WELCOME

Life here is good! You can have the Northwest lifestyle that combines a great place to raise your family, work and play. Lewis County has two main cities — Centralia and Chehalis — but also includes several smaller towns, each offering their own brand of charm with annual festivals such as Toledo Cheese Days, Winlock Egg Days and Mossyrock Blueberry Festival. The total county population is approximately 75,600. Covering 2,452 square miles, Lewis County can be accessed by Interstate 5 and highways 6 and 12 and includes many scenic byways. Nearby Mount St. Helens National Volcanic Monument, Mount Rainier National Park and Gifford Pinchot National Forest make great day trips. Lewis County offers a wide variety of outdoor activities. Snow sports, water sports, hiking, fishing, hunting and camping are among several adventures available throughout the county. Prefer the beach? The Pacific Ocean is only one hour’s drive west.

Enjoying a moderate climate, Lewis County has warm, dry summers and mild winters. The average high temperature is 78°F in August, and the average low is 33°F in January. The area receives 50 inches of precipitation annually. We’re in the middle of everything! Lewis County’s central location to the metropolitan cities of Seattle and Portland offers much to entertain a diverse audience. Only 1.5 hours to either major city, Lewis County residents have quick and easy access to two international airports and a wide variety of culturally rich activities, fairs, concerts, entertainment options and annual events. All local real estate licensees are not the same. Only local real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the “REALTOR®” logo on the business card or other marketing and sales literature. REALTORS® are committed to treat all parties to a transaction honestly. Local REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR® again. No matter where you live

We are a rural historic county, being the oldest county in Washington State, formed in 1845. Our county has a variety of outstanding recreational opportunities, a friendly population, and yet we are still within easydriving distance of major city attractions. Centralia is exactly halfway between Portland and Seattle.

The Hub City has a rich history and eye toward the future. Centralia has adopted a progressive approach towards economic development and ensuring a high quality of life for our residents. Centralia is also known for its proactive police force keeping our neighborhoods and schools safe for everyone.

Centralia and Chehalis, know as the Twin Cities, are our population centers in a county of 75,000 residents. Lewis County is 126 miles east to west, and 30 miles north to south. Morton, Mossyrock, Napavine, Pe Ell, Toledo, Vader, and Winlock are other incorporated areas. The White Pass Ski Area is in Lewis County and we have easy access to Mount Rainier and Mount St. Helens. Our rivers and lakes provide abundant opportunities for boating, fishing, camping, hiking and other outdoor activities. Our county is growing with a housing market that is still reasonably priced. We have excellent schools for our children, and Centralia College is the oldest continuously operating community college in the State. The Southwest Washington Fair is one of the premier fairs in the state, and each of our towns has its own festival, such as the Morton Loggers Jubilee, Garlic Festival, Mossyrock Blueberry Festival, Onalaska Apple Harvest Festival, Winlock Egg Days, and Toledo Cheese Days, with parades and other festival events during the summer. Moving Checklist 2 Months Prior to Moving Day

If you are using a mover, get a few estimates from moving companies. If you are moving yourself, get estimates from a few truck rental companies. Create a floor plan of your new home for furniture & appliance placement. Take inventory of your household goods and begin to remove clutter (start with the basement, attic, garage, and other storage areas). Start a file for all your moving paperwork (estimates, receipts, etc.). Arrange to transfer school records. Choose a mover or truck rental company. Get your new home ready. Contact painters, carpenters, plumbers, roofers, etc., so your home is ready when you arrive. Remember to change the locks on all the doors in your new home.

6 Weeks Prior to Moving Day

Obtain & fill out post office change-of-address cards. Subscribe to the paper in your new hometown to learn more about your new community. Make arrangements for storage if necessary. Ask your doctor or health plan provider for referrals & obtain all medical records. Have antiques, pieces of art & other valuables appraised. Clean all closets & drawers. Start using foods & cleaning supplies that cannot be moved.

4 Weeks Prior to Moving Day

Schedule disconnection of all utility services at your old home & connection at your new one. Disconnect the day after you leave & connect the day before you arrive. If you have “last month” deposits with services, request your refund. If you are moving yourself, reserve a rental truck. If you are packing yourself, obtain packing materials & start packing items you won’t need until after you arrive at your new house.

Use this checklist to keep you organized in the weeks and days leading up to your move.

Arrange for cleaning & repair of furniture, drapes, & carpeting. Arrange for special transportation of your pets & plants if necessary. Check with your insurance company to see how your possessions are covered during transit. Make any travel plans for your move. Plan your moving sale. Check with local authorities about restrictions. Collect your important records including medical, dental, veterinary & school records; legal & financial documents; birth certificates, passports & insurance documents.

