Jean Tanner Marina del Rey Oakwood Park renaming Editor: Progress in the name of development and growth often causes the loss of longstanding community character, culture, and traditions. Such impending loss drives the desire to salvage something that will memorialize the history, significance, and legacy of important historical features and facts of a changing community. Such is the case for the renaming of Oakwood Park to Reese-Tabor Oakwood Park. Arthur Reese and Irving Tabor, seeking a new start and freedom

from the oppressive racism of the Jim Crow south, settled in 1905 in the Venice area we now call Oakwood. Their humble beginnings, their hard work and sacrifices, their socio-economic leadership, and their financial support helped grow the community we now call Oakwood. It is fitting in these changing times 117 years later that their history and legacy are immortalized in the name ReeseTabor Oakwood Park. It is unfortunate that some people have chosen to promote divisive rumors and disinformation about the reason for the name change. The fact is that Oakwood Park is a historical place rooted in this once predominantly Black community and no two people are more deserving of the park’s renaming than these two pioneers of Oakwood Venice. Naomi Nightingale Venice Joseph Atkinson III Memorial Community Room Editor: Joe Atkinson spent 20 years working for the LA Public Library from 1997 to 2017, holding several positions and eventually serving as the senior librarian at Playa Vista Branch for nearly 13 years.

Joe was appointed (forced/compelled?) to serve as senior librarian at Playa Vista Public Library while he was already happily and contentedly serving as senior librarian at Baldwin Hills branch library, which was located mere minutes away from his residence of many years. According to Joe himself at the time, he did not seek the senior librarian position at Playa Vista, nor was he favorably disposed to assume that position after his appointment. He dutifully answered the call to serve at Playa Vista Public Library notwithstanding his own personal reservations. It is my understanding that there were those at Playa Vista who harbored resentment and jealousy toward Joe's appointment as senior librarian. The powers that be at the LA Public Library system unilaterally made the decision to place Joe at the new library within the new subdivision at Playa Vista. Was LA Public Library making a statement of some sort by Joe's appointment? Obviously, Joe's qualifications for the position were exemplary, otherwise, he wouldn't have been considered at all. Now, when Joe has passed away, where are the thanks and positive recognition for his many years of special programming, as well as his

devoted and tireless service to the community? By renaming the community room in his honor, countless Black youth as well as adults shall know the commitment, dedication and pioneering spirit of this apotheosis named Joe Atkinson, who was one of only two Black senior librarians within the entire LA Public Library system of some 77 public branch libraries! Please join this effort to do the right thing for a genuinely deserving public servant by imploring the LA Public Library system to rename the Playa Vista Public Library community room the "Joseph Atkinson III Memorial Community Room." Lange Foundation hosts annual estate sale to benefit animals in need By Michele Robinson hen Gillian Lange began saving animals from Los Angeles shelters in 1974, it was an extraordinary act of love and kindness. Back then, things were a lot different than they are today. In fact, many of the improvements that are in place now can be directly traced back to Lange’s hard work and dedication to helping pets in need. 1974 began as a rough year for Lange. Her father had recently passed away. She got divorced and her beloved St. Bernard, Bonnie (who was only 4 years old) died. Lange was so heartbroken over the loss of Bonnie that she couldn’t work. She eventually went to the West Los Angeles Shelter to look for another dog and what she saw appalled her. “There was a St. Bernard that had been abandoned at UCLA,”

Through the third week of August, the Lange Foundation is hosting its annual Lange Foundation Estate Sale in Santa Monica, where shoppers can find good deals on a wide variety of items with all proceeds going directly to help save animals.

Lange said. “It was a stray so I had to wait five days to adopt it. I went every day to visit and I noticed that the dogs and cats that were there one day were not the next. I realized what was happening.” At that time, LA City shelters had a 92% euthanasia rate. There was only one vet who traveled to all of the shelters to perform euthanasia and used a terrible decompression machine. “I started in my own way,” Lange said. “I went to the South LA shelter, West Valley shelter, North Central shelter, put my name on dogs and cats and I started pulling them.” Initially, Lange was a onewoman rescue with no funding, formal training or resources. “I had no money, my heart was bigger than my budget,” Lange said. “I worked in real estate. The harder I worked, the more I could spend on helping the animals.”

