With many people also looking to Franklin for smaller lifestyle blocks, there is much to recommend the wider area most of which is within reach of excellent public amenities and just a stone’s throw from the motorway and State Highway 1. While weekend country life is prompting people who work in the city to purchase larger blocks of land in Franklin, for some families, the appeal lies in the vibrant, rural township of Pukekohe with its excellent schools and shopping. Others are enticed by those new communities now on the drawing board. Well-planned precinct All the ducks are lining up for the start of the Wesley College residential development
E
arlier this year commissioners approved the plan variation to allow a 300ha special housing area around the Methodist boarding school at Paerata. It is the largest development in Franklin and will provide for up to 5000 homes in ten stages. Wesley was in the first tranche of special housing areas approved in October 2013 under the housing accord between the Government and Auckland Council, with a small extension approved in the second tranche. The college, which is been on this site since 1923, will be relocated nearby, but it intends to retain control over the development of the project throughout the 20-30 years it’s expected to take. The lengthy and complex development can’t be hurried but the college is happy with how the plans are progressing. “Unfortunately our goal of cutting dirt this earthworks season was a bit optimistic and the Plan Variation process did take longer than we had hoped,” says Chris Johnston, general secretary of Wesley College Trust Board and its development company Grafton Downs Ltd. “Our next stage is proceeding with development consent, though we are working to finalise certainty of water and wastewater before we begin this process. Our goal is to be cutting

dirt for stage one of our development during the 2016/2017 earthworks season.” The development will come with a local centre, a new rail station and will include some 13ha of walking and cycle networks, five hectares of neighbourhood reserves and 30ha of green riparian zones. It will feature medium-density housing, with more intensive housing, including apartments in buildings up to four storeys high, at the centre. The resource consent for subdivision allows 10m-tall houses in the less intensive areas and 16.5m in the densest area. Lot sizes will vary from an average of 400-450m²
to higher intensities of 150-300m². Counsel for Grafton Downs, Sue Simons, told commissioners that the applicant’s design philosophy and charitable focus, together with the demographics of the area, meant affordable homes would be well in excess of the housing accord requirements. The subdivision design also includes a “floating” sub-precinct B which would allow for higher density housing around the passenger transport interchange. The site of the sub-precinct will only be determined once the location of the interchange is decided. Cycleways and narrow internal roads are proposed to create a low-speed residential environment to encourage walking and cycling. A green network of pathways will be developed along the enhanced stream edges, the transmission line corridor and neighbourhood recreation reserves. Ms Simons said the community wasn’t intended to be a “car-centric commuter town”. One issue not resolved concerns the potential to turn Sim Road into a more direct route to Pukekohe. Commissioners noted the concerns of farm owners that the road would eventually be reconnected and upgraded, producing heavy traffic flows.

Never a dull moment Small settlements experience growth spurt
O
ne of the many joys of living in Franklin is driving on open roads with vistas of farming communities around every corner. Even in the towns of Waiuku, Pukekohe and Tuakau it’s not unusual to see a tractor or two occasionally, reminding us that we live in the food bowl of New Zealand where agriculture, horticulture, business and residential blend together cohesively. Franklin is a wonderful mix of rural, agricultural, horticultural and town living spaces with a wide array of prospering businesses. House prices are well below Auckland and there are many affordable homes and varied lifestyle choices in the suburbs of Tuakau and Pokeno as well as charming rural homes too. This is the southern part of Franklin and is now part of the Waikato District Council area. Settled close to the iconic Waikato river is Tuakau, a rapidly growing town offering diverse housing choices, excellent schooling and a full social calendar celebrating diverse interests from heritage to art, sports and a myriad of equestrian events. Tuakau is a healthy mix of all ages and growing with many new people coming to live there. “We have many people happily participating in enriching the community with their passions and spirit and I have been blown away by the spirit of the town,” says local councillor Jacqui Church. “There’s plenty to do if you are interested in either participating or reaping the rewards of these real Kiwi events. For example, I created a town planting event a couple of years ago to help extend our planting of natives and food trees within the town and reserves. “We get around 150 adults and children along to help. Not bad for a town of just under 5000 people.” A few kilometres down the road is Pokeno, the unofficial ice-cream and bacon capital of New Zealand. Jacqui recommends grabbing your favourite person and driving to Pokeno to experience a bucket of Kiwi charm. “You can see a town being created before your eyes as new homes are built and nestled in with the old village. Because of its closeness to the motorway Pokeno is a sensible choice for those commuting, who also are seeking a rural outlook and some good old fashioned country values thrown in for free with their housing choice. “While we are rapidly growing and welcoming to new people, we are also seriously busy and focused on planning for this growth in the infrastructures of life that also make for a cohesive society. “This includes transport connectivity, the roads, the rail connectivity, planning and developing parks, reserves and walkways, the expanding township, the people and industry spaces in the midst of this economic golden triangle of progress and opportunity.” Time for an ice cream anyone? 8 — Design and Build Franklin — 2015-2016
Live local, work local is the dream According to local Hunua MP, Andrew Bayly, around half of his electorate travels out of the area for work. “Given that about 30,000 extra people are coming to this area in the next six years, I want to see more people living and working locally.” Mr Bayly is in contact with employers in the four most prominent industries in the region – horticulture industry (covering glasshouses and cropping), auto service sector including motorsport, the equine sector and the construction and infrastructure sector. He says there is room for growth in all sectors and he is working alongside employers to find out their employment needs. “We have already made good progress in some sectors, such as the horticulture
sector, where the employer attributes have been identified and the next stage is to get agreement for the training providers as to which aspects they will deliver. “Ultimately, there needs to be a seemless pathway from schools into training and then good jobs available locally. “We are fortunate that high schools in the Franklin area, particularly, but not exclusively, Pukekohe, Waiuku and Tuakau colleges, each have a number of vocational programmes in their schools.” In fact, during 2015 Prime Minister John Key opened a new trades academy at Waiuku College for school leavers interested in undertaking training in the construction industry in their last year at school.

Extra SHAs will provide up to 2300 new homes in Franklin

wo new green field Special Housing Areas (SHAs) in Glenbrook and Drury will provide up to 1800 new
homes. They are in addition to three large local SHA residential developments in and around Pukekohe at Anslemi Ridge, Belmont and Wesley College. Building & Housing Minister, Nick Smith says he is encouraged that Auckland Council “is continuing to advance green field sites for special housing area status. This is welcome progress, in both scale and momentum, to help address Auckland’s issues of housing supply and affordability.” The two latest developments bring the total number of Special Housing Areas in Auckland to 86, with a combined potential yield of up to 45,000 new homes. Auckland mayor, Len Brown says both sites were well-serviced by existing or planned water, waste and roading infrastructure. “Both of the new sites are already closely located to amenities such as local halls, reserves and education centres.” The Glenbrook development at McLarin Road will provide a mix of housing types, including twobedroom duplexes and three to five
bedroom homes. Up to 800 homes will be built on 87 hectares. The first homes in the 200-lot first stage are expected to be completed by the end of next year. At Bremner Road, Drury, a more intensive development of up to 1500 homes is planned for 68 hectares. The first homes are expected to be completed by the end of 2017. These will include at least 150 affordable homes or 15 per cent of the total project. This is above the 10 per cent affordable housing provision which is required in the Special Housing Area by the council. This development lies just north of Stevenson Group’s 361ha Drury South industrial park and associated extension of the metropolitan urban limit. Stevenson Group’s private plan change will turn the 361ha of rural and quarry land over to a mix of industrial and business development. Industrial development is also being considered at Glenbrook, where 1200ha is available next to the steel mill. The Auckland Housing Accord provides for the creation of SHAs by Auckland Council with the approval of the Government. Qualifying developments in these areas can be streamlined and fast-tracked.

on’t blame Auckland for pushing up property prices in Franklin. The city’s southern-most district is well placed to stand on its own feet in the hot location
stakes. “There is no such thing as a separate ‘Pukekohe market’. It is all part of the Auckland market now,” says Mark Gumbrell, Ray White realtor in charge of marketing Regis Park on the town’s north/western fringe. With extensive views across the township and well thought out concept plans to create a village feel, it’s no surprise this development is all but sold out. “Stage One (22 sections) has sold out and only three sections remain in the Stage Two release of 44 sections,” said Mark. “People are asking when there is going to be a Stage Three and I hope it’s not too far away.” The majority of sections have been sold to builders, which reflects a lot of confidence in the local market, Mark says. Of privately sold sections, all but two have sold to people from outside the area. Regis Park has been developed round a central park which is currently planned to be flanked by higher density terrace type housing. Individual cul de sac lanes lead off a centrally themed development ensuring limited through way traffic, ideal for families with young children.

