FROM THE CEO When Forecasters Fail…
W
hen forecasters fail, folklore prevails, and age old remedies are applied to forecasting both the likelihood of snow and how much will fall this season. Everything from Punxsutawney Phil, the world’s most famous groundhog, or the thickness of onion skins, the height of weeds, the time of flowers blooming, the height at which insects are laying their eggs, right through to the crabs in Port Phillip Bay leaving… are thrown on the table as predictive tools for winter and forecast snow season. Last year, we launched ‘crab watch’ with the team at www.redboats.com.au providing regular below the surface updates on the migration of the Port Phillip Bay crabs. These giant spider crabs clamour over one another in their thousands across the floor of the bay, moulting their shells, feasting on each other, then disappearing again. Barry Iddles, famed restaurateur (Elk @ Falls - just one of many) an avid crab watcher swears by their ability to accurately forecast when snow will begin in earnest. The current prediction is that post the new full moon, which has just occurred as at the time of writing (June 17th), within the following three days, the crabs will be gone, and the snow will begin. Sceptical? So was I last year, but Barry, RedBoats and the migratory habits of the crabs where spot on. As soon as the crabs ‘disappeared’… no literally, not even the scientists understand where they go post leaving the bay, the snow began. The date last year was June 13th…it puked down from that point on.
So, if this method of forecasting snowfall is correct, then by the time you’re are reading this we should be seeing new snow falling. If not, then I reckon Barry needs to put the crabs on his menu, as a sacrifice to the snow gods and let’s see if that works. Paired with a crisp dry Riesling or Pinot Gris, I’ll get the crab crackers and seafood picks ready for a crab degustation! Reverting to facts for a moment and finding out what is going on in resort and what events are happening, well unlike weather forecasts and folklore, the only certainty is there’s no shortage of places to find what might interest you. Information is everywhere. Got a mobile phone then visit www.fallscreek.com.au. Here you’ll find the What’s on Guide, the Events Page and much much more about the resort. Plus, you can download the app; http://www. fallscreek.com.au/smartphoneapp/. Other apps which include more about the history, culture and environment, along with an interactive village tour by the local school kids can be found here: http://www.fallsuserguide. com/blue/welcome-tablet.html . If you prefer good old fashion booklets, brochures or magazines… then to be up to date on everything that’s happening… you’re reading it… “This Week”. The paper and its editor, Ken Bell produced the first of this ripper little publication 40 years ago…and both the paper and Ken are still going strong. Failing all the above, drop into the Visitor Information Centre, just behind Halleys Comet, grab a copy of the Insider’s Guide or any of the publications available, or ask the Visitor Information team, they’re here to help seven days a week. Foodie Tip of the Week – Elk at Falls.
By the time you’re reading this, the crabs would have migrated and the snow should be puking! Pic – Courtesy Peter Fuller at www.peterfuller.com.au. He has some fabulous nature photography on the site.
Though no crab is on the menu yet, the modern Australian cuisine is nothing short of extensive. Open for breakfast (Egg and Bacon toastie w Nana Bev’s chutney is a must), Lunch (always ask for the specials), Dinner (anything really - it won’t disappoint), you can visit anytime. Barry has matched a very thoughtful wine list to his food selection, with some rare finds… hence, Elk is a must. The addition of Apartment 3 in the Elk complex brings a very sophisticated and intimate cocktail lounge to the pre-dinner offering too. Why not try both? • Stuart Smythe, CEO Falls Creek Resort Management