In 1975, Lange established the Amanda Foundation. She also had a cat named Amanda and the name means “worthy of being loved.” It became the first animal rescue in the U.S. that specifically rescued animals impounded in public shelters. “I worked two full-time careers, working what felt like 24 hours a day,” Lange said. “I had no help because I couldn’t afford it. I would have cats in my car in the morning, go to the car wash to get the fur out, then take a client to see a house in the afternoon.” In 1993, Lange continued to work in real estate but changed her pet rescue focus. Resigning from the Amanda Foundation, she started the Lange Foundation. She found a former veterinarian hospital on Sepulveda in West LA, which became available for lease. Taking out a line of credit on her house, she opened the Lange Foundation. The site houses dogs and cats and is currently operating in the same location. By this time, Lange’s name was well-known in animal rescue circles and she was able

to get supporters and donations to help her. It went from a private foundation to a corporation. “All the success is to the people who supported us,” Lange said. Today, Lange Foundation has expanded way beyond its original kennel location in West LA. In 2007, due to a generous bequest, St. Bonnie’s Sanctuary was started. Located in Canyon Country in Santa Clarita, the location was up and running by 2010 and is home to horses, goats, donkeys, bunnies and a chicken. To date, they have rescued 43 horses and ponies. Lange’s reach goes all the way to San Bernardino County, Antelope Valley, Lancaster, Palmdale and beyond. She has programs that help feed the pets of unhoused people in Lancaster and reduce the costs of spay and neuter with vouchers for $25 in Antelope Valley and San Bernardino County. Since starting off as a onewoman rescue, the Lange Foundation has grown to around 25 staff members and over 100 volunteers who spend their time helping the 200 pets in their

care thrive. Lange feels personally responsible for each animal she saves. Her mission is to take the ones that need the most medical care, the ones that the shelters cannot provide for. “Each animal we rescue is an emotional responsibility,” Lange said. “We keep close contact after adoption. 50% of the pets in our kennel need major surgery. The shelters call us when the pets need surgery. After the surgeries, they are easy to place and highly adoptable because they are well-trained.” Due to Lange’s efforts, she has paved the way for many other animal rescue groups to spring up across the country. The public is now more aware of the plight of animals and the shelters have made changes for the better. “In 47 years, the conditions of the shelters have changed 100%,” Lange said. “There are wonderful veterinarians and technicians.” Lange is now 86 years old and believes a lot more changes are coming. “Over the years we have come a long way, but this is just the beginning of the cause,” she said. “The major force in the animal rescue world is now intervention—trying to help people keep their pets out of the shelters.” The Lange Foundation is a nonprofit 501c3 organization that doesn’t receive any government funding. In order to continue helping pets in need, the Foundation relies on donations, bequests, and its annual Lange Foundation Estate Sale. The estate sale is going on now through the first three weeks of August in Santa Monica. It features two floors of treasures where shoppers can find good deals on art, jewelry, housewares, furniture and other items. Donated items are tax deductible and all proceeds from the sales go directly to helping the Lange Foundation save animals. All items sold are donated and new items are brought in hourly on a daily basis. “What really sets this estate sale apart from others is the quality of the items,” said Johnny Ebrahimpour, the estate sale manager. “It’s a fun, eclectic collection of pieces. All kinds of items can be found. People save all year to donate to

this event.” For the past four years, Ebrahimpour has spent his summers working as the estate sale manager. A professor at Pierce College, he started volunteering at the Lange Foundation when he was 16 years old. Now in his 17th year with the Foundation, he is in charge of ensuring that the sale runs smoothly. This includes everything from pricing the items and collecting donations to managing the volunteers. “Please come out to support a great cause,” Ebrahimpour said. “I’m so grateful to all of the people who help support us.” Lange is also grateful for all of the support she and her foundation received over the years. “I am very fortunate to have wonderful people around me,” she said.”

