SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building code, as requested by management, and as expected by The Renovated Home.

DEMOLITION | PROTECTION Proposed renovation would require the full demolition of includes the entire removal of all floors, walls, partitions, closet interiors, bathrooms, millwork, and cabinetry, throughout all floors of the home including the cellar floor, ground floor, first floor, second floor, third floor, fourth floor, and fifth floor.

CARTING | DEBRIS | SITE REMOVALS Continuous debris pick-ups throughout the entire course of construction through completion.

Full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence.

LIGHTING PACKAGE Decorative fixtures to be provided by client, all recessed lighting is included by contractor.

FIREPROOFING At completion of demolition, entire residence will be inspected to ensure that all fireproofing is secure and up to code. This is the expense to provide new fireproofing as needed on all structural beams throughout the residence.

ROUGH | TRIM PLUMBING All work to be completed by our NYC licensed & insured master plumber.

Includes all new branch, waste, and water to all locations throughout the residence. All new plumbing at basement laundry room, two powder rooms, two childrenâ&#x20AC;&#x2122;s bathrooms, one guest bathroom, one kitchen, one wet bar included.

All inspections as requested by building as progress is made on rough plumbing.

All existing water, and wastes lines throughout would be replaced with new to specified locations. This would include entire new piping system for new boilers and water heaters to be installed.

Heated branch lines throughout the property included.

Mandatory 24-hour retention tests as requested by buildings included for all new showers.

Furnish and install 4” wide quarter sawn select Oak or Walnut flooring throughout all levels.

All stair treads and risers to be redone in material to match the new flooring choice throughout.

All finishing throughout including five step sanding, sealing, staining and finishing through completion throughout.

SPECIALTY FLOORING Not within.

HVAC This pricing follows the comprehensive installation of the entire HVAC system throughout the house.

This proposal includes all new acoustically lined ductwork throughout, the installation of acoustically lined dampers creating a total of 7 zones all controlled on a dedicated NEST thermostat system.

New boiler installation as well as duel-hi efficiency water heaters to be installed with jet pump installation to ensure consistent pressure throughout the home.

APPLIANCES Within this line item is a budgetary placeholder for appliances throughout both the full kitchen and the serving kitchen given they are a taxable item.

Sub-Zero, Wolf, and Miele specified throughout to identify the level of quality.

WINDOWS | EXTERIOR DOORS Included within this budgetary proposal is the removal and rebuilding of all jams and installation of all new custom windows throughout by Kolbe / Marvin or other similar custom window manufacturers.

All windows to be triple insulated low emission glass built into the specification, and laminated glass for maximum sound barrier.

This line item would also include the replacement of all exterior passage doors.

Hardware (passage sets throughout, privacy sets for all bathrooms), and three 4” hinges to be hand mortised for each door included.

Millwork installations are calculated within the pricing of the individual millwork elements listed previously.

CLOSET INTERIORS Within this line item includes a budgetary placeholder for all closet interiors throughout to be provided by California Closets. The Renovated Home has used California Closets exclusively since 1988 for its entire closet interiors absent from our own line of full custom wood closet interiors. Custom offerings are available but are not included in this budgetary proposal.

Closet interiors by California Closets are considered for the master bedroom dressing room and all closet interiors, basement storage, laundry room in basement, & childrenâ&#x20AC;&#x2122;s library. .

BUILDING MATERIALS This budgetary line item includes all building materials, moldings, masonry materials and associated.

Also included is labor to bring all deliveries into the residence.

ARCHITECTURAL MILLWORK | INSTALLATION Each line item includes all trucking and inside deliveries. These budgetary line items are for product and the associated labor to install each individual element.

Kitchen All cabinetry to be framed, 1” thick doors and frames, all hardwood construction, all walnut interiors, all upgraded drawer slides, all hinges to be mortised. This includes the custom banquette.

ROUGH & FINISH PLASTERING | SKIM COATING | PRIMING This budgetary line item includes all rough & finish plastering, full skim coating throughout to achieve a level five finish. Priming and painting throughout as needed. This line item includes all finished painting of all custom cabinetry and millwork throughout. No wallpapering or faux finishing within this budgetary proposal.

STONE | MARBLE | TILE MATERIAL Cellar Level Laundry room countertops to be template, fabricated, and installed in Ceasarstone or equal. Provide and install porcelain flooring in a wood finish - throughout the entire cellar level. All floors will be leveled throughout with sand & cement to ensure a secure installation.

All necessary waterproofing throughout cellar level on all floors included.

Powder Room No. 1| Floors | Custom Saddles | Vanity Tops Preparation- Includes ALL of the necessary sand and cement, labor and materials to re-build the structure of the bathroom. Laticrete 9235 Waterproofing membrane to be applied to all wet areas prior to the installation of tile.

Installation - The actual labor to install all specified tile & stone once the preparation is complete. Installation of floor tile, wall tile, and custom stone included. Sealing of all natural stone products at completion with two coats of Bulletproof Sealer. High-grade Latricrete bonding materials will be used through completion of installation.

Fabrication: All fabrication cost associated with custom stone including sills, saddles, and vanity tops.

Material - All necessary material included for floor installation, wall installation, and custom stone. Budget includes Nero Marquina large format tiled floors, detailed mosaic walls on one wet wall, and Nero Marquina custom stone for door saddle and vanity top.

AUDIO & VIDEO SYSTEMS | MOTORIZED SHADES | SECURITY SYSTEMS Within this line item, we are including a full installation of Savant, Sonos music system with in wall speakers throughout every room, all rooms will receive solar remote shades and all bedrooms will receive dedicated channel blackout shades also on a remote system.

The lighting system proposed within this budgetary proposal is estimated as a LUTRON lighting system and within the Savant home automation system security cameras will be installed at the front and back of house, all cloud-based for recording and monitoring.

PROJECT | SITE MANAGEMENT Project management throughout the course of the renovation to assure schedules are met, all trades are continuously working, deliveries are properly scheduled, accepted, reviewed, and signed for.