The main roadway flows past the designated reserve providing a real country atmosphere yet is only minutes from the town centre and motorway. “The popularity of Pukekohe has soared in the past three or four years and the town centre has been totally transformed,” said Mark. “It is an ideal location for everyone and has everything you need on the doorstep – Farmers department store, boutique food stores, a cinema, nice shops and lots of great cafes and bars as well as excellent schools and services.”
grEEN lIgHt FOr KINgSEAt Consent has been approved for a large residential development at Kingseat. A new village with homes for up to 5000 people is on the drawing board following commissioners’ approval of the Kingseat Village plan change which allows for a large scale development around the former mental facility at Kingseat Hospital. Some conditions are in place to protect special trees on the site and some of the hospital buildings. Developers Juliet and Frank Reynolds, who are behind the successful Karaka Lakes subdivision, are keen to turn the plan into reality and designs for the new sections, homes, local retail and facilities are now underway.
Public clamour for Belmont address A
new property development near Pukekohe is offering first-home buyers 200sq metre sections for $219,000. More than 120 sections were sold over two weeks at the launch of the muchanticipated Belmont subdivision making it one of Pukekohe’s most successful subdivision launches ever. It’s been years in the planning but in July 2015, the wraps finally came off the first stage of a planned four-stage release by developers, Legacy Property. Legacy will eventually create 322 housing lots on 18.2ha of land they’ve purchased, nearly half of the 700 dwellings that are planned for the area that has been designated as a Special Housing Area by the Government. As an SHA, Belmont has to include affordable housing factored in as 10 per cent of the total development. Legacy’s sections range from 200m2 - 460m2 and director Gary Gordon says most of the larger sections were snapped up by builders while the smaller sections appealed to first time buyers. “The 200sq m sections help achieve the affordable criteria. To be able buy a site and build a house for 75 per cent of the Auckland median, you need to create a small site.
“We went direct to the builders and said, ‘you can have the first opportunity before we take it to the public’ and sold sites of 200m2 to 460m2 for $220,000 to $290,000. “Builders such as Jennian are doing packages for $750,000 for a four-bedroom home of 200m2 with two levels, but that’s on the bigger 400m2 sites,” Gordon says. A new primary school, shopping centre and recreational facilities such as parks and cycleways
are also planned for the subdivision which is on former farm land. Legacy Property operate across the country and have invested in, and managed, diverse opportunities from housing subdivisions and apartments through to industrial and commercial buildings. Their most recent involvement in Pukekohe was a 14 residential lot subdivision development on Pukekohe Hill.

Bright ideas spark new build Solar panels part of power-saving vision
I
ncorporating energy-saving features in their new home was a priority for Pukekohe couple Alan and Sharon Elliott. They moved into the Pukekohe east property just under a year ago and are benefitting from lower energy bills thanks to prudent decisions made at the planning stage. “Once we’d decided we wanted to build our own home incorporating sustainable features was a main part of the brief,” said Alan. The couple moved from the UK in 2007 and looked at many areas in the Auckland region but kept gravitating back to Pukekohe. “It had a great ‘feel’ so we decided this was the place to settle. Our first house was great but we were limited to what we could do to change things around. We were keen to have a go at building our own home so that seemed the best way forward.” The couple first looked at a few show homes to get an idea for what they liked before starting the hunt for the perfect section. A north-facing section was top of their list in order to install solar panels and they were delighted to find one that perfectly fitted the bill. “Local agents had a number of sections for sale
but they were quite small and often part of a large subdivision. We found a private section for sale down a small cul-de-sac and contacted the vendor directly.” An “agreeable sale price” meant contracts were exchanged very quickly and the Elliott’s wasted no time engaging with three builders – a large national franchise, a mid-size franchise and a local, independent builder. “We wanted to support local businesses so we chose the local builder. He had some templates for a potential house so we agreed on a plan and used a local architect to adjust the plan to our requirements.” These included fitting 12 solar panels on the roof which generate enough electricity to supply daytime requirements. An underground water storage system regenerates rainwater from the roof and serves the laundry, toilets and garden requirements. Low power LED lighting is installed throughout the house. The stylish result is a spacious five-bedroom weatherboard home featuring a family bathroom and generous en suite, walk-in wardrobe, separate laundry, luxury kitchen and family living area and
a separate media room. Outside is a decent sized garden and undercover entertainment area. An added bonus is the views across adjacent farmland which gives the home a rural outlook while being only minutes from Pukekohe centre. “We were fortunate that we didn’t have to sell our property first so we remained in our original home through the whole build process. “We paid a deposit and then we arranged a ‘draw down’ agreement with the bank and as each stage completed we paid the builder.” The Elliotts said the best thing about building was seeing the development transform from a bare section to a beautiful home and being able to have a say in the whole process. “This was our first ‘build’ so there are always a few things you would do differently but we would definitely do it again. “Frustrations are inevitable such as bad weather holding up the build and some things not being delivered on time. But when you look back and put them into perspective they are reasonably insignificant and well worth the outcome.” Auckland’s property price boom has seen the home’s value increase by around 15 per cent above building costs. Drone’s eye view Great new resource for builders and homeowners in Waikato All you ever needed to know about building or developing an existing property in the Waikato district can now be seen online. Waikato District Council has launched a new map viewer, Maps Online, which gives customers a wealth of information says Tony Whittaker, general manager strategy and support. Some aerial photography in the map viewer is as recent as a few months. The latest aerial photos of Pokeno, which falls into Waikato, were captured using new drone technology which delivered top quality, hi-resolution photography. “Our aim is to have all the information we collect about Waikato district available to our customers through the website,” Mr Whittaker says. “Council has been using mapping tools internally to manage assets and deliver services for some time but this is the first time interactive maps are being made available to the public. “The viewer is designed to be userfriendly for everyone and allows users to overlay a range of Waikato-specific property, services and recreational information on top of birds-eye view maps.” The new software allows people to view and search for: ■■ property ■■ property and road boundaries ■■ property and rating information ■■ district plan information ■■ utilities information (water, wastewater and stormwater) ■■ aerial photography. Maps Online has many features familiar to people who use Google Maps or Google Earth. It also offers other key features including the ability to annotate or make notes on maps. “Users can add text and shapes to maps, measure distances and mark areas to say for example, ‘this is where the new shed will be,” says Mr Whittaker. “We’re experiencing high development and growth in certain areas. The information available in Maps Online will be updated regularly to reflect changes in our district.” Council’s Geographic Information System (GIS) team manages all of Council’s spatial information and will continually update the map viewer to keep up with the changing face of Waikato district. 14 — Design and Build Franklin — 2015-2016

