Notes General Notes 1. Scope of work: Renovation of apartment. No change in use , egress or occupancy proposed under this application. 2. All work shall conform to the requirements of the New York City Building Code, Fire Department regulations, utility company requirements, and the best trade practices. 3. Before commencing work, the Contractor shall file all the required Certificates of Insurance with the Department of Buildings, obtain all required permits, and pay all fees required by the governing New York City agencies. 4. The Contractor shall verify all existing conditions in the field prior to commencing work, and shall report any discrepancies between drawings and field conditions to the Architect. 5. Minor details not usually shown or specified, but necessary for proper construction of any part of the work shall be included as if they were indicated in the drawings. 6. The Contractor shall coordinate all work procedures with requirements of local authorities and building management. 7. The Contractor shall be responsible for the protection of all conditions and materials within the proposed construction area. The Contractor shall design and install adequate shoring and bracing for all structural or removal task. The Contractor shall have sole responsibility for any damage or injuries caused by or during the execution of the work. 8. The Contractor shall lay out his own work, and shall provide all dimensions required for other trades (plumbing, electrical, etc.). 9. Plumbing and electrical work shall be performed by persons licensed in their trades, who shall arrange for and obtain inspections and required sign-offs. 10. The Contractor shall do all cutting, patching, repairing as required to perform all of the work indicated on the drawings, and all other work that may be required to complete the job. 11. All piping and wiring shall be removed to a point of concealment and shall be properly capped or plugged. 12. The Contractor, upon completion of the work, shall arrange for Department of Buildings inspections and signoffs as required. TENANT PROTECTION PLAN 2008 CODE As per 28-104.8.4 1. The Building contains 42 dwelling units that will be occupied during construction. Egress: At all times in the course of construction, the egress from the various floors of the building will be maintained. Required egress shall not be obstructed at any time. 3. Fire Safety: All precautions are to be observed to maintain fire safety (as well as additional safety measures necessitated by the construction) shall be strictly observed. 4. Health requirements: Dust is to be kept to a minimum and will be removed after completion of work each day. Disposal of construction debris must be done in a safe manner. Construction noise will cease after normal working hours, and noise will be limited to acceptable levels. Maintain sanitary facilities. Control pests at all times. 5. Contractor must comply with applicable laws relating to lead and asbestos. If observed, immediately contact owner or architect. 6. Electric, gas or other utilities are not to be interrupted. 7. Building security is to be maintained. to prevent unauthorized persons from entering the building.
LOCAL LAW 58/87 COMPLIANCE All sections refer to ANSI standards 1. Flr surfaces along access routes + in access rms shall be made stable, firm + slip resistant in compliance w/ Sec 4.5.1 should hadicapped persons occupy apartment to be renovated. 2. Door widths shall be a minimum of 34" in compliance w/ Sec 4.13.5 3. Thresholds at doorways will not exceed 21" in height as per Sec. 4.13.8 4. Handles, pulls, latches, locks and other operating devices on accessible door shall be made to comply w/ Sec 4.13.9 should hadicapped persons occupy apartment to be renovated. 5. All bathrooms, aside from those where fixtures are replaced in existing roughing, shall be hadicapped adaptable in compliance w/ LL 58/87.
6. Kitchen shall be handicapped adaptable s per LL 58/87. 7. Dimensions of clear space & door opening into adaptable kitchen and bath (where applicable) shall comply w/ Sec 4.32.4.2 (wc) adn 4.32.4.3 (tubs) 8. Location of lavatory, mirrors and medicine cabinets to comply w/ Sec 4.32.4.3 should handicapped persons occupy the apartment to be renovated. 9. Cabinets shall be modifie; range, dw, w/d (where applicable) shall be replaced w/approved type appliances shpecified in ANSI should handicapped persons occupy apartment to be renovated. 10. Appropriate signage, warning devices, etc. shall be installed should hadicapped persons occupy the apartment to be renovated. 11. Reinforcements for grab bars shall be installed in adaptable bathrooms as per Table 47A.
