Distinguished Spirit Venice couple creates award-winning rose water vodka smooth, balanced and refreshing taste that can be enjoyed on the rocks or mixed with fruit juice. “We wanted to have something that was subtle enough so that it wouldn’t overpower a drink, but you could drink it straight and it would be a different experience,” Scott points out. Rosa Vodka is available for purchase at six different wine and liquor stores around Los Angeles and can also be ordered through a form on the company’s website. According to Scott and Amira, consumers can ask their local liquor stores to carry it as well. “Starting this business during COVID-19 has brought up a good challenge, but it also made us think a little bit differently about how we can make this work,” Amira shares. “There were some challenging moments, but it’s been an exciting journey.”

By Sara Edwards Rose water is prized for its cosmetic and flavor properties, with a fragrance that smells like a walk through a blooming garden. Venice residents Scott and Amira McCullough are changing the spirit and vodka game with the launch of Rosa Vodka, a rose water recipe that has been distilled into vodka. They came up with the idea after noticing there was a void in the alcohol and spirits industry for rose water. Amira came to the US from Bulgaria 20 years ago and brought a vial of rose oil with her. “I brought it back here with me as a reminder and I’ve always been inspired to create something with it,” she says. “And we discovered that interestingly, there was a void in the alcohol industry for rose water.” Amira and Scott started their company Manamira, LLC and created the Rosa Vodka process in early 2019. After many trial and error recipes, in addition to

Currently, Rosa Vodka can only be purchased in the state of California, and is available in liquor stores in Beverly Hills and Venice. Rosa Vodka may have only launched a few months ago, but it has already been awarded four medals and received praise from the Sunset Magazine
International Spirits Competition, San Diego Spirits Festival, USA Spirits Ratings and Best Tasting Spirits. “We were in the top 6% of most vodkas that (Best Tasting Spirits) tested, which is an amazing thing because now we know that we’re competitive,” Scott says. “We also wanted a response from the consumers,” Amira adds. “Because of course we like what we make, but we wanted to
hear from others, too.” The vodka is distilled in the Pacific Northwest, and is crafted from damascena roses imported from Bulgaria and the purest spring water from the Cascade Mountains. The water is filtered for several days using limestone and charcoal to embrace the water’s purity. The vodka is then combined with the botanical essences of the Bulgarian damascena rose to provide a

Outdoor Dining on Main Street Big improvements on Main Street—but they won’t be enough without better social distancing

By Tim Tunks A drive down Main Street in Santa Monica looks a lot better now that the sad, beat-up cement K-rails lining the roadway have a fresh coat of blue paint and some long-awaited ‘Art Elves’ are sitting in the bike lanes applying their colorful thematic decoration to several of them. But I’m afraid it will take a lot more than fresh paint to prevent disastrous business losses from which many won’t recover. All outdoor dining is now shut down until four days before Christmas at the earliest. The still-functioning eateries have perfected their takeout operations, so with a mostly deserted street, driving by to get freshly prepared food packed properly for travel is an even better bet for us consumers. However, restaurants’ continuing losses remain substantial if not insurmountable. A reliable source recently informed me that many Main Street restaurants want to open up the whole street when these new
forced closures are over. What a fine idea! Without the traffic lanes carving out the piazza’s center, outdoor dining areas would have a lot more room for safe, socially distanced patrons to enjoy a meal. A safe distance between each selective group would be a powerful attraction. More space to serve more people with greater safety is surely a winning combination. But it seems there’s too much resistance from a few vital players to permit sensible change. Although emergency and service access could easily be provided with lightweight movable traffic barricades and sensible table layouts, there are still mobility issues to be resolved. A major one
is the private automobile’s role, both when outdoor dining eventually returns and on into Santa Monica’s future. My opinion is that a Main Street with its pavement repurposed for people is the best solution for three weeks from now and three years from now as well. We got the parklets and traffic lanes as the convenient speedy compromise the decision makers felt would gain approval. The immediate emergencies they saw last spring drove an urgency that has since lost its momentum. The deadly threat we face can’t be considered a temporary condition anymore. COVID-19 is not a hoax. It’s a terrible shame we can’t institute improvements.

