THE SPECIFICATIONS


DEMOLITION / DEBRIS / PROTECTION / CLEANING  Protection / debris pick-ups during construction / cleaning crew at completion of project including windows to move in.  Debris removal and carting during the course of the project  This would include the removal of all throughout the interior spaces on all 6 floors of the house.


ROUGH & TRIM ELECTRICAL  All materials, recessed lighting package, labor and installation.  All rough and trim electrical throughout the 6 floors of the house – all new wiring throughout.  New service panels throughout.  Lighting control systems, phone and data systems, remote shades, audio-video wiring – remain open pending client need.


ROUGH & TRIM PLUMBING  Includes all new branch lines, waste and water to all locations throughout the entire 6 floors of the house. All lines would be replaced throughout.  This would also include an entire new piping system for the new boilers and water heaters to be installed.  This would also include all heating branch lined throughout.  Permitting and sign offs throughout.  All labor related to laundry, wet bar and powder room, kitchen, master bathroom suite, children’s bathroom on the children’s level and both bathrooms on the guest room level.  Within this line item, we would be providing gas and water to the garden as well as gas and water to the roof.


PLUMBING FIXTURES, FITTINGS, & ACCESSORIES  Laundry Room - Hansgrohe, Blanco or equal for all fixtures and fittings.  Parlor Powder Room - Waterworks, Bates and Bates or Toto or equal for all fixtures and fittings.  Wet Bar – Kaliista, Samuel Heath or equal for all fixtures and fittings.  Kitchen – Perrin and Rowe, Shaw’s of London or equal for all fixtures and fittings throughout.  Parlor Powder Room – Waterworks, Bates and Bates or Toto or equal for all fixtures and fittings.  Master Bathroom Suite – Samuel Heath of London throughout – for all fixtures and fittings.  Children’s bathroom – Waterworks, Toto throughout or equal throughout for all fixtures and fittings.  Guest bathrooms on the guest level – Waterworks, Toto or equal throughout for all fixtures and fittings.


GLASS & MIRROR  All necessary mirror work in wet bar area.  Glass for cabinetry throughout the kitchen.  Master Bathroom – Allowing for ½” star fire glass panel for the stall shower, water closet, & tub enclosure.  Children’s Level bathroom – Mirror for medicine cabinetry  Guest Bathrooms – Allowing for ½” star fire English glass panels at both tubs.


FLOORING & STAIRS  Throughout all levels absent the cellar level, providing new underlayment throughout with ¾” plywood and soundproofing throughout for the underlayment. Provide and install 4” wide

quarter sawn select Oak or Walnut flooring throughout all levels.  Soundproofing done throughout.  Complete stair and railing rebuild throughout. All stair treads and risers – to be redone in material to match the Walnut of Select Oak throughout.  All finishing throughout including 5 step sanding, sealing, staining and finishing through completion throughout.


HVAC  This pricing follows the comprehensive installation of the entire HVAC system throughout the house.  This budgetary proposal would include all new acoustically lined ductwork throughout, the installation of acoustically lined dampers creating a total of 7 zones throughout – all

controlled on the NEST thermostat system.  New boiler installation as well as duel, hi efficiency water heaters to be installed throughout with Jet pump installation to insure high pressure throughout the home.


APPLIANCES  The appliances specifications will be delivered in a separate invoice – given they are a taxable item.  An allowance of 50,000 is included within this budgetary proposal.


WINDOWS & EXTERIOR DOORS  At this time, we are including within this budgetary proposal the removal, rebuilding of all jams and installation of all new custom wood windows throughout by Kolbe / Marvin or other

similar custom wood manufacturer.  All windows to be triple insulated glass, have low E built into the specification and laminated glass for maximum sound barrier. 

This line item would also include the replacement of all exterior passage doors both out front and back of house.


NEW JAMS, FRAMES, DOORS  Delivery and tax on elements and all associated installation labor.  Throughout the entire residence, all doors, frames, jams and hardware to be replaced.  All doors are specified as 1 ¾” thickness at a height of 96”. All hardware is specified for budgetary as custom polished nickel from Merit Metal and Hardware Corp of Warrington, PA.


CARPENTRY LABOR THROUGHOUT  Rough / Trim carpentry, partitions, ceilings, drywall, molding installations, and accessories installation as required by the proposed plan.  All sheet rocking work to accommodate for new HVAC ductwork, ceilings throughout as well.  Millwork installations are calculated within the pricing of the individual millwork elements listed previously.


