DEMOLITION / DEBRIS / PROTECTION / CLEANING Protection / Debris Pick-Ups during construction / cleaning crew @ completion of project including windows to move in. Debris Removal and Carting during the course of the project. Demolition on this project includes the removal of all within the kitchen, maids bathroom, maids bedroom, bedroom one millwork, bathroom one complete, master bathroom complete, master bedroom millwork and trim, bedroom one complete, bathroom one complete, bedroom two millwork and trim, bathroom two complete, dining room millwork and trim, gallery trim, then trim, powder room complete.
ROUGH AND TRIM ELECTRICAL All materials, recessed lighting package, labor and installation. This budgetary proposal includes full rewiring for all public and private rooms, all bathrooms, all kitchen and associated. This budgetary proposal also includes for switched outlets throughout, sconce and ceiling fixture locations, recessed lighting throughout kitchen and associated, undercabinet LED lighting within kitchen, or wiring throughout all bathrooms. Lighting control systems, phone and data systems, remote shades, audio-video wiring can only be addressed by meeting with the individual client and discussing their individual needs. This is currently excluded within this budgetary proposal.
ROUGH AND TRIM PLUMBING This budgetary proposal includes the removal of all plumbing fixtures, fittings, branch lines, waste lines throughout the master bathroom, bathroom one, bathroom to, kitchen, maids bathroom, powder room. Coordination with building management to provide all local riser valves and their replacement to new is included within this budgetary proposal. The installation of all new branch lines water and waste as designated by the buildings alteration agreement is included in the following areas: kitchen and all associated, maids bathroom, powder room, master bathroom, bathroom one, bathroom two. All plumbing permitting and sign offs throughout is included within this budgetary proposal

PLUMBING FIXTURES, FITTINGS & ACCESSORIES AS SPEC The following allowances for fixtures fittings and accessories are identified for each of the following areas: Master bathroom allowance: $11,000.00 Bathroom one allowance: $9000.00 Bathroom two allowance: $9000.00 Powder room allowance: $5000.00 Kitchen allowance: $6000.00 Maids bathroom allowance: $7000.00

GLASS AND MIRROR The following allowances for glass and mirror throughout are identified for each of the following areas: Master Bathroom – Allowing for ½” star fire glass for the shower enclosure as well as mirror work for the master vanity. Bathroom 1 - no additional at this time Bathroom 2 - no additional at this time none Kitchen – Allowance for clear glass in upper cabinets in the butler’s pantry Maids Bathroom - no additional at this time. Included within this budgetary allowance is a placeholder for $5000 for mirror for back of closet doors throughout bedrooms.

WOOD FLOORING / SUBFLOORING / UNDERLAYMENTS AND SOUNDPROOFING

Existing wood floors throughout the public rooms are to be refinished. No new floors are to be considered at this time. Repairs required for the living room, dining room and gallery, bedroom hallway are all included as an allowance within this budgetary proposal.
o
New wood flooring including subflooring and soundproofing as required by the buildings alteration agreement or proposed for the kitchen and all pantry area.
o
The specification for new wood flooring is identified above would be select, quartered and rifted 4 inch wide oak, including all sanding ceiling and finishing to completion.

HVAC
This budgetary proposal allows for comprehensive installation of a centrally installed, split system HVAC installation throughout the apartment. Given the floor plan and the layout this would be a three compressor, three zone system and this budgetary placeholder would include all equipment, all installation detailing as required by the building alteration agreement, all acoustically lined ductwork, all installation of NEST thermostats throughout, all associated electrical and plumbing installations as it relates specifically to the HVAC system installation as well as all sheet rocking work to accommodate soffits and drop ceilings throughout the proposed plan.

Within this line item is a budgetary placeholder for appliances throughout the kitchen installation. Within this we are including Subzero, Wolf, Miele throughout to identify the level of quality of manufacture to this budgetary placeholder

WINDOWS Windows and associated work are not included at this time. Depending on building requirements and management rules as to what vendor or vendors are permitted to work in the building as well as specifications to the exact of the Windows must be reviewed prior to signing a budgetary placeholder for this line item.

