Minister: Fear must not rule us By KELLY TEED

he recent terror attacks in the UK have left many on tenterhooks and wondering just who will be next. As it emerged that ISIS has claimed responsibility for a hostage incident in Melbourne on Monday night, it may feel slightly too close to home for some in New Zealand. However Defence Minister Mark Mitchell says we shouldn’t let fear affect how we live our lives. Mr Mitchell, who was in the area to campaign alongside National Party candidate for Pakuranga Simeon Brown, recently returned from the Defeat ISIS Conference in Copenhagen where he met with fellow Defence Ministers from 12 nations in the Global Coalition to defeat the extremist group. Speaking to the Times at Te Tuhi Centre for the Arts, Mr Mitchell said New Zealand had “outstanding security services” and that our defence forces were doing a “tremendous job in Iraq” as part of the wider coalition taking the war to ISIS. “I’d hate to see us change our lives because we’re worried about what’s happening with ISIS.” However, he acknowledged we are not immune to such attacks and New Zealand plays an important role in the fight. “One thing we do acknowledge is this is a global issue, and although we’re a small country we trade with the rest of the world, kiwis love travel and there’s kiwis living in all parts of the world so we should have commitment to taking this problem further and try to fix it as part of this wider coalition,” he said. The Minister is confident in the progress New Zealand troops are making overseas – he says troops in Taji on a joint mission with Australia have trained 22,000 Iraqi security forces and helped liberate around 60,000sqkm of territory. But he knows the fight’s not over. “It’s going to take continued commitment and resolve to make sure that we destroy ISIS.”

Former Botany Downs Secondary College student Chloe Manga, 23, has been selected as part of the top 20 contestants who will vie to be crowned Miss Universe New Zealand. Miss Manga studied a Bachelor of Arts majoring in Media, Film and Television and Maori Studies alongside a Bachelor of Laws now works as a solicitor for an Auckland law firm while she also studies part time towards a Masters of Laws.

and to speak about important issues in our society.” Miss Manga said after researching the competition, she was convinced it
would be a valuable experience. “It’s not just [about] stereotypical beauty, it’s much more than that. We work closely with Variety to raise funds through a number of different initiatives [and] also learn business skills and public speaking skills.” As a lawyer, Miss Manga has had the opportunity to work on matters for her iwi, Ngati Kahu, and hopes to continue in that area should she win the crown. “It’s an opportunity to provide an important platform for important issues [such as] humanitarian issues, social cultural issues, indigenous peoples rights and treaty and crown
obligations here in New Zealand. “People’s rights are a big part for me, access to health care, access to justice and a range of different issues.” Miss Manga praised the ‘give it a go’ attitude of the competition. “It’s about getting out there and doing it, not worrying about ‘I don’t know if I’ll be good enough,” she said. “[With] a lot of it we’re constrained by our own insecurities but with this competition we’re required to get out there and come up with ideas and raise funds. That expectation really does build that confidence of what you’re capable of.”
Mission Heights Junior College-world champions For the second year running, Mission Heights Junior College beat almost 850 schools to win the Social Studies challenge in the Education Perfect World Series. The Education Perfect Social Studies Competition involves completing modules on a range of geography, history and social studies topics. Through the module completion, students
compete by answering questions in an online competition to earn points. All events contribute towards school and student totals for the overall World Series. “Overall, the school earned 119,949 points, nearly 17,000 points more than the second place school,” says Catherine Hunter, organiser of Academic Competitions at Mission Heights Junior College.

“One of our Year 9s was 14th overall in the competition, earning a staggering 4706 points in only three days. “This is the third year running we have won this event, which is part of a larger annual World Series involving science, maths, English and languages,” she says. “The school has a proud record in this international competition having been placed first overall in 2015.”