Sharing His Passion for Fishing

Del Rey Yacht Club member Ron Hasson collects and donates refurbished fishing poles, rods, instructions and additional gear to underserved youth on Catalina Island. By Michele Robinson emember the old proverb, “Give a man a fish and he will eat for a day. Teach a man how to fish and you feed him for a lifetime.” Ron Hasson has taken that proverb one step further. He is giving underserved youth refurbished fishing poles, rods, instructions and additional gear so they will never go hungry. In March 2021, Hasson got a call that changed his trajectory. His friend’s cousin, who was in his 80’s and around the same age as Hasson, wanted to give him fishing gear because he could no longer fish. Around that same time Hasson was also approached by other friends who were facing the same dilemma. However, all of them had the same request: they didn’t want their equipment sold. They preferred to have it donated for a good cause. Hasson, who is a longtime member of the Del Rey Yacht Club, spends his time volunteering with the Mariners Outreach Foundation and the Marina Del Rey Anglers. Because of his volunteer work, he knew what to do with these donations. He wanted the school-age children who live in Avalon on Catalina Island to benefit. “I immediately thought of Avalon,” Hasson said. “The kids there live in a ‘fish pond,’ but lack fishing equipment.” Hasson explained that during the winter months, 80% of those who reside on the island struggle financially. During the pandemic, the locals were hit hard because tourists weren’t allowed on the island, which was their

source of economic stability. Additionally, most of the families that live there work general maintenance jobs. “After several discussions with their school staff, local officials including the harbor department, sheriffs, and the fire department, I decided to take on this task in hopes of gathering 40 to 50 rods and reel outfits,” Hasson said. What started out small grew into a much larger operation. Hasson realized there was a greater need and set himself out on a mission to collect additional fishing equipment. He used his contacts at Los Angeles Rod and Reel and San Fernando Rod and Reel and Tuna Club to ask for donations. He also asked his friends at the MDR Anglers to donate. The fishing equipment that he acquired was either new or needed to be refurbished. “Through generous contributions, I received more than enough monofilament to replace all the old line with fresh,” Hasson said. Hasson ended up more than tripling his original goal. “I decided to help make a difference and collected, repaired and refurbished over 150 completed fishing rods, reels and so forth to bring to Avalon School students as a gift,” he said. In addition, Hasson gave the students of Avalon School much more than just a rod and reel. He wanted to make sure that the youngsters would know what to do with the equipment. To accomplish this, he also gave them a printout with (Continued on Page 10)

six basic knot instructions, a book with information on water safety and how to handle fish. Each student also received a plastic baggie filled with hooks, lures, sinkers and a line cutting tool. Hasson wants the children to know how to fish so they will always have food on the table. To help with this effort, Hasson recruited his 14-yearold grandson, Ryan Slohn. Slohn, who takes AP courses and participates in many extracurricular activities including avid piano playing and cross-country running, made time to help his grandfather. Slohn’s contributions included putting together the packages and making labels for the donations that read, “Friends of Pancho Villa.” (Pancho Villa is Hasson’s 46-foot sports-fisher). He also helped his grandfather with the computer and writing aspects of the operation. According to Slohn, another reason his grandfather is involved in this project is

as many people as possible can enjoy what he enjoys.” Their first trip to distribute the goods was on June 13, 2021.

When they arrived, there was a ceremony for Hasson, his wife Sharon and Slohn. They sailed on Pancho Villa to bring 100

outfits to Avalon for the local officials to distribute them to the excited kids. “The kids were so excited to get real fishing gear,” Slohn said. “They are used to fishing with just a line, hook and plastic handle. As soon as they got the rods they ran down to the pier to fish.” Since the initial distribution, Hasson made two additional trips that summer to bring more equipment. Currently he is planning another visit this summer to bring an additional 30 to 50 complete outfits. For his subsequent trips, he took his smaller 22-foot boat, Pancho Villa III. When he arrives, he gives the equipment to the sheriff's department for them to hand out to the kids in an effort to help them promote good will with the locals. For Hasson, the proudest moment was after the ceremony when his grandson said, ''Papa, I am so proud of you." “What a great gift to receive from my grandson,” Hasson said. “I just want to do good deeds. This is what life is all about. I am truly blessed.”