RACE CLUB NEWS Lots to Enjoy
W
ell Ullr has finally smiled upon us again and we’ve had a fresh sprinkling of snow recently. Here’s hoping that the temperature continues to drop and stay low from now till the start of the school holidays so the snow makers can get those guns going and replace what Mother Nature took away with all that rain. We’ve planned a whole heap of social, information and sale events for the school holidays. All of which are viewable on our new website www.fallscreekraceclub.com.au now hosted by Revolutionise Sport. We know that member and program registration has been a little challenging this year for some, with many parents confounded by the need for them to have a SNOWID for the first time. It’s a new system, and we’ll work on streamlining and improving the usability where possible - based on feedback given in the coming months. But it’s important to remember that all new systems can seem had to use at first, but become easier as we become more familiar with them! So back to these all these events. Below is the list of what is happening during the school holidays. Please remember that our second hand sale is open to everyone and we have lots of great gear ready for someone else to reuse and recycle it (which helps us save the planet just a little bit). ACTIVITIES THIS WEEK It Just Gets Better!!
T
he purpose of this paper is to help our visitors maximise their experience of the area. All visitors are vital to our economy and we here at the paper endeavour to show folks that they have chosen a great place in which to holiday. The pages of this publication have also been used to reinforce that fact that we live in a wonderful community and we like to stress upon our locals just how important our visitors are. But, in pointing out the above, there are a couple of issues that need to be addressed. Falls Creek and the Upper Kiewa Valley are surrounded by National Park and State Forest. We like to think of these areas as pristine, allowing that there is a certain amount of development and around 300 people live here. The bulk of these people respect the environment – and don’t litter. During winter we can have as many as many as 6000 people here at any one time.
Practical experience has shown that during winter there is more litter. But does it have to be that way? Respect for yourself, respect for your fellow man and respect for the environment means simply that no-one should throw any litter out at any time. Put it on your pocket, on the floor in the car or in the boot – but never leave it outside. There are plenty of rubbish bins in this community to use. There is nothing worse than cleaning up after a family has wiped their kids bum and left the smelly papers on the side of the road! It is not acceptable and should not be happening in this or any country. And, on a positive note, you will also feel better when you know you’re doing your little bit to look after the environment. Loading lifts The good news is that, at the time of going to press, the resort, thanks to some fabulous work by the snow-makers, would have Drovers Dream, Highway 83, Main Street, the Nastar Course, Mouse Trap and Wombats Ramble open for the weekend and next week. (These can change and are dependent on conditions). OK, it’s not the full resort, but you can still get in a solid eight hours, exercising all the time, breathing in crystal clear air, and when you do stop for a breather, there is some of the best scenery in the world to enjoy. One of things that can put a ‘dampener’ on a good day is seeing empty chairs going up the hill when the queue is getting bigger. What we ask folks, for everyone’s sake, is that we get ourselves organised in the queue race. Halley’s Comet (Falls Express); Towers
Chair and Drovers are all quad chairs – meaning that there are four seats on each chair. Everything flows better if those in the queue organise themselves into fours – even if it does mean going up with people you’ve never met. Meet them – they’re lovely people just like you. Another tip. Don’t get into a lift queue and decide to use your phone. There are enough other elements to focus on – without trying to make a phone call. The best idea is to make your call when you get off the lift at the top. There’s space, there’s privacy and there’s time to make the call. Courtesy on the Slopes Posted clearly around the resort – in almost every cubicle – is the Alpine Responsibility Code. Read it, understand it, appreciate it – and then go out and enjoy it all. Skiing/snowboarding is one of the very few activities undertaken on the side of a hill, in all sorts of conditions, with people of all ages and all abilities. Respect yourself and each other! While we patiently wait for Mother Nature to bless us with some more snow, (hopefully this week) and the lift company snowmakers work their guns off, there are plenty of activities to keep the family outdoors and active during your time in the resort. Next week marks the start of school holidays and it looks like being busy. (Hence the rev up to get sorted in queues). Now is the perfect time for beginners to own the slopes and perfect their skills. With the above mentioned runs open, there are lots of opportunities to learn and enjoy. The full suite of lessons are available at Snowsports School along with Kid’s Club every day, which gives our mums plenty of time to head off to the Spa for some R&R! For those new to the snow, take a scenic chairlift ride up Halley’s Comet to Cloud 9 and enjoy a hot chocolate or coffee at

