SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building code, as requested by management, and as expected by The Renovated Home.
DEMOLITION | PROTECTION Proposed renovation would require the full demolition of includes the entire removal of all floors, walls, partitions, closet interiors, bathrooms, millwork, and cabinetry, throughout all floors of the home including the cellar floor, ground floor, first floor, second floor, third floor, fourth floor, and fifth floor.

HVAC This pricing follows the comprehensive installation of the entire HVAC system throughout the house.
This proposal includes all new acoustically lined ductwork throughout, the installation of acoustically lined dampers creating a total of 7 zones all controlled on a dedicated NEST thermostat system.
New boiler installation as well as duel-hi efficiency water heaters to be installed with jet pump installation to ensure consistent pressure throughout the home.
APPLIANCES Within this line item is a budgetary placeholder for appliances throughout both the full kitchen and the serving kitchen given they are a taxable item.
Sub-Zero, Wolf, and Miele specified throughout to identify the level of quality.
WINDOWS | EXTERIOR DOORS Included within this budgetary proposal is the removal and rebuilding of all jams and installation of all new custom windows throughout by Kolbe / Marvin or other similar custom window manufacturers.
All windows to be triple insulated low emission glass built into the specification, and laminated glass for maximum sound barrier.
This line item would also include the replacement of all exterior passage doors.

CLOSET INTERIORS Within this line item includes a budgetary placeholder for all closet interiors throughout to be provided by California Closets. The Renovated Home has used California Closets exclusively since 1988 for its entire closet interiors absent from our own line of full custom wood closet interiors. Custom offerings are available but are not included in this budgetary proposal.
Closet interiors by California Closets are considered for the master bedroom dressing room and all closet interiors, basement storage, laundry room in basement, & children’s library. .
BUILDING MATERIALS This budgetary line item includes all building materials, moldings, masonry materials and associated.
Also included is labor to bring all deliveries into the residence.
ARCHITECTURAL MILLWORK | INSTALLATION Each line item includes all trucking and inside deliveries. These budgetary line items are for product and the associated labor to install each individual element.

STONE | MARBLE | TILE MATERIAL Cellar Level Laundry room countertops to be template, fabricated, and installed in Ceasarstone or equal. Provide and install porcelain flooring in a wood finish - throughout the entire cellar level. All floors will be leveled throughout with sand & cement to ensure a secure installation.

AUDIO & VIDEO SYSTEMS | MOTORIZED SHADES | SECURITY SYSTEMS Within this line item, we are including a full installation of Savant, Sonos music system with in wall speakers throughout every room, all rooms will receive solar remote shades and all bedrooms will receive dedicated channel blackout shades also on a remote system.
The lighting system proposed within this budgetary proposal is estimated as a LUTRON lighting system and within the Savant home automation system security cameras will be installed at the front and back of house, all cloud-based for recording and monitoring.
PROJECT | SITE MANAGEMENT Project management throughout the course of the renovation to assure schedules are met, all trades are continuously working, deliveries are properly scheduled, accepted, reviewed, and signed for.