Fantastic Franklin – a natural choice
O
ne of Franklin’s biggest fans is Andrew Bayly, National MP whose Hunua electorate encompasses the district. He’s lived there for 11 years’ and has been the elected representative since last year’s election. “Franklin is a fantastic place and is the only area I wanted to be an MP for. “The Hunua electorate is amazing. It encompasses the remote areas of Awhitu, bustling Waiuku, the growing town of Pukekohe, and stretches from coast to coast. “It has such a diversity of topography it’s no surprise so many people want to live here.” Such is the region’s popularity Mr Bayly’s Hunua electorate is one of the fastest growing in the country and, according to his own research, is set to exceed the projected population growth dramatically. “I have gone through section by section and documented what I believe to be the projected growth in this area which goes from 60,000 to 90,000 people in six years’ time. “This is based on me being able to point to a development based on what I know is on the market or what is about to go on the market.” Mr Bayly says Beachlands alone is set to double in size from 9,000 to 17,000 people. “Growth is inevitable but the reason I did these population stats is to make sure it happens in a managed way. We need to invest in the infrastructure before it takes place or find ourselves playing catch up.” Together with local councillor, Bill Cashmore and chair of the local board, Andy Baker he is in regular contact with Auckland Transport and other Council entities. “We’re working as a team because we all advocate for the same region and the biggest issue that is behind schedule is transport.” Mr Bayly says he has driven AT staff round the region’s clogged roads to let them experience drivers’ frustrations at first hand. “I’ve had them down to my electorate office in Pukekohe and taken them through the detailed projections for this area before getting them in the car and driving them round,” he says. Recently, Minister of Transport, Simon Bridges accepted an invitation from Mr Bayly to visit the electorate to listen to his case for an extension to the planned triple laning of the Southern Motorway as well as electrification of the rail link between Papakura and Pukekohe. “The triple laning from Manurewa down to Papakura starts in October and the northern part will be completed by late 2017 in line with the completion of the Waterview project. “I am keen to get that triple laning extended to Drury if not further. We are all acutely aware of the number of people trying to get on the motorway and having trouble accessing it.” 16 — Design and Build Franklin — 2015-2016
The other major issue is the electrification of the rail link between Papakura and Pukekohe. Auckland Transport is currently investigating another rapid train system so that electrification may not be necessary. If this is not an option, Bayly has highlighted the need for the Government to spend the $130m to complete this electrification project. Beachlands-Maraetai Coastal Walkway
Franklin’s green outlook rewarded Franklin’s iconic greenway, the BeachlandsMaraetai Coastal Walkway, has won a Resene NZIL Pride of Place 2015 Landscape Architecture Award for outstanding design. The walkway, developed with design company, Isthmus, won in a category in which the average project spend was substantially higher than the amount spent on this project. “Local people are very proud of the walkway,” says Franklin Local Board member, Malcolm Bell. “In its short lifespan it has become extremely popular, so this award is fantastic news for everyone.” Franklin Local Board’s greenways plan
identifies possible pathways between parks, forests, rivers, waterfronts and streams to improve community connectivity. “We’ve heard from locals that they want faster development of greenways suitable for use by walkers, cyclists and horse-riders,” says chair, Andy Baker. “We’re in the very early stages of developing a plan that will meet community needs and cater for the high level of growth projected for Franklin over the next 30 years.” A range of connections are currently being identified and the board will be seeking community input into the process.
An electrifying issue Papakura to Pukekohe rail service dilemma A diesel shuttle which requires a transfer between trains is far from ideal, but to electrify the line between Papakura and Pukekohe will cost about $130m. Whilst a number of people have pushed for this (including Andrew Bayly when Sir Bill Birch and he lobbied Auckland Transport last year to extend the electrification at that point), the reality is that it needs both central Government support (to pay the $130m) plus Auckland Council support to pay for the additional electric train units (EMUs) required to operate on the Pukekohe to Papakura line (at a cost of between $30-$40m).
However, the work Mr Bayly has been doing to log all new developments in the electorate has revealed the dramatic growth forecast to occur across the Hunua Electorate, including the Pukekohe area. Using this data is helping to prioritise greater spending in the Franklin district by Auckland Council, as evidenced by Auckland Transport’s recent announcement to increase funding for the Pukekoke train station from $1m to $13m over three years. At present, Auckland Transport is investigating other rapid train systems that could be adopted so
that electrification is not necessary on the route between Papakura and Pukekohe. The organisation expects to have a clearer view on this over the next 6-12 months or so and, if this is an appropriate alternative option, this may enable a quicker resolution of the problem and possible extension of a service out to Tuakau. Mr Bayly also provided the Prime Minister, John Key, with information on this matter during a visit to the electorate. “I’m trying to get support at central Government level but at the end of the day we also have to work with our partner, which is Auckland Transport.”
Attempting to ease train pain
T
he train service (or lack of it) since Pukekohe was left out of Auckland rail’s electrification programme is a hot topic for local Hunua MP, Andrew Bayly. But he is confident a solution will be found and that bringing electric trains to Pukekohe will happen. Mr Bayly gets together with Auckland Transport every six weeks but together with Councillor Bill Cashmore and Local Board Chair Andy Baker, has been holding more regular meetings to try and sort out the poor performance of the train service at Pukekohe following the introduction of the new electric trains early in August 2015. “The train situation is a result of a myriad of issues, including disruptions to the timetable because of points failures on the line between Pukekohe and Papakura (the latest upgrade was due to be completed by October 2015), use of old trains (the DML’s were be back in service on September 1, 2015) as well as schedule issues when Kiwi Rail utilises the network for its freight trains,” he says. “Electrification of the line from Pukekohe has always been on the cards but funding has always been the stumbling block. “For electrification to take place, central Government needs to pay for the electrification,

Auckland Transport needs to pay for the electric train units (EMUs) and be able to operate the service. “It’s a matter of getting the right funding and it’s something I have talked to the Minister of Transport, Simon Bridges, about when he visited the electorate for three hours on a visit hosted by the Hon Judith Collins and myself.” ”There is possibility of another option to deal
with the transport issue between Pukekohe and Papakura that Auckland Transport is working through at the moment. It may mean a quicker solution might be able to be brought to bear on that. “If and when that happens I will be the first to tell people about it. South of the border Skyrocketing house prices mean Aucklanders’ can no longer ignore happenings south of the Bombay Hills, as competitive house and land packages spark a population explosion ‘south of the border’.
F
igures show the North Waikato town of Te Kauwhata has turned a predicted population drop into positive growth figures. Statistics New Zealand predicted a declining population based on 2006 census results. This has been reversed by a growing trend of Aucklanders buying affordably in the town referred locally as ‘TK’. Pokeno and Waiuku are also experiencing huge growth. The Waikato District Council expects Pokeno to triple from a population of around 2000 to 6000 by the mid-2000s. Census results from 2013 show that Waiuku has experienced a 28 per cent population increase since 2001. The positive growth figures are also a turnaround for Pokeno, which was hit hard when State Highway 1 bypassed it for a new route in the early 1990s, leaving a population of just 500. Waikato District councillor and Te Kauwhata community board member, Jan Sedgwick, says Aucklanders’ attitudes to towns south of the Bombay Hills are noticeably changing. “As it has become financially unviable for many people to live in Auckland, they’ve started looking over the hill and discovered it’s actually very attractive,” she says. Former Auckland resident turned Te Kauwhata local, Ann Hardman says it is very unlikely she and

her husband will move again. “We can actually get to our daughter and grandchildren’s place in Titirangi faster from here than when we lived in Gulf Harbour. With the ever-improving roading systems we also have great proximity to Hamilton where we have other children and grandchildren. Really, it’s very convenient.” Housing Minister, Nick Smith recently said the Government’s KiwiSaver HomeStart scheme, which came into effect on April 1, would help 90,000 firsthome buyers begin the process of home owning. “The next key measure is our planned second phase of the Resource Management Act reforms to tackle the long-term issues affecting housing affordability and supply.” Ms Hardman sums it up from a resident’s perspective. “TK is a wonderful place to be living in. It’s a great spot between Auckland and Hamilton, the Coromandel peninsula and Raglan, and has that real country community feel. “It’s a wonderful place for children to grow up in, and for those who want to improve their lifestyle and leave the stresses of Auckland behind,” she says. Data from realestate.co.nz shows there was a 114 per cent jump in the number of Aucklanders using the website to search for Waikato properties during the mid 2014-15 period.
New consents on the rise in Waikato Statistics New Zealand figures show consents for new buildings in the Waikato region are on the up. Auckland’s hot housing market has had a predictable knock-on effect for population growth in Waikato both in its Hamilton centre and its northern districts including Te Kauwhata, Tamahere, Ngaruawahia and Pokeno. Waikato District Council’s economic development manager, Clive Morgan says residential developments, such as Pokeno, have driven residential builds in the district and would likely underpin growth in the area for some time. A new housing development underway in Ngaruawahia is also likely to attract interest from buyers in Hamilton and Auckland, Morgan says. And already Te Kauwhata is showing a resurgence with Aucklanders and Hamiltonians looking at benefits of living there.

