t’s h a r d to bel ie v e i t’s already August and stores are marketing back-to-school merchandise and Fall décor.
In Northeast Ohio we seem to anxiously await the arrival of Spring and then times flies quickly to Fall. I guess it’s true when they say the older you get, the quicker time goes. Summer seemed to last forever when we were kids. At the Home Builders BREWER and Remodelers Association of the Valley, this is our busy time too. If any of you have waited to schedule remodels until now, you know getting a call back is a test of patience. Builders are grateful for the hot, dry summer and continue to produce quality new home construction all over the Valley. Canfield continues to lead the residential market with 14 starts this year, followed by Beaver (10), Poland (9) and Springfield (9). The Mahoning Co. market is ahead of pace from last year and will hopefully remain that way depending on the weather, financing and political climate. Trumbull Co. is pacing above last year as well. The existing home market is selling at a fast pace which lends itself well to the home remodeling segment of our membership. Bathroom and kitchen remodeling still tops the list followed by window/ door replacement. Return on investment in all three categories is very high. Handyman companies continue to be a high consumer request at the HBA office. Todd Hall from Home Solutions Handyman says, “Our handyman and remodeling business is very strong right now, as it usually is in the summer time. We are scheduling free estimates within 2~3 days of receiving customers calls and we are able to get started on their projects within 2 weeks of receiving a signed contract”. Looking forward, the HBA is concerned about lot availability, overregulation and the shortage of labor. All of these concerns are mirrored on the national level as well. Lot availability is extremely low due to lack of financing for residential development. Financing, along with EPA con-
straints, makes it difficult to develop new projects. The National Association of Home Builders & Ohio Home Builders Association continues to lobby against legislation that constrains builders and housing industry growth. Existing lots in the Valley are at a premium and will continue to rise. A recently published NAHB study shows that government regulations account for 24.3% of the final price of a new singlefamily home. Three-fifths of this total – or 14.6% of the final house price – is due to regulations imposed during the lot’s development. The other two-fifths – or 9.7% of the home price – are regulatory costs incurred by the builder after purchasing the finished lot. In this study, the economists also report that regulatory costs imposed on an average single-family home increased almost 30% in the past five years, rising from $65,224 in 2011 to $84,671 in 2016. This trend is likely to continue, as there are a number of regulations in the pipeline. These include OSHA’s new rules on reducing silica exposure, fire sprinkler mandates, and the Department of Labor’s recently finalized regulation on overtime pay. Last but not least are the calls from our own HBA members looking for qualified laborers. The industry has a labor shortage and we’re not immune from it locally. Nonunion, union, hourly to salary, we need it all. These are reputable companies looking for reputable employees. The sentiment from years past has directed all graduates to move forward to college. While college is a fabulous foundation, so is the education and experience gained at many of the area tech schools such as NCST and MCCTC. Many of the students in these programs are offered career jobs with competitive wages before graduating. The demand is very strong. Another issue is that education funding constraints have cut curriculum options from middle school through high school and the traditional ‘shop class’ is non-existent. Younger generations have become so technology driven and less creative with their hands. We see less Legos and erector sets and more iPads with apps as young as children two years old.