Smoke / Carbon Monoxide Detection Devices 1. Smoke/Carbon Monoxide detectors or devices shall be installed in accordance with Housing Maintenance Code, Multiple Dwelling Law, the NYC Building Code and the NYC Electrical Code. 2. Smoke and Carbon monoxide detector may be combined providing the devices comply with the provisions of the administrative code of the City of New York and any appliances rules promulgated thereunder. 3. Each Smoke/Carbon Monoxide Detector shall be installed in accordance with reference standard 17-12 of the NYC Building Code. 4. Each Smoke/Corbon Monoxide Detector shall be installed outside of each sleeping room in the immediate vicinity or within 15' of the entrance to a sleeping room. 5. Each Smoke/Corbon Monoxide Detector shall be of a type that allows for readily testing of such device. 6. Duplex units shall have a device located on each level if only one means of egress is provided from each level. 7. Ceiling mounted devices shall be a minimum distance of 4" from any wall. 8. Wall mounted devices shall be a minimum of 4" to a maximum of 12" from the ceiling. 9. Each dwelling unit shall be equipped with an approved type smoke/carbon monoxide detector devices as per NYC Buildings Code section 27-980. 10. Such Smoke/Carbon monoxide detector must be either the ionization of photo-electric type as per the NYC Building Code Section 27-981.
Plumbing and Drainage Notes 1. All plumbing and gas piping work shall be installed in strict accordance with the requirement of Article 16 and Reference Standard RS-16 of the NYC Building Code. 2. Plumbing fixtures shall be of a type and manufacturer approved for use in New York City, and shall bear BS&A approval. 3. All gas-fired equipment to be A.G.A. or M.E.A. approved. 4. Plumbing contractor to examine proposed layout with regard to existing field conditions, and shall notify architect of any discrepancies between assumed field conditions and those encountered during construction. Plumbing contractor shall inform Architect of any revisions to plan which shall be necessary, based on conditions uncovered in the field in order to install all fixtures, equipment and piping in strict accordance with the requirements of the NYC Building Code. 5. All plumbing work must be performed by licensed plumber. 6. All branch piping shall be replaced back to supply riser, and back to the waste/vent stack. New shut-off valves shall be after a full 4 elbow swing 7. Riser diagram for waste and vent must be provided for the kitchen and bathroom, wherever there are fixture changes (see sheet C-02) 8. Plumber must check existing waste and vent lines to be free of obstruction. 9. Water supply notes or diagrams must indicate NYC approved back flow prevention devices on all hard piped fixtures and appliances. this applies to refrigerator ice maker (if any) and dishwasher.
10. Check valves must be furnished on branch piping for hot and cold water supply, adjacent to master shut -off valves. check valves must be quiet type. 11. Provide new master shut-off valves and branch lines for hot and cold water supply for re-habbed bathroom and kitchen. all valves must be full port, of U. S. manufacture. All new copper piping from master shut-off valve to each fixture, as follows: Bathroom Hot water master shut-off valve. Cold water master shut-off valve. Hot water shut-off valve at lavatory. Cold water shut-off valve at lavatory. Shower valve, approved for use (temerature range 110 F to 120 F) Cold water shut-off valve at toilet. Kitchen Cold water shut-off valve. Hot water shut-off valve. Vacuum breaker for refrigerator and dishwasher water supply.