eremy and Karen lead busy lives and look after two pre-schooler sons, three-yearold, Joel, and six-month-old,
Mark. They decided to mitigate the usual stresses associated with new home building by partnering with Generation Homes, and will soon start construction in the growing North Waikato town of Te Kauwhata. The family has lived in their own home in Auckland’s West Harbour for the past 11 years. However, Jeremy and Karen were keen for the boys to grow up with a better connection to the land, and be closer to Karen’s parents in Tuakau. When Jeremy, a locomotive engineer, was transferred to Wiri, the transfer sealed the deal on their decision to move to the town largely known as ‘TK’. However, finding a house or a competitive house and land package wasn’t as easy as they anticipated. “We looked long and hard at the housing market and spent countless hours on the internet trying to find something,” says Jeremy. “We have a young family and wanted a better place for our young fellas to grow up in. We wanted them to have some country life, plus the housing prices are a lot more
attractive outside of Auckland. “Anything out there just didn’t seem to float our boat, then one day we drove past a show home under construction and made a note to return when it was finished.” Delighted to have found a home to suit their needs, the couple quickly settled on a 695 sqm section and the design of house they wanted built on it. “What we soon discovered was the house wouldn’t actually fit on the section but the architect redesigned everything to customise it to our section size. “We were initially disappointed with having to resize, but because we had our hearts set on that particular block, we decided to persevere with redesigning the whole house. “Now that we’ve seen the plan and how well it sits on the section, we’re stoked we persevered with the design and building process.” The family are looking forward to moving in before Christmas and having a larger home that has lots of room for their growing boys. “Karen’s parents are also 30 minutes down the road in Tuakau,” Jeremy says. “So, I’d have to cheekily say that having babysitters on tap could be a really good thing too!”

cIty OF SAIlS tOPS BIg APPlE IN cAr SurvEy To hapless drivers trying to get to work each day, it will come as no surprise that Auckland is one of the world’s most traffic-clogged cities. And for Franklin commuters the slow daily crawl to the city, especially between Drury and Manurewa, is forecast to worsen as new Franklin housing goes ahead. In a survey from 138 cities in six continents, vehicle navigation firm, TomTom found Auckland to be the world’s 22nd most congested city. Amazingly, that’s far worse than New York City (population just short of nine million) which ranked at 39th. The survey found Auckland drivers took an average of 29 per cent longer to complete trips than if the roads were free-flowing. During morning rush hour that translates to 38 minutes sitting in a traffic jam for every hour spent in a car. TomTom said that amounted to 89 hours of delays a year for drivers who take 30 minutes to get to or from work. Only Sydney is more congested among Australasian cities. The worst times to travel in Auckland are Tuesday mornings, with congestion rising to more than 85 per cent when compared to non-peak times. Commuters travelling in peak hour traffic have the best run on either a Friday morning or a Monday evening where congestion levels are lower at 60%.

ACE’s high flyers While traffic congestion may be a daily frustration, there could be light at the end of the tunnel thanks to new transport initiatives such as Waikato Expressway projects.

ecently, two Expressway projects received accolades at the Association of Consulting and Engineering Professionals of New Zealand’s (ACENZ) INNOVATE NZ awards. Bloxam, Burnett and Olliver claimed silver for its Huntly Section project. Faced with steep and geotechnically challenging terrain and areas of high environmental and cultural value, the project team identified an alternative route for its central 10km section. This mitigated geotechnical risk, reduced environmental and cultural impacts, and resulted in an estimated saving of $72m (15%). Engineering consultancy, Beca, was also a finalist for its Ngaruawahia Section (Waikato River Bridge) of the Expressway. The elegant 143m long, five span bridge is designed to carry SH1 over the Waikato River. Gold went to Lower Hatea River crossing (Whangarei), Middlemore Hospital’s Harley Gray building, and Clyde Quay Wharf (Wellington). ACENZ chief executive, Kieran Shaw, says this year’s awards recognised projects that modern society depends upon but are so often taken for granted. 28 — Design and Build Franklin — 2015-2016

Safer, faster travel Expressway moving into third and final gear
B
oosting economic growth, safer roads and cutting the travel time between Auckland and Cambridge is the focus of the Government’s $1.821 billion investment into Waikato’s transport network. More than half will target continued economic productivity and growth, fast-tracking the completion of the Waikato Expressway and projects such as the Hamilton Ring Road, while approximately $400 million will be spent improving safety as part of key projects. The investment is the region’s share of the $13.9 billion National Land Transport Programme, a partnership between local authorities and the Transport Agency. The expressway extends from the intersection of State Highways 1 and 2 at the base of the Bombay Hills in the north to just south of Cambridge. It will cut travel times between Auckland and Tirau by up to 35 minutes. When completed it will provide 102 kilometres of continuous divided four-lane highway and reduce the length of SH1 by 6km. It is being built in seven sections and is on track to open in 2019. The final three sections of the Waikato Expressway are: ■■ The $972.94m Hamilton section which will connect to the Ngaruawahia section and to the Cambridge section due for completion in 2016
■■ The $115.09m Longswamp section which will cover 5.9km and connect to the Rangiriri section and the completed Mercer section ■■ The $468m 15.2km-long Huntly section. Work was due to start in September 2015 and this section will connect the Ohinewai section in the north with the Ngaruawahia section to the south. Hamilton Mayor Julie Hardaker says the
completion of the expressway will deliver enormous long-term benefits to the Waikato and to Hamilton. “Easy, safer and quicker travel times between Auckland and Hamilton will provide another boost to Hamilton’s liveability and economy. We have already experienced the benefits of this roading project with the sections completed to date.”
Waikato vital to country’s growth The massive investment in the Waikato Expressway recognises and supports the vital part the region plays in New Zealand’s social and economic success. “The Waikato is one of four regions including Northland, Auckland and the Bay of Plenty that make up the upper north island, an area that is vital to the growth of our country,” says Robert Brodnax, from the Transport Agency. “The upper North Island is home to more than half of New Zealand’s population, and generates more than 50% of the national GDP. “More than half of all freight moves
through this area and looking ahead, road freight volumes are forecast to increase by about 60 per cent by 2042. “The Waikato is at the heart of all this activity and a safe and efficient transport system is needed to support the safe movement of goods and increasing population, to ensure the region can continue its significant contribution to the nation’s economy and growth.” He says the Waikato Expressway is its backbone and its completion would allow commuters a swifter and safer drive through the region.

