April 2016 Dear Friends, The first quarter has come to a close with visitors still flocking to the valley to enjoy the sun and snow thanks to an extended season because of great spring conditions. In the first quarter real estate market sales activity continued to hold steady and one can argue that activity overall has increased with approximately 30% more residential properties under contract than last year at this time. Steady interest rates, consumer confidence, a healthy local economy are all contributing factors. So as you analyze some of the numbers in our latest report, keep in mind that activity is trending in a positive direction. While unit sales are up over 13% from this time last year, dollar volume is down 17%. This decline can be attributed to a number of macro variables (presidential election, equity markets, oil, etc.) but it is also a factor of pricing. In recent years property values have risen in the majority of neighborhoods throughout the valley, however, buyers remain unwilling to pay over market value for properties that are priced outside a reasonable appreciation rate. Sellers who price to the market are seeing great interest in their properties and generally speaking will receive a higher final sales price versus those who want to “test� the market and ultimately end up sitting for long periods of time.