12. All hot and cold water piping at fixtures is to be terminated with air chambers (water hammer arrestors) rising above the fixture. 13. Fixture piping between shut-off valve and the faucet or appliance to the copper tubing with flared ends and brass bushings. (no plastic, rubber, or braided stainless steel.) 14. No reinforced rubber hose will be allowed in piping to fixtures and appliances. High pressure "no burst" braided stainless steel will be allowed to hook-up fixtures and appliances that do not have access after installation if demonstrated there is no practical alternative. 15. Dishwasher drain must either have a loop rising above the flood level rim of the sink, or an approved NYC backflow prevention device. This must be on riser diagram. 16. A tub only requires 1 1/2" drain to meet the nyc building code, while the shower requires a 2" drain. The architect shall indicate on the plan that if a 2" drain is not found to exist the bathroom plan will be modified to meet code. 17. Since a shower requires a 2" drain and the existing plumbing fixtures required required only 1 1/2" drain, the waste piping should be replaced back to the stack. This will require shut down. Shower requirements are as follows: (details to be shown on drawings) a. Shower partitions are to be either gypsum tile (existing) and waterproof cement plaster, or waterproof gypsum board. b. Walls are additionally to have a layer of cementitious WonderBoard or Du-rock, and additionally are to be lined with a layer of laticrete 9235 Waterproofing Membrane with all seams lapped 4 inches. c. Shower bases are to be fitted with a new lead pan, coated with polymer material both sides. See detail. d. The lead pan must wrap up and over the curb, and up and across bench seat, or other projections or recesses. e. All showers are to drain into a minimum 2" drain pipe. f. Shower drains are to have a small amount of washed gravel packed around the drain collar, with slots in the adjustable drain fitting so as to prevent trapped water. 18. Plumbing contractor shall arrange and obtain inspections and required sign-offs.
GENERAL NOTES FOR THE DEPARTMENT OF BUILDINGS 1. Building is to be examined under Old Code. 2. Building is of Class 1 (fireproof) construction. 3. Existing CO: complies. 4. All work shall comply with NYC DOB requirements, rules and regulations.
A. Architectural 1. Joan Humphreys (Architect) and The Renovated Home (Contractor) for this alteration have received, reviewed and will abide by the Building House Alteration Rules. 2. Proposed plans shall comply with all requirements as set forth by all applicable Building Codes, Regulations and Ordinances as well as all other governing agencies including. 3. Where existing fire stopping has been affected and/or will be required it is to be installed. All fire stopping is to be code compliant, and comply with applicable DOB codes and regulations and is to include UL approved details and materials. B. Structural 1. The bottom and/or top surfaces of the floor and/or ceiling slabs are not to be notched or channeled out to accommodate any of the work being done. C. Structural 2. Plumbing a. Where branch lines a replaced new ones are to be fully insulated (hot and cold water lines) b. No risers shall be relocated/rerouted in this alteration. c. All lavatories to be provided with an overflow. If no overflow is provided, then a 2" trap and un-obstructed drain must be provided instead. d. Pressure type vacuum breaker and check valves for hot and cold water to be installed. e. No reduction/modification to Building plumbing to be done. f. Fire rate access panels at shut off valves where they are in walls will be provided g. New toilets to be low consumption units as required.

THE SPECIFICATIONS
SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building code and The Renovated Home workplace guidelines.
DEMOLITION | PROTECTION Proposed renovation would require the entire removal of all interiors; including walls, partitions, closet interiors, bathrooms, millwork, and cabinetry, throughout the residence.
CARTING | DEBRIS | SITE REMOVALS Continuous debris pick-ups throughout the entire course of construction through completion.

The Renovated Home has used California Closets exclusively since 1988 for all of its closet interiors absent our own full wood custom closet interiors.

BUILDING MATERIALS This line item includes all necessary materials throughout the course of the project as well as labor to bring deliveries inside.

PROJECT | SITE MANAGEMENT Project management throughout the course of the project to assure schedules are met, all trades are continuously working, deliveries are coordinated with the building, accepted, reviewed, and signed for on a daily basis. Site management assures that all requests by the building and management are satisfied and neighbors within the building remain undisturbed by the work in progress.
PROJECT ADMINISTRATION REIMBURSABLES These are reimbursable expenses that accrue during the course of a project including commuting expenses, mailing expenses, messenger expenses, and the like.