3 Weeks Prior to Moving Day

Properly dispose of items that cannot be moved such as flammable liquids. Prepare auto registration for transfer (if moving to another state). Make arrangements for child care on moving day. Hold your moving sale.

2 Weeks Prior to Moving Day

Arrange for disposal of anything not sold at your moving sale. Service your car in preparation for the move. If you’re moving to a cold climate, check your antifreeze. Return any borrowed items & retrieve any loaned items. Cancel newspaper delivery. Notify any creditors of your move. Transfer prescriptions & be sure you have an adequate supply of medications on hand. Assemble a folder of information to leave for the new owner of your home. Change your address. One week before your move, send change-ofaddress cards to everyone who will need to contact you. Pick up laundry. Laundry tickets are easy to misplace, so ask for your things by name & not just by the receipts you have. Pack a travel kit with critical items: checkbook, credit cards, ID, flashlight, keys, toiletries, tools, paper plates, cups, towels, aspirin, bandages & games for the kids. Also, pack a suitcase with clothing & other personal items.

1 Day Prior to Moving Day

Transfer your bank accounts. Take animals to vet for immunization, if necessary. Close & empty your safe-deposit box. Settle any bills with local businesses. Drain power equipment of oil & gas. Drain water hoses. Confirm any travel reservations. Defrost refrigerator & freezer, propping doors open. Let movers pack your belongings (unless it’s a do-it-yourself move). Disconnect & prepare major appliances for move. Set aside anything that will travel in your car so it will not be loaded on the truck. Pack a box of items that will be needed first at the new house. Clearly mark this box “Load Last.” Obtain cash or traveler’s checks for the trip and to pay the movers. Confirm arrival time of your moving van/truck. If moving yourself, dismantle beds and other large furniture.

Moving Day

If using a mover, be sure someone is at the old house to answer questions. Note all utility meter readings. Read your bill of lading & inventory carefully before signing. Keep this paperwork in a safe place. Delivery Day - Again, be on hand to answer any questions. Check your belongings carefully & note on the inventory paperwork any damaged items. GETTING SET UP

Establishing Residency You are considered a resident of Washington State when you do any of the following: • Arrive in Washington and begin establishing a home in the state • Register to vote • Receive state benefits • Apply for any state license • Seek in-state tuition fees

Registering to Vote You may register to vote at any driver licensing office. To register, you must be a citizen of the U.S., a resident of the State of Washington, at least 18 years of age at time of voting, and not have a felony conviction on your record. If you are moving to Lewis County from a different county within the state, you will need to update your voter registration information. You may update your information at a driver licensing office by completing a new Voter Registration form, online by visiting the Secretary of State's Register to Vote website. If you move within Lewis County, you will need to change your address on your driver license and you will be mailed the new voter registration form.

HOUSING OPTIONS Relocating to Lewis County has its advantages. In general, homes and land cost less here and now. Big cities mean big prices, and our smaller towns and rural area can cost less to live in.

Building If you decide to find land and build on it, then the first step is to find land. Contact a REALTOR® and let them know what you are after. If you find property, do your homework. There are huge variations between what is required under different jurisdictions. Find out if the property is in a city or within that city’s Urban Growth Area (UGA). If it is in a UGA, then the rules of that city apply. Cost out sewer or septic system fees, municipal water or well estimates, and even look at driveway and fire suppression system costs. Building a home is not for the faint of heart! Get bids from more than one reputable builder and clearly find what costs are included or not.

Remodeling The same applies for remodels. Do your homework and find out what the building codes require for the whole project.

Buying an Existing Home Make sure the purchase is contingent upon inspection and then hire a professional home inspector. They can find things that could be costly to repair and that can be negotiated in the price. Good REALTORS® are worth their weight in gold. They will help you through this and help with referral resources and information that save you money.

FINANCING OPTIONS Securing a mortgage that has favorable terms and is affordable is usually the most challenging step in the purchase of a home.

Fixed

ARMs

There are fixed-rate mortgages that have the same interest rate through the length of the loan. When interest rates are as low as they have been in the last few years, this is a good way to go. If you are planning to keep the home a long time, this is likely the best way to ensure you don’t get stuck paying more down the road. Length of loans varies and are commonly 30-year, 20-year or 15-year.

Adjustable Rate Mortgages mean the interest can go up over the life of the loan.

Your REALTOR® should be a good source for referring you to a quality lending institution.

