The Blueprint
The Bluebells at Tanton Fields
Welcome to The Blueprint, our newsletter for the newly-unveiled phase of beautiful homes: The Bluebells at Tanton Fields. This brings you up to date with the latest news from the development and community.
We’d firstly like to take a moment to thank you for your patience as we have navigated what’s been a challenging and unpredictable time, which has seen lengthy delays in supply chains that have impacted the speed of build at the development.
It’s not just the name of the development that we have changed! We now have a brand-new management team and have employed new contractors building the homes. All of whom are as committed to creating homes to be proud of as much as we are.
We are also working to a fresh, proactive schedule of works, including building a new phase of homes and a selection of three- and four-bedroom house types not seen at The Bluebells before. These changes, we believe, will see The Bluebells flourish, and become the beautiful development we all know it will be.
Drawing inspiration from our picturesque location and rural landscape, Tilia Homes has been busy with Stokesley Council and local primary school, Stokesley Academy, to sew thousands of seeds to create beautiful wildflower meadows at the entrance to the development near our brand-new sales and marketing suite.
The meadows will bloom over the coming months and we’re looking forward to the colour and wildlife they will bring to the already bustling community we’re proud of at The Bluebells at Tanton Fields.
A key stage in the life of any new development is the progression from a few new houses to a thriving community and, with more than 75 per cent of the homes now sold and plans for a new play area for children and families to enjoy underway, we’re thrilled to see The Bluebells at Tanton Fields become a true neighbourhood.
We’re working hard to ensure your community is happy and thriving and our team, led by Sales and Marketing Director, Emily Horn and our friendly Sales Executive, Heidi Elliot, is available to help answer enquiries you may have.

Why so many want to call Stokesley home?
There are so many reasons why people choose to settle in peaceful Stokesley. The thriving market town really does put its community at the heart of everything.
Located in a rural farming area between Middlesborough, Guisborough and Northallerton, Stokesley’s infamous Farmers' Market takes place on the first Saturday of each month. Stokesley Agricultural Show is held every year, and is the largest in the country. It brings more than 20,000 people to the region to enjoy the rural location, good food and company.
The historic high street boasts many independent small shops, restaurants, and pubs, making it the perfect place to spend time with family and friends. Further nearby amenities and facilities, including show-ground, camping site, health centre, library and leisure centre.
Being a community focussed homebuilder, Tilia Homes has pledged more than £720,000 in investments towards local infrastructure, facilities and services for new and existing residents alike to benefit from for years to come.
Supporting our local community
We recently supported the children of Stokesley Primary Academy with their fantastic fundraising efforts, raising money for gardening supplies and a poly tunnel to promote green fingers and healthy eating from plant to plate.
The children were tasked with raising £20.23 in the most creative and ingenious ways they could, with Tilia Homes matching the efforts up to £300 to support the children.
With a total of £2,800 raised, the school is underway establishing its first ever gardening club, as well as buying new books to improve its current library.
If you’re involved in a community cause, sports club or local initiative, we’re keen to hear from you and how we may be able to support. Contact pressoffice@tiliahomes.co.uk with further details and our team will be in touch.