NEW JAMS. FRAMES. DOORS. DELIVERY AND TAX ON ELEMENTS AND ALL ASSOCIATED INSTALLATION LABOR Within this budgetary proposal, we are including the removal and installation of all new doors (one and three-quarter inch thick), jams, trims, hardware (passage sets throughout, privacy sets for all bathrooms, and three, 4 inch hinging morticed for each door. All specifications of doors will be 7 foot in height, inch and three-quarter thickness and all will be shop primed and hand-painted on-site to complete the installation.

CARPENTRY LABOR THROUGHOUT Within this line item includes all Rough / Trim Carpentry, Partitions, Ceilings, Drywall, Molding Installations, Accessories Installation as proposed within the proposed plan. All sheetrocking work to accommodate for new HVAC ductwork is within the HVAC line item is identified. All support labor as well as cleaning laborers, delivery laborers are included within this line item Millwork installations are calculated within the pricing of the individual millwork elements in item XIV.

Within this line item includes a budgetary placeholder $30,000 for all new closet interiors throughout as provided by California Closets. The Renovated Home has used California Closets exclusively since 1998 for all of its custom closet interiors absent our own full wood, custom offering.

Each item includes all trucking and inside deliveries and applicable sales tax on the materials only. These budgetary line items or for product and the associated labor to install each individual element. The allowances are divided by room in the area as follows:

Kitchen: $82,000 – all cabinetry is to be framed, 1 inch thick doors and frames, all plywood construction, all walnut interiors, all upgraded drawer slides, all hinging to be mortised.

CONSTRUCTION CONTRACT This contract dated *********************** is between: ************************** (“the owner”), located at **************************, and The Renovated Home I, LTD, (“the design/builder”). GENERAL This contract consists of the following work and materials to be performed by the contractor on the property address above, as listed and specified in the attached and signed Approved Scope(s) of Work. Any change orders and modifications shall be in writing and shall become part of this contract. PRICE The total price for the work as stated in the attached pricing breakdown document is $****************** Payment terms are set out below.
STARTING AND COMPLETION PROVISIONS The Scope of the Work will begin on or before *********************** and will be completed, absent unusual circumstances and/or a minor punch list on *******************. THE START AND COMPLETION DATES ARE ONLY APPLICABLE TO THE WORK AS LISTED IN OUR APPROVED SCOPE OF WORK & PRICING BREAKDOWN PROPOSAL. THE DESIGN/BUILDER’S DUTIES-GENERAL
1.
To direct and control the work contracted for in accordance with the terms of this contract and all applicable codes, laws, and regulations. 2. To inspect the site, examine the plans and specifications, if any, and supervise all of Design/builder’s employees, and to direct the work of all subcontractors selected by Design/builder. 3. To maintain the work site a safe and clean condition, to the extent consistent with the contract. 4. To advise Owner promptly if concealed conditions (i.e. the building’s main plumbing lines) are ascertained which require additional or different work, and to proceed in such event in accordance with this agreement. 5. Design/builder represents he has read, understands and is familiar with the rules of the Co-op and agrees to comply with them. 6. Design/builder shall provide and pay for labor, materials and equipment for completion of the job. 7. Design/builder shall remove all waste and rubbish caused by operations under the contract. At project completion, Design/builder shall remove the balance of waste materials, rubbish, tools, construction equipment, machinery and surplus materials. 8. Design/builder shall indemnify, defend and hold harmless the owner from and against claims damages, losses and expenses, including reasonable attorney’s fees and costs arising out of or resulting from performance of the work, fees due to vendors and/or subcontractors, subcontractor’s breach of this contract and/or the negligence or misconduct of contractor and/or any subcontractor. 9. Design/builder shall be responsible for initiating, maintaining and supervising all safety precautions and programs in connection with the performance of the contract. The Design/builder shall take reasonable precautions for safety of and shall provide reasonable protection to prevent damage, injury or loss to employees on the work and other persons who may be affected thereby. The contractor shall give notices and comply with applicable laws, ordinances, rules, regulations, including those of the building in which the work is being performed. The contractor shall promptly remedy damage and loss to property at the site caused in whole or in part by the contractor, a sub-contractor, sub-subcontractor or anyone directly or indirectly employed by any of them. 10. The Design/builder shall promptly correct work failing to conform to this contract. This applies to all work, including work done by subcontractors.

