I have been offered a job at The University of Sheffield – having lived in the South East all my life this is big move for me! I have done some research as I would like to buy my first home at this point. I think I can now afford to get on to the property ladder as prices are much cheaper, but I am at a loss as to what to do first. Could you help me to see if I can buy my first home on my own, and tell me what areas and developments you’d recommend?

Congratulations on your job offer! Sheffield is a great place to live, and you’re certainly right that house prices are cheaper in the North, compared with much of the South. At Gleeson we build affordable, quality homes for first time buyers just like you, with four out of five of our customers being first time buyers, taking their first steps on to the property ladder. All Gleeson homes are traditionally built brick semi or detached properties that include their own driveways and gardens. Gleeson offers a wide mix of house styles, including two, three and four bedroom homes, to choose from, all complete with open-plan kitchen-diners featuring French doors out to the garden. Buying a Gleeson home is nearly always cheaper than renting a similar property. A typical three bedroom Gleeson home costs just £81 per week for a mortgage, compared to £138 per week to rent a similar property. However, our homes are not only affordable to buy, they are affordable to run too – the average combined electricity and gas annual bill cost for a Gleeson home is just £721.05 per year, which equates to £60 per month, or £15 per week, the cost of a takeaway! This is £417 cheaper than the national average cost per year for electricity and gas and could be a saving of £11,775 over a 25-year mortgage term, just on your bills. It’s easy to get on to the property ladder with Gleeson. Over 95% of our homes fall

into the Help to Buy: Equity Loan price bracket. This means first time buyers can purchase their dream home with just a 5% deposit, and benefit from a 20% Government loan too. When using this scheme, many of our customers only have to take out a 75% mortgage, and their 20% Government loan remains interest free for five years. To make things even simpler, we can recommend mortgage advisers and solicitors who are experts in new build homes, who will be able to confirm your affordability and help with the mortgage application process. In terms of our Sheffield-based developments, I’d highly recommend