construction practices which should not be compared to construction practices of the past 10 years. Over the years, development and technology for external facade or cladding systems has changed. This change was driven by issues related across the construction industry including design and architecture, construction practices, product performance, trade co-ordination and workmanship. No one issue was to blame, rather a culmination of events and practices that essentially revolutionised how we detail and construct residential buildings in New Zealand today. The

premium plaster facades issues culminated in the generic term ‘weathertightness’. Post 2005 it became the norm for most external claddings to have a cavity. Plaster facade systems were no exception. A cavity, for all intents and purposes, is an air gap between the back face of the cladding and the structure. Generally, a minimum 20mm space is provided between the framing and the back of the facade/cladding system. This allows for any incidental moisture to drain away, in turn providing a redundancy mechanism should moisture entry occur. Without digressing too deeply into pressure equalisation, and the like, many facades like ours are tested to prove compliance with the performance requirements of the New Zealand Building Code. This testing of residential external facades is completed in a weather-tightness chamber and one of the tests involves drilling holes through the finished cladding during the wet testing to ensure not ‘one’ drop of moisture crosses to the structure.
As I am confident not everyone goes around drilling holes through critical connections in the cladding, this may sound like an odd test. But, this testing provides confidence that if small holes occur for whatever reason then the system can cope and perform as intended. Resene is renowned for its professional paint and colour systems and now the Resene Construction Systems division offers premium ROCKCOTE & PSL (Plaster Systems) light and medium weight plaster facade systems, such as INTEGRA lightweight concrete façade and GRAPHEX insulated façade systems. All of these are fully BRANZ-appraised and weather-tight tested. inning Franklin’s Finest Person Award for 2012 was the spur for Jacqui Church to ‘put my money where my mouth is’ and enter local
politics. She romped home with the highest number of votes in the Awaroa ki Tuakau ward of Waikato District Council in the 2013 local elections and, true to her word, she has been an enthusiastic and effective member ever since. Jacqui’s ward spans a large rural area representing thriving places and towns bordering the Auckland super city such as Karioitahi Beach, Otaua, Aka Aka, Tuakau, Pokeno and Mangatawhiri across State Highway 1. She’s recently been made a Justice of the Peace and received a Pukekohe Lions award in recognition of her outstanding service. Her love for the area she has called home for the past 20 years is absolute. “I am inspired by the people of Franklin and the energy of the communities around me and stepped up for council because I wanted to add value and advocate for the people,”Jacqui says. “I am constantly reminded of what really makes a place like Franklin special to live and thrive in. Popular Pokeno keeps on growing
T
here are many and varied new housing developments in various stages across the Franklin district but few as visible as Pokeno Village Estate. Thanks to its proximity to SH1, regular and occasional commuters alike have seen green fields transform into roads, sections and houses – lots of houses – in months rather than years. The rapid development of Pokeno into a 400ha suburban development, comes after nearly a decade and a half of planning involving local landowners, the former Franklin District Council and Waikato District Council. Until recently, Pokeno’s residents totalled around 500. In the next 50 years the population is expected to multiply 12-fold to 6000 housed in an additional 1500 dwellings. According to developers, Pokeno Village Estate, a joint venture between the Kerry Dines Group and Fulton Hogan, the town is destined to become a vibrant hub for its new ‘live, work and play’ community. “There are now more than 550 lots unconditionally sold and we anticipate there will be 350 houses built and occupied by Christmas,” says Kerry Dines. “The land development programme has a 34 — Design and Build Franklin — 2015-2016
further 150 lots coming on stream by the middle of next year, all of which have been purchased by a mix of building companies and private purchasers. “Planning is underway for future stages to ensure continuity of supply.” Not surprisingly many of the newcomers have relocated from suburbs across Auckland to take advantage of the more affordable homes
in Pokeno. With the motorway on-ramp on its doorstep the estate is a popular choice for commuters travelling to work in both Auckland and Hamilton. With bustling Pukekohe and Tuakau just a 10 minute drive away, new residents are already enjoying the benefits of belonging to Franklin’s special rural community.
Buyers beating on Pokeno’s doors The bulldozers are about to move into the area’s latest housing development and begin earthworks at Pokeno Heights, on the corner of Helenslee and Munro Roads. Titles are expected to be issued in June 2016 for the 40 sections. The feverish property market means most of them have been purchased by builders who are offering house and land packages. Across the road at Pokeno Village Estate, buyers are eagerly awaiting the release of the remaining stages of the development. Stage 7 was expected to be released as
we went to press. According to Colin Botica of developers Dine Group, its release has been delayed for a variety of reasons including construction of a retaining wall taking longer than expected along with legal issues. The timetable for the release of the remainder is as follows (subject to change): Stage 8 – November 2015; Stage 9a and b – March 2016; Stage 9c – early April 2016; Stage 10 – early February 2016 (running ahead of Stage 9). Two years ago when development started in Pokeno houses were selling for $450,000 now this figure is $600,000.
New supermarket for Pokeno
F
ood retail giant Countdown has announced it is opening a new supermarket in Pokeno but not a Countdown store. It ends months of speculation about when and which supermarket chain would be coming to the township. A spokesman for Countdown said: “We have recently submitted a resource consent application for a new Fresh Choice store at our site in Pokeno. ”As we have only just begun this process, we are unable to provide any time frames for construction. However, we are committed to providing a great new supermarket in the area.” Fresh Choice supermarkets tend to be run by local owner/operators and like to stock locallysourced products. The 40 plus stores across the country make regular charitable grants as part of the Fresh Choice Community Fund. Local community groups such as Pokeno School or an individual with a community project underway could benefit from the supermarket’s monthly donation of at least $500. Throughout the year there will be double up months with at least $1000 available. Still in the pipeline are plans to invigorate Pokeno’s Market Square and introduce design guidelines for the main street. Residents have been well represented at discussion meetings with Waikato District Council and now the draft guidelines are set to be ratified by full council. The future of Pokeno Market which currently leases business zoned land on Great South Road looks secure. Under the new Market Square development plan the market will have the choice to relocate or
remain at its current site. Tony Whitaker, general manager strategy and support at WDC, said the implementation of the plan was still some way off. “The Market Square development plan has been approved in principle only and it is not yet a Council-approved project insofar as funding is concerned.
“Funding for the projects needs to be allocated in the next Long Term Plan so we’re looking at a five year time-frame, at least, for these works to occur. “There is still a lot of other work to be completed including discussions with directly affected landowners and the design guide yet for Pokeno’s main street is yet to be finalised.”
Town centre plan takes shape With the proposed Pokeno town centre plan having the support of the local community committee, and residents, 10 principles have been created to assist future developers when designing new buildings for the main street. Some characteristics being considered are: individuality in building design, while retaining the country atmosphere, varying heights of buildings, weatherboard elevations and traditional steel profiled roofs, pitched roofs with gables or hipped shapes and traditional shop fronts. Colours should reflect the current styles, and only limited advertising will be allowed on Great South Rd frontage and that of buildings on corners of any side streets. The current site, used for the weekly market, is surrounded by paper roads and is included in the proposed town centre design. But that doesn’t mean the market site is under threat or that roads will be established on these paper roads namely Wellington and Cambridge Streets. A Waikatoi District Council spokesperson says Pokeno village comprises various paper roads which have yet to be formed – the eastern
segment of Cambridge Street and Wellington Street included. “The formation of public roads depends on adjacent development – and while they might not be suitable for carrying traffic, they are still a useful public asset for potential walkways and the

Secret gem in Franklin’s crown Wherever you may wander, there’s no place like home, and for Jacqui Church that place is a remote seaside community where time is said to have stood still.

aikato District councillor for Awaroa ki Tuakau ward, Jacqui Church, lives in Port Waikato on the tidal mouth of the Waikato River and the Tasman Sea at Maraetai Bay. She describes it as “an ever-changing scape that pleases us always and soothes the most weary person.” Jacqui and her husband Colin initially bought a bach eight years ago before deciding to settle at the Port permanently. “We found this awesome community of diverse, talented and interesting people with a passion for life and their community,” Jacqui says. “It’s strong sense of tradition and community spirit is part of its magic and a recipe for a fulfilling lifestyle. Most residents she knows are members, volunteers or participants in at least three different pursuits – often just for the fun and camaraderie of it. The social calendar at the Port includes a gardening club, music in the gardens (garden group and residents and ratepayers), Art & Food Festival twice a year, (art group), supper dances (community hall), Sunset Beach Surf Club (notable surf club), kids fishing competition and members fishing such as the Kowhai Classic, family kite day,