OWNER’S DUTIES-GENERAL 1. 2. 3. 4.
To provide adequate utilities for the work agreed upon. To advise Design/builder of any known condition of the property which affects Design/builder’s ability to perform. To understand that when practical, ALL instructions to the on-site employees must flow from client, to our office and then to employees. During the course of construction, under this contract, to make no agreement directly with any of our Tradespersons, our Subcontractors, or any employee of The Renovated Home outside the scope of this contract and without the written consent of the Design/builder.
DELAY Design/builder shall not be responsible for delays caused by events beyond the control of Design/builder, including but not limited to: strikes, war, acts of God, riots, unforeseen building-caused delays (i.e. elevator shutdown, building strike, etc.), or any items/ materials specified by client’s designer where extended lead times for procuring such items are beyond contractor control and cause delays in the schedule of project as outlined. Delays caused by Owner’s failure to make allowance materials’ selections or caused by the performance by Design/builder of extras requested by owner in writing shall likewise be excusable delays. If Design/builder is prevented from working due to unforeseen delays caused by the building, Design/builder shall, within 24 hours of such delay, inform client immediately.
INSURANCE Design/builder has submitted to client, prior to the signing of this contract, an insurance certificate, filled out in accordance with the instructions of the owner’s co-op board and/or Management Company. This insurance is to cover general liability and workman’s compensation. The limits for said insurance and the listings of additional insured/ certificate holders are in accordance with the owner’s co-op board/management company and are deemed acceptable for this project.

Date: For the Approved Scope of Work to be performed at: ********************** HIDDEN, CONCEALED and UNFORESEEABLE CONDITIONS Design/builder has inspected the subject property and discussed the location of the plumbing and gas lines and risers with the building manager and believes there are no hidden, concealed and unforeseeable conditions. For purposes of this section, a “hidden, concealed and unforeseeable condition” shall mean a condition not readily observable to a prudent contractor inspecting the subject property for the purpose of performing this contract. If such condition arises, Design/builder assumes the cost to correct or cure such condition, if such condition is curable. If said condition is not curable, Contractor shall notify Owner verbally at once and followed by written confirmation and the parties will agree to a resolution/work-around method, or this contract may be canceled by either of them.
EXTRAS Any extra work or materials desired by owner shall be agreed upon in writing and such extras shall become a part of this contract. Unless otherwise agreed, extras shall be paid for on order. Failure of Owner to sign an extras order that owner previously agreed to in writing, it’s shall not preclude recovery for same by Design/builder, and acceptance of said extra work or materials shall be presumed, unless here is written notice to the contrary. Design/builder shall advise Owner at the time of agreement on an extra as to any additional time required to perform this contract.
SUBCONTRACTORS Design/builder shall select subcontractors as required to complete this contract. Owner acknowledges that various portions of the work may be done by subcontractors. Any subcontractor shall have all requisite licenses for the work to be done by said subcontractor. It shall be the duty of Design/builder to use reasonable core in the selection of subcontractors. Absent objectionable performance by any subcontractor, the selection of subcontractors shall be with the Design/builder exclusively. Design/builder shall require all subcontractors to have such types of insurance in force as are required to hold harmless and indemnify Owner from any claim for injuries or property damage by any agent or employee of any subcontractor. Design/builder shall pay subcontractors on a timely basis and obtain from subcontractors any necessary documentation required to release their lien rights, if any, as the work proceeds. For clarity and the avoidance of doubt, contractor shall be solely responsible for paying all subcontractors and vendors.