LOCAL HISTORY A Man of the Mountains
F
red Vines, member of Bogong Ski Club in the 1940’s said “I think that credit for much of the background work in the initial development of Falls Creek should be given to Martin Romuld for his early encouragement and appreciation of the beauty of the high country and of skiing!” Born near Trondheim, Norway in 1905 Romuld began skiing at an early age. By the time he was six he was competing in various ski events but it was in ski jumping that he competed at the National level. Romuld studied civil engineering in Trondheim but with the Great Depression affecting Norway, he decided to emigrate, arriving in Australia in March 1928. While working in Melbourne in 1931 Martin returned to competitive skiing. For the next few years he was to dominate both State and National jump and langlauf events while great rival, Tom Mitchell, consistently beat him in the slalom. He was considered “one of the best ski jumpers the country has ever seen and one of the best all round skiers for his day.” (Australian Ski Year Book 1988). In 1934 the editor of Victorian Ski Year Book wrote “We are fortunate, from several aspects, in having Mr Martin Romuld as a member. Firstly he brought honour to the Club during the past season by winning Australia’s most coveted ski title: that of National Champion, a title which he will be successful in retaining for many seasons. We were further indebted to him for his splendid work at Donna Buang for the jumping course. Mr Romuld was responsible for the plan and profile of the new jumping hill, together with the solution of its engineering problems.” In June 1936 Martin joined the State Electricity Commission (SEC) as resident engineer based at a hydro-meteorological

station (built in 1933 and later known as Wilkinson’s Lodge) erected just downhill from Wallace’s Hut. Martin’s off-sider, Joe Holston lived nearby in another hut which burned down in October 1940. (AGL workers report finding the ruins of a hut not far from the old SEC Hut after the 2003 bush fires). However Martin primarily skied alone, measuring flow rates and recording snow depths. At times additional workers would assist in the measurements and it was many of these SEC workers that Romuld taught to ski - it appears he inspired many would be skiers. Interest in skiing was such that in 1940 discussions about forming a ski club were held in his cottage and later the same year SEC workers based in Bogong village formed the Bogong Ski Club. Martin skied extensively over the High Plains on day trips extending from Mt Hotham to Mt Bogong. Andy Broad, in the November 1936 edition of Schuss magazine, wrote about joining him on a tour. “we decided to call in on our old friend, Martin Romuld who is stationed at the SEC‘s cottage. Martin is very fit, enjoys every bit of life on the plains, and is very pleased with his job. On the jump which he has already built at the rear of his cottage he has covered 128 feet (39.014m). He has also a slalom course set down the Middle Creek Valley. During the afternoon he took us for a tour along Rocky Valley, towards Mt McKay. After running over it, Martin claims that Mt McKay possesses the finest downhill course he has ever seen in Australia, the descent being 3,000 feet to the snowline. This mountain also has ideal slalom courses, in addition to possessing a natural jumping hill. There are quite a number of adjacent slopes suitable for racing. When one hears an opinion such as that expressed by a skier of the calibre of Martin, it is wondered why our racing skiers claim that conditions on the plains are too flat for racing.” In the five years he was based at the S.E.C cottage Martin was to have a great influence on the aspiring skiers of the day, who were

no doubt impressed by his “steady upright stance” and the fact he skied “without any flamboyance or obvious effort.” Julian Newton Brown pays further testimony to his prowess. “At one time Bill Kent Hughes (later Sir Wilfred) was touring the High Plains and met Martin at Wilkinson’s and asked him how long it would take him to get to Hotham and back. Martin said about six hours. Bill considered that impossible and bet him a dozen bottles of beer he couldn’t do it in the time. Martin set off immediately and returned with an item from Hotham as proof in 5 hours 45 minutes.” This unofficial record still stood in 1970. (One can’t but wonder what time our current ski champions would take for a Wallace’s Hut - Hotham return - on classic waxing skis!) In 1941 Martin joined the Royal Australian Air Force and after the war skied mainly at Mt Buller. He maintained his involvement in competitive skiing as an official. It was from participating in his first ski jump event at Falls Creek in 1958 that Julian Newton Brown became friends with Romuld. The Falls Creek Museum has (in storage), by courtesy of Newton Brown, the wooden skis used by Romuld on his High Plains rounds. A pair of his jumping boots are also held by the museum. In recognition of Martin Romuld’s contribution to skiing on the high plains, the new Prinoth slope Grooming machine that now does such a great job on our cross country trails has been named after him. •