CLOSET INTERIORS  Pending final confirmation on design, California Closets is the specified closet interior throughout the residence.  All millwork and dressing area cabinetry is to be built in custom, hand painted wood exteriors and ¾” marine walnut interiors throughout.


BUILDING MATERIALS  Includes all building materials, site deliveries and labor to bring into the residence.


CUSTOM MILLWORK & MILLWORK INSTALLATION  Cellar Level: all cabinetry built of ¾” marine plywood throughout. All storage shelving to be done in stainless steel.  Parlor / Entry Level: all cabinetry throughout to be built of ¾” marine plywood, 5/4 frames and doors throughout with hand mortised hinging and walnut interiors throughout.  Kitchen Level: all cabinetry throughout to be built of ¾” marine plywood, 5/4 frames and doors throughout with hand mortised hinging and walnut interiors throughout.  Master Bedroom / Bathroom Level: all cabinetry throughout to be built of ¾” marine plywood, 5/4 frames and doors throughout with hand mortised hinging and walnut interiors

ROUGH FINISH PLASTER, PAINTING, FINISHES  Rough plastering and taping throughout.

 Skim Coating throughout / Priming and painting throughout as specified.

 Finished painting of all cabinetry.

 No wallpapering or faux finishing within this budgetary pricing.

 Level 5 finish throughout.


MASONRY, STONE, TILE: BASEMENT / FLOOR / GROUND LEVELS Laundry Room and Porcelain Flooring Throughout

 Laundry room countertops to be templated, fabricated and installed in Ceasarstone or equal.

 Provide and install porcelain flooring in a wood finish – throughout the entire cellar level.

Ground Floor/ Parlor as Specified Throughout

 Powder room (for both the ground floor and parlor floor level) are specified as flooring and wash stand countertops to be template, fabricated and installed in St. Laurent Marble or equal.

 Counter thickness is specified as 2” thick (5cm). Edge finish to be selected.

 All countertops in the bar area specified in Nero Marquina polished marble or equal throughout.

 All backsplashing to be installed and specified in antique mirrored throughout.


MASONRY, STONE, TILE: KITCHEN & POWDER ROOM Countertops, Island Countertop, and Backsplash

 Templating, installation, sealing and protection of all completed countertops.

 Fabrication Labor of the Stone – which is being priced in Select White Carrara with a 2” thick eased, built up edge in a honed finished.

 Material for these countertops – is currently priced as Select White Carrara.

 Templating, installation, sealing and protection of all completed backsplashing.

 Material for these backsplashing is currently priced as Select White Carrara.

 Kitchen Powder Room flooring and custom countertop is specified in Select White Onyx or Select Gold Onyx.


MASONRY, STONE, TILE: MASTER BATHROOM Floor and Wall Tile Throughout, Countertops, Curbs, Saddles & Transitions

 Preparation: includes ALL of the sand and cement - labor and materials to rebuild the structure of the bathrooms to actually install tile or stone. It also includes using a waterproof

membrane throughout and the product Latticrete 9235 in the preparation of these bathrooms.

 Installation: is the actual labor to install tile/stone once the preparation is complete. Install of floor tile, tub / shower wall tile, shower niche, shower curb, slab saddles. Sealing of all

products following installation with bulletproof brand sealers.

 Fabrication: for custom stone saddles, curbs and transitions & countertops - labor and materials.

 Material Specification: Select White Danby or White Calacatta throughout with custom mosaic flooring throughout.


MASONRY, STONE, TILE: CHILDREN’S BATHROOMS Floor and Wall Tile Throughout, Countertops, Curbs, Saddles & Transitions

 Preparation: includes ALL of the sand and cement - labor and materials to rebuild the structure of the bathrooms to actually install tile or stone. It also includes using a waterproof

membrane throughout and the product Latticrete 9235 in the preparation of these bathrooms.

 Installation: is the actual labor to install tile/stone once the preparation is complete. Install of floor tile, tub / shower wall tile, shower niche, shower curb, slab saddles. Sealing of all

AUDIO, VIDEO, REMOTE SHADES & BLINDS, LIGHT  Within this line item, we are including a full installation of Savant, Sonos music system with in wall speakers throughout every room, all rooms will receive solar remote shades and all

bedrooms will receive dedicated channel blackout shades also on a remote system.

 The lighting system proposed within this budgetary proposal is estimated as a Lutron lighting system and within the Savant home automation system security cameras will be installed at

the front and back of house, all cloud-based for recording and monitoring.