Since her election, Jacqui has created the Port Waikato Challenge, an off road dunes, beach and river 8 and 16km walk/run as a fundraiser for the Volunteer Fire Brigade, and also the Port Waikato Whitebait Fritter competition. “There’s so much going on down here I sometimes wonder how we fit in the surfing and swimming, relaxing or even walking the dog. “Once you drive over our iconic Tuakau bridge into Franklin south everyone, visitors and residents alike, relax and look forward to travelling those last few kilometres to their own patch of paradise whether it is Onewhero, Pukekawa or the Port.” Inland from the Port is another ‘secret gem’ – OSPA, the Onewhero Society of Performing Art. Its little theatre is well used for plays, film fundraisers and music concerts including a sell-out performance by Anika Moa. Southern corridor Improvements underway
W
ith burgeoning growth throughout the Franklin district putting pressure on existing roads, turning of the sod late in 2015 for the latest stage in the Government’s Southern Corridor Improvements Project was welcomed. Transport Minister Simon Bridges said the $268 million improvements to State Highway 1 – from Manukau to Papakura – as well as an upgrade of the Takanini Interchange would support the rapid population growth that is expected in south Auckland over the next 30 years. He added the project would also address the immediate need to keep traffic flowing in the area. “As a key transport route for Auckland, the Southern Corridor forms a strategic link between the Western Ring Route – State Highway 20 and State Highway 16 – the airport and Greater Auckland area,” said Mr Bridges. “This project will improve the movement of people and freight from Northland, through Auckland
to the Waikato, Tauranga as well as further south to the rest of New Zealand.” Expected to alleviate existing bottlenecks along the southern motorway, as well as congestion and safety risks at the Takanini Interchange, whilst also improving capacity and traffic flow, the project includes some 11 kilometres of extra lanes. “The re-configuration of the Interchange will include a freight lane to help service the nearby industrial area and replace the loop on-ramp with a direct northbound on-ramp to improve safety for motorists and commercial vehicles,” Mr Bridges said. Walking and cycling improvements also align with the Government’s vision to make cycling a safer and more attractive transport choice. A fully segregated 4.5 kilometre shared path will run from Papakura to Great South Road in Takanini alongside the State Highway with connections to communities along the way.

Easing congestion Once a quiet country road, Mill Road, running from Redoubt Rd through Alfriston to the back of Takanini is set to become a four-lane highway which will hopefully divert some south-bound traffic away from the heavily used Southern Motorway.
C
hanging land use, population growth and planned housing developments are adding pressure on transport infrastructure in south Auckland. Traffic delays have become an accepted norm of the daily commute but there is a (green) light on the horizon to ease congestion. Planning is well underway to turn Mill Road (and the accompanying corridor north and south of it) into a virtual four-lane highway to act as a south-east alternative and bypass to the Southern Motorway. The project will help ease bottlenecks on the motorway at Manukau, Hill Road and Takanini and discourage rat-running along Mill Road. Auckland Transport has applied to designate a route for the northern section, where traffic is predicted to double. Planning is continuing on the southern section to Papakura and Drury which would help ease motorway congestion, especially around Slippery Creek. Predictions are that traffic volumes will increase to such an extent that the current Redoubt and Mill Roads will be unable to cope. This is based on the planned 10,000 new houses to be built in the southern parts of Auckland. Some 12,000-14,000 houses are also expected to be constructed in the Takanini, Opaheke, Drury and Karaka future urban zone under the proposed Auckland Unitary Plan not to mention other new housing developments in the Franklin district, from where many new residents will also need to commute using the Southern Motorway. New industrial areas in Takanini and Drury south will create 6000 new jobs and add to congestion. Auckland Transport Project Director Theunis van Schalkwyk says that the project is driven both by significant growth planned for the area and a need to improve poor road safety records. “Congestion is already affecting Redoubt Road and Mill Road. The large number of new houses will lead to traffic doubling in 10 to 15 years, meaning the road won’t cope without a major upgrade,” Mr van Schalkwyk says. “Between 2009 and 2013 there were 283 crashes, including four deaths, with a number of accident hotspots on curves and junctions. The upgrade will improve the alignment to the safety standard required on an arterial route. “With growth happening quickly in the area we need to give certainty to both existing and future property owners as to what land is needed for the upgrade. New housing areas can then be built knowing where the transport infrastructure to support it will be.” Auckland Transport will upgrade the corridor in two phases with the northern Redoubt Road-Mill Road corridor section now going through the notice of requirement/designation process.

New roads fast tracked to ease traffic flow Auckland Council has brought forward its plans for better roading around the planned Drury South industrial park. It will spend $44 million over the next three years on roads and rail improvements to keep the area moving. The transport links are being fast tracked to cope with an anticipated jobs bonanza when Stevenson Group builds the 360ha development. A new train station for Drury, possible electrification of the rail line between Papakura to Pukekohe and improvements to Pukekohe station have also been earmarked in the council’s accelerated transport programme. A starting date for the Drury South development has yet to be announced and is waiting on the sale of the Stevenson-owned Lochinver Station to Chinese investors before construction starts. Administrative technicalities have delayed the completion of the sale which This part of the Mill Road project covers the 8.9km section of the Redoubt Road-Mill Road corridor starting at SH1 on and off ramps on Redoubt Road running east, then south along Redoubt Road to the Redoubt Road/Mill Road intersection. From here, the corridor continues south along Mill Road, ending south of Alfriston Road near the intersection of Mill Road and Popes Road. It also includes a short section along Hollyford Drive to the north of Redoubt Road – heavily used by motorists accessing the Manukau onramp to the Southern Motorway – and a portion of Murphys
was agreed to last year. The park will be at the southern-most point of the $472m Mill Rd project stretching from Redoubt Rd interchange in Manukau to the Ramarama interchange. Road from a new intersection on Redoubt Road to Flat Bush School Road. However, the southern section of the project is still in the planning stage and the finalisation of the route will depend on the timing of release of land for housing in the Opaheke area, which could be more than 10 years away. Accordingly there is no intention to finalise or designate a route in the Papakura/Drury area until more certainty exists regarding potential land release for development despite extensive housing developments set down for Paerata and Belmont in Pukekohe.

Council solves a grave problem
Southern growth More Aucklanders could well fly south in the future, should Steven Joyce’s predictions hit home.

ollowing the recent release of the 2015 Regional Economic Activity Report, the economic development minister appeared optimistic about the prospects for the super city’s southern suburbs. “The Government is actively working in the region on a number of initiatives to support growth, such as better public service targets to make government easier for the community and industry to engage with,” he said. “South Auckland has been highlighted in the report this year because of its unique challenges and opportunities compared with the rest of Auckland and New Zealand. South Auckland’s opportunities include its growing youth population, diversity and its proximity to key transport hubs
including Auckland Airport.” Produced by the Ministry of Business, Innovation and Employment, the report identifies opportunities for Auckland to lift its innovation performance and grow knowledge intensive sectors of the economy. It is designed to highlight economic trends specific to particular regions and facilitate improved decision making. Across the city, Joyce confirms the Government has a range of projects in its Business Growth Agenda. “[These projects will] help Auckland benefit from its economic opportunities. We will continue to work with Auckland’s business and community leaders to build on its strengths and attract new investment to grow jobs and incomes.”