Date: For the Approved Scope of Work to be performed at: ********************** TERMINATION and CANCELLATION Design/builder may terminate and cancel this contract if: Any payment called for hereunder is not received as scheduled, provided the notice is given to Owner as provided below. Upon such termination, Design/builder shall have all remedies provided by law, including such lien rights as then apply. No such termination shall be effective unless 10 days’ notice of Design/builder intent are given as provided below, during which time the default may be cured by owner. Owner may terminate this contract upon the conditions: Failure of Design/builder, or his subcontractors, to pursue the work contracted for, absent excusable delay, as provided above for a continuous period of 3 days, without a written agreement permitting same, which may be satisfied by a simple notation to this agreement and agreed to by con Design/builder and owner. Any other failure to perform this contract required by the terms of this contract. No termination shall be effective unless 10 days’ notice of Owner’s intent are given as provided below, during which time the default may be cured by Design/builder. If the Design/builder defaults or persistently fails or neglects to carry out the work in accordance with this contract, the owner, after three day’s written notice to the contractor and without prejudice to any other remedy the owner may have, may make good such deficiencies and may deduct the cost thereof from the payment then or thereafter due to the Design/builder, or if no payment is due, then the Design/builder will refund such cost to owner.
WARRANTIES The work of Design/builder, including materials and labor, shall be guaranteed for a period of 2 years, during which period Design/builder shall at his own expense correct any defect arising from his work. This provision is in lieu of all other warranties, express or implied. Any and all warranties for appliances or mechanical systems shall be delivered to Owner when Design/builder’s final payment is received. NOTICES Notices may be sent to either party at the addresses shown above, or mailed by certified or registered mail. Any mailed notice shall be deemed given as of the date of mailing. SEVERABILITY If any portion of this agreement is found invalid or unenforceable by any court, the remaining provisions shall remain in force between the parties. This contract and the associated scope of work it represents is not assignable to a third party.