Ending Textile Waste

Roboro is on a mission to make fashion more sustainable By Stella Karron hile working on Hollywood film sets, Jillian Clark started to reflect on the impact the large productions had on the environment. “With the enormous Hollywood budgets, they would still shop at fast fashion stores,” Clark said. “It was the easiest. They have the largest selection, quick turnover, easy returns. And at first I thought, ‘If we have these huge budgets, why aren't we supporting smaller brands? Why aren't we funneling that money into more local businesses?’” In addition to lack of support for small businesses, the sets also produce a tremendous amount of waste. Clark said that Hollywood throws away a lot of fabric whether that be from the costume department set or the art department. For Clark, the turning point in her sustainability journey was watching the documentary “The True Cost.”

Jillian Clark is the founder and creative director of Roboro, a Playa del Rey-based company whose mission is to end textile waste and make the fashion industry more sustainable. “I saw that and I was almost embarrassed that I didn't know the global impacts of the fashion industry,” Clark said. “I've been working in this industry for over 10 years, and of course I knew about sweatshops. Everyone knows about them, but you don't see them.”

Once Clark looked at the industry from an outside perspective, there was no going back. “It was one of those moments of like, ‘Well, this is what I'm doing now,’” Clark said. In 2017, Clark founded the clothing line MeWe, where the

clothes were made from fully recycled materials. “It was inspired by a mural that was in Venice, it was my favorite mural,” Clark said. “It was right on the canals on the side of a house. It's sadly now been painted over, but the mural had the word “me” and then underneath “we” so it looked like a reflection. I was trying to come up with a name and reflect the idea of thinking of the larger group, rather than just yourself, because fashion is such an individual choice. Even if people say, ‘I don't care what I wear,’ you do, you make a choice about what you're wearing. Knowing that this very personal individual choice could have a global impact was where MeWe came from.” Two years into MeWe, Clark rebranded the company into what it is now Roboro and operates out of its Playa del Rey studio. “I’d had the company for two

You need to sell a thousand t-shirts.” In addition to reflecting on the struggle of reaching consumers as a small business, Clark wanted to expand the mission of sustainability on a broader scale. At Roboro, the mission of the company is to end textile waste everywhere. Textile waste is the second most polluting industry in the world, after oil, as clothes are produced fast, cheap, and without concern for the environmental impact of what will happen after the clothing is worn. Roboro has three branches, all striving towards the goal of eliminating this waste. “One branch is our atelier where we have in-house collections,” Clark said. “We

partner with other brands and upcycle designers and host their collections on our online shop.” Another branch of the company is its business-to-business model. “We collect deadstock fabric from factories and brands in downtown LA as there's a huge fashion district down there,” Clark said. “We collect materials that are otherwise going to be thrown away and we have a large inventory that we use for our collections.” Aside from connecting with other LA businesses for materials, Roboro partners with businesses to further its own sustainability. Roboro partners with companies that want to replace soft goods that would normally be made out of virgin materials. “We develop products and make them out of upcycled dead stock,” Clark said. “Right now, we're working with a restaurant in LA that wants to do upcycled aprons and other different merch items for their brand.” Roboro’s collaboration with other companies doesn't stop at the producing point. Clark also

consults with businesses on how to be sustainable from the ground up. “I help them establish a sustainable supply chain, help them develop the products, get patterns, make samples, all that good stuff,” Clark said. “We also offer textile waste management solutions. So that's collecting dead stock material from other brands.” Roboro collects fabric waste from Hollywood productions and other large clothing brands in LA. They recently collected fabric from “The Mandalorian” and “Obi-Wan Kenobi.” Clark said that Roboro’s success is in part because they are based in LA. “We had all the resources, factories and brands,” Clark said. “LA was the best place to set up the model, to prove that it works. I've set up a pretty sustainable business model that I'm now hoping to replicate in other manufacturing hubs. So the Northeast, and even the entire East Coast.” Currently, Clark is on the East Coast working on creating a sustainable supply chain for a

