THE SPECIFICATIONS


SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building Code.

Site safety inspections completed by The Renovated Home as requested by building management.

DEMOLITION | PROTECTION Protection of all non-related workspaces throughout the residence and common areas as requested by building management on a daily basis.

Proposed renovation would require the full demolition of existing kitchen, six full bathrooms, one half bathroom, existing wood floors, specified partitions, closet interiors, existing millwork and cabinetry throughout. All demolition throughout the residence as needed in order to accommodate proposed plans.

CARTING | DEBRIS | SITE REMOVALS Continuous debris pick-ups throughout the entire course of construction through completion.

Full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence.

Professional cleaning crew at completion of project including full exterior and interior window cleaning prior to client move in.

All materials, recessed lighting package, labor, and installation included.

All new rough and trim electrical wiring throughout the residence as per plans.

New service panel or full upgrade of existing panel throughout the residence included.

Lighting control systems, phone and data systems, remote shades, audio-video wiring can only be addressed by meeting with the individual client and discussing their particular needs. This is currently excluded within this budgetary proposal.

Permitting, inspections, and sign offs throughout included.

LIGHTING PACKAGE Decorative fixtures to be provided by client, all recessed lighting is included by contractor.

FIREPROOFING At completion of demolition, entire residence will be inspected to ensure that all fireproofing is secure and up to code. This is the expense to provide new fireproofing as needed on all structural beams throughout the residence.


ROUGH | TRIM PLUMBING All work to be completed by our NYC licensed & insured master plumber.

Includes all new branch, waste, and water to all locations throughout the residence.

All new plumbing at five full bathrooms, one half bathroom, a full kitchen, and one laundry room.

All inspections as requested by building management as progress is made on rough plumbing.

All existing water, and wastes lines throughout would be replaced with new to specified locations.

Mandatory 24-hour retention tests as requested by buildings included for all new stand in showers.

Permitting, inspections, and sign offs throughout.

Floors to be delivered in advance of installment to allow proper acclimation.

All stair treads and risers to be refinished in material to match the new client selected flooring throughout.

All finishing throughout including five step sanding, sealing, staining, and finishing through completion.

HVAC This pricing follows the comprehensive installation of the entire HVAC system throughout the residence.

This proposal includes all new acoustically lined ductwork throughout and the installation of acoustically lined dampers dedicated to individual bedrooms. All zones to be controlled on dedicated Nest thermostats and will be programmed to work cohesively with the buildings heating system.

APPLIANCES Within this line item is a budgetary placeholder for appliances throughout the kitchen given they are a taxable item.

Within this budgetary placeholder we are specifying Sub-Zero, Wolf, and Miele to identify the level of quality.

Budgetary placeholder of $50,000.00.

WOOD DOORS | JAMBS | CASTINGS Within this budgetary proposal, we are including the removal and installation of all new solid hardwood doors (1 ¾” thickness), jambs, trims, hardware (passage sets for bedrooms and closets, privacy sets for all bathrooms) and three 4” hinged and mortised for each door. Door styles to be selected by client.

HARWARE | DECORATIVE All hardware is specified as custom polished nickel from Merit Metal and Hardware Corp of Warrington, PA. All hardware styles to be selected by client.


INTERIOR STAIRS | RAILINGS Not within.

ROUGH CARPENTRY Within this line item includes all rough & trim carpentry, partitions as needed, ceilings, drywall, molding installations, and accessory installations at completion as proposed within the plans. All delivery laborers included within this line item.

Millwork installations are calculated within the pricing of the individual millwork elements listed previously.

CLOSET INTERIORS Within this line item includes a budgetary placeholder for all closet interiors throughout to be provided by California Closets. The Renovated Home has used California Closets exclusively since 1988 for its entire closet interiors absent of our own line of full custom wood closet interiors. Custom offerings are available but are not included in this budgetary proposal. Closet interiors by California Closets are considered for the master bedroom walk in closets, the children’s closets in two bedrooms, general closet interiors, and entry area floor closet.


BUILDING MATERIALS This budgetary line item includes all building materials, moldings, masonry materials and associated.

Also included is labor to bring all deliveries into the apartment and elevator loading.


ARCHITECTURAL MILLWORK | INSTALLATION Each line item includes all trucking and inside deliveries. These budgetary line items are for products and the associated labor to install each individual element.

Den Millwork | Library All cabinetry to be framed, 1� thick doors and frames, all hardwood construction, all walnut interiors, all upgraded drawer slides, all hinges to be mortised. Specifications and details to be discussed with client based on needs.

Master Bathroom | Bathroom 2 | Bathroom 3 | Bathroom 4 | Bathroom 5 Custom built solid wood vanities with matching custom medicine cabinets as needed.

Master Bedroom | Bedroom 2 | Bedroom 3 | Bedroom 4 | Bedroom 5 | Bedroom 6 | Living Room Custom built enclosures at windows to incorporate mechanicals and provide additional storage.


CUSTOM KITCHEN CABINETS | INSTALLATION Full custom cabinetry throughout including framed, 1� thick doors, all hardwood construction, solid walnut interiors, upgraded drawer slides, hinges to be hand mortised on site. This price includes the custom banquette as shown on the proposed plans. Specifications and details to be discussed with client based on needs.

ROUGH AND FINISH PLASTERING | SKIM COATING | PRIMING This budgetary line item includes all rough & finish plastering, full skim coating throughout to achieve a level five finish. Priming and painting throughout as needed. This line item includes all finished painting of all custom cabinetry and millwork throughout. No wallpapering or faux finishing within this budgetary proposal.


STONE | MARBLE | TILE MATERIAL Gallery Floor Preparation – Includes ALL of the necessary sand and cement, labor and materials to re-build the structure of the bathroom to actually install tile or stone. Installation – The actual labor to install all provided tile & stone once the preparation is complete. Installation of floor tile, wall tile, and custom stone included. Sealing of all natural stone at completion with two coats of Bulletproof Sealer. All high-grade Latricrete bonding materials will be used through installation. Fabrication – All fabrication cost for necessary custom stone. Material – All necessary material included for floor installation. Budget includes 18” x 18” St. Laurent Marble in a checkerboard pattern with 18” x 18” Calacatta Gold.

STONE | MARBLE | TILE MATERIAL Kitchen Countertops, Island Countertops, & Backsplash Templating, installation, sealing, and protection of all completed countertops. Fabrication of the Stone – This is the fabrication of all stone throughout kitchen. Material for these Countertops – Budgeted in Calacatta Gold with a 2” Thick Built Up Edge in a honed finish.

Templating, installation, sealing, and protection of full stone backsplash to completion. Material for Backsplash – Budgeted in Calacatta Gold cut down to ¾” thickness.

Kitchen Banquette Table Top Templating, installation, sealing, and protection of all completed countertops. Fabrication of the Stone – This is the shop fabrication of stone needed at banquette. Material for these Countertops – Budgeted in Ice White Caesarstone in 1 1/8” thickness.

Caesarstone proves to be durable for high use areas and is consistent with the design elements of the kitchen.

Installation of floor tile, wall tile, and custom stone included. Sealing of all natural stone products at completion with two coats of Bulletproof Sealer. PROJECT | SITE MANAGEMENT Project management throughout the course of the project to assure schedules are met, all trades are continuously working, deliveries are coordinated with the building, accepted, reviewed, and signed for on a daily basis. Site management assures that all requests by the building and management are satisfied and neighbors within the building remain undisturbed by the work in progress.

PROJECT ADMINISTRATION REIMBURSABLES These are reimbursable expenses that accrue during the course of a project including commuting expenses, mailing expenses, messenger expenses, and the like.
