior Vice President/Partner, CBRE | New England also noted that Sean “is highly regarded as an engineering expert by our in-house engineering staff of over 80 building engineers”. Amy Benoit is the Director of Sales and Marketing for 24 Restore, a full-service disaster restoration company operating across New England. Amy is responsible for promoting 24 Restore’s unique offering of services that span from emergency response to property reconstruction. Paul Sheets, Senior Project Manager, 24 Services comments on Amy’s hard work and values at 24 Restore, “Amy works in a field that can be very difficult and demanding at times. Even in such an environment, Amy possesses a very professional work ethic and is a highly motivated person treating others with the utmost respect, whether it be a customer or a coworker.” Mark Giampa, General Manager, Related Beal further describes his working relationship with Amy and her value to his team over many years, “time after time, Amy’s team performed minor miracles to keep our properties operational. The TOBYs are recognized internationally, and BOMA Boston presents these awards each year to honor the best buildings in the Greater Boston area. The 2017 TOBY Awards winners will go on to compete in the Regional TOBY Awards Competition, which will take place during the Middle Atlantic Conference (MAC) on May 2nd – 5th in Buffalo, New York. Winners from the Regional Competition will then go on to compete in the National Competition which will be held in San Antonio, Texas in June of next year. Locally, we host the Industry Awards, where we recognize leaders in the industry through Property Management, Engineering and Service Providers. Executive Of The Year

John Durnan, BOMA Boston Board of Directors After a 30-year career in the Commercial Real Estate Industry, most recently as Property Director for John Hancock Real Estate, John Durnan has recently retired and currently serves on the BOMA Boston Board of Directors. Over his notable career, John worked for many large organizations including Equity Office Properties, Spaulding & Slye and Harvard Pilgrim Health Care. In his role at John Hancock, John was responsible for the operations and management of over 2.5 million SF of Corporate and Investment office and retail space in Boston and the Suburban Market. John was also responsible for providing asset management support to a third party managed multi-family portfolio consisting of approximately 1,000 apartment units. John had several accomplishments while at John Hancock including being the driving force behind renewable energy purchasing for their Back Bay buildings as well as 601 Congress. The renewable energy purchasing helped lead 601 Congress to Platinum LEED status. John also led the charge to install electric vehicle charging stations throughout the John Hancock portfolio. John was the project manager responsible for the construction of Freida Garcia Park. Under his Leadership at John Hancock, John was responsible for leading a successful team. John was instrumental in the training and development of his team members and was viewed as a mentor to many. Michael Byrne, Property Director at John Hancock shared: “John has been a great mentor. He has taught me what it takes to be a good leader, not only in a work environment, but in the community as well.” John is well respected by his peers and his tenants. Gary Klencheski President of First Fitness Management, LLC states, “I have worked with John for a number of years managing fitness centers in a few of his properties. His number one goal was to ensure that our fitness centers met his tenant’s expectations and needs. It was pleasure to work with such an enthusiastic and dedicated professional.” John has been an active member with BOMA Boston for over 15 years and has competed in several TOBY Awards Competitions. In 2016, 200 Berkeley Street was awarded the Local and Regional TOBY Award in the Historical Building Category and went on to compete in the International TOBY Competition. In addition to his accomplished career in Commercial Real Estate, John is an avid runner and has competed in several Marathons. Congratulations to John Durnan!

Lifetime Achievement Award Jack Spurr, Vice Chairman, A.W. Perry, Inc.

After a 35-year career at A.W. Perry, including serving as President and CEO of the Company for the past 13 years, Jack has recently transitioned into a role as the company’s Vice Chairman. Jack currently serves on the Board of Directors and oversees Perry’s Residential Development Division on the South Shore. Jack is an active principal of TR Advisors, a company affiliate who specializes in transportation and government real estate services, working with both private investors and developers and government entities. Throughout Jack’s career, he has been involved in numerous civic and philanthropic organizations including: Downtown Boston Improvement District, Friendship Home, South Shore Chamber of Commerce, South Shore Health System Charitable Foundation and the Greater Boston Real Estate Board. Jack is currently Chairman of the Downtown Boston Business Improvement District. Rosemarie Sansone, President and CEO, Boston Business Improvement District shares: “Jack’s contributions to the Commercial Real Estate Industry and community are unmatched – he is a true leader and a great industry partner.” Jack serves on the Board of Directors and Audit Committee of Independent Bank Corp. Jack is also Chairman of the Board of Directors at Friendship Home. Jack served as BOMA Boston President in 1991. During his term on the BOMA Board, Boston hosted the BOMA International Conference at the Hynes Convention Center. In 1998, Jack served as Chairman of the Greater Boston Real Estate Board. Over the course of his career, Jack has received numerous awards including the BOMA Boston Industry Leader of the Year Award in 2001 and Several TOBY Awards. In June of 2016, Jack Spurr was honored by the Greater Boston Real Estate Board and uAspire with the “First One” Award, which is an award given to prominent industry leaders who are the first member of a family to graduate from College. This award was presented at the Greater Boston Real Estate Board’s Scholarship Event. Greg Vasil, CEO of the Greater Boston Real Estate Board states, “Jack Spurr is someone I aspire to be like. BOMA International Regional Member of the Year Michael Gill, Federal Reserve Bank of Boston

With 30 years of experience in building operations, facilities engineering, energy conservation & sustainability, and project management in Class A, commercial property office space located in the downtown Boston and Cambridge business districts, Mike Gill is currently the Director of Operations at the Federal Reserve Bank of Boston. Mike has been responsible for approximately 3.4 million SF of Class A, Commercial Office Space, and large teams of licensed maintenance staff. A true leader in the industry, Mike Gill has been a BOMA Boston Member for over a decade. Mike has served on numerous committees and Co-Chaired several. Mike has been teaching for BOMI International since 2006 and presents regularly at BOMA and other industry related events. Mike has been involved in several BOMA Regional and International Committees. In 2016, Mike served as BOMA Boston President. Under his leadership, he took the Board through an extensive long term Strategic Planning exercise to develop BOMA Boston’s 2017-2021 Strategic Plan which is currently being implemented. Mike has been a member of the Greater Boston Real Estate Board’s Government Affairs Committee and has attended meetings at the State House on BOMA’s Energy bill and participated in discussions with staff from DOER and the utilities. Along with the GBREB Director of Government Affairs, Mike Gill led the Boston delegation on the Capital Hill visits during the 2016 BOMA International Winter meeting with Congressman Seth Moulton and Congressman Stephen Lynch’s office. Mike holds several professional designations and has won several industry awards including the 2012 BOMA Boston Executive of the Year Award.

BOMA 360 Performance is a BOMA International program that evaluates six major areas of building operations and management that benchmarks a building’s performance against industry standards. Applicants must achieve a required number of points to be recognized as a BOMA 360 Performance Building.