sustainable, non-toxic children's toy company. “They want to manufacture in the U.S. and avoid shipping back and forth across the country,” Clark said. “I'm working to build out their supply chain on the East Coast and replicate the Roboro model there and it's harder. We don't have the same resources in LA, but the more we're able to normalize it, the more it's going to bring the cost down, which is the most prohibitive thing right now. Upcycling is really difficult to do at scale. It's very labor intensive. For the first several years, I was laughed out of factories. But now people see the merit to it. So just getting the people who have already been in business for a hundred plus years on board, that's changing the most ingrained mindset because that's their bread and butter. While it sounds a bit gory, the “Bodies 2.0: The Universe Within” exhibition is now open at the Santa Monica Art Museum on the Third Street Promenade in Santa Monica. A little bit entertainment, a little bit science exhibit, and a whole lot of education, it’s being visited by families, medical personnel and anatomy students. On view through Oct. 15, the traveling science exhibition is the brainchild of EMS Entertainment. What will you see there? More than 200 actual human specimens from whole bodies to individual organs are on display. All the specimens were donated either through wills or by the families of the deceased with the understanding that they would be used for research and educational purposes. They were developed and provided by the Anatomical Sciences & Technologies Foundation in Hong Kong.

Free Literacy Tutoring

Santa Monica Public Library’s academic programs help people succeed By Sebastian Lipstein e tend to think of libraries as places with endless shelves of books, helpful librarians, and events for children. In California, many libraries like Santa Monica Public Library (SMPL) also offer a free program to help adults gain literacy skills and graduate with a high school diploma. At SMPL and its various branches, people can sign up for their free Literacy Education for Adults and Families (LEAF) program. Through LEAF and Career Online High School, the Santa Monica Public Library offers an 18-month high school diploma course for those who are 18 or older. The course provides graduates with an accredited high school diploma and a career certificate. Stephanie Archer, a librarian at SMPL, said, “A lot of the students are working and are parents. They can work on their class anytime of the day or night. It’s really convenient for the students.” It costs $1,300 to complete the Career Online High School course without going through the library. If one goes go through their local library and completes a prerequisite course, they could receive a scholarship. The library also offers free tutoring at the library or online through Brainfuse. Participants may also borrow laptops and hotspots. Every student gets matched with an academic coach through Career Online High School. There have been over 20 graduates since the program's introduction in 2016. “There are varying age ranges among the students,” Archer said. “Starting this year, anyone who is 18 years old can apply. I have had someone who is retired and 75 just graduate because she didn’t finish school when she was a teenager and she wanted to do it.” Oftentimes, the students in the Career Online High School program faced obstacles that prevented them from

completing their high school education. “We have a lot of women who had children when they were young and were unable to complete school,” Archer said. “Everyone in the program who has children says they want to finish and get their high school diploma to set a good example and show their kids that they need to complete high school. It can be really inspirational.” LEAF’s flagship program is their Adult Literacy Program, which teaches adults to read and write at a functioning level. Every student gets paired with a tutor for individualized tutoring and they meet weekly for at least six months, though participants can study for as long as they need to become functionally literate. The program is separate from ESL, though 80% of the group's members are nonnative English speakers. There have been over 100 graduates from the Adult Literacy Program so far. Like all of the other programs through LEAF, the Adult Literacy Program is completely free. LEAF also offers free help with computer literacy, and parenting in reading and writing, among others. “We are one of over 50 libraries throughout the state of California that is offering services for adults to come and receive tutoring in reading and writing,” said Tara Crow, a member of SMPL’s Literacy Program. “Our tutoring is also a goalbased program, which I think is my favorite part. Someone comes in and they set specific goals for themselves such as, “I want to get a high school diploma. I want to write a letter to my landlord. I want to read a book to my children.’ So we teach the basics of reading and writing to help them achieve their goals. Ballona Board Culver City company brings the sea to land with latest innovation PHOTO BY CHRIS MORTENSON