DISABLED WINTERSPORT AUSTRALIA Adaptive Skiing – more than sit skiing
T
he dominant image of adaptive skiing and Disabled Wintersport Australia (DWA) on snow is people using sit skis. These are great pieces of adaptive equipment which allow people with spinal injuries, and other disabilities that compromise ability to stand and walk strongly, to be able to competently ski down most slopes and enjoy snowsports on an equal level with able-bodied people. However, disability is very diverse and adaptive skiing equipment and aids are as diverse to enable a broad range of people with disabilities to enjoy snowsports. An area of stand-up adaptive skiing that has a profile and visual presence approaching that of sit skiing is 3-track and 4-track skiing. This field of adaptive skiing involves the use of ‘outriggers’ which are best described as modified forearm crutches with skis at the end to help with balance and support. 3-track skiing is used to describe skiing with one leg using a conventional ski and two outriggers (3 tracks) and often used by people with a leg amputation. 4-track skiing describes skiing with two conventional skis and two outriggers (4 tracks) and used by people with compromised leg strength, balance or lower limb coordination. DWA members with visual impairment will often be seen out skiing the runs of Falls Creek. Skiers and guides will typically wear hi-vis vest to both identify themselves to other skiers and to provide a visual reference to those visually impaired skiers who have a small level of sight. The guide and skier will communicate through verbal directions, often using headset radios, with the guide acting as the eyes of the visually impaired skier.
There is another group of DWA members often not showing any apparent obvious disability; those with cognitive and developmental disabilities. This group includes people with brain injury, Down Syndrome and Autism Spectrum Disorder amongst others. The adaptive needs of this group can include use of skiing aids to help with ski control and coordination, help with decision making in the ski area and a great deal of patience and empathy on the part of the guide or instructor. As with able-bodied snowsports, adaptive snowboarding has increased in popularity over recent decades. An adaptive aid that is often used to assist those with a disability learning to snowboard is a piece of equipment called a ‘Snow Wing.’ The ‘Snow Wing’ has a similar appearance to the boom of a windsurfer where the disabled snowboarder is harnessed within the ‘wing’ enabling the guide to provide support and assistance. As opposed to skiing, adaptive snowboarders with lower limb amputations or deformities will typically snowboard using their prosthetics and may not appear to have any obvious disability whilst on snow. What the above outlines is that the world of disability is a ‘broad church’ and DWA members cover a broad spectrum of disabilities and needs, all wanting to enjoy the thrill and exhilaration of snowsports. What it also shows is that adaptive guiding with DWA is not all about the physicality of sit ski guiding. If you’ve always wanted to get involved but have been put off by the prospect of lifting heavy sit skiers on and off chairlift, don’t be. Drop me a line at phull@disabledwintersport.com.au and I can help you learn more about adaptive guide training and get involved in the great work of DWA. • Peter Hull

CFA FIRE SAFETY ADVICE Preventable Structure Fires

hat’s your role in fire safety? For many Victorians, the fire season has come and gone. Now the winter season is upon us, and it is winter that brings more preventable house fires than any other season.
Clothes drying too close to the heat source, clothes dryers and candles are other examples of preventable fires in our homes during winter.
W
Across the state, there were about 15 per cent more preventable house fires last winter compared to the other seasons. CFA attended 467 preventable house fires.
Historically, Fire Investigators have attended fires caused by: • Candles left unattended close to furniture. • Cooking left unattended.
The single largest cause of fire in the home across the year is unattended cooking. However in winter, there is commonly a rise in heating-related fires.
• Embers from open fire place falling onto carpet.
Other causes of fires in winter are from fixed and portable heaters and central
When it comes to fires, there is no ‘offseason.’ Particularly during winter, this is a time when people spend more time inside; keeping warm by enjoying an open fire, enjoying a home-cooked meal or warming up by the heater.

• Portable heaters left too close to some towels.
This is also a timely reminder to check your electric blankets and heaters. If there is any doubt that something is faulty, don’t take the risk. Repair or replace it, don’t continue to use it.

