Pinellas golf communities offer a lifestyle beyond the game itself

Bass anglers look for homes on good largemouth lakes. Hikers shop for abodes backed up to wilderness preserves. Golfers can’t think of a better place to live than in a golf course community. “It’s all about the convenience

and accessibility,” said James Kyle, a teaching pro who runs his James Kyle Academy at East Lake Woodlands, a beautiful Oldsmar community of upscale homes and condos wrapped around 36 holes of first-rate golf. There, a golfer-resident can roll out of bed, have coffee and be teeing off within a few minutes, said Kyle. It’s a dream lifestyle for aficionados of the game, but if you want to be a part of it in Pinellas County, be ready to jump, says Kyle, whose wife is a real estate agent.

“There just isn’t that much inventory (of golf community homes) out there right now,” he said. “I can tell you if something comes on the market here (East Lake Woodlands), it doesn’t last two weeks.” That’s pretty much the case across Pinellas, said Kenny Hayslett, broker owner of Re/Max Action First in Clearwater. “There’s a scarcity here, so it can be a tough search,” said Hayslett, who added that right now, buyers are interested in communities like the Bayou Club in Largo, the Pelican Club (the former Belleview Biltmore course in Indian Rocks), Feather Sound near Highpoint, Innisbrook in Palm Harbor, the Pasadena Yacht and Country Club in Gulfport, and Snell Isle and its Vinoy Golf Club among others. Easy access to golf is the primary reason golfers want to buy in these communities, but there are other factors that play heavily into the decision, said Hayslett.

“It’s the course, but also the country club and the social aspects like dining and a pool; more importantly it’s the lifestyle,” he said. For those amenities, buyers can expect to pay about 20 percent more than for the same house outside of a golf/country club community, said Hayslett, who compared it to the premium people pay to live on the water. Privacy is another factor, he added. While homes in golf course communities can be close together, many back up to the course, which means there can be wide open or wooded spaces behind them. While Pinellas County is generally considered “built out” and there isn’t much in the way of new golf community homes, one exception is Golf Lake Condos in Largo. About half of the planned 310 units have been completed and they are selling fast. The condos, which are on the east side of the East Bay Golf Course, are

conveniently located for golfers— and they are the developer’s third condo project at the course, said Steve Iles, broker for Golf Lake Condos. All the condos built there over the years have sold out quickly, said Iles, and he expects the same for the new units, which range from 1,500-square-feet 2/2s to 2,000-square-feet 3/2s priced at

$225,000 and $300,000 respectively. Private garages are limited and available at extra cost. Surprisingly, Iles estimates that only 15 to 20 percent of buyers are golfers, with the rest lured by the natural setting, central location and amenities of a country club.

26�Story Marriott Cleared Aviation Authority: Plans won’t affect Peter O. Knight air traffic.

At 309 feet, the planned JW Marriott at Water Street Tampa is expected to be crowned with what developers have touted as Tampa’s highest rooftop bar. But the 26-story hotel wouldn’t be so tall that it interferes with air traffic at nearby Peter O. Knight Airport on Davis Islands, the Hillsborough County Aviation Authority decided Thursday.

The Aviation Authority’s board voted 4-0 to grant the developers of Water Street Tampa a height variance for the 519-room hotel at 615 S Morgan Street. Regulations cap the height of buildings in that part of downtown to 200 feet without a variance. Strategic Property Partners, the development company created by Tampa Bay Lightning owner Jeff Vinik and the Bill Gates capital fund Cascade Investment, told the Aviation Authority that the standard height limit would create an undue hardship that could force the company to abandon the project. A study by the Federal Aviation Administration concluded that the hotel would not be a hazard to air navigation as long as it was outfitted with red warning lights. The Florida Department of Transportation likewise raised no objections. The hotel would be about 1.6 miles from Peter O. Knight Airport, which puts it well inside a 3-mile envelope where a variance would be needed for a building taller than 200 feet. That was a concern to Aviation Authority board chairman Robert Watkins, a private pilot with a multi-engine rating. Though he supported the variance, Watkins pressed the airport’s staff on steps that would be taken to make sure that sunlight bouncing off the hotel’s windows does not blind pilots landing at Peter O. Knight. “That seems to me to be a substantial intrusion into that envelope,” he said, adding that he feared that potential “glare and glint issues” could be addressed more than they had been. The hotel’s plan “looks very nice, but it looks to me like it’s all glass, and it’s going to glint and glitter pretty heavy,” Watkins said. “You wouldn’t want to be on short, final (approach) and have that glare in your face.” In response, airport officials said they would work with Strategic Property Partners on plans to use materi-

als to reduce glare and could require changes, such as non-reflective films that could be put on windows, if it became a problem. Another Aviation Authority board member, Tampa Mayor Bob Buckhorn, said he hadn’t heard any complaints about glare reflected by other buildings downtown. “With all due respect, Mr. Chair, if we followed that train of thought you would have nothing going on downtown,” Buckhorn said. “We need to weigh all of this.” Landing at Peter O. Knight, he said, “when you bank over the industrial parts of (Tampa), you’re