GENERAL NOTES FOR THE DEPARTMENT OF BUILDINGS
1. Scope of work: Renovation of apartment. No change in use , egress or occupancy proposed under this application. 2. All work shall conform to the requirements of the New York City Building Code, Fire Department regulations, utility company requirements, and the best trade practices. 3. Before commencing work, the Contractor shall file all the required Certificates of Insurance with the Department of Buildings, obtain all required permits, and pay all fees required by the governing New York City agencies. 4. The Contractor shall verify all existing conditions in the field prior to commencing work, and shall report any discrepancies between drawings and field conditions to the Architect. 5. Minor details not usually shown or specified, but necessary for proper construction of any part of the work shall be included as if they were indicated in the drawings. 6. The Contractor shall coordinate all work procedures with requirements of local authorities and building management. 7. The Contractor shall be responsible for the protection of all conditions and materials within the proposed construction area. The Contractor shall design and install adequate shoring and bracing for all structural or removal task. The Contractor shall have sole responsibility for any damage or injuries caused by or during the execution of the work. 8. The Contractor shall lay out his own work, and shall provide all dimensions required for other trades (plumbing, electrical, etc.). 9. Plumbing and electrical work shall be performed by persons licensed in their trades, who shall arrange for and obtain inspections and required sign-offs. 10. The Contractor shall do all cutting, patching, repairing as required to perform all of the work indicated on the drawings, and all other work that may be required to complete the job. 11. All piping and wiring shall be removed to a point of concealment and shall be properly capped or plugged. 12. The Contractor, upon completion of the work, shall arrange for Department of Buildings inspections and signoffs as required.
TENANT PROTECTION PLAN 2008 CODE As per 28-104.8.4 1. The Building contains 42 dwelling units that will be occupied during construction. Egress: At all times in the course of construction, the egress from the various floors of the building will be maintained. Required egress shall not be obstructed at any time. 3. Fire Safety: All precautions are to be observed to maintain fire safety (as well as additional safety measures necessitated by the construction) shall be strictly observed. 4. Health requirements: Dust is to be kept to a minimum and will be removed after completion of work each day. Disposal of construction debris must be done in a safe manner. Construction noise will cease after normal working hours, and noise will be limited to acceptable levels. Maintain sanitary facilities. Control pests at all times. 5. Contractor must comply with applicable laws relating to lead and asbestos. If observed, immediately contact owner or architect. 6. Electric, gas or other utilities are not to be interrupted. 7. Building security is to be maintained. to prevent unauthorized persons from entering the building.
LOCAL LAW 58/87 COMPLIANCE All sections refer to ANSI standards 1. Flr surfaces along access routes + in access rms shall be made stable, firm + slip resistant in compliance w/ Sec 4.5.1 should hadicapped persons occupy apartment to be renovated. 2. Door widths shall be a minimum of 34" in compliance w/ Sec 4.13.5 3. Thresholds at doorways will not exceed 21" in height as per Sec. 4.13.8 4. Handles, pulls, latches, locks and other operating devices on accessible door shall be made to comply w/ Sec 4.13.9 should hadicapped persons occupy apartment to be renovated. 5. All bathrooms, aside from those where fixtures are replaced in existing roughing, shall be hadicapped adaptable in compliance w/ LL 58/87.
6. Kitchen shall be handicapped adaptable s per LL 58/87. 7. Dimensions of clear space & door opening into adaptable kitchen and bath (where applicable) shall comply w/ Sec 4.32.4.2 (wc) adn 4.32.4.3 (tubs) 8. Location of lavatory, mirrors and medicine cabinets to comply w/ Sec 4.32.4.3 should handicapped persons occupy the apartment to be renovated. 9. Cabinets shall be modifie; range, dw, w/d (where applicable) shall be replaced w/approved type appliances shpecified in ANSI should handicapped persons occupy apartment to be renovated. 10. Appropriate signage, warning devices, etc. shall be installed should hadicapped persons occupy the apartment to be renovated. 11. Reinforcements for grab bars shall be installed in adaptable bathrooms as per Table 47A. Smoke / Carbon Monoxide Detection Devices 1. Smoke/Carbon Monoxide detectors or devices shall be installed in accordance with Housing Maintenance Code, Multiple Dwelling Law, the NYC Building Code and the NYC Electrical Code. 2. Smoke and Carbon monoxide detector may be combined providing the devices comply with the provisions of the administrative code of the City of New York and any appliances rules promulgated thereunder. 3. Each Smoke/Carbon Monoxide Detector shall be installed in accordance with reference standard 17-12 of the NYC Building Code. 4. Each Smoke/Corbon Monoxide Detector shall be installed outside of each sleeping room in the immediate vicinity or within 15' of the entrance to a sleeping room. 5. Each Smoke/Corbon Monoxide Detector shall be of a type that allows for readily testing of such device. 6. Duplex units shall have a device located on each level if only one means of egress is provided from each level. 7. Ceiling mounted devices shall be a minimum distance of 4" from any wall. 8. Wall mounted devices shall be a minimum of 4" to a maximum of 12" from the ceiling. 9. Each dwelling unit shall be equipped with an approved type smoke/carbon monoxide detector devices as per NYC Buildings Code section 27-980. 10. Such Smoke/Carbon monoxide detector must be either the ionization of photo-electric type as per the NYC Building Code Section 27-981.