They start lower but can climb dramatically based on the terms of the loan and could lead to costly refinancing or you no longer being able to afford the house payment. The seat of Lewis County, Chehalis grew up as a logging and agricultural town and has housed the county government since 1872. It is home to a lot of retail and industrial development that has taken place in the last 10 years. Chehalis has a proud heritage and grasp on the historic. EMPLOYMENT & BUSINESS Lewis County has a great business community offering excellent job opportunities. Over the past 25 years, Lewis County has gradually shifted from the timber and agricultural job base towards a more diverse economic structure. While there are still a number of sawmills and farming activities successfully in operation, distribution, power generation and a huge variety of industrial manufacturing are becoming the dominant users of the labor force. EDUCATION

No matter where you’re moving – and whether or not you have children – education is an important consideration for those who are relocating. The quality of education in a community affects our futures. Lewis County school districts are dedicated to providing quality education using a curriculum continually revised to exceed community and state standards. Our students consistently score well above the national average on standardized assessment measures and place highly in regional and statewide academic competitions. Centralia College has an outstanding reputation for academic transfer programs with four-year institutions, technical training programs, and customized certificate programs. One-third of the student body comes directly from the Lewis and South Thurston county school districts. Over 40% of students are enrolled in one of seven academic transfer programs offered. Statistically, Centralia College transfer students perform as well as, or better than, the majority of students who begin their education at a fouryear university. Centralia College is accredited by the Northwest Commission on Colleges and Universities. The school is well-known for its exceptionally talented professors and small, individualized classes. As an indication of things to come, Centralia College now offers a Bachelor of Applied Science in Management program, the first four-year degree in the college’s history. Over the first two years, nearly 60 students enrolled. Additional bachelor degree programs are under consideration.

Outstanding high school students, including more than 20 valedictorians and salutatorians from area high schools, are increasingly choosing the two-year option, having already been accepted by four-year institutions. Centralia College has become a service organization committed to diversity and responsive to Lewis County as a community. Academic Transfer Programs, including the Associate in Arts (AA), the Associate in Liberal Arts (ALA), and the Associate in Science (AS) degree programs, are courses of study planned in cooperation with most four-year colleges and universities in the state of Washington. The academic transfer programs enable students to transfer credits earned at Centralia College to four-year institutions. Professional/technical programs prepare students for employment in an occupational field. Students may earn an Associate in Technical Arts (ATA) or an Associate in Applied Science, Transfer (AAS-T) degree or a Certificate of Proficiency. The ATA degree program allows students to concentrate on a particular trade or skill. The Certificate of Proficiency and Certificate of Completion programs normally require less time to complete than a degree program.

HEALTH CARE With multiple fitness centers, miles of hiking and new walking, running and biking trails in the works of development, there’s no doubt Lewis County is healthy. However, when we get sick or injured, Lewis County offers a wealth of resources to count on for a speedy recovery, every step of the way.

Providence Centralia Hospital The major health care system is Providence Centralia Hospital – a 191-bed, world-class facility – offering services for many areas of life and health, including a family birth center, a completely renovated, state-of-the-art Emergency Department, chemical dependency treatment and addictions recovery, diagnostic imaging, rehabilitation units, rehabilitative therapies, physical therapy and internal medicine. Providence Centralia Hospital has approximately 150 physicians with hospital privileges and 125 volunteers. Providence Centralia Hospital also has a Chehalis campus which houses finance, diabetes education, the Addictions Recovery Center and the Providence Health Care Foundation. As a community hospital with outstanding technology, Providence Centralia Hospital is large enough to provide state-of-the-art services and small enough to offer personal, compassionate care. Providence Centralia Hospital is committed to providing high-quality, safe services to all patients, regardless of their ability to pay. Washington Orthopaedic Center Washington Orthopaedic Center provides high-quality orthopedic care from expert physicians and staff in a tranquil, state-of-the-art health care campus complete with a medical office, ambulatory surgery center, MRI diagnostic center, and physical therapy center. Some of the orthopedic specialties cared for at Washington Orthopaedic Center are arthritis care, total joint replacement, sports injuries, arthroscopic surgery, hand surgery, fractures, back injuries, and osteoporosis.

Northwest Pediatric Center Home to a number of pediatric physicians offering quality care for newborn through adolescent kids. It was founded in 1992 and now has three locations. Chehalis Children’s Clinic is also an excellent choice for pediatric care. 28

Pacific Cataract and Laser Institute Pacific Cataract and Laser Institute is a referral center that complements the expertise of your family eye doctor by providing the highest caliber of specialized medical and surgical eye care. In addition to cataract care and LASIK laser vision correction, the Institute also provides consultation and care of glaucoma, corneal transplants and disorders of the eye’s surface, eye lid surgery and retinal disorders.

Pope’s Kids Place Lewis County is also home to Pope’s Kids Place, a comprehensive health and social services facility for all children, but with a focus toward special needs children. Programs offered at Pope’s Kids Place include a day treatment and respite center for children birth to 18 years and their families. The pediatric clinic at Pope’s Kids Place is unique to the Southwest Washington area and offers a specially trained medical staff prepared to provide comprehensive care for children with special needs but also provides general pediatric care for children birth to 21 years. A sliding schedule of fees for uninsured children is offered.