only exposed to that glare for a brief period of time before you start coming down the channel...and that’s not the main runway, as I understand it.” A third board member, retired Air Force Brig. Gen. Chip Diehl, said that as a pilot there’s nothing worse than that kind of glare, but nearby buildings, such as the 297-foot Tampa Marriott Waterside Hotel & Marina, are tall enough that they should block some of the glare. Along with that lofty rooftop bar, the JW Marriott is expected to feature the city’s biggest hotel ballroom at 30,000 square feet, plus a four-story

atrium, and the ground floor will have a full-service restaurant. The sixth floor will have a spa and fitness area, plus another restaurant with outdoor seating, a bar, an event lawn, a pool and sun terrace. Developers have said they plan to start construction on the JW Marriott later this month and have targeted an opening date in 2020, before Super Bowl LV in February 2021. Gandy house in Dri�wood Neighborhood is razed Times Staff Writer

ST. PETERSBURG – The historic Gandy Home, also known as the Mullet Farm, is no more. The house at 2700 Driftwood Road S was demolished Monday. It had been the centerpiece of the Driftwood neighborhood, whose residents are working to get historic designation for their wooded, tucked-away enclave on Big Bayou. Built in 1910 by shipbuilder Barney Williams, son of St. Petersburg’s co-founder Gen. John Constantine Williams, the house was later bought

by George “Gidge” Gandy Jr., who worked with his father and brother to build the Gandy Bridge. Gidge Gandy lived there with his family. Later his daughter, Helen O’Brien, would do the same with her family. After her death in 2015, her children waited two years before putting the house on the market. It was bought by Timothy and Janna Ranney for $1.73 million. Kim O’Brien said she and her brother and sister, who inherited their mother’s waterfront home, had understood that the Ranneys planned to restore the house. But Timothy Ranney told the Tampa Bay Times that

it was in too bad shape to be saved. O’Brien, who lives in Driftwood, witnessed the demolition. “As I watched the destruction of the Mullet Farm, I was flooded with opposing emotions, thankfulness for my memories of so many good times and formative experiences I had there, and yet saddened at the loss of an important piece of history, the massive trees and lush foliage that represent Driftwood,” she said in an email. “It’s an oasis of green and blue in the middle of Pinellas County,” said Iles. “People can have guests over, walk to the snack bar or the restaurant at the club (East Bay Country Club) for dinner; it’s very convenient.” Iles suspects many don’t golf or golf infrequently but opt for golf course communities in Pinellas for similar reasons. Sharon Cantin and Michelle Burns, Realtors with Coldwell Banker Residential Real Estate, agreed, and note that families like the park-like settings, nearby shopping, beaches, and entertainment options Pinellas has to offer. And buyers with healthy budgets are willing to pay up. Living in Innisbrook (if you can find it) with its world-class championship courses can mean spending up to $2 million, said Cantin. Burns added that buyers

can pay up to $1 million to live in the golf community of Wentworth, on the east side of Lake Tarpon. The courses at Innisbrook are nationally recognized as some of the best, but it’s all the trimmings that make the resort so attractive, said Ramona Herald, Innisbrook spokesperson. Innisbrook has four championship golf courses including the Copperhead Course, which is home to the PGA tour’s Valspar Championship. There are 11 clay tennis courts, six swimming pools, waterslides, a full-service spa, and four restaurants. Innisbrook members also enjoy a variety of special recreational and dining events, said Herald. Memberships start at $149 per month. Ten reasons Pinellas golf course living is great Convenience: For a player, what could be more convenient than the first tee being a golf-cart ride away from his or her driveway? Country club: Most golf course communities have a club that offers much more than golf: dining, a lounge, pools, recreation rooms and other amenities often are part of the package. Social life: Golf course communities tend to be very social environments, where friends and neighbors can meet, play, dine or have a cocktail at the end of the day. Many of these communities stage social events and gatherings, as well. Nature: Many golf developments are strategically planned to integrate natural oak, pine and palm hammocks into the community and golf course. Lakes and ponds are preserved, as are creeks and wetlands to create a park-like atmosphere. Privacy: There are opportunities to own a home around a golf course where the backyard consists of open fairway, a water feature or natural woodlands, providing a degree of privacy and openness not possible in a subdivision where homes back up to one another. Shopping: Every golf course community in Pinellas County is close or reasonably close to shopping. From groceries and household goods, to clothing and other needs, Pinellas County is well developed at every corner from the beaches east to Hillsborough County, north to Pasco County and south to the edge of Tampa Bay. Security: Many of Pinellas County’s golf communities are gated and have guards and security patrols to ensure the safety of residents and guests. Investment value: Since Pinellas County generally is considered “built-out,” the golf course single-family homes, condos and townhomes in Pinellas will only appreciate due to the lack of new golf home inventory. Prestige/exclusivity: For those who want it, being a resident-member of a golf club community gives them something to crow about. Not everyone enjoys the perks, and there is a certain satisfaction in knowing you have your own slice of what some would consider the “good life.” Tidy neighborhoods: Most golf communities have deed restrictions and homeowner associations that are persnickety to the highest degree when it comes to maintaining the appearance of the neighborhood. Trash blowing in the streets, unkempt lawns, unleashed pets and cars sitting on blocks are things residents will likely never experience in Pinellas golf communities.