Too stubborn to follow the signs that established science has posted, those with the power to affect improvement are unwilling to admit the old restaurant/bar model for success— a customer density that excites the appetites—must now be discarded to reduce community transmission and bring business back. It’s a shame that seeking something better has been subsumed by efforts to defend something worse.
The science is clear that viruscarrying airborne aerosols transport disease from the carriers to the receivers, and we now know that one out of every 145 people in Los Angeles County carries enough virus to infect others. At least a third of those carriers walk about with no symptoms whatsoever. How do you like those odds? What should a sensible outdoor dining re-opening look like? How about a plan to open up the safest areas first? If safety criteria qualified different outdoor dining configurations for lifted closure orders, Culver City would certainly be among the early winners because of all the open, well-ventilated space their traffic lane repurposing created. Santa Monica’s Main Street parklets would score poorly because they concentrate virus transmission for patrons and sidewalk pedestrians alike. Like a stubborn man-child without a GPS who took a wrong turn several miles back and won’t ask for directions, Main Street

By Sara Edwards As Los Angeles goes into another lockdown, businesses are struggling to find ways to stay afloat and keep their workers employed. Westside Dogs LA owner and founder Cary Tepper wanted to find a new way to continue his dog walking business while encouraging mindfulness for people and their pooches during a pandemic. Tepper and Westside Dogs LA created the Obedience Dog Pledge in August for dogs and their humans with a set of 10 guidelines for how to be mindful while out on walks during COVID-19. The pledge items encourage social distancing of humans and their dogs when out on a walk, vowing to keep at least 6 feet apart between other dogs and their humans, not to share toys with other dogs or walk up to sniff and lick strangers. “We were trying to do something fun and inviting that wouldn’t get everyone worried
leash and walking them with social distance in mind. “Keep your dog safe and avoid confrontations with other dogs so you don’t have to go up or be close to somebody,” he says. According to Tepper, the pandemic has really hit Westside Dogs LA. While people are working from home or sheltering in place, they don’t have a need for dog walkers as much as they used to. However, the pandemic has also brought in new customers who are working from home but don’t have enough time in their work day to walk their dogs. “A lot of people are getting puppies and rescues at this time,” Tepper points out. “The shelters are totally empty so we have a lot of clients that are working from home and settling in with their dogs and they realize, ‘Hey, I need a dog walker.’” But the meet-and-greet approach has provided some form of opportunity because people

He has angrily denied he’s seeing other women and refuses to discuss it further. I’m in love with him and I want to believe him. --Benefit of the Doubt?

MODERN MILLINER Hat maker Nick Fouquet puts his spin on a time-honored tradition

By Kamala Kirk For centuries, hats have served as a form of fashion and function, symbolism and status. Recent years have seen a resurgence in hat wearing thanks to modern artisans like Nick Fouquet, a Venice-based hat maker who is known for his creative custom designs that have been worn by everyone from Madonna to Pharrell Williams. A global nomad, Fouquet was born in New York City and moved to the Southwest of France when he was 2 years old. He lived in Florida for a period of time, attended boarding school in New England, and did stints in Patagonia and Colorado between his world travels. Fouquet visited Los Angeles on several occasions, but it wasn’t until he stayed with a friend in Venice Beach that he realized he’d found home. “During previous trips to LA, I’d go to Hollywood, which I didn’t identify with,” Fouquet says. “But Venice was a community of artists, surfers and skaters, and had people like Dennis Hopper living there. It was like a Utopia that I’d always dreamed about. I grew up with the ocean next to me and I need that connection. Venice is everything I love—it’s gritty, it’s fancy and it’s got heart. It’s always been a super creative place filled with incredible energy. When I left, I knew I had to come back; this was my spot.” In 2008, Fouquet returned to LA, where he was taken under the wing of Christophe Loiron, founder and designer of California-based brand Mister Freedom. Fouquet, who always had an affinity for style and design, learned the production process hands-on, working with industrial sewing machines, embossing leather patches on denim jeans, doing silk-screening and performing other tasks. One day Fouquet was walking down the street when he noticed a man wearing a unique Western hat. When Fouquet asked him where he got it from, the man said that he made it, and that’s when a lightbulb went off for Fouquet.

