90th Annual Awards Banquet honors Marion Chamber of Commerce successes BY GEORGE TRAMMELL FOR THE SOUTHERN

I would like to thank Banterra Bank, Social Hour Sponsor; Steven McNeill, Trammell Diamond Designs, Emerald & Diamond Drop Sponsor; and the Williamson County Pavilion for their generous support. The Board of Directors would like to congratulate the Green Grass Group Inc., for their successful efforts in acquiring Kokopelli Golf Course. It’s their untiring efforts that earned them the 2010 Business/Industry of the Year Award. Their plans for improvements to the course and restaurant, along with new construction of residential units, will

once again make Kokopelli the leader in golf courses in the Midwest. A lot has happened in Marion this past year, the most important of which is the Millennium/Star Bond project just north of Illinois 13 in Marion. The Franklin County Economic Development Corp. analysis indicated the project will create 6,000 jobs during construction and earnings of more than $174 million, create 5,585 full-time jobs (direct and indirect) upon completion, earnings expected to exceed $250 million, generate a total market impact of goods and services produced in the region as a result of the development of more than $395 million, and, as a result, the total regional economic impact of more the $756 million. The project received broad and diverse support

in Southern Illinois, including mayors and public officials in dozens of communities, chambers of commerce, labor leaders, economic development organizations and school officials. In 2009, the city of Marion signed a Sister City agreement with Kanie Town, Japan. Mayor Junichi Yokoe and a group representing Kanie Town have visited Marion three times in the past and have always brought students with them. Cindy Gibbons, Old National Bank, coordinated host families for these student visits and has made their American experience one to remember. In May of this year, Kanie Town celebrated their 125th anniversary, and Mayor Yokoe requested a delegation from Marion visit Kanie Town. Josh

Benson, Marion Cultural and Civic Center executive director, and I were chosen to represent the city of Marion and the Marion Chamber of Commerce at the anniversary ceremonies. Josh and I were honored to represent Marion, and we had an experience we will never forget. Marion was the chosen site for the Frontier League’s All-Star Game here July 14, 2010. The week featured a concert by Craig Morgan and Rodney Atkins on Monday; a luncheon, Home Run Derby and Celebrity Softball Game on Tuesday; and the AllStar Game on Wednesday. With more than 650 members, the Marion Chamber of Commerce stands alone as the biggest organization of its kind in Southern Illinois. One member business and several individuals will be honored at 7 p.m. tonight for standing out among their peers

when the chamber hosts its annual awards banquet at the Williamson County Pavilion. Winning the chamber’s Business of the Year award is a laurel earned through hard work, responsible risk-taking and a belief that Marion truly is “The Hub of the Universe.” The Green Grass Group earned the distinction because of its purchase and

refurbishment of the Kokopelli Golf Course and Restaurant. “It’s really a reward for us,” said Mark Koller, a vice president with Green Grass. “I know we’ve done a lot of work here, and we’ve done a lot to get this thing moving. It’s really coming together.” Chamber President George Trammell said Green Grass took a risk when it jumped into a

messy situation involving a busted sale and problems with the U.S. Department of State. But Green Grass won the award for more than its risk-taking and tenacity in fighting through red tape. “It’s also the community involvement,” Trammell said. And while the chamber boasts large, national businesses among its members, Trammell

said the heart of the organization is found in small businesses with 10 or fewer employees. “We represent the voice of small business,” Trammell said. The chamber acts as that voice by lobbying hard in Springfield for its members. “We tackle issues, not politicians,” Trammell said. The chamber can also help


MARION CHAMBER OF COMMERCE members through businessrelated seminars, monthly luncheons featuring standout speakers, public references, community demographics, lists of major employers, local and area phone directories, lists of clubs and organizations, local maps and lists of local area, state and national legislative contacts. Given its size, the Marion Chamber of Commerce also presents an unequaled networking opportunity for its members. Marion chamber members own businesses in categories ranging across the alphabet, from abstract and title companies to wholesale distributors and everything between. “We’re the largest chamber south of Springfield (and the St. Louis metropolitan area),” Trammell said. “We have corporations that are members of our chamber that have headquarters in other places. With all that’s going on, it’s more advantageous to join a chamber and become involved in the community. We have quite a few businesses that are valued members.” None were more valued in 2010 than Green Grass, which took over Kokopelli in June and immediately went to work, improving the complex by rebuilding the golf course, adding new parking lots and reopening Koko’s, a full-service restaurant. “I’ve got to give David Hays

all the credit for getting the golf course and restaurant going,” Koller said. Green Grass is building a new residential community, called Champions, which will feature golf-course and waterfront homes. There are also plans to remodel the clubhouse and add banquet and meeting rooms, a new sports bar and a new pro shop. The Marion chamber’s news release stated that Green Grass Group’s investment in Marion would top $10 million when everything is completed.

Hays, Green Grass president, said the group did not win the chamber’s award by itself. “It’s nice to be noticed, and we’re very thankful of the entire community for their support, because without their support we wouldn’t have been able to jump all the hurdles to get to where we are now,” Hays said. For Trammell, tonight’s

ceremonies will offer a chance to recognize the successes of 2010, while looking toward a bright future that will one day include an entertainment and shopping district backed by STAR Bonds. “This event here has recognized people in the past year who have done outstanding service to the community,” Trammell said.

STAR bond district will add to Marion’s success THE SOUTHERN

Things are looking up for the city of Marion, as economic development is headlining the near future for Southern Illinois’ Hub of the Universe. The recent establishment of Illinois’ first Sales Tax and Revenue bond district on Marion’s north side has paved the way for astronomical retail and tourism development, officials say, as the city stands at the edge of an ocean of potential growth in revenues and population. “I think you could say the sky is the limit,” said Mayor Bob Butler. “I believe that this is going to be a tremendous endeavor, not just for Marion, but it’s going to beneficially affect the whole area.” The 400-acre STAR bond

district will allow a portion of sales taxes generated by the planned retail and entertainment complex to be used to pay for development and construction costs, a big incentive for potential tenants in the district. The development is expected to bring in thousands of retail jobs and become a major destination for tourists and shoppers in Illinois and the Midwest. “It’s going to have an awesome effect, I think, on the area’s economy,” Butler said. Marion’s geographic location near Interstates 57 and 24, as well as the Illinois 13 and 37 highways, have made the city a prime location for business and community growth, Butler said. The city’s population has been steadily rising for years and

other trends have pointed upward consequently. “We are really in the heart of deep Southern Illinois,” he said. “We have easy access from any direction.” According to Millennium Development Group, the developer working to secure major tenants for the district, construction on the new complex could begin within a year. “We’ve pretty well got things in order with establishing the district,” said Bruce Holland, managing partner. “We’ve had a pretty good interface with some of the potential users that have visited the site and are currently studying it, comparing it against other options and incentives.” Millennium is wooing major destination users to the project.

Once a commitment from a major user is in place, developers can then work on designing the layout of the district to that user’s needs and then plan for smaller retail

locations to fill the space. “Based on requirements of the legislation, the first users have to be what we call destination retail or entertainment users,” Holland said. “That really kind of guarantees what we call a destination development from the start; it can’t be a normal shopping center.” Residents have speculated as to what type of store or entertainment venue could soon be moving into the city, but names of prospective tenants are strictly confidential while plans are being made. “Our hope is with the first phase of construction we will have entertainment users that will draw a lot of people,” Holland said. — Reprinted from a Spotlight on Marion section published Nov. 26.