Reality of new housing density rules sinks in By MARIANNE KELLY
A
n application to Auckland Council to replace two houses on adjoining sections with 15 townhouses has nearby residents alarmed. It’s also a portent of things to come now that the Auckland Unitary Plan (AUP) is operative (in part). The development, involving two properties in Hattaway Avenue, Bucklands Beach, is presently being assessed by council planning officers. Under the AUP, the area is zoned “mixed housing suburban” (MHS) which allows for houses up to two storeys, detached and attached. But Dean and Julie Brickell, who live next door, along with a group of other residents, have taken their concerns to the council, believing that the type of development will have a detrimental effect on Bucklands Beach . In a letter to the council, Barry Miller says the development should be considered as a notifiable consent and treated as if it were two separate titles. “The changes this proposal makes under one title development are a long way from the expectation of the residents of Bucklands Beach,” he says.

Among other concerns are the detrimental effect the development may have on nearby property values; creating huge parking issues, already a problem in the street; more environmental damage caused by storm water being piped out to the beach; and not being in keeping with the rest of development in the area. “This development will stand out like an undesirable beacon that the people of Bucklands Beach don’t want,” Mr Miller says. Immediate neighbours are concerned at the close proximity their houses will be to the townhouses and car parking spaces or carports planned for the other side of the fence. Under the AUP, only one parking space per unit is required instead of two, which, the Brickells expect to result in between 10 and 15 additional cars trying to fit on the street in
a place where previously maybe two were parked. Existing parking issues in summer with the beach nearby will be compounded. In a reply to the residents, a council planning spokesman says a recommendation on whether the Hattaway Avenue application needs to be processed on a notified or nonnotified basis has not yet been made. “Without a doubt the AUP has changed what the potential nature of residential development will be like in Auckland in the coming decades,” he says. “The AUP has had to address a need to create more houses at a rate never experienced by Auckland before.” However, he says, within the MHS zone many of the development standards have not changed significantly from the previous Manukau District Plan.

The height standard of eight metres remains the same and the yard and “height in relation to boundary standards” are not significantly different. The site cover is 40 per cent compared with Manukau legacy zoning of 35 per cent. “The big change with the AUP,” he says, “is that it does not dictate how many houses a site can accommodate. This is left to a developer to see how they use their 40 per cent site cover allowance. “With current housing stock of predominantly three-four bedrooms, the council is receiving many developments that are having more of a mix of twothree bedrooms. Throughout many parts of Auckland there will be quite a change happening to the established character of suburbs as we try and find a solution for a rapidly expanding population without expanding the urban limits too rapidly.” The AUP says that resource consent is required for three or more dwellings in the MHS zone. Any resource consent application will be considered without public or limited notification or the need to obtain the written approval from affected parties unless the council decides that special circumstances exist.

Avon Cook – ONZM, Shamrock Park For services to the manufacturing industry Mr Avon Cook is an entrepreneur who has contributed to the successful development of several businesses in New Zealand and abroad since 1946. Mr Cook is the current Chairman and Director of Fabricell International Ltd and the Director of Novatek International PTY Ltd. Fabricell is a leading medical, industrial and food processing protection supplier. Under Mr Cook’s guidance the company has grown significantly and is exporting its products to a wide range of coun-

tries. He has pioneered worldclass products, such as the first anti-bacterial disposable glove for the food industry. He has also engaged in philanthropic activities and in 2011 Fabricell donated $250,000 worth of their product to the Christchurch Earthquake Disaster Fund. Under his guidance Fabricell has become the preferred supplier of disposable medicine gloves to the South East Asian market. Mr Cook has also been a highly active member of the Auckland Jewish Community and is a member of the Grafton United Cricket Club in Auckland. Graeme James Steel – ONZM, Pakuranga For services to sport Mr Graeme Steel is Chief Executive of Drug Free Sport New Zealand and is a world-renowned expert on anti-doping.Mr Steel was integral in forming the New Zealand Sports Drug Agency, which took over the New Zealand Olym-