Another crucial aspect to fire safety is about evacuation. If a fire cannot be safely

extinguished, people must be able to get themselves and any other occupants to a safe area and contact ‘000’ immediately. Compounding this evacuation risk is the likelihood that guests may be unfamiliar with their specific location, environment, density of accommodation and the harshness of the external environment should a building need to be evacuated. Effective preparation and planning for evacuation can significantly reduce this risk. An effective fire evacuation plan is simple to develop and easy to implement during an emergency. A fire evacuation plan must include: 1. A system of warning building occupants (typically a smoke alarm or fire system) to ensure all occupants evacuate as soon as required; 2. Actions to take on leaving a building; 3. Notification of the fire brigade with accurate building address/location; 4. A designated place of assembly and shelter; and 5. A method of accounting for building occupants If you are a guest visiting Falls Creek during winter, it is important when checking in, that you make yourself familiar with the emergency evacuation plan that is specific to your accommodation. This plan will tell you how to safely evacuate from the accommodation and where the evacuation assembly point is. This is a safe place where the occupants of the building will meet in the event of an emergency. Please remember that structure fires can happen any time, but the risk is increased at night when we are asleep. When we sleep we can lose our sense of smell. This is where we rely on working smoke alarms

CFA FIRE SAFETY ADVICE to alert occupants. The fire and rescue services are encouraging Victorians to replace their old smoke alarms with new units. New smoke alarms have a lithium battery with a ten year life span, meaning Victorians wouldn’t have to change their batteries annually. It is proven fact that “only working smoke alarms save lives.” It is your responsibility to check your smoke alarm’s battery annually and if your smoke alarm is 10 years or older the whole unit should be changed. If you need to change smoke alarms, ideally it is recommended to change to a photoelectric smoke alarms powered by a 10year lithium battery.

Smoke alarms will detect smoke the quickest, thus alerting you earlier and giving you, your family, your friends and/ or your guests, more time to evacuate to safety. elcome to week three of the snow season. Of course, there is not heaps of snow anymore, that’s ok, we were lucky to start with a bang though and I hope some of you had the chance to enjoy that premature early season teaser. I certainly did. On opening weekend, I was out on the skis, and I’m only sharing this because I know those of you who share the love will appreciate this. I was out, around 5pm Saturday evening, a real ‘sunset ski.’ I was skating, out for about an hour and half. I timed it perfectly so that towards the back end of my ski I was out right up high and could see right over the valley and over the mountains and a great big red sky was illuminating the horizon. The sky was purple and dark blue, the snow had a pink tinge, there was no wind, all I could hear was the sound of my skis gliding across the snow, my poles alongside me and
the softness of my breath as I went on. Fair to say moments like these are hard to come by and pretty special in their own way. I certainly was pleased to be reminded that in a big way this is why I love skiing and I got a little bit excited for the season to come. Grooming at Falls Creek A fellow Falls Creek lover and local Birkebeiner Nordic Ski Club member Paul L’Huillier reached out to me last week bringing my attention to an article he wrote on the Birkebeiner Ski Club Website about the history of snow grooming at Falls Creek (and Australia), so this week I thought I would honour Paul’s work with a bit of a rendition of the article. Perhaps I can make this relevant to this week given the difficult grooming conditions the Falls Creek grooming staff have been faced with the last few days, trying to all at once protect, preserve and prepare the snow we have had so far. When did we first start grooming the XC tracks? In the early 1960’s the development of a track setter (i.e. something that could compress the snow well enough to ski

race) had begun, namely by Robin Gibb, a Wangaratta Ski Club member starting at Mount Hotham. However, inspired by the Australian National XC team who had just spent a full winter in Lillehammer, Norway in 1975, a solid upgrade in the ‘track setter’ world was planned to be imported to Australia. Funded by the Aussie team at that point, with each team member agreeing to chip in a bit for the machine, the first major question was ‘which state would get it?’ Would it be the Texans? Or the Mexicans? To save certain confrontation, the decision was made that a second track setter would be bought by the state organisations in VICXC and NSWXC. Led by National Team skier Ross Martin, this was a success with some under the table type negotiation, the track setter was protected well enough to be imported straight from the home of cross-country skiing to the baby in Australia. At the time the track setters were shared between Falls Creek and the other resorts. As time went on and the world of skiing grew, Australia had to keep up. In 1982 Falls Creek gained a “Bombardier Bombi”. This was the name of the newest technology groomer at the time, a machine that actually looked like the groomers we have today. The bombi equipment was manufactured by local David de Gama from the Melbourne Nordic Ski Club. Interestingly the groomer had no hydraulic system so it could not reverse, only drive

