THE SPECIFICATIONS
DEMOLITION / DEBRIS / PROTECTION / CLEANING • Protection of all non-related workspaces throughout the residence and common areas as requested by the building and building management on a daily basis. • Continuous debris pick-ups throughout the entire course of construction thru completion. • Full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence. • Proposed renovation would require the full demolition of existing kitchen, three full bathrooms and two half bathrooms, existing wood floors, specified partitions, closet interiors,
existing millwork, and existing cabinetry throughout. All demolition throughout the residence as needed in order to accommodate proposed floor plans. • Professional cleaning crew at completion of project including full exterior and interior window cleaning prior to clients move in.
ROUGH & TRIM ELECTRICAL • All work to be completed by a NYC licensed & insured electrical contractor. • All materials, recessed lighting package, labor and installation included. • All new rough and trim electrical throughout the residence – all new rough wiring throughout. • New service panel or full upgrade of existing panel throughout the residence included. • Decorative fixtures to be provided by client, all recessed lighting is included by contractor. • Lighting control systems, phone and data systems, remote shades, audio-video wiring can only be addressed by meeting with the individual client and discussing their particular
needs. This is currently excluded within this budgetary proposal. • Permitting, inspections, and sign offs throughout.
ROUGH & TRIM PLUMBING • All work to be completed by a NYC licensed & insured plumbing contractor. • Includes all new branch, waste, and water to all locations throughout the residence. • All new plumbing at two powder rooms, three full bathrooms, a full kitchen and one laundry room. • All inspections as requested by building as progress is made on rough plumbing. • All existing water, and wastes lines throughout would be replaced with new to specified locations. • Mandatory 24-hour retention tests as requested by buildings included for all new showers. • Permitting, inspections, and sign offs throughout.
PLUMBING FIXTURES, FITTINGS, & ACCESSORIES • Kitchen Allowance: Elkay/ Waterworks or equal. • Powder Room No. 1 Allowance: Samuel Heath of London or equal. • Powder Room No. 2 Allowance: Samuel Heath of London or equal. • Master Bathroom Allowance: Samuel Heath of London or equal. • Bathroom 2 Allowance: Waterworks, Bates & Bates, or Equal. • Bathroom 3 Allowance: Samuel Heath of London or equal. • Laundry Room Allowance: - Miele Appliances/ Blanco fixtures or equal. • All plumbing fixtures prices are inclusive of faucets, toilets, shower bodies, and finish trim.
GLASS & MIRROR • Glass for cabinetry doors throughout the kitchen cabinetry. • Master Bathroom – Allowing for ½” star fire glass custom shower enclosure. • Children’s Bathroom No. 1 – Allowing for ½” star fire glass custom shower enclosure. • Guest Bathroom – Allowing for ½” star fire rated glass custom shower enclosure. • Powder Room No. 1 – Custom Mirror above vanity. • Powder Room No. 2 – Custom Mirror above vanity.
FLOORING & STAIRS • Throughout all levels, cost is includes all new ¾” sub-floor underlayment, soundproofing, and waterproofing in wet areas as requested by management.
• Furnish and install 4” wide quarter sawn Select Oak or Walnut flooring throughout all areas specified to receive wood floors. Floors to be delivered in advance of installment to
allow proper acclimation.
• All stair treads and risers to be refinished in material to match the new flooring choice throughout.
• All finishing throughout including 5 step sanding, sealing, staining and finishing through completion throughout.
HVAC • HVAC is not included within this pricing. • All mechanicals to be protected during the course of construction. • Maintenance of existing units will be provided during the course of construction. • Upgrade of all thermostats to be controlled on the NEST thermostat system.
APPLIANCES • Within this line item is a budgetary placeholder for appliances throughout the kitchen given they are a taxable item. • Within this budgetary placeholder we are including Subzero, Wolf, Miele throughout to identify the level of quality the manufacture to this budgetary placeholder of $50,000.00.
WINDOWS & EXTERIOR DOORS • Windows are not included within this pricing.
NEW JAMS, FRAMES, DOORS • Within this budgetary proposal, we are including throughout the residence the removal and installation of all new solid hardwood doors (1 ¾” thickness), jams, trims, hardware (passage sets throughout, privacy sets for all bathrooms, and three, 4” hinging mortised for each door. • Door styles to be selected by client. • All hardware is specified for budgetary as custom polished nickel from Merit Metal and Hardware Corp of Warrington, PA. • All hardware styles to be selected by client.