The organisation became Drug Free Sport New Zealand with specific responsibilities to implement the World Anti-Doping Code in 2006 and he has continued as Chief Executive since that time. He has been involved in all areas of anti-doping, including developing and administering testing and education programmes. In the mid-1990s he was part of the team which developed the International Standard for Doping Control, from which the current International Standard for Testing was drawn. He was seconded to the International Olympic Committee Medical Commission for the Sydney 2000 Olympic Games to assist in the oversight of the Doping Control Programme. He has served on World Anti-Doping Agency Independent Observer Panels at a range of large international

sporting events, including chairing the panel for the 2008 Beijing Olympics. Mr Steel was President of the Association of National Anti-Doping Organisations and has been New Zealand’s representative for Oceania on the WADA Executive Committee. Ray Kenway Haffenden – MNZM, Howick For services to rugby league Mr Ray Haffenden is a former rugby league player who coached the New Zealand Junior Kiwis from 1989 to 1990 and managed the Kiwis, New Zealand’s national men’s rugby league team from 1990 to 1995. Mr Haffenden was elected to the New Zealand Rugby League (NZRL) Board in 1992, serving until 1995. He was re-elected to the Board and took over as Chairman in 2007, subsequently overseeing the changes that occurred following the SPARC review of NZRL in 2009. He was Vice Chairman of NZRL

from 2006 to 2016. He served on the judiciary for Bartercard Cup games and the NZRL judiciary panel. He was a national selector and convenor from 1992 to 1995, a Junior Kiwis selector from 1986 to 1990 and is a Life Member of the Linwood Rugby League Club in Christchurch and of NZRL. He is currently Chairman of the NZRL Kiwis Association, President of the NZRL Southern Zone, and Vice Chairman of the NZRL Museum Committee. As a player he played for the Linwood Keas in the Canterbury Rugby League competition as well as a number of games for Canterbury and as a representative for the South Island against Great Britain in 1974. Mr Haffenden also coached Canterbury in 1982 and from 1984 to 1988 as well as the South Island representative team during this time. AWARDS: New Zealander of the Year Local Hero Award, 2014.

M
ost people would run a mile if asked to give up coffee for a week but one local woman is up for the challenge. She won’t just be giving up coffee either. No cereal for breakfast, no sandwich for lunch, no sugary afternoon treats and certainly no wine after work at the end of the week. Instead, she’ll be living on 1kg of rice, 300g each of chickpeas, kidney beans, lentils, flour and 425g of fish. Add to that 40g of salt and 200ml of vegetable oil for five days and you’ve got rations equivalent to what someone living in a refugee camp has to survive on for a week. It’s bland, it doesn’t sound appetising and it’s certainly not much, but for the nearly 5
million Syrians currently registered as refugees, it’s reality. Howick resident Emma Page will be taking part in Operation Refugee – a five day fundraising event that challenges participants to forgo their healthy first world diet to raise awareness and funds for those who are displaced in refugee camps in war zones around the globe. The challenge is run by Christian World Service, an organisation that provides disaster response and fundraises for countries in need. Ms Page said she’s feeling confident about the experience, albeit slightly hesitant. “I feel confident now but in terms of the amount of food, I haven’t restricted my diet that significantly before so I’m sure by the second or third day I’ll be feeling it.” She said there were a num-
ber of reasons why she decided to participate in this year’s challenge. “It breaks my heart that there’s children in Syria that have only ever known war, [and] families living in awful conditions. “Even though I’m half way across the world, if I can do something to restore hope into someone’s life...it’s an awesome cause.” Ms Page said while it will be hard, it will be worth it. “It’s such a short period of time and I know after those five days are up, it’s over but for them there is no end in sight. oung aspiring businessmen and women are being put to the test in this year’s Young Enterprise Scheme and Pakuranga College is one of many schools showcasing the skills of their Year 13 students. The scheme allows upcoming entrepreneurs to start up and run their own companies, create real business and marketing plans, pitch for investment to a panel of judges and make real profit or loss. Nine Pakuranga College teams are taking part in the competition, making business opportunities out of fitness, gadgets, home decor and clothing and giving students the chance to enhance their skills in the marketplace. ScrapCycle is one of the teams taking part, made up of five Year 13 students with a business plan to recycle metal wastage from bikes into designer, industrial-style homewares. The first items in their range to go into production are clocks and bottle openers, which they hope will appeal to cycling enthusiasts as well as people with an eye for something a bit different. The group recently reached an agreement with a number