Service Delivery general manager, Tim Harty, says council has purchased an eight hectare property on Whangarata Road at a cost of $1,048,000 putting an end to concerns about the lack of suitable council space for future burials. “There is quite a long checklist when purchasing land to develop a cemetery including a suitable location and appropriate topography. So while there have been a number of options available in the community, we‘ve also hit a few bumps along the way. “Securing the new site future proofs cemetery services for Tuakau and surrounding communities for at least another 50 years based on current population growth.” Tuakau Cemetery is situated south west of Tuakau township on Alexandra Redoubt Road where the first recorded burials date back to the late 1800s. It also provides New Zealand’s only Baha’i cemetery and contains an area set aside for children’s burials.
Quenching Franklin’s thirst Clarks Beach Reserve recently reopened following a four-year, $116 million Watercare project to transform Franklin’s water supply. A new concrete reservoir that can hold 1100 cubic metres of water has replaced an older undersized, above-ground reservoir in a local reserve. Franklin Local Board member Alan Cole says as well as improving the water supply network, the open space in the reserve has been improved. “This project was crucial to improving water supply in Franklin and making sure it can cope with expected population growth in the area,” he says. “It’s fantastic seeing the project completed and the reserve restored with landscaping, new grass and plants. “Watercare has done a great job completing the project and keeping residents, locals and stakeholders informed with progress. This restoration marks the end of a much-needed project and it’s great to finally reopen the reserve for residents to enjoy.”

But how do we ensure its showroom condition is retained? ■■ Stain removal: most stains can be removed by blotting with a solution of 50/50 hydrogen peroxide and water. Shaving cream is also effective, and water with baking soda paste work wells on coffee stains. ■■ Benchtops: from laminate, steel, resin or timber, to granite, stone or quartz, different materials require different approaches to cleaning spots and spills. However, a little baking soda and vinegar can make a world of difference. Pre-sales for the Valley Rd village set a new record for New Zealand’s largest retirement village operator, with more than 100 units selling off the plans already. Beat the leak – all wrapped up Despairing property owners struggling to remedy leaky homes without going bankrupt have been thrown a unprecedented lifeline by Seamless Coatings, the enterprising company behind the newly developed Liquid Cladding System (LCS)
S
pecialising in waterproof coatings, painting, and specialist protective coatings for all exterior surfaces of homes or buildings, the company – headed by Wellington entrepreneur Terry Archer – has recently completed various Auckland contracts including a 13-storey building with multiple moisture issues. Now it is focusing on monolithic houses with moisture issues. Terry says the LCS system was developed in conjunction with moisture technician Mike Winton. “Until now there has been no sound solution for houses suffering moisture issues other than to reclad,” Terry says. “In addition, there are also many other houses with water-tightness problems that do not necessarily fall into the wider ‘leaky homes’ issue.” Importantly, he says LCS addresses moisture issues without having to rip a monolithic home apart – “its an affordable and effective alternative to a total reclad,” he says. “Leaky homes came about between 1990 and 2005. Regardless of whether it was poor design, poor building practice or planning regulations that allowed leaking to occur, the results have proved disastrous for many.” However, until now, building consultants and specialists have mostly recommended a total re-clad posing a severe financial burden on many homeowners. What’s more, Terry believes that in trying to remedy the problems many industries lost sight of the basic issue – lack of water tightness. “LCS is the first process to address this issue from a different perspective, allowing each and every individual house to be attended to independently,” he explains. “A series of processes that determine water tightness, address causes and treat the issues with next-generation products, LCS is not just one product, but a comprehensive sequence of precise methods, evaluations and assessments.” Seamless Coatings uses the following tried and tested waterproofing products: ■■ FFR-K1 – a flexible, multi-purpose, seamless, waterproof membrane designed to protect a variety of surfaces including asphalt, single-ply, PVC, TPO, rubber, concrete, foam, wood, and metal. tone is always a durable and stylish option when selecting cladding for a home, carrying out landscaping or tackling a commercial project, indoors or out. Planning imperative Successful house renovations rely on a number of components ranging from engaging a draughtsman or architect to create the design to a tradesman builder who will deliver the end product. But before starting, the most important element is research and planning.
W
hether an idea or concept is sketched on the back of a paper napkin, or you’ve compiled a scrapbook full of photos and magazine cut outs, planning a renovation needs to start somewhere. Choosing an architect or draughtsperson to transform your ideas is something that should not be done in haste. A good design will absorb your character and personality. Choosing someone local, who knows the area and listens to your vision, is a great start. That person or company needs to know your budget as much as you need to know they can be trusted and that you can put your faith in them to come up with the goods. Understanding the building process will give a better appreciation of the importance of proper planning. Getting a cost estimate, based on concept plans, will often help you decide if the brief given to the designer will require modifying to bring costs back into line. The next step is choosing the builder. Monumental changes to the Building Act over the past few years have seen many of the so-called, ‘cowboy’ builders exiled from the industry. Make sure your builder is trustworthy, carries good credentials, is a Certified or Master Builder, is licensed and that you have confidence in him. During the planning stages, and right throughout the build, you will have many decisions to make. This can be exciting and rewarding, but also very stressful. Researching materials is important in assuring you achieve the desired result. More and more emphasis is being placed on sustainable building practices and creating homes that are efficient to run while being environmentally-friendly. Whilst concrete is frowned upon because of the emissions during manufacture, it offers a fantastic
form of passive heating due to its ability to retain heat. Consider other sustainable materials and building techniques such as wide soffits (to keep heat out in summer), efficient lighting, solar heating, building to suit the sun, using recycled materials and choosing good insulation. These can all play a great part in renovating your home to make it warm and healthy for you and your family. By doing things properly you will achieve the result you want and avoid unnecessary pitfalls. When reviewing quotes make sure you understand exactly what is included and excluded.
Compare quotes and ask for clarification if you are not sure. It is against the law to engage in any building work over $20,000 without a proper contract with your builder – a hand-written scribble on the back of a notepad is not acceptable. A well-presented quote with detail, along with a contract outlining everything from terms of payment to what happens in case of a dispute, is required. There are many things to consider when renovating, but if you are prepared to do your research and use professionals, you will get the desired results and hopefully have an enjoyable and rewarding experience.

The front entrance is usually the first thing visitors see when entering your home so it’s important that it looks welcoming and reflects the mood and style of the overall decor. Lighting, furniture and accessories are critical. For example, a lovely mirror will draw admiring looks so, is this something that will fit your space? Today there are mirrors of many shapes, sizes and frames to suit different tastes but if you cannot find a framed mirror you like, why not create your own decorative moulding for the frame? On the other hand also consider a painting, wall art, a group of photographs or a textile hanging to dress the walls. Just take note of the background – painted and plain may work well whereas wallpapered and pattered might be a more difficult match. However, an eye-catching wallpaper or just one feature wall – bold block colours or innovative pattern – could be a work of art in itself! A colourful floor rug can add character to the floor but pay attention to what’s underneath. Whether choosing tiles, timber flooring or carpet, think about cleaning, nonslip qualities and the overall look you wish to achieve. If your entranceway is spacious there may be room for a sofa table adorned with vase of flowers or, perhaps, an occasional chair where visitors can sit and remove shoes. A hat stand – with hats too – or a shoe rack can be both practical and decorative but take care not to overcrowd what may be a small area. Because a foyer should be functional consider a beautiful set of key hooks, an umbrella stand or a tray/basket for mail – all are practical yet attractive. And do pay attention to good lighting and perhaps a blind or semi-sheer curtain at either side of door if glass panels allow people to peer in. There can be a lot to think about so take time to choose carefully and talk to an interior designer, furniture specialist or another advice service if you need trend ideas.

