MASTER BATHROOM select Calacatta 4” x 12” herringbone marble tiles on all floors. select Calacatta 12” x 24” marble tiles specified by ABC worldwide stone on all walls. custom solid wood vanity and medicine cabinets with walnut interiors hand painted on site. fixtures specified in polished nickel finishes by Waterworks, Toto and Samuel Heath.

GUEST | CHILDRENS’ BATHROOMS select carrara and bardiglio basketweave mosaic marble specified by Artistic Tile on all floors. white ceramic 3” x 6” subway tile with matching trim to be installed to wainscot height. fixtures specified by polished nickel finishes by Newport Brass, Toto and California Faucets.

INTERIOR DOORS | HARDWARE all interior doors specified as custom 1¾” solid wood paneled doors, all custom jams and casings throughout. door hardware specified by Baldwin & Merit Metal

TRIMWORK AND MILLWORK new baseboards, casings & crown moldings throughout as specified custom millwork at all windows to incorporate radiators and/or HVAC units to provide additional storage as available all windows to receive new finish trim and window sills throughout to be consistent with specified baseboards, and door casings rough and full skim coat plastering, priming and painting to be completed to a ‘level five’ finish throughout the residence, including hand painting all millwork and cabinetry throughout the residence

SITE SAFETY daily on site supervision of all trades to assure work is being completed to NYC Building code and The Renovated Home workplace guidelines DEMOLITION | PROTECTION proposed renovation would require the entire removal of all interiors; including walls, partitions, closet interiors, bathrooms, millwork, and cabinetry, throughout the residence as noted to accommodate the new proposed plan and details CARTING | DEBRIS | SITE REMOVALS continuous debris pick-ups throughout the entire course of construction through completion full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence professional cleaning crew at completion of project including full exterior and interior window cleaning prior to client occupancy ROUGH | TRIM ELECTRICAL all work to be completed by our NYC licensed and insured master electrician. all rough electrical materials and installation included. all new rough and trim electrical throughout the residence. new service or full upgrade of existing panel throughout the residence if specified. permitting, inspections, and sign offs throughout LIGHTING PACKAGE this line item includes all finished recessed lighting throughout the residence as well as all undercabinet lighting, task lighting as designed throughout


ARCHITECTURAL DETAILS

ROUGH | TRIM PLUMBING all work to be completed by our NYC licensed and insured master plumber includes all new branch, waste, and water to all locations throughout the residence all piped back to the local risers mandatory 24-hour retention tests included for all new showers all trim plumbing to completion throughout permitting, inspections, and sign-offs throughout SPRINKLERS as applicable MIRRORS | GLASS | GLAZING as designed throughout the residence including glazing for millwork, closet mirrors and shower enclosures as designed throughout WOOD FLOORING | SPECIALTY FLOORING as designed and specified throughout the residence HVAC this budgetary placeholder is for the installation of a full HVAC system including all acoustically lined ductwork, all new thru wall compressors (5 ton units) and all associated masonry work, air handlers, zoned systems which all include the installation of NEST thermostats to control throughout. All associated electrical, plumbing and filing for this mechanical element is included within this line item. full dimensioned duct work drawings and all associated filing documentation is included within this package for the NYC DOB filing as well as all filing for the building’s alteration team to review


ARCHITECTURAL DETAILS

APPLIANCES within this line item is a budgetary placeholder for kitchen appliances as specified in the design specifications. Sub-Zero, Wolf, and Miele are specified to identify the level of this budgetary placeholder WOOD DOORS | JAMBS | CASINGS delivery and tax on elements and all associated installation labor. included is the installation of all new doors (1 ¾” thickness), jambs, trims, hardware (passage sets throughout, privacy sets for all bathrooms, and three 4” hinges mortised on site for each door. door styles to be confirmed through design HARDWARE | DECORATIVE all hardware is specified for as custom polished nickel from Baldwin. all hardware styles to be selected by client ROUGH CARPENTRY this line item includes all rough and trim carpentry, partitions as needed, ceilings, drywall, trim, base and crown molding installations, and accessory installations at completion as proposed within the plans. millwork installations are calculated within the pricing of the individual millwork elements listed below CLOSET INTERIORS this line item includes a budgetary placeholder for all closet interiors provided by California Closets The Renovated Home has used California Closets exclusively since 1988 for all of its closet interiors. absent our own full wood custom closet interiors bespoke custom offerings are available but are not included within this budgetary proposal

Stone: this is the fabrication of all stone throughout kitchen material for these Countertops: Budgeted in Calacatta Marble with a 2� Thick built-up edge in a honed finish. all natural stone to be sealed with two coats of Sealer templating, installation, sealing, and protection of full stone / tiled backsplash to completion preparation includes ALL of the necessary sand, cement, labor and materials to re-build the structure of the bathrooms to prepare for the installation of the finishes and materials Specified and Included for all waterproofing is the Laticrete 9235 waterproofing membrane installation includes the labor to install all provided tile and stone once the preparation is completed. installation of floor stone/tiles, wall stone/tiles, and custom stone included. sealing of all natural stone products at completion with two coats of Bulletproof Sealer. all high grade Latricrete bonding materials to be used. fabrication: all fabrication cost for the custom door saddle, and vanity top.