of local bicycle stores, who have agreed to supply them with old bicycle parts otherwise destined for the landfill. CEO Rishad Manecksha said it’s a “win-win” situation for the group, made up of students Kelvin Mao, Barrett Caton, Josh Tayag and Eason Zhang. The 17-year-old entrepreneur was recently given the opportunity, along with Kelvin, to immerse themselves in the world of business by attending Massey University’s Business Boot Camp. The pair were chosen as two of the top 70 business students nationwide to attend, and Rishad went on to be awarded ‘Most Likely to Succeed’ at the
event. Top tips for flatters and tenants (and landlords) agreement anyway, that clause is unenforceable. Amateur cleaning is perfectly acceptable. Make sure you and the landlord do a property inspection together at the start of the tenancy - and take photos of the place while you do. Ask the landlord whether the “P” has been used or manufactured on the property. The landlord should be checking for this between tenancies.
Bond money A landlord can ask for a bond that is the equivalent of up to four weeks’ rent. They must pay your bond to Tenancy Services within 23 working days of receiving it. Alternatively, the tenant can lodge the bond with Tenancy Services online. At the end of the tenancy, the tenant/s and landlord must sign a bond refund form and sent it to Tenancy Services, before the bond money can be returned (minus any deductions for damage to the rental property). The people who are named on the tenancy agreement are the only ones who can get their bond back from Tenancy Services.
The landlord comes a-calling Your landlord must give 48 hours’ advance notice if they want to inspect the property. If they want to enter to carry out repairs they have to give you at least 24 hours’ notice. Time to bust a move Make sure you know whether your tenancy is a periodic or fixed tenancy. If you have a periodic tenancy then you can end the tenancy simply by giving your landlord at least 21 days’ written notice. Your landlord has to give you 90 days’ written notice if they want you to leave (or 42 days’ notice in certain circumstances, such as a member of the landlord’s family moving in). If you have a fixed-term tenancy it is a lot harder to leave before the end of the specified term. Be aware that if your landlord gives you notice to leave and you then decide to leave earlier than that, you will need to give your landlord notice. If you leave stuff behind when you go, your landlord has to contact you and give you time to retrieve it. If you don’t, the landlord can apply to the Tenancy Tribunal for an order allowing them to dispose of those items (including selling them). If they have kept your stuff in storage then they can claim the storage costs from you.
Look after your digs Treat the property with respect. This does include cleaning, vacuuming, and trying not to put holes in the walls. Also, be nice to your neighbours. If there’s too much late-night noise and generally offensive behaviour coming from your place, their complaints to your landlord could pressure your landlord into asking you to leave.

possible about any necessary repairs or maintenance. Who pays for the repair depends on who caused the damage. You have to allow a reasonable amount of time for the repairs to be carried out, but if you think it’s taking far too long you can give your landlord a 14-day notice to remedy.
Who pays for the water? If the property you rent has a separate water meter, the water is supplied on a metered basis and the charges can be exclusively attributed to your living on the property, then you (the tenant) have to pay the water supply bills. Usually you pay the landlord and the landlord pays the water supply company. Landlords are usually responsible for fixed wastewater charges. These are charged whether or not the property is occupied. Tenants may be charged for the wastewater they produce.

Disputes, disagreements and disagreeableness The Tenancy Tribunal can settle disputes between landlords and tenants. However they can’t help with disputes between flatmates or between a flatmate and a tenant. For these you have to turn to the Disputes Tribunal. No matter how grumpy you get with your landlord, please don’t stop paying the rent. If you stop paying your rent you’ll be in breach of your tenancy agreement, which could lead to eviction. Do keep copies of all communications with your landlord, even if the tenancy is going swimmingly - just in case.