Steck Medical Center Steck Medical Center in Chehalis offers a full spectrum of medical care. It is home to a number of general and specialty physicians. They also offer a walk-in clinic with limited afterhour care. Steck Medical Center has been in operation since 1927. In addition to these services and levels of care, there are many other independent providers in Lewis County. Also popular in the area is alternative care, including massage therapists, naturopaths, health food stores, and mainstream grocers offering organic choices.


Medical Tips for Moving 1 Call the offices of all your current physicians/ dentists and tell them that you are moving to Lewis County. Ask for any referrals they might be willing to make. 2 If you have already selected physicians/dentists in Lewis County, ask your current physician to forward copies of the records of each of your family members to your new doctor. 3

If you have not yet selected physicians/dentists in Lewis County, ask your current physician/dentist to make copies of pertinent records of all your family members for you to take with you. Pack these records in your suitcase, not in your moving van, so they will be readily available in case of an emergency.

4 It is extremely important that you get the immunization records of all your children before you move. You cannot enroll your children in local schools without these records. You will also need certified copies of your children's birth certificates, as well as the address of your children's former schools. 5 If you are a member of a healthcare HMO/PPO plan, or have a prescription drug card, be sure to notify the company of your moving plans. The healthcare provider company should be able to provide you with a list of physicians/healthcare facilities in the area to which you can transfer your records and access healthcare. 6 If you have a special healthcare need or requirement, refer to and call the healthcare advertisers in this publication to get the information you need. 7 Pack an emergency traveling first aid kit to take en route to your new home. Items such as bandages, thermometer, pain killer or aspirin, antihistamine, first-aid ointment, tweezers, and decongestant can come in handy. 8 Don't forget your pets! Contact your veterinarian for copies of all records. Tell them that you are moving to the Lewis County area. Ask for any referrals they might be willing to make.

Lewis County is a lively community for senior citizens. Our current estimated population of those over the age of 65 is 14,265, comprising approximately 19% of the Lewis County population. Also available are important articles and lists (including signs of good and bad home daycare providers) for you to keep in mind when searching for home daycare for your child.

Identify Your Priorities

Decide what you want in a location – near work or home? Do you want your child around a lot of other kids as he would be in a center, or just a few (more likely in a home daycare)? Write everything down so you can refer to the list as you visit potential sites.

Do Your Research

Ask around – if you have family or friends already living in Lewis County, ask them to help get the word out for you. Personal references are the best kind. Ask experts – The Childcare Aware hotline (800) 424-2246 can give you the number of your local childcare resource and referral agency, which in turn, can refer you to licensed centers and home daycares in your area. Go online – The National Association for the Education of Young Children (NAEYC) and the National Association of Family Child Care have websites. Visit them for guidelines and contact information. They also have a searchable database of accredited daycare centers on their websites. Of course, accreditation isn’t everything – be sure you’re choosing the best overall situation and environment for your child. Last resort is the phone book – The Lewis County Yellow Pages has a list of childcare centers and home daycares. Start by calling and dropping in for a visit to see the facility in action.

Visit and Interview

The phone interview is only useful for preliminary questions like fees and ages of children, for example. You won’t really get a sense of what a daycare place is like until you go there and meet the staff and director. Ask about everything: hours, fees, vacation schedules, philosophies on childrearing issues like discipline, feeding and sleeping. Get a schedule of the day’s activities and the center’s policies.

CHILD CARE

Pay attention to your gut feeling and how the director or caregiver handles the questions. Choosing a daycare is a very personal decision. Checklists highlight specifics, but basically, you’ll want a warm, clean, safe environment. Experienced teachers who are paid well are happy with their jobs. Children crave consistency and need to form strong relationships with their caregivers. Look at caregiver-child ratios, and how many children are in a room or classroom.

Check References

Positive word-of-mouth is a powerful endorsement. Ask each daycare you’re considering for a list of past and present references and call them. You may run into a bit of a bias, and nothing is more convincing than hearing how other parents rate their care.

Ask Specific Questions

If their child is no longer there, ask why. You may also want to call Washington State’s Better Business Bureau to see if any complaints have been filed against the center or caregiver.

Kid Test It

Come back and visit for a while with your child. You will want to see how he or she and the caregiver interact and if the environment seems comfortable.

Get on the Waiting List

If the daycare you want to use isn’t available, don’t despair. Putting yourself on a waiting list almost guarantees you’ll get in at some point – even if it isn’t precisely when you need it. Ask the daycare you would like to use for recommendations of other similar places. In the meantime, keep looking and arrange interim care until a spot becomes available.