CARPENTRY LABOR THROUGHOUT • Within this line item includes all rough & trim carpentry, partitions as needed, ceilings, drywall, molding installations, and accessory installations at completion as proposed within
the plans. • All support labor & cleaning laborers included. • All delivery laborers included within this line item. • Millwork installations are calculated within the pricing of the individual millwork elements previously listed.
CLOSET INTERIORS While this line item includes a budgetary placeholder of $25,000.00 for all closet interiors throughout to be provided by California Closets. The Renovated Home has used California Closets exclusively since 1988 for all of its closet interiors absent our own full wood custom closet interiors. Custom offerings are available but are not included within this budgetary proposal. Closet interiors by California Closets are considered for the master bedroom walk in closets, the children’s closets in two bedrooms, general closet interiors, entry area floor closet.
BUILDING MATERIALS  This budgetary line item includes all building materials, moldings, masonry materials and associated, site deliveries and labor to bring into the apartment.  Elevator loading is also included within this line item.
CUSTOM MILLWORK & MILLWORK INSTALLATION Each line item includes all trucking and inside deliveries and applicable sales tax on the materials only. These budgetary line items are for product and the associated labor to install each individual element.
Kitchen Full custom cabinetry throughout as proposed including framed, 1” thick doors, all hardwood construction, solid walnut interiors, upgraded drawer slides, hinges to be
hand mortised on site. This price includes the custom banquette as shown on the proposed plans. Specifications and details to be discussed with client based on needs. Priming and painting throughout as needed. This line item includes all finished painting of all custom cabinetry and millwork throughout.
No wallpapering or faux finishing within this budgetary proposal.
MASONRY, STONE, TILE: FIRST FLOOR Gallery Floor Preparation – Includes ALL of the necessary sand and cement, labor and materials to be re-build the structure of the bathroom to actually install tile or stone Installation – The actual labor to install all provided tile & stone once the preparation is completed. Installation of floor tile, wall tile, and custom stone included. Sealing of all
natural stone products at completion with two coats of Bulletproof Sealer. All high-grade Latricrete bonding materials will be used thru completion of installation. Fabrication – All fabrication cost for necessary custom stone. Material – All necessary material included for floor installation. Budget includes 18” x 18” St. Laurent Marble in a checkerboard pattern with 18” x 18” Calacatta Gold. Both stones
in a polished finish.
MASONRY, STONE, TILE: FIRST FLOOR Kitchen
Kitchen Countertops, Island Countertops & Backsplash. Templating, installation, sealing, and protection of all completed countertops. Fabrication Labor of the Stone – This is the fabrication of all stone throughout kitchen. Material for these Countertops – Budgeted in Calacatta Gold with a 2” Thick Built Up Edge in a honed finish. All natural stone to be sealed with two coats of Bulletproof Sealer. Templating, installation, sealing, and protection of full stone backsplash to completion. Material for Backsplash – Budgeted in Calacatta Gold cut down to ¾” thickness.
Kitchen Banquette Table Top Templating, installation, sealing, and protection of all completed countertops. Fabrication Labor of the Stone – This is the shop fabrication of stone needed at banquette. Material for these Countertops – Budgeted in Ice White Caesarstone in 1 1/8” thickness. Caesarstone proves to be durable for high use areas and is consistant with the design
elements of the kitchen.
MASONRY, STONE, TILE: FIRST FLOOR Powder Rooms 1 & 2 Powder Room No. 1 Floors, custom saddles & custom vanity tops. Preparation – includes ALL of the necessary sand and cement, labor and materials to be re-build the structure of the bathroom to actually install tile or stone. It also includes using Laticrete 9235 Waterproofing membrane prior to tiling. Installation – The actual labor to install all provided tile & stone once the preparation is completed. Installation of floor tile, wall tile, and custom stone included. Sealing of all natural stone products at completion with two coats of Bulletproof Sealer. All high-grade Latricrete bonding materials will be used thru completion of installation. Fabrication – All fabrication cost for the custom door saddle, and vanity tops. Material – All necessary material included for floor installation, wall installation, and custom stone. Budget includes Nero Marquina large format tiled floors, with matching custom Nero Marquina base on perimeter walls, and Nero Marquina custom stone for door saddle and vanity top. Powder Room No. 2 Floors, custom saddles & custom vanity tops. Preparation – includes ALL of the necessary sand and cement, labor and materials to be re-build the structure of the bathroom to actually install tile or stone. It also includes using Laticrete 9235 Waterproofing membrane prior to tiling. Installation – The actual labor to install all provided tile & stone once the preparation is completed.
