h e Hom e Bu i l de r s a n d Remodelers Association in the Valley is celebrating 70 years in the Valley.
In 1945, the HBA was born out of a need for government representation dealing with housing material and supply quotas. Many area builders were unable to build because of a lack of priorities resulting from public housing units. No single firm could get satisfactory answers from the government on its rigid housing controls during World War II. Only through collective action could individual problems be resolved, thus the need for local builders to band together and affiliate with the newly formed state and national associations. The HBA was chartered by the National Association of Home Builders and the Ohio Home Builders Association to represent the counties of Columbiana, Mahoning and Trumbull, creating the HBA of Mahoning Valley. The original two dozen charter members paid annual dues of $35. In the 70 years since the birth of the Home Builders Association of Mahoning Valley, remarkable changes have come to the builders who serve the Valley. The average price of a new home in the late 40s was around $10,000; lots were $2,500. In 2012 the average price of a home was $97,600 and lots started at $20,000 and up. The basic philosophy of the founders of the HBA of Mahoning Valley in 1945, was to protect and promote our industry, and seventy years later remains the same objective. It is the HBA’s responsibility to uphold good construction standards, honesty to consumers, quality workmanship, and to keep abreast of current codes and regulations. Due to the economic impact to the housing industry in 2008, many changes have occurred to the industry as a whole. New home construction acclimated into a booming market for remodeling as the economy continues to rebuild for the housing industry. “The resiliency of our members mirrors that of the Valley,” says HBA Executive officer Jennie Brewer.
“Many of our builders acclimated from new home construction to a strong remodeling market when times became rough. Our long term members have seen the ups and downs of the Valley and continue to move their businesses forward. 2014 was no different. We are also seeing a shift of member demographics and healthy increases in membership numbers, which tells us things are positive,” says Brewer. As younger contractors join the HBA, Brewer is seeing the impact of soBREWER cial media on area businesses and consumers. “As a 70 year old association we’ve also had to acclimate to our members across the generations. Our communication has become website, Facebook, Twitter, Instagram, Linkedin, Houzz and texting for the Millennials while maintaining faxing, emailing and direct mail for the others. While technology has advanced communication, it has also fragmented it to some degree. This is a constant challenge I believe most businesses face today,” says Brewer. In 2014 new housing starts took a small decrease from 2013 in Mahoning County, but an increase in Trumbull County. While the local economy has seen recent changes through the oil and gas industry, the affect to new home construction has been minimal, yet remains optimistic. Proper prep work is the key to professional-looking results. Before starting any paint pattern project, reference these quick tips and tricks: • Tape around baseboards, windows and tiles to protect them from drips and to ensure sharp paint lines. • Always clean surfaces before painting and only apply tape once the area is fully dry. • Choose the right tape for the surface you’re painting, such as Multi-Surface Tape for baseboards and trim, metal and glass, or Delicate Surfaces Tape for walls, cabinets, wood floors and freshly painted surfaces. • Use a pencil to sketch designs onto walls before applying the painter’s tape. Be sure to apply the tape just outside the lines so that you ultimately cover the drawn lines with paint. • Once the paint has fully dried, remove the tape slowly at a 45-degree angle to reveal the pattern.
