GETTING FIRST CRACK

The well-built, two storey home had just gone on the market in a quiet residential area off the Eastern Road. It needed a little work, but the price was right, the design was good and the upper storey and balcony offered views of the sea. The buyer fell in love with it and immediately put in an offer. There was just one problem. He hadn’t been pre-approved for a loan and even though he thought he knew what he could afford to pay, he didn’t know what the bank was willing to lend him. The buyer went to the bank and ended up getting pre=approval for the amount he had in mind. While he was getting pre-approved, another buyer came in with a slightly higher offer. The offer was accepted. The original buyer was very disappointed. HOW CAN YOU AVOID THIS SCENARIO? While there’s no way to prevent it from happening, you can minimise the chance by positioning yourself to move quickly. • Before you even start looking at homes, get pre-approved.
If you’re financing isn’t in order, the seller may think you are not serious and might not commit until you can put down a non-refundable deposit as proof that you are. That means you need to have sufficient money for the down payment. • Get the facts. The house may be just what you want, but what about the neighbourhood? Walk about the area and try to chat with some of the homeowners to see if it’s the right fit. • You will already have selected a BREA agent to represent you. Brokers and agents will often have the inside scoop of what’s going on ahead of the public. So if someone puts in an offer ahead of you and the sale falls through, your agent will be in a position to move quickly on your behalf. That’s assuming you’re prequalified. THINKING ABOUT BUYING A CONDO? Buying a condo requires careful research. It’s important you understand the rules and regulations that relate to the condo you are interested in before you make an offer. A condo comprises one property owned by various people. The dwellers own the interior of their units. Condo owners govern themselves as a group and pay monthly maintenance fees for the upkeep of everything external of the interior of the units. From time to time, there may be special assessments for major renovation work, such as roof replacement. There will be rules and regulations. For example, you may not be allowed to use a grill on the property. Or you may not be allowed to have a pet. Perhaps you may not be able to do weekly rentals if you have that in mind. COME ON! Plant A Garden COME on, plant a garden. This is the year you’re going to finally do it, you’re going to finally start your garden. You have probably already picked out the spot, bought a few bags of soil and even some packets of seeds. So stop wasting time spring will soon break and it will be the perfect time to plant. Growing a vegetable garden can be a great experience. A way to get out and to get some exercise, some fresh air and some time out in the sun away from the television and the telephones. Planting a garden with vegetables also gives you and your family the pleasure of eating foods that you have organically grown with your own hands, free of all the pesticides and preservatives that can be present on the store bought variety. So then let us get started. First of all, take a look at how much your family will eat when you think about how to plan a vegetable garden. Keep in mind that vegetables such as tomatoes and peppers keep providing throughout the season -- so you may not need many plants to serve your needs. Other vegetables, such as carrots and corn produce only once. You may need to plant more of these, but limit your choices to maybe four products so that you don’t over work yourself and get frustrated and stop half way through. So keep it simple! Now lets work on space. One of the biggest misconceptions about gardens is that they require so much space. When in fact you can simply put plastic pots on your back porch or balcony or
block out an area as small as ten by ten and do all the gardening you can handle there. Like we agreed when deciding to start a vegetable garden it’s best to start simple and small. Many gardeners get a little too excited at the beginning of the season and plant more than they need -- and end up wasting food and feeling overwhelmed by their garden. Regardless of the size or design format your garden takes, it will require three basic things to succeed. Sunlight: Most vegetables require around 6-8 hours of full sun for the plants to be most productive. Otherwise they may be weak and likely to have difficulties with pest. However, if your yard doesn’t allow for full sun then choose plant materials that will do well in more shaded environments like lettuce for example. Water: You will need a lot of water. Vegetables are not very drought tolerate so you will need to get water on them regularly. So make it easy on yourself and make sure there is a water source close at hand. Good soil: As with any kind of garden,
success usually starts with the soil. Most vegetables do best in moist, well-drained soil that’s rich in organic matter (such as compost or peat moss). So you can bed your garden with about two inches of sand at the bottom this will help with drainage. Then fill in like six to eight inches of rich soil on top of that to plant directly in. If you’re uncertain about the quality of your soil, go out and buy bags of potting soil and mix it into the area. This should boost your organic content considerably and give you a good planting medium. You can do it! Start small, be consistent, make it fun and you will do great!
