L.A. HOME OF RICHARD ZANUCK SELLS FOR $20.1 M Lauren Schuker Blum

The Los Angeles home where Hollywood producer Richard Zanuck lived until his death this past July has sold for $20.1 million, according to people close to the situation. The son of producer Darryl Zanuck, Mr. Zanuck produced “Driving Miss Daisy” and “Jaws,” among other films. The buyer is a European businessman who specializes in real-estate investments, these people said. Mr. Zanuck’s widow, Lili Zanuck , had been quietly shopping the home for $26 million, but it was never officially listed on the market. Located in the gated community Beverly Park, the 10,000-square-foot house has one bedroom—unusual for such a large home. There are two guesthouses, each with an additional bedroom. The property also has a tennis court, a movie theater and sweeping views. The gym in the main house was designed by Arnold Schwarzenegger . Ms. Zanuck and her late husband married in 1978. Nine years later, they paid about $3.5 million for the land in Beverly Park on which they built this home. They also invested $7 million in landscaping the property. “The Altman Brothers,” Josh and Matthew Altman of Hilton & Hyland, represented the buyer. Marisa Zanuck, also of Hilton & Hyland, represented Ms. Zanuck in the sale. She is the daughter-in-law of Ms. Zanuck and the late Mr. Zanuck.


Is Beverly Park Gettin’ a New Über-Modern Manse? By Mark David Nestled high in the mountains above Beverly Hills, Los Angeles’s most famous, guard-gated enclave—that would be Beverly Park, children—is divided in two sections. In the larger and more well-known north section, the extra-wide streets are pin drop silent and lined with walled, gated and heavily-fortified multi-acre estates anchored by positively steroidal mansions. In the smaller, lesser known southern section, accessible through a separate but also guard-gated security check point, the slightly less wide but no less silent streets are lined with walled, gated, and heavily-fortified multi-acre estates with, generally speaking, slightly less gargantuan mansions. Along with a couple Middle Eastern potentates, several billionaire financiers, and a handful of power house real estate developers, current residents of Beverly Park include a bevy of (clearly very rich) entertainment industry veterans like Reba McEntire, Sylvester Stallone, Denzel Washington, Jami Gertz, Eddie Murphy, Sumner Redstone, Paul Resier, and—one of the community’s newest—Mark Wahlberg. All those folk shack up in the northern section. Residents of the sixteen mansions that comprise the smaller and more sedate but still sensationally posh southern section include car-collecting financier David Sydorick, Alex von Furstenberg—he would be Diane’s noble-born son, media-savvy Beverly Hills cosmetic dermatologist Simon Ourian, Oscar-nominated actor Samuel Jackson, and former professional basketballer Earvin “Magic” Johnson. Down in the south-most section of the south section, on a prominent yet private 6.28-acre promontory purchased sometime around 1987 for an unknown amount, enormously influential Oscar-winning producer Richard Zanuck—the son of pioneering producer Darryl F. Zanuck and an honest-to-goodness Hollywood royal—and his Oscar-winning third wife Lili Fini Zanuck hired mansion specialist Marc Appleton to design their empty-nester dream house. The result was a dignified and properly proportioned 10,000 square foot, quoin-cornered red-brick Georgian residence (below) with grand entertaining spaces, a magnificent double-height library, and just one bedroom. That’s right, children, one bedroom. At first glance, it might seem idiosyncratic and impractical to build a one-bedroom mansion but, children, iffin y’all will think about it for a minute, you might also find it’s wonderfully civilized in an ultra-patrician sort of way. People of this status and wealth do not just ring their friends and co-workers and ask if they can crash on the couch when they come to town. No, puppies. Anyways, two wisely incorporated one-bedroom guest houses were added to house over-night guests without the good sense (or disposable income) to book in to the Beverly Hills Hotel. Other features of note that we know about include a tennis court and swimming pool, a movie theater—natch, and a fitness center that, so the story goes, was designed by action flick actor and former governor of California Arnold Schwarzenegger. We plum forgot about the Zanuck house until, like so many of the children, we watched suave-y real estate broker Josh Altman on a recent episode of Million Dollar Listing flirtatiously negotiate with listing agent Marisa Zanuck for the successful purchase of the property on behalf of a mysterious client. Marisa Zanuck is the daughter-in-law of Lili and Richard Zanuck—she’s married to movie producer Dean Zanuck, Richard’s son (and Lili’s step-son)—who, reality television watcher surely recall, appeared in the last season of The Real Housewives of Beverly Hills. In the final scene of the Altman-Zanuck story arc, Mister Altman, Marisa Zanuck, and the mysterious buyer’s representative—a young, strapping and good-looking fella, meet in a charming outdoor bôite for a coffee and keys exchange and, much to Miz Zanuck’s (maybe mock) surprise, it is revealed—just as Yolanda told us way back in mid-December, 2012—the sellers plan to knock the house down. Both Your Mama and Yolanda imagined the new owner would replace the Zanuck’s classically aristocratic if impractical one bedroom mansion with a bloated faux-Tuscan pile or super-sized faux-chateau. After all, Beverly Park is littered with the those sorts of things, some reasonable facsimiles and some just plain awful. Well—dontcha know children?—it wasn’t long before Your Mama received a covert communique from the always helpful Diane Todish who enlightened Your Mama with a link over to a YouTube-accessible video that shows a 3-D rendering of the house (and etc.) that the new owner of the Zanuck compound commissioned from the accomplished firm of Los Angeles-based architect Marc Whipple. But, children, it is not a mock-Med mega-mansion the new owners would like to build but rather a very contemporary compound wrapped in floor-to-ceiling glass walls that give way to broad terraces, deep verandas, and bird’s eye canyon and city views. That all comes, by our boozy count, to a grand total of 14 bedrooms and at least 15—if not 16—full bathrooms, and at least two half bathrooms. All of that for an individual or family who will—more likely than not—make use of the high-maintenance property several weeks or—at best—a couple months of the year. Or maybe, Your Mama speculates, this will turn out to be a spec-built behemoth and the “European businessman who specializes in real estate investment” who may or may not be a billionaire member of the Hariri family will flip the finished compound on the market with an astronomical price tag sure to get the attention of trophy property buying billionaires and property gossips around the globe. We shall see, butter beans, we shall see.