To supplement the ordeal that was the Bombi, quite often the work to set race tracks - such as for the Birkebeiner - had to be done with skidoos, sometimes toeing skiers to mark the classic tracks. In 1990, three Swiss made Rolba Groomers were purchased by the Alpine Resorts Commission, one allocated to Falls Creek, one to Hotham and one to Lake Mountain. See in the picture but these looked to be a great step towards modern day grooming. The purchase of these also coincided with the inaugural Kangaroo Hoppet. Coincidence? I think not! I don’t think they would have been able to groom a 42km loop with the Bombi or just a couple of skidoos towing some skiers behind. Today we use the Prinoth BR350, purchased in 2015, I think we can be happy with the equipment. I guess it’s just more about making sure we have the right team. As I always say, there is something quite satisfying about being able to drop 100% of your body weight through your poles, emit full power in a 10second uphill double pole speed and know, you won’t sink through the snow, the snow being perfectly groomed will give you equilibrium and an equally powerful reaction force to ensure you have a quality speed session. That being said, perhaps a moment of acknowledgement to the tougher times back in the day might be appropriate. Once again thanks Paul L’Huillier for putting all that great information together, and cudos to anyone of our readers who used to be groomers, we couldn’t have done it without you. • Seve de Campo

FALL LINES Big Hill Project On 15 June 2019, approximately 40 community members attended a community consultation meeting for the Big Hill Pick My Project. The purpose of the meeting was not only to update the community on the status of the project and where it’s heading, but more importantly to receive important community feedback on the proposed designs. The attendees represented a broad cross-section of the community, including representatives of the UKVCA, Lions Club, Rotary, Team Mount Beauty and interested residents. Attendees heard from the project proponent, Damian Heman, Team Mount Beauty president Michael Whipps and project architect, Andy Mero. In addition, Mary Pike provided an update on the Pebble Beach Pick My Project. In addition to this meeting, feedback has also been sought on various media and social media channels, all of which has been very positive. All attendees at the meeting provided very positive feedback and were excited to see the project coming closer to fruition. Areas of constructive feedback included: a request to ensure that the harsh afternoon summer sun is accounted for; that sustainable finishes are being selected; and that surface drainage issues are addressed where possible. The project committee has confirmed that the first two issues were addressed within the original project brief but will be reviewed again, whereas the third issue continues to be addressed directly with Council (since it is not within the project scope). Going forwards, the project committee and design team are focussed on preparing plans for submission to Council. Once the project is approved, a project manager will be appointed and the tender process will commence. The committee is still aiming for an early summer completion date. We wish to again express our thanks to the

Rotary Donation Rotary International is an organisation with in excess of two million members world-wide that began as a small service club in Chicago on 23rd February, 1905. Since then, members of Rotary have done incredible work all around the world. Eighteen months ago, a ski hire operator mentioned to your editor that he was replacing his hire clothing (parkas and ski pants) and did I know anywhere they might be useful. “Yes Lachie, bring them down and I’ll sort it” Maybe we should have thought it through a bit better, because Central Snowsports turned up that Ariel’s Laundrette with in excess of 150 ski outfits of all sizes – from kids gear to 3 or 4XL adult gear. Now, this is where Rotary comes in. Your editor is a Rotarian, and after several trips to Timor Leste, rebuilding community
centres and renovating schools, I was aware of the Rotary Donations in Kind operation, with the Footscray centre based in the old woolsheds in Somerville Road, West Footscray. A quick phone call to the Donations in Kind volunteers and the second hand ski clothing was accepted in principle. Then, when the opportunity arose, the Rotary Club of Mount Beauty’s trailer was loaded to the hilt and your Ed headed off to Footscray. Once unloaded, the ski clothing will be sorted and then despatched to somewhere around the world where it is needed. In the 15 years from 2000 to 2015, the Donations in Kind shed in Footscray has shipped out 475 20’ containers full of gear that could previously have gone to landfill. The value to the communities of the materials despatched was around $50million. Not bad for a bunch of volunteers who do the work for the love of it. Thanks to Lachie Bowes and the team at Central Snowsports for their donation. Progress. You will be pleased to know that half of the clothing has already been despatched to Somaliland and the other half is being prepared to go to the southern part of Chile. •