Tenancy agreements A tenancy must be covered by a written tenancy agreement. Read your tenancy agreement before you sign it and seek advice if you aren’t sure (you can check it against the Tenancy Services template agreement online or contact your local CAB or tenants’ association). lmost 100 New Zealand artists will be exhibiting a selection of their work at the annual art exhibition and sale hosted by the Macleans College First XI girls hockey team next week. The exhibition in Batten House, Macleans Road on Saturday June 10 and Sunday June 11 will treat art lovers to more than 600 pieces of work in a variety mediums and styles. “We have most of our regular supporters coming back to exhibit with us again this year,” says Willem Groenewald, a member of the organising committee.
“We are honoured to have artists of the calibre we have coming back to us year after year. We are also very excited about a number of new artists who’ll be exhibiting with us for the first time.” The First XI hockey girls of Macleans College present the art exhibition to help them raise funds for the ongoing costs of participating competitively. In addition to funding safety masks, sports bags and gear, the funds raised through this year’s event will enable the girls to participate in the Jenny Hair Tournament in

John Roy-Wojciechowski – MNZM, Howick For services to the Polish community and philanthropy Mr John Roy-Wojciechowski has been a founding member of the Auckland, Wellington, and New Zealand Polish Associations. Mr Roy-Wojciechowski was the Honorary Consul in Auckland for Poland from 1998 to 2013. He has been involved with a range of community organisations in Howick and sponsored sports clubs. He helped to provide equipment to the Howick Sailing Club, sailed one of the first Lasers in New Zealand with them, and was later made Club Patron. He has worked with Howick Rotary Club’s Showcase Awards, sponsoring the Employee of the Year Award. In 2004 he funded the establishment of the Polish Heritage Trust Museum in Howick. He has served on the Committee of Our Lady, Star of the Sea Parish and has driven fundraising initiatives for extensions to the school buildings, the construction of a new library, and sponsored the stained-glass windows installed in the church. He was Board Chairman for the northern region of the Life Education Trust, during which time he led fundraising efforts to increase the number of mobile classrooms and helped the charity reach 245,000 primary and intermediate school children. Hamish Angus Crooks – MNZM, Flat Bush For services to the Pacific community Mr Hamish Crooks has been Chief Executive of Pacific Homecare since 2010, which provides home-based health care services throughout South Auckland to disabled and elderly Pacific people who wish to continue living at
home and in their communities. Mr Faulknor navigated considerable change within the social welfare system during this period, including registering Dingwall as a Child and Family Support Service in 1989, allowing Dingwall to be made legally responsible for some children not covered by Child, Youth and Family Services, and for these placements to be government funded. Many children benefitted from this mandate, which continues
to this day. Other beneficial initiatives he introduced to Dingwall included visiting social workers, the decentralisation of Dingwall into individual houses, a boarding school programme and the Dingwall School to fill gaps in children’s learning to help them return to mainstream schools. He coordinated the establishment of the New Zealand Association of Child and Family Support and Community Services in 2000. Since retiring from Dingwall he has been Manager of the Auckland Boys’ Choir and a member of the Choir Board for the past 15 years. Mr Faulknor has been involved with many singing events such as The Big Sing and the APPA Singing Festival and in 2011 was instrumental in establishing the Young at Heart choral group. Gair McRae – QSM, Howick For services to theatre and youth Ms Gair McRae has taught drama to the children and youth of Huntly, Maraetai, St Heliers, Bucklands Beach, and Howick for more than 50 years. Ms McRae established the Huntly Children’s Theatre in 1962 as a young primary school teacher. She then started teaching drama from her Howick home and at the Howick Little Theatre Youth group. In 1969 she established the Bucklands Beach Children’s Theatre. Her belief in the importance of providing children with quality performance experiences often saw her self-fund props, running costs and hall hire. She later established Uxbridge Children’s and Youth Theatre, which became the Howick Children’s and Youth Theatre (HCYT) when she secured council-owned premises for it to operate from. She is a Life Member of HCYT and has taught thousands of children over the years. More than 500 students aged between five and 21 years attend HCYT classes each week and Ms McRae remains involved in teaching these classes.

