BATHROOM NO. 2 Floors to be finished with a choice of select Carrara and Bardiglio basketweave marble tile or Herringbone pattern Carrara tile. Classic Carrara 3” x 6” tile with matching trim to be installed to wainscot height. Fixtures specified by Newport Brass.

WOOD FLOORS, DOORS, & FINISH TRIM All floors of the residence to be finished with custom walnut flooring. All doors will be custom 1¾” solid wood with custom hardware specified by Merit Metal & Hardware.

All new decorative crown moldings, baseboards, and door casings will be installed throughout. The doors and trim styles to be specified by the client.

THE SPECIFICATIONS


SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building code and The Renovated Home workplace guidelines.

DEMOLITION | PROTECTION Proposed renovation would require the entire removal of all interiors; including floors, walls, partitions, closet interiors, bathrooms, millwork, and cabinetry throughout the residence.

CARTING | DEBRIS | SITE REMOVALS Continuous debris pick-ups throughout the entire course of construction through completion.

Full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence.

Professional cleaning crew at completion of project including full exterior and interior window cleaning prior to clients’ move in.


HOIST | CRANE Not applicable.

SCAFFOLD | SIDEWALK BRIDGE Not applicable.

LIGHTING PACKAGE This line item includes all finish recessed lighting throughout the residence.

ROUGH | TRIM PLUMBING All work to be completed by our NYC licensed & insured master plumber.

Includes all new branch, waste, and water to all locations throughout the residence.

All lines throughout the existing property would be replaced.

This would include entirely new piping system for new boilers and water heaters to be installed.

All existing water, and wastes lines throughout would be replaced with new to specified locations.

Mandatory 24-hour retention tests included for all new showers.

WOOD FLOORING Installation of new wood floors includes all new underlayment and soundproofing.

Necessary waterproofing will be provided at all wet areas throughout the residence. Furnish and install 4� wide quarter sawn select Oak or Walnut flooring throughout all levels.

All finishing throughout including 5 step sanding, sealing, staining, and finishing through completion.

SPECIALTY FLOORING Not included at this time.


HVAC This pricing follows the comprehensive installation of the entire HVAC system for the residence.

This budgetary proposal would include all new acoustically lined ductwork and dampers creating a total of 5 zones.

All zones to be controlled on dedicated Nest thermostats and will be programmed to work cohesively with the building’s heating system.

APPLIANCES Within this line item is a budgetary placeholder for kitchen appliances given they are a taxable item.

Sub-Zero, Wolf, and Miele are specified to identify the level of quality.

Cost represents a budgetary placeholder.

WOOD DOORS | JAMBS | CASTINGS Delivery and tax on elements and all associated installation labor. Included is the installation of all new doors (1 ¾” thickness), jambs, trims, hardware (passage sets throughout, privacy sets for all bathrooms, and three 4” hinges mortised on site for each door.

Door styles to be selected by client.

HARWARE | DECORATIVE All hardware is specified for budgetary as custom polished nickel from Merit Metal and Hardware Corp of Warrington, PA. All hardware styles to be selected by client.


INTERIOR STAIRS | RAILINGS Not applicable.

ROUGH CARPENTRY This line item includes all rough & trim carpentry, partitions as needed, ceilings, drywall, trim, base and crown molding installations, and accessory installations at completion as proposed within the plans.

Millwork installations are calculated within the pricing of the individual millwork elements listed below.

CLOSET INTERIORS This line item includes a budgetary placeholder for all closet interiors provided by California Closets.

The Renovated Home has used California Closets exclusively since 1988 for all of its closet interiors absent our own full wood custom closet interiors.

Custom offerings are available but are not included within this budgetary proposal.

Closet interiors by California Closets are considered for the master bedroom dressing room and all closet interiors.


BUILDING MATERIALS This line item includes all necessary materials throughout the course of the project as well as labor to bring deliveries inside.

This line item includes all coordination with the building for deliveries and use of the elevators.


ARCHITECTURAL MILLWORK | INSTALLATION Each line item includes all trucking and inside deliveries. These budgetary line items are for product and the associated labor to install each individual element.

Master Bathroom Custom double vanity and custom medicine cabinets as needed.

Bathroom No.2 | Bathroom No.3 Custom vanity & custom medicine cabinet.


CUSTOM KITCHEN CABINETS | INSTALLATION Full custom cabinetry including framed, 1� thick doors, all hardwood construction, solid walnut interiors, upgraded drawer slides, hinges to be hand mortised on site. Specifications and details to be discussed with client based on needs.

ROUGH & FINISH PLASTERING | SKIM COATING | PRIMING This budgetary line item includes all rough & finish plastering, full skim coating throughout to achieve a level five finish. Priming and painting throughout as needed. This line item includes all finished painting of all custom cabinetry and millwork. No wallpapering or faux finishing within this budgetary proposal.


STONE | MARBLE | TILE MATERIAL Kitchen – Countertops | Island Countertops | Backsplash Templating, installation, sealing, and protection of all completed countertops.

Fabrication labor of the stone: This is the fabrication of all stone throughout kitchen. Material for these Countertops: Budgeted in Calacatta with a 2” thick built-up edge in a honed finish. All natural stone to be sealed with two coats of sealer.

Templating, installation, sealing, and protection of full stone backsplash to completion. Material for Backsplash: Budgeted in Calacatta cut down to ¾” thickness.


STONE | MARBLE | TILE MATERIAL Master Bathroom – Floors | Wall Tile Throughout | Custom Saddles | Vanity Tops Preparation includes ALL of the necessary sand, cement, labor and materials to re-build the structure of the bathroom to actually install tile or stone. Included is Laticrete 9235 Waterproofing membrane prior to tiling.

Installation includes the labor to install all provided tile & stone once the preparation is completed. Installation of floor tile, wall tile, and custom stone included.

Sealing of all natural stone products at completion with two coats of Bulletproof Sealer. All high grade Latricrete bonding materials to be used.

Fabrication: All fabrication cost for the custom door saddle, and vanity tops. Material: All necessary material included for floor installation, wall installation, and custom stone. Budget includes Calacatta Gold 24” x 24” floor tiles for main floor & shower floors, 24” x 24” Calacatta Marble wall tile floor to ceiling, and matching Calacatta Gold Marble for custom saddles, transitions and vanity top.

PROJECT | SITE MANAGEMENT Project management throughout the course of the project to assure schedules are met, all trades are continuously working, deliveries are coordinated with the building, accepted, reviewed, and signed for on a daily basis. Site management assures that all requests by the building and management are satisfied and neighbors within the building remain undisturbed by the work in progress.

PROJECT ADMINISTRATION REIMBURSABLES These are reimbursable expenses that accrue during the course of a project including commuting expenses, mailing expenses, messenger expenses, and the like.