selling points of any house, and we spend a lot of our time in these rooms, so it pays to have them looking their best. They are easy to clean – unlike carpet – unaffected by moisture, or damaged by mould or mildew, and they also hold temperature well.” Although quality can be tough to spot by the layperson, to a tile-layer like Rob, it’s clear not all tiles are created equal. “The longer the firing time
and higher the temperature, the stronger tiles will be. Some manufacturers cut corners and produce cheaper products, which is fine in the short term, but more imperfections means a higher chance of cracking or warping. Many modern homes are flush with toilets – two at least. In fact, most families cannot imagine a home without a flushing loo but, way back in 1596 when John Harrington invented the first flush toilet, it’s unlikely he ever imagined it would lead to the contemporary, even robotic designs, of today. While it was Joseph Bramah of Yorkshire, who actually patented the first practical water closet in England in 1778, it was a gentleman, with a rather unfortunate name for our times, who went on to increase the lavatory’s popularity. Thomas Crapper (baptised 28 September 1836; died 27 January 1910) was a plumber who developed the ballcock as well as other plumbing parts. He was noted for the quality of his products and received several royal warrants. Over the following decades the toilet underwent many refinements and moved from the outdoors of New Zealand’s colonial homes, to the indoors. Today, on average, a person uses the toilet seven times a day or about 2500 times a year and Westerners are increasingly familiar with the modern dual-flush, automatic flush or lowflow toilets. However, for some time, Asian technology has been making this humble natural experience much more sophisticated. Work within the parameters of your personal project – size, style, location, budget. Spaces that are timeless are well thought out and take into account every element. What is the one thing that every home should have? Contrast, contrast and more contrast. Variations in texture, pattern, form, luminosity, colour and proportion – these are the things that make us stop and look. Treat windows well W here once a window was, well, a square window, there’s no guarantee today as to what shape or size a window will be. It could be round, curved at the top, wall to ceiling, wall to wall, small, big, and it could open in a variety of ways. What’s more, there are many exciting window treatments to suit all those different window requirements. With blinds, shutters, and drapes, used separately or combined, protection from the sun, reflection, heat, nosy neighbours and unwanted daylight are all possible. Many years ago, venetian blinds proved a successful design for limiting light and ensuring privacy. Today, blinds still offer those same essential characteristics, however styles have improved and materials are far superior. With sun, light and privacy protection features, looks range from the contemporary to traditional. Today’s blinds also offer insulation and heat reflective qualities, which can make for reduced heating and cooling bills. Of course, window treatments can make a decor statement or blend in with the surroundings with curtain fabrics available in a huge range of patterns and textures from filters and sheers through to gorgeous linens, cottons, easy polyesters, patterns
and plains, jacquards, opulent velvets and more. And, there’s something about drapes that add a sense of luxury and interest. placement can’t always be changed, proper positioning of window treatments can make a difference to overall effect. For example, in a room with a low ceiling, create an illusion of height by installing curtain track near the ceiling and allowing drapes to fall from full height. Where windows are narrow, extend curtain tracks beyond both sides of the frame so curtains stack off the window. This will maximise light and make the most of views. For those who want light and privacy, then a filter-style curtain with a retractable lining may achieve the desired effect and, for those whose property provides all the privacy needed, it may be possible to do away with curtains altogether. Roller blinds or shutters may be all that is required.

ary’s garden may have looked a treat with silver bells and cockle shells – or maybe not – but when it comes to landscaping, gradient, soil, section shape and size plus aspect as well as personal preference and individual creativity will all influence the outcome. New builds will usually require the surrounding section to be totally beautified while existing homes may need only minimal changes although some gardeners may want to start over. Before doing anything, homeowners need to do their research. Fortunately, free advice can be gleaned from many quarters such as garden centres, libraries, green-fingered neighbours, gardening clubs, books, magazines, and, of course, a multitude of websites. While most advice will be sound, it often pays to talk to the professionals in order to avoid a garden mish-mash. If possible set aside a budget for landscaping so that a pleasing result is achieved. Garden centres and nurseries will generally provide most of what is needed to furnish a garden but don’t be tempted into buying too much or too many plant varieties.
When it comes to trees think about their ultimate size and root structure and whether you require them for privacy, filtered light or fruit for the pantry. Impulse buying can lead to gardening disasters. For example, some plants may not suit the soil or the location. Keep section size and plant size in mind; it is easy to overcrowd a garden when plants are young and haven’t reached full size. And it’s easy to be tempted by every flower and tree you have ever loved thus ending up with no particular style at all. Most importantly, before you start buying or planting have a plan. Some gardeners are clever enough to formulate their own garden design but in many cases it is easier to consult a gardening professional or landscape designer. Most can deliver as little or as much as the customer wants – plan only, do some of the work, do all of the work, do the work in stages, do it all at once... there are many options. Such experts will listen to your ideas and also suggest ways to make the most of your section. Their eyes often see what yours don’t. And if you have spotted a garden or two that
take your fancy, be bold, knock on the door and ask the homeowners to share their tips and advice. If you are confident enough to tackle your own landscape design other issues will need consideration such as soil type, sun and shade, whether retaining or added drainage is needed, desired lawn type, paving, hedging, decks, pergolas, shelter, fencing, art works, pots and more. Once you have prepared a plan, buy prudently, check out garden centre deals and, ensure plants are compatible to the location and with each other. Think about grouping plants and the work needed to maintain the style you want. Plan for seasonal planting such as establishing a veggie patch or additional flower beds in the future. Consider the order of jobs to be done – hard landscaping, pathways, garden formation, edgings, lawns and more. Buy in bulk where you can – stones, bark, mulch, compost, paving and slabs. Of course, you can ask for help from friends – have a paving party or a tree-planting day with a barbecue and drinks at the end. But, if the idea of achieving your dream garden is daunting, consult the experts – in no time at all you could be relaxing in your own Garden of Eden.

Right wheels for job A tradie’s ‘best mate’ is most likely his vehicle, the one that has to carry tools and products, day in-day out, over all sorts of terrain and onto a variety of sites
W
hether you’re a builder, plumber or sparky, or represent one of the many commercial businesses that rely on a vehicle which might need to deliver on space, pulling power, an extra cab, racks or some other convenience, then you need to choose your ‘best mate’ wisely. And choosing can be tough. Do you need a van or a ute, petrol or diesel, two-wheel or four-wheel drive? A van may be more convenient if you need to build racks and include parts bins to accommodate a mass of tools and materials. With a clear alleyway down the centre of a van you can cart full size 2400x1200 sheets. A van is secure (no open tray), and there’s plenty of room for sign writing so your business can be easily promoted while on the move. Vans have become more car-like in recent years, both in interior styling, comfort and road manners. You can choose models that have air bags, traction and stability control, yet they will do the hard yards. Overall, vans are a good choice for many a tradesperson however, it’s hard to beat a light commercial cab/wellside ute for car-like interiors and driving dynamics.

The flagship models have safety, comfort and convenience features that rival a high spec passenger car. You can opt for an adaptable cab/chassis; cab-plus which has a limited rear seating and is most useful for keeping ‘stuff’ secure behind the front seats; or double cab to accommodate more passengers/family members in comfort. These double cab utes are well suited to situations where the work truck doubles as a lifestyle vehicle in the weekends, and you don’t need to fit it out to take your tools of the trade. They also make good tow wagons, with ratings of up to 3.5 tonnes (braked). There are numerous two and four-wheel drive options. If you’re likely to encounter muddy building sites, farms and gravel roads, or tow a boat in the weekend, 4x4 on demand is a good choice. Otherwise, a two-wheel drive should do the job. On the downside the load area isn’t secure unless you add a lockable canopy – which many tradies do. What’s more, an extra cab and super cab models compromise load space. Generally, a double cab’s wellside is basically square, somewhere around 1.5m long and 1.5m wide (narrower between the wheel arches).
A third option is the Aussie Falcon/Commodore utes which are the most car-like, and some extremely high performance V8 versions are available. However, they’re the least practical in a true work environment. Diesel or petrol? After factoring in Road User Charges, you’ll need to do around 15,000kms a year and more to realise fuel cost savings with a diesel. Petrol variants are more powerful and refined than a diesel, but tend to depreciate more. However, it’s hard to beat a diesel for low-down torque, and it’s the first choice if you’re towing loaded trailers or carry a lot of weight in the back of your wagon. There are more petrol and diesel options available in vans than in utes; some manufacturers’ ute ranges are diesel only. Whether you choose a van or a ute, if you want to hang out with your ‘best mate’ when you’re not working there are tax implications. Make sure you talk to your accountant about fringe benefit tax for private use. Do your homework, compare specifications, and don’t forget the feel good factor. You spend a lot of time in your work hack and you work hard for your money so you should enjoy what you’re driving.