Local student a star in NYTC’s Oliver! By Laura Brookes
S
he’s been involved in more theatre productions than she’s had years at school, and Saint Kentigern College student Scarlett Jacques is about to add another to her repertoire. The 14-year-old is one of the lead performers in the National Youth Theatre Company’s show Oliver!, being performed at ASB Theatre next week. The talented Remuera student has been with NYTC since she was seven years old, performing in ten of their productions to date, from The Sound of Music to Cat in the Hat. Aside from NYTC, Scarlett has also taken part in other productions, including Annie at The Civic in 2014, the Wizard of Oz and Billy Elliot. It’s her dream to one day be in and amongst the big stars on Broadway, and hopes to use her passion for singing, acting and dancing to study musical theatre abroad when she finishes school. Based on Charles Dickens’ famous novel Oliver Twist, the show Oliver! tells the story of

an innocent orphan boy who finds himself scared and lonely in the dirty streets around London but ends up living in a good home. Scarlett’s character the Artful Dodger is a renowned street kid, highly skilled in the art of pick-pocketing and becomes Oliver’s best friend as the show goes on. With seven shows in a three-day performance schedule, it will be a tight squeeze for time, but that’s a concept the year 10 student is no stranger to. She’s currently involved in her school choir and school production, on top of Thursday and Sunday rehearsals for Oliver! and normal school work. It’s a crazy schedule, admits Scarlett, with more than a few clashes, but she finds a way to make it work so that she can turn up and give her best. “I try to practice as much as possible in my spare time because that’s better for everyone when it comes to the rehearsal.” ■■ Oliver! is showing at ASB Theatre from June 8-10.

estoring of the native vegetation in the Mangemangeroa Reserve has been an ongoing activity since the start of this century. Schools have been involved since 2006. This year the first planting occurred on Thursday afternoon with Buckland Beach Intermediate planting more than 200 flax in difficult ground below the barn. These outings form part of the curriculum activities and give students the opportunity to be involved in “hands on restoration” and an appreciation of how difficult it can be to dig a hole in knee-high vegetation. The flax planted by BBI was specifically chosen so that when fully grown, will not block the view from the seat, donated by Rotary, just above it. “On Friday Cockle Bay students were the second group planting in the reserve,” says Sally Barclay, a member of the Friends of Mangemangeroa Society. They planted mahoe and each plant needed a plant protector made from core flute to reduce pukeko attack and frost damage. “As well, these students placed a core mat around the plant to reduce weed competition and reduce moisture loss

during the hot summer conditions,” she says. “We have been most fortunate as the Council provided these for us.” Somerville Intermediate, Howick College and the Pegasus unit from Pakuranga College have planted kowhai and other specimen trees among pioneer species planted in previous years. “These pioneer species provide shelter for the more tender young canopy trees which should provide a wonderful show of colour when in flower in years to come,” Ms Barclay says. All the plants used for restoration in the reserve are eco-sourced (collected from mature plants within the Mangemangeroa Reserve) and
grown in various specially built units in the local community. Funding from Howick Local Board helps with the purchase of materials in which to grow these seedlings. Each year between 5000 and 8000 seedlings are grown and planted into the reserve. “On Saturday June 10 our first public planting day will be held. If you would like to be involved, please meet at the white barn, Somerville Road at 9am,” says Ms Barclay. “The following weekend Saturday June 17 is our second planting day, again meeting at the barn for a 9am start. “Please wear suitable footwear and warm clothing. There will be a limited number of spades available.”

