Carrollwood calls to many home buyers looking for eclectic living
A modern design with transom and floor-to-ceiling windows fits right in with the varied architectural styles in Carrollwood Village. There‘s nothing cookie-cutter about these neighborhoods, where it’s not unusual to find a half-dozen diverse styles on the same block.

Straddling Dale Mabry Highway, Carrollwood is a place so close, yet so far away—close to shopping, dining, services and entertainment in the bustling North Tampa region. Yet turn west anywhere off the highway between Bearss Avenue and Busch Boulevard, and within a couple of hundred feet, across

some invisible threshold, quiet, shady park-like neighborhoods emerge. Here the lots are generous and the homes are studies in architectural styles. An English tudor might sit next door to a colonial or a mid-century modern. Ranch, Mediterranean, and even art deco elevations might share the same block. The eclectic display in the Carrollwood Villages almost seems carefully arranged to create wonder. But the Villages are natural, emergent products of time and evolving tastes, like all of Carrollwood.

ties. “You don’t expect that.” Far from the “cookie-cutter” homes on tiny lots one sees in so many new communities, the surprise that is Carrollwood is what’s made it so desirable, said Wasserberger, particularly among northern buyers used to more elbow room in their communities. Another big factor is Carrollwood’s proximity to shopping and services. “Location is everything,” she said. Carrollwood began in the late 1950s with the “original” or

“old” Carrollwood, a community around Lake Carroll on the east side of Dale Mabry, just north of Busch. It expanded west and north beginning in the 1970s, jumping Dale Mabry and extending up to Northdale. Today, the entire area is referred to as Greater Carrollwood, which many call home and many more would like to. That’s tough, as there are not enough houses to go around in today’s seller’s market. “There’s still more buyers than sellers,” Wasserberger said, adding that she recently got a listing in Fairway Village, a golf-course community in Carrollwood Village. It was on the market just a week before it got two or three offers. “If you have a place that’s priced right and looks great, it isn’t going to be around (on the market) long.” It’s much the same in old Carrollwood, said Diana Costantino, an agent with Lipply Real Estate, who said homes in all parts of Carrollwood listed between $300,000 and $400,000, about the bottom of the market for 3/2 single-family homes there, don’t last long. Availability of homes priced from $600,000 to around $1 million is better, simply be-
cause the field of qualified buyers is smaller, said Costantino. Some of those pricier homes are on the west side of Lake Carroll, with access to the private White Sands Beach. “That northwest side of the lake is a very coveted area,” Costantino said. While supply overall in Carrollwood is on the low side, the good news for buyers is prices seem to be settling down, said Wasserberger. “Prices are softening since spring,” she said, when families were buying in greater numbers to get settled in for the new school year. Both Realtors noted that while the demographics of Carrollwood are diverse, the population is getting younger. Wasserberger said families with children are showing more interest in the area. Costantino said as older residents move on, younger buyers are taking their place. Many of her buyers have been millennials. “There’s a changing of the guard,” she said. “It’s something we’ve seen over the past 10 years or so.” And defying the known preference for new, modern homes, these younger buyers are not afraid of the older homes typ-

small enclaves of new homes in the area. Builders like Arthur Rutenberg work with Realtors to build on Carrollwood lots that may spring up from time to time. Teresa McCarthy is an onyour-lot sales consultant for Lyons Heritage, a franchisee for Arthur Rutenberg. A pre-construction offering by Lyons is on Lake Ellen in old Carrollwood. It’s a 4/3 with 2,819 square feet for $515,000. It exists only as an artist’s rendering, but is an effective way to help buyers visualize what could be. “There are nice possibilities for new homes, especially larger-priced properties on or near a lake,” said McCarthy. They are rare, but lots “left over” from unfinished projects that stalled a decade ago during the housing bust are still around in limited numbers, she said. option of demolishing to make way for new construction, McCarthy said, something that can make sense when the majority of the value is in the land rather than the structure. New homes “are very competitive with the resale market” and have the advantage of the latest materials and technology, as well as being stronger to meet current hurricane wind codes, McCarthy said, something many buyers value.
But no matter the home, it seems what most Carrollwood dwellers value is the quality of life offered by mature, well-kept neighborhoods. Like a fine wine, it appears to be about vintage and character. “Many people want that difference,” said McCarthy. “It’s what makes the area unique, and it’s what draws people there.”

The percentage of homes flipped in the second quarter of this year plunged 18 percent from the same period in 2017, according to the real estate website ATTOM Data Solutions. Among metro areas,

Tampa Bay ranked 12th, with flips accounting for 7.2 percent of all sales. A flip is defined as a home sold at least twice in 12 months in an arm’s-length transaction. At 8.3 percent, Pasco Coun-
ty had the highest percentage of flips in Florida and ranked 50th among U.S. counties. Hillsborough placed 89th with 7.2 percent and Pinellas 141st with 6.5 percent. Figures for Hernando were not available. Nationally, the 5.2 percent flip rate was down just slightly from the same period a year ago. However, the gross return on investment — the profit exclusive of renovations and carrying costs — sank to 44.3 percent, the lowest in four years. “Fewer distressed sales are limiting the ability of home flippers to find deep discounts even while rising interest rates are shrinking the pool of potential buyers for flipped homes,” said Daren Blomquist, ATTOM’s senior vice president.
