What they wanted…

We live in a busy area of Manchester, where we’ve been for a few years. Since the rst lockdown in 2020 we’ve both been lucky enough to work from home – and we’ve had time to realise that we’d like to get away from the city and into the countryside. As things go back to normal, we’ll both be working just one or two days a week from our of ces in Manchester and the rest of the time we’ll be at home. We’ve wanted to buy a place for a while, and we now feel like this has freed us up to look further a eld. As we’ll only be travelling to work twice a week, we’re happy to move somewhere up to an hour’s drive from Manchester. We’d like to nd a new house that’s in a peaceful – possibly rural – location, with countryside easily accessible but some good amenities nice and close by. We’ll need at least two bedrooms for working space. We have savings of just over £35,000 and a budget of £350,000.”

What they thought…

Forton looks like a lovely spot – with rolling hills all around and the coast nearby. The homes are a nice mix of traditional and modern, which we like. We love the kitchens – a vast improvement on our tiny at’s outdated offering. This would be an ideal place to get away from the hustle and bustle, but Lancaster and Preston are both within easy reach. Manchester would take around an hour by car, which is perfect. It is quite far north from our families, but with the extra bedrooms we could easily have people to stay.” We have friends who have moved to the outer areas of Manchester in order to buy bigger places, and they’re really happy. The commute into central Manchester is pretty easy from Middleton, around 25 minutes. Richard would probably cycle in, as it’s around six miles. We do quite like the idea of being outside of the city centre, but being able to visit really quickly. That way we get the best of both worlds. It’s also great that we’d be able to afford more bedrooms here, which is a huge plus.”

This new development looks amazing – it’s essentially a whole new town, with lots of modern facilities. We like the style of the apartments here and think they’re really classy. The kitchens are super-sleek and we love the idea of extra storage, as we currently have nowhere to keep things such as our camping gear and Richard’s cycle things. The area would be amazing for exploring – there’s so much nature all around, and we love that the development includes playing elds and parks.” This is an amazing location for people wanting the best out of Manchester without living in the centre. There are so many great places within walking distance. We love Alexandra Park, close by, and will always love Deansgate and the canalside, which could be reached in around 30 minutes on foot. These homes look really great, we like the style, which is a great mix of classic and contemporary. Of course, it’s also very appealing that the homes have strong eco credentials.” This really is quite a rural location, which we are certainly up for! The homes are lovely – we’d be able to afford three bedrooms here, which is exciting. We’ll have room for a home of ce and space for family to stay, too. We love that there are separate kitchen and dining rooms and that there’s a good-sized back garden. There’s still lots of thing nearby, with quite a lot in Congleton itself, as well as Maccles eld and Stoke, which are in easy reach. But we’d essentially be in the countryside, which is something we’ve wanted for so long. Manchester is under an hour by car, which is perfect if we’re only in the of ce twice a week.”

QI really want to buy my first home,

but on my income alone I just can’t afford to buy anything at the moment. I’ve saved what I feel is a reasonable level of deposit, but it’s just not enough. A number of people have suggested shared ownership to me, but I really don’t know enough about it to know whether this is the right option for me. Can you help?

AShared ownership is a fantastic option to help people get a foot on the property ladder. You can buy a share in a home from between 25% to 75% based on what you can afford and pay a subsidised monthly rent on the unowned share to the provider selling the home. This means that you only need a deposit for the value of the share you are buying, not the full market value of the home, making buying a home far more achievable and affordable for those on lower incomes with smaller deposits! Once you’ve bought your home, you have the ability to increase your ownership through buying further shares in your home, usually up to 100%. This process is called staircasing. Just like buying a home on the open market, shared ownership is available on both brand new homes in newly built developments, as well as on secondhand homes available for resale. There are different property types to suit your individual needs, so it’s definitely worth investigating further.

There you will find details of all of the homes available for shared ownership and who to contact for more information.