NEST SEEKERS ZANUCK KICKS OFF BEVERLY HILLS OFFICE OPENING BY JULIE STRICKLAND AND ZACHARY KUSSIN

Manhattan-based brokerage Nest Seekers kicked off the opening of the firm’s first California office in Beverly Hills Wednesday night. The west coast office, a partnership between Eddie Shapiro’s Nest Seekers and former Hilton & Hyland broker, Marisa Zanuck, is dubbed Nest Seekers Zanuck. The locale’s creation, Zanuck said, came from her desire to make a change after 15 years at real estate brokerage Hilton & Hyland, and Nest Seekers broker Ryan Serhant’s interest in expanding the Manhattan-based firm to the west coast. “I wanted a change, and Eddie wanted to branch out to Beverly Hills,” Zanuck said.“I thought the timing was right. The real estate market had picked up again, everything was prime.” The new office is located at 271 Canon Drive, a thoroughfare popularly known as “Real Estate Row.” Setting up shop on the street was imperative for the firm, Zanuck said, but snagging such a prime spot took a great deal of planning and negotiating. “Canon is the street for a real estate firm, but space is very competitive and there isn’t a lot of availability,” Zanuck said. “What we got, it was small, but it was important to me to at least be on Real Estate Row.” The 2,000-square-foot space is located across the street from Zanuck’s ex-firm Hilton & Hyland. The office currently has 20 agents on board and aims to hire as many as 50, Zanuck said. The space spans two stories, boasts a storefront outfitted with a rotating video wall showcasing listings – a strategy that draws on retail and fashion marketing techniques. “No L.A. firms take advantage of their storefront space, so I spent a lot of money on getting TVs in the window,” Zanuck said. “They will show properties in Beverly Hills that we have, as well as Ryan’s Million Dollar Listing stuff, pertinent places in Beverly Hills and on Rodeo Drive. With this, we’re branding ourselves as being very different from any other firm.” The boutique brokerage will be geared towards high-end properties, and aims to soon expand to a second location in Malibu, Marisa Zanuck said. A second Beverly Hills locale is also in consideration. The firm could expand elsewhere in California, depending on demand.