Buyers aren’t primarily foreign From time to time you get letters about foreign property buyers, so I thought you might be interested in this release from LINZ (Land Information New Zealand) [See link below]. In brief, it shows that of all the property transfers between January and March, only 3 per cent involve overseas tax residents. Of that 3 per cent, Chinese (and Hong Kong) tax residents account for 360 sales out of 41,919. There is a lot of data sitting there in the report, but what it broadly shows is that the perception that we have a large influx of foreign buyers in the market doesn’t match with what the data shows. I would primarily put this down to the mul-
ticultural nature of Auckland, especially in Howick. Undoubtedly we still need to build more houses to keep up with demand. However we changed the law in 2015 to allow data to be captured to ensure we had an accurate view of where buyers were coming from. The Real Estate Institute had long been saying that the overwhelming majority of buyers were New Zelaanders. They were proven correct. Other changes made in the past few years involved taxing property speculators properly when they buy and sell within a short period of time, and allowing the Reserve Bank to implement LVR lending restrictions for investors. We also now require IRD numbers to be provided at the time of purchase which results in foreign tax residents having to provide their foreign tax ID number when seeking a New Zealand IRD number. The significance of this is that we now have even greater compliance with anti-money laundering requirements. n increase in the total number of residential properties available for purchase in Auckland is good news for home buyers. Real time data from realestate.co.nz for the month of May shows that the city’s total housing stock was up 50.8 per cent compared to the same time last year. “More properties sitting on the market means more choice for potential home buyers and, with asking prices relatively static, it’s a real lift for house hunters,” says realestate.co.nz spokesperson Vanessa Taylor. “We first saw an increase in Auckland housing stock in August 2016, which was the beginning of the slowing in this market. “The cumulative effect means that potential buyers are more likely to be able to find a house they want, with more choices on offer and less competitive pressure than we saw in 2016,” says Vanessa. “It’s all about having more properties to choose from in Auckland with relatively stable prices right now.” The average asking price in Auckland was $962,196 in May (up 0.9 per cent on the previous month). While this is higher than elsewhere in the country, the average asking price in Auckland has not increased by more than one per cent per month so far in 2017, indicating a stable price environment. The last time Auckland’s average asking price climbed more than one percent was in September 2016.

Waikato, Bay of Plenty, Wellington and Canterbury were the other regions which showed a lift in total housing stock for the month of May, compared to the same time last year. Stock in the main centres was tight throughout 2016, with a shortage of homes available for purchase, but May’s figures indicate this trend may be coming to an end. The last time we saw a region with an increase in total housing stock outside of Auckland was back in October 2015. “In 2016 we saw more Auck-
landers turning to the Waikato and Bay of Plenty regions as an alternative to high house prices and fierce competition. “They were the first two regions to see a southern drift away from the city. Whether this drift continues will be interesting to watch, as we are seeing similar signs of total housing stock climbing in both Waikato and the Bay of Plenty,” says Vanessa. Both regions experienced a lift in total housing stock in May 2017, compared to the same month in 2016, recording respectively 18.9 per cent and 5.1 per cent increases on the same period last year. Wellington and Canterbury also recorded an increase in housing stock in May, compared to the same period last year (13.2 per cent and 4.1 per cent respectively). The remaining 14 New Zealand regions all experienced a fall in housing stock compared to May 2016. The overall impact nationally was a four per cent increase in the total number of homes for sale in New Zealand in May 2017, compared to the
same month in 2016.
Demand falls in four of the five regions where the housing stock levels have risen The lift in total housing stock in Auckland, Wellington, Waikato and the Bay of Plenty coincides with a fall in demand in these same regions. Of New Zealand’s 19 regions, these four sit at the bottom of the demand table and are the only areas which show a drop in demand. Demand is measured by taking the average number of listing views on residential properties over the last three months and comparing it to the same time last year. At the bottom of the demand table for residential housing is Auckland, down 28.7 per cent, followed by Wellington at 14.1 per cent. The Waikato region is down 13.3 per cent and Bay of Plenty is down 8.7 per cent. Rounding up the bottom five is Canterbury, which was the only one of the main centres to see an increase in total housing stock but not a decrease in demand.
Auckland house prices hold steady While the number of residential properties sold in Auckland in May was low compared to previous years, prices showed no signs of retreating. “The average sales price for the month at $942,717, and the median price at $846,000, remained rock solid,” said Peter Thompson, managing director of Barfoot & Thompson. “With a sound number of new listings, total listings at their highest for the past five years and low sales, there was greater pressure on prices to fall than has been experienced for some years. “However, the average and median prices achieved for both have barely moved over
the previous three months. “On a year-on-year basis the average price is now running under 8 percent higher and the median price is 4.5 per cent higher. “For the first five months of this year sales numbers are down about a quarter on what they were for the same period last year. “The vendors who are achieving a sale are those who accept that prices are flat, and are likely to remain that way until the September election is behind us. “New listings at 1734 were down 6.6 per cent compared to the average number for the previous three months and nine percent lower than they were in May last year. However, they were a third
up on those for April. “It suggests the price slow-down is not leading to a greater number of people than normal listing their property for sale. “Total listings at 4298 were up a little on last month’s but more than 40 percent higher than at the same time last year. “Top end properties remained in high demand with 341, or 38.5 per cent of all properties sold in May, reaching more than $1 million, and of these 58, or 6.5 per cent of properties sold, were for in excess of $2 million. “Of properties sold during the month, 40, or 4.5 per cent, sold for under $500,000.