Summer Lakeside Opportunity Falls Creek Resort Management today released an expression of interest request in pursuit of summer operators for the resort’s iconic Rocky Valley Lake. With approvals having been gained to develop summer tourism activities on the lake and its foreshore area, the resort anticipates a strong turnout of innovative commercial submissions. Built under the Kiewa Valley Hydroelectricity scheme, the 250ha Lake sits at 1600m above sea level and boasts the title as Australia’s highest significant body of water. Located within a two kilometre proximity to the alpine resort, the feature is popular in the non-winter months for sailing, kayaking and a range of water recreation activities undertaken by visitors to the year-round resort. Falls Creek Resort Management believes the opportunity exists for a business operator to utilise the asset and take advantage of the 175,000 non-winter visitors frequenting the resort annually. Summer tourism has grown exponentially since the completion of the resort’s mountain bike park network in 2016. Continuing in the resort’s year-round tourism strategy, activation of the Lake and its foreshore is expected to add further appeal to summer tourists. Falls Creek Resort Management Director of

Marketing & Communications, Jo Prothero, says this is an opportunity worth the effort. “The Lake and its foreshore are already popular elements in the items that draw visitors to the region during summer. Introducing an ongoing lakeside recreation option during the warmer months is a great opportunity for an experienced operator to provide a new point of difference to our summer guests. Around 28% of our annual visitor base comes outside winter and the push for more summer options gets stronger with every season.” In addition to the core recreation delivery, Resort Management has approved further options to activate the foreshore area with a mobile café or snack facility. Interested businesses are able to make a submission by 5pm, Sunday July 28th. Further information, including the Expression Of Interest document is available at www.fallscreek.com.au/lakeactivation. •

PROPERTY OF THE WEEK Cedarwood Apartment 16
C
edarwood Apartment 16 is a spacious private property of approximately 97.85m2 containing three bedrooms and two bathrooms. It is located on the south side of Cedarwood complex and is positioned to be away from the noise of the street. There is a large bedroom downstairs with a split king and two mezzanine bedrooms upstairs one with split king and a single and the other has another splitable king bed. The open plan living and dining area is very spacious and has beautiful natural light and views into the alpine nature. There is a large corner balcony with BBQ, which has stunning views towards Spion Kopje. In the summer months, (that which we describe as everything not winter), the location can be easily accessed by car with adequate parking out front or nearby. While the quality of your enjoyment of Falls Creek as a winter resort is undoubted, it is the growing suite of summer activities that adds untold value to a purchase in the village.
Over the last decade, much work has gone into developing and securing summer trade. The resort now boasts in excess of 40km of mountain bike trails – with some being accessed from very close to Cedarwood. Add to these the many kilometres of aqueducts and management vehicle tracks and your exploring, whether on foot, on a horse or on your bike is endless. The Falls to Hotham Alpine Crossing is an iconic Australian walk of international standard being promoted by Parks Victoria. The afore-mentioned suite of summer activities includes the Alpine Challenge, the Mile High Dragon Boats, the Bicycle Network Peaks Challenge Falls Creek, the Easter Festival as well as regular mountain bike shuttles. And to quote our CEO from an article last season (Edition Six) “Falls Creek has the highest total visitor days of any Alpine Resort in Victoria.” The Cedarwood complex has onsite management and a long alpine head lease until 2054. The Management agreement does not restrict any owner use. However, if you do rent you must do so via the onsite management. Rental history is available via request.
This property is sold fully furnished and at $395,000 it is definitely worth an inspection. Please contact Christa Smit (Zirknitzer) at Zirky Real Estate on Mb: 0402 277 808. www.zirkyrealestate.com.au. •