Loaded Boards, which was founded by Don Tashman in 2000, is a skateboard shop in Culver City that recently launched its new skateboard, the Ballona board. By Eryka Forquer os Angeles native Don Tashman has brought Earth’s largest creature ashore with the fusion of skateboarding and art in the recent launch of the nimble Ballona skateboard. The Ballona skateboard is the latest innovation from Loaded Boards, a skateboarding company based out of west LA that was founded by Tashman. The design of the 27.5-inch board mimics the belly of a sperm whale and its sculpted curvatures create a mini “longboard.” The nimble board and whale design create a “humorous” juxtaposition that is meant to highlight the abilities of the board.

“It's really a small board but it uses a whale, which adds to the joke,” said Tashman, the CEO of Loaded Boards. “Despite that small size, you do have quite a bit of stability to it.” The Ballona Board provides a stable platform, tuned steering and responsive handling. The width of the board enables the rider to have leverage and control while performing tricks. The board was named after the Ballona Creek, which runs behind the office of Loaded Boards and is a testing site for the company’s boards. The naming of the board is also a play on the word “ballena,” the Spanish translation of whale. The Ballona board features two different graphic styles, the

Moby and the Willy, that were designed by artist Tomás Güereña. Both graphics portray abstract aquatic themes that further incorporate the whale element in the board. Tashman said the board is suited for a range of people. He said the nimbleness of the board is fitted for advanced riders or individuals who have experience with skateboarding. The size of the board is also beneficial for teaching children how to skateboard. “My kids have learned on that board,” he said. “It's easy for them to turn and it's small.” Tashman decided to start a skateboarding company in 2000 after a series of events. Tashman grew up in a skateboarding environment and

skated throughout the late 80’s. Although he was a skateboarding devotee, he became infatuated with a different type of board. “I fell in love with snowboarding when I first saw it in 1989 at the local mountains,” Tashman said. “I did everything I could to go snowboarding as much as possible in that era.” He continued to emulate the snowboarding experience in the streets of New York when he studied literature and astronomy at Columbia University. Tashman spent his college years constructing skateboards from old snowboards and riding down hills in the city with his friends. After college, Tashman found

employment in several dot com jobs before returning to Los Angeles and working for his father’s clothing company. For a few months, Tashman designed skateboarding apparel until he had an “epiphany.” “I had been building skateboards for myself as a hobby for seven or eight years,” he said. “At that point, I was like, this is what I should be doing. I love materials, I love being hands on and I love creating things.” Two years later, Loaded Boards launched its first skateboard, the Vanguard. Aside from boards, the company also offers wheels and decks. Its products are available in 250 stores across the U.S and over 40 international countries. The skateboarding company is conscious about creating environmentally sustainable designs and production. Tashman said the company explores different bio-based alternatives and recyclable options. Most of their boards are made from bamboo, which is “renewable and fastly growing.” “To be candid, manufacturing is inherently not environmentally sustainable,” he said. “So it's a working process. It's always been part of our ethos as a company, first and foremost, to reduce and remove all toxicity in the work environment.” Tashman said Loaded Boards uses water-based finishing for its boards and all materials contain nontoxic glue. Through Loaded Boards, Tashman continues to merge snowboarding with skateboarding while also now bringing the ocean to land. “Our goal is and always has been to extend what a skatepark can be,” he said. “We took snowboard technology and applied it to skate originally and then used that as a platform to explore all kinds of new constructions, new styles of riding and new technologies.” Tashman said Loaded Boards continues to push the boundaries of skateboarding by expanding the limits of a skateboard. He said the company is built on a “virtuous pyramid scheme” that is designed to spread love. “The primary mission of loaded boards is to spread stoke; it is to spread love and joy in an inclusive and creative fashion,” he said.”