Zanuck spent one season on The Real Housewives of Beverly Hills, but has also more recently appeared on two episodes of Million Dollar Listing Los Angeles., which is more her style and Zanuck hints that

maybe viewers will see her pretty face again next season. It’s no surprise then that Zanuck and Ryan frequently partner in business. Sister Jordana Bearman is the office manager and sister Leyla Blumenfeld is Zanuck’s assistant. “I pick up the kids every day after school,” she said, and “My mother-in-law is my best friend.” Hubbie Dean didn’t originally embrace the idea. “I’m a mom with three kids in grade school. Spending time 9-7 in the office every day managing other agents . . . That is whole new level of commitment.” But Zanuck prevailed. “I’m scared to fail. But being scared motivates me. If I don’t try, I’ll never know. He’s on board now. Q: LA has such diverse neighborhoods. Which is your favorite to sell in?

Less than 10 years ago, some of the most famous and successful real estate agents opened offices in the most profitable and beautiful places around the globe. I don’t have one specific neighborhood that is my favorite. Leyla Blumenfeld: The Beverly Hills Post Office area. I love the neighborhood for many reasons: It’s perfect for families, is a pretty area, and you can leave your house and be at arm’s reach to some of the best places. Q: Many joke that LA has no seasons. Is that a plus or minus for potential buyers?


Q: Did being born and bred in LA make you want to become an agent? MZ: Growing up in LA, I do know all the neighborhoods like the back of my hand. This has been my playground for years and still is. LB: Yes, because I know the neighborhoods in-andout and I know where to place buyers to make them happy.

Q: Do you mostly cater to families or singles?

Q: What’s the first thing you look for in a property?

MZ: People of all walks of life, no particular family type. LB: Singles are attracted to me and I like to cater to them.

MZ: How well it’s priced in accordance with the market as well as location and neighborhoods.

Q: What is your favorite part of being an agent?

LB: It’s all relative. It all depends on their needs and what they’re looking for.

MZ: Finding people the house of their dreams. I love the art of making and completing a deal.

Q: Can you give readers and potential homebuyers a tip?

LB: Putting someone in a home that makes them happy. That smile after someone purchased a home is incredible.

MZ: Buyers really need to know exactly what they’re looking for. It’s also important to know what neighborhood you’ll enjoy and want to live in. Pick a neighborhood, the type of home you’re looking for, and convey all of that to your real estate agent. LB: People should always buy in the best neighborhood, even if it’s the smallest house. Neighborhoods are key. It’s better to get a small house in a great neighborhood than a big house in the wrong neighborhood. Q: What was the first property you ever sold?

Q: Name one stereotype about LA that is “totally like so true” and one that is definitely not. LB: One stereotype that definitely is true about Los Angeles is that we are very health conscious here. Working out and being fit is definitely a priority for us Angelenos. A stereotype that is not true I feel is that we are not all laid back individuals as people think. There is definitely a very strong work ethic here and it depends on the person. Q: Are there any trends or new features that are popular with your customers right now?

MZ: A Venice house to Eric Clapton. LB: A condo in West Hollywood for an eligible bachelor. Q: What makes LA the perfect place to live? MZ: Undoubtedly the weather. I can go to the beach with my kids in the winter! LB: That’s a loaded question. There’re so many factors: weather, location, people, neighborhoods, food, etc.

MZ: A new trend right now in real estate is development. A lot of clients are either doing remodels or wanting to get into flipping houses! Q: Would you advise young people to seek a life in the real estate business? LB: Life in the real estate business is tricky. It depends on the individual to become successful. If you are a self starter, ambitious and ready to work seven days a week, then real estate could be a good fit.