Plumbing and Drainage Notes 1. All plumbing and gas piping work shall be installed in strict accordance with the requirement of Article 16 and Reference Standard RS-16 of the NYC Building Code. 2. Plumbing fixtures shall be of a type and manufacturer approved for use in New York City, and shall bear BS&A approval. 3. All gas-fired equipment to be A.G.A. or M.E.A. approved. 4. Plumbing contractor to examine proposed layout with regard to existing field conditions, and shall notify architect of any discrepancies between assumed field conditions and those encountered during construction. Plumbing contractor shall inform Architect of any revisions to plan which shall be necessary, based on conditions uncovered in the field in order to install all fixtures, equipment and piping in strict accordance with the requirements of the NYC Building Code. 5. All plumbing work must be performed by licensed plumber. 6. All branch piping shall be replaced back to supply riser, and back to the waste/vent stack. New shut-off valves shall be after a full 4 elbow swing 7. Riser diagram for waste and vent must be provided for the kitchen and bathroom, wherever there are fixture changes (see sheet C-02) 8. Plumber must check existing waste and vent lines to be free of obstruction. 9. Water supply notes or diagrams must indicate NYC approved back flow prevention devices on all hard piped fixtures and appliances. this applies to refrigerator ice maker (if any) and dishwasher.
10. Check valves must be furnished on branch piping for hot and cold water supply, adjacent to master shut -off valves. check valves must be quiet type. 11. Provide new master shut-off valves and branch lines for hot and cold water supply for re-habbed bathroom and kitchen. all valves must be full port, of U. S. manufacture. All new copper piping from master shut-off valve to each fixture, as follows: Bathroom Hot water master shut-off valve. Cold water master shut-off valve. Hot water shut-off valve at lavatory. Cold water shut-off valve at lavatory. Shower valve, approved for use (temerature range 110 F to 120 F) Cold water shut-off valve at toilet. Kitchen Cold water shut-off valve. Hot water shut-off valve. Vacuum breaker for refrigerator and dishwasher water supply. 12. All hot and cold water piping at fixtures is to be terminated with air chambers (water hammer arrestors) rising above the fixture. 13. Fixture piping between shut-off valve and the faucet or appliance to the copper tubing with flared ends and brass bushings. (no plastic, rubber, or braided stainless steel.) 14. No reinforced rubber hose will be allowed in piping to fixtures and appliances. High pressure "no burst" braided stainless steel will be allowed to hook-up fixtures and appliances that do not have access after installation if demonstrated there is no practical alternative. 15. Dishwasher drain must either have a loop rising above the flood level rim of the sink, or an approved NYC backflow prevention device. This must be on riser diagram. 16. A tub only requires 1 1/2" drain to meet the nyc building code, while the shower requires a 2" drain. The architect shall indicate on the plan that if a 2" drain is not found to exist the bathroom plan will be modified to meet code. 17. Since a shower requires a 2" drain and the existing plumbing fixtures required required only 1 1/2" drain, the waste piping should be replaced back to the stack. This will require shut down. Shower requirements are as follows: (details to be shown on drawings) a. Shower partitions are to be either gypsum tile (existing) and waterproof cement plaster, or waterproof gypsum board. b. Walls are additionally to have a layer of cementitious WonderBoard or Du-rock, and additionally are to be lined with a layer of laticrete 9235 Waterproofing Membrane with all seams lapped 4 inches. c. Shower bases are to be fitted with a new lead pan, coated with polymer material both sides. See detail. d. The lead pan must wrap up and over the curb, and up and across bench seat, or other projections or recesses. e. All showers are to drain into a minimum 2" drain pipe. f. Shower drains are to have a small amount of washed gravel packed around the drain collar, with slots in the adjustable drain fitting so as to prevent trapped water. 18. Plumbing contractor shall arrange and obtain inspections and required sign-offs. NOTE: This plan is approved only for work approved on the application specification sheet. All other matters shown are not to be relied upon, or to be considered as either approved

Pressure type vacuum breaker and check valves for hot and cold water to be installed. e. No reduction/modification to Building plumbing to be done. f. Fire rate access panels at shut off valves where they are in walls will be provided g. New toilets to be low consumption units as required.