Westside pop-up art installation facilitates creative expression

By Kamala Kirk eDiscover Center’s innovative pop-up art installation, Cardboard City, has returned to Santa Monica this summer at Santa Monica Place through Aug. 13. On June 25, Cardboard City’s grand opening ceremony took place with special guests and giveaways from reDiscover Center. The 5,000 square-foot, museum-style exhibition of large-scale cardboard sculptures and architectural models follows the success of last year’s programming of inspirational art in public spaces. Cardboard City facilitates creative expression using cardboard, a ubiquitous and environmentally sustainable material, inspiring sustainable practices while supporting creative career pathways for participating artists, youth, interns and staff. The space includes free family art activities and highlighting family-friendly cardboard sculptures while activating the urban landscape. This year, the exhibition will present cardboard sculptures by Los Angeles artists and an artist-in-residence program with a new artist each week, while

offering volunteer and internship programs, daily classes, and drop-in hands-on activities. A full-time staff of teaching artists will be on hand, allowing children to meet and work with artists to get inspired while fostering a hands-on educational environment of creativity and joy. Participating artists include Lorena Robletto of Amazing Pinatas, Connor Lee and Bauer Lee of Cardboard Superheroes, Calder Greenwood, Richard Wildlife, Sherri Madison, Joshua Abarbanel, Ricky Sencion, Karl Jean Petion, Jennifer Racusin, Kristy Pace, and Mandy Palasik. Cardboard City is produced by reDiscover Center, an established local arts education nonprofit that develops children’s creativity and sustainability awareness while revitalizing underused public spaces. Before you purchase, you need to understand the condo lifestyle to decide if it’s right for you. What’s a Condo? Many people like the idea of making a condo their first home or maybe downsizing to a condo. When you live in a condo, you don’t have to worry about the maintenance and upkeep as much as you do with a single-family house or even a townhouse. There are often shared amenities, and the condo association takes care of building maintenance. A condo is a single unit in a multi-unit property. It’s usually within an apartment-style building. Your condo can be one of many units in a shared structure like you see in high-rise buildings in urban areas. Condos can also be smaller walkup buildings that just have a few units. You own your unit when you buy a condo. You also own a pro-rata share of the amenities and the common areas. You own a portion of the land under the structure your condo is in as well.

A condo association usually manages the building and acts as a board of supervisors. They will typically hire a property management company that deals with maintenance and communication with residents. When you buy a condo, you hold the title to your unit, but you share ownership of common areas. You usually pay a monthly fee if you’re in a condo building with an association. This fee covers the expenses and budget of the association. You pay your own utilities, maintenance, and property taxes. Depending on the community, you may also pay for exterior maintenance.

Another place to research is the litigation history of the board.

The reason for these differences is that lenders see condos as a more risky investment than single-family properties.

If there are pending lawsuits, you probably don’t want to get involved in this. Even condo associations have gone into bankruptcy because of unpaid dues.

Lenders are super cautious about giving out loans for condos. Often, they’ll require a certain percentage of the units in the building are occupied. Another restriction a lender may impose is on how many condos can be owned by a single investor. Lenders usually don’t want one person owning more than 10% of a building’s units.

Condos can be especially popular in expensive or trendy places. In big cities and very indemand places, owning a single-family home may be completely out of reach, so condos are a feasible alternative.

The loan-to-value ratio can be tougher if you want to buy a condo. The LTV ratio is how much your condo is worth versus what you owe.

Comparing a Condo and a House

Before buying a condo, you need to go to at least one HOA meeting and research it. You should also talk to neighbors about their feelings regarding how the building is managed. Read the bylaws carefully. You can request the minutes from recent board and member meetings and find out how much dues for the HOA have gone up.

A condo is going to typically be cheaper than a house. This is because you’ll usually get less space and probably not have your backyard. You might end up paying a higher interest rate for a mortgage on a condo, and you may also need a 25% down payment if you don’t want to

Do Your Research

You should see how big of a reserve fund the complex has and how management handles requests and complaints from residents. What about the rules and guidelines—are they so strict that you wouldn’t be happy dealing with them? If the HOA isn’t receiving dues, lenders may not finance the units, affecting your future resale value. Because of the potential issues, condos are tougher to sell than single-family homes.