There has never been such depth of backline talent where established stars are being challenged by young guns Damian McKenzie, Jordie Barrett, Rieko Ioane, Ngani Laumape and Vince Aso. While selectors Steve Hansen, Ian Foster and Grant Fox have generally remained loyal to the old guard, their gamble on exciting new wing Nehe Milner-Skudder paid a rich dividend at the 2015 Rugby World Cup. So did their decision last year to convert super sub utility Beauden Barrett into a superstar firstfive and introduce centre Anton Lienert-Brown to test rugby outside Ryan Crotty. Whereas Lienert-Brown was the find of 2016, Jordie Barrett

looks set to take over that mantle this year following his outstanding Super Rugby form at fullback for the Hurricanes. Although Ben Smith remains the world’s best fullback, when it comes to razzle dazzle there’s none better than the 80kg McKenzie who outshone gifted

Unlike most critics, I wouldn’t be too critical about the jetlagged Lions 13-7 tour opener against the gallant Barbarians team of semi-professionals and amateurs. Six Nations form showed they are much better than that, though credit to the Barbarians for their gutsy display with first-five Bryn Gatland directing play so intelligently against the British and Irish Goliaths coached by his father, Warren. News bites Dog adoption The dog adoption drive is taking place at Botany Town Centre on Saturday June 10. Pet owners who are not in the market for a new family member can sign up their dog for a studio pet portrait session with specialist pet photographer Carol Howell who will be on site. All profit made will go to DC Rescue. Other special guests include organic home-made dog treat specialists. There will be a drop-off point incentre where locals can donate dog food, blankets and other supplies needed to equip new forever homes and help foster parents.

Gabriella joins Mystics Shelly Park Club netball player Gabriella Harris (right), aged 10, got to meet some of her netball idols at the ANZ Premiership match between the Northern Mystics and the Central Pulse last Wednesday evening after winning an ANZ Future Netball competition. The opportunity gave her four tickets to the match, a meet and greets with the team captain and the chance to high five all players as they ran onto the court. However, while meeting Cathrine Tuivaiti, it was decided a high five wasn’t enough – and the two settled on a chest pump and a hug instead. BOTTO provides fresh and unique, stylish, DIY home decoration for indoor and outdoor gardening that will make your home look sweet and fresh. BOTTO is also fundraising for charity, pledging to donate five per cent of profits to SPCA.