“While I was working with Loiron, I had this entrepreneurial spirit and knew that I eventually wanted to do my own thing, I was just trying to figure out what it was,” Fouquet says. “I had no idea that there was this whole craft behind making hats. After doing some research, I realized that the market for headwear was underdeveloped and unsaturated. That’s when I saw potential in the modernization of hats.” Since launching his business in 2011, Fouquet has come a long way from making hats out of a small basement workshop in Venice. Over a decade later, he has expanded his operation, which now includes a storefront and production studio on Abbot Kinney Boulevard. In December, he will open a second
location in Aspen and plans to launch a third store in Mexico City in 2021. “I used to live in Aspen and have done a lot of trunk shows there in the past, so it’s been on my radar as a second location for years,” Fouquet says. “It’s a culture that really understands headwear. Our store is right in the center of town on Hyman Avenue and Giorgio Armani opened up directly across the street from us. Aspen has become such a destination, especially during this pandemic. We’re also looking at Mexico City, it’s another place that understands what we do.” Every hat that Fouquet makes features his own unique twist and captures his eclectic style. A hat can take anywhere from a day to a week to make, and he
incorporates multiple techniques and tools including electric sanding machines and blowtorches to create an aged, worn-in look. He also adds unique accoutrements that range from feathers to dead stock linens and fabrics, along with his signature matchstick that he puts in every hat. “Hats are like the various characters that come in to get them, they’re all different,” Fouquet points out. “I’ll always do something unique for my clients, they have to be bespoke on some level.” In addition to custom designs, Fouquet makes ready-to-wear hats, which are sold at his store and major retailers including Neiman Marcus. He releases several collections each year, and has created hats for Paris runway shows and Italian design houses such as Borsalino. “When I approach a design, I do a deep dive into a theme or an idea,” Fouquet shares. “Sometimes I’ll base a hat off a
fictional character that I create and then I’ll think about what he would wear, what kind of car he would drive, the other characters that are in his world and so forth. I build this movie in my head, which becomes my vision and world for the collection. Other times there’s no rhyme or reason to the creative process, it just feels like some sort of divine inspiration.” When he isn’t working on custom creations for clients or collaborating with other brands, Fouquet enjoys spending time outdoors amidst nature, surfing at the beach and traveling. “Traveling is a way for my mind to run free,” he says. “My brain gets overly activated when I’m in a new place and looking at new people, it hits on all the senses. Because of COVID-19, I haven’t been able to travel like I used to, but I go on day trips
and travel a little bit here and there. I need it for my soul, personally.” At the moment, Fouquet looks forward to continuing to expand his brand and plans to move into other categories beyond hats. “My dream has been to express my vision to the world and I’ve done it for so long with headwear, now I want to continue to write my story,” Fouquet says. “As a brand, we’ve been able to touch so many different demographics of people. I’ve worked really hard to get to where I am now. I didn’t get into the hat making game to become rich, it was something that spawned out of a passion. The genesis of LAPD Wives Support Black Lives surfaced out of concern for my family, my husband and the societal stigma that police officers face because of police violence. I have faith that there are many police officers within the Los Angeles Police Department that do have concerns and believe Black Lives Matter, but their voices are thwarted due to the lack of support from fellow officers for the police officers and their families who outwardly support Black Lives Matter. A few months ago I expressed concern to my doctor for the disproportionate impact of the coronavirus on Black, Indigenous and People of Color (BIPOC). He said that he has had many officers come to see him who feel like they cannot come out in support of Black Lives Matter because they will lose their job. They have even expressed that coming out in support of Black Lives Matter could put their lives in jeopardy. Can You Get a Mortgage with Bad Credit? The real estate market remains hot right now, despite economic headwinds. Many people want to jump in and buy a home or upgrade their current home to a new one for good reason. Interest rates are incredibly low, so now could still be a buying opportunity, despite limited inventory and high prices in some locations. If your credit isn’t perfect, you may wonder if anyone will approve you for a mortgage. The short answer is maybe. You aren’t alone if you don’t have great credit. Around 15% of Americans have a credit score from 500 to 599, which is considered poor. Around 10% of people have credit in the range of 600 to 649, which is considered fair. When you’re applying for a mortgage, you’re most likely to be approved with a score of at least 650, although even anywhere in the 600s can make it challenging. If your score is below 500, you’re almost certainly not going to be approved for a mortgage, and beyond that, the following are key things to know. Conventional Mortgages Conventional mortgages tend to have the
strictest requirements as far as your credit score. Freddie Mac and Fannie Mae are two companies offering conventional mortgages. Freddie Mac’s minimum credit score requirement is 660, with a down payment of 3%. Fannie Mae’s minimum score for a 3% down payment is 620. If you make a down payment of at least 25%, you may be eligible for a Freddie Mac conventional mortgage with a credit score as low as 620. The majority of lenders follow similar requirements, because usually after your loan is closed, the lender will sell it to Freddie Mac or Fannie Mae. You should be aware that in the eyes of your lender, there’s a difference between having a low score because you don’t have much credit history and having a low score because of bad credit history. You’re likely to be viewed more favorably with limited credit than with bad credit. If you’re close to the lending cut-off, you should be able to show that you have a debt-to-income ratio of no more than 36%. You will probably also need to show that you have at least two months of cash reserves on hand.

What About an FHA Loan? An FHA loan may be an option for someone with a very low credit score. You can be approved for these loans with a score as low as 500, but you’ll have to plan to put at least 10% down. If you have a higher score, you may be able to put as little as 3.5% down. Aside from VA loans, FHA loans have the least stringent approval guidelines. As such, FHA loans are often used by people after a foreclosure or bankruptcy. FHA lenders don’t have to follow the above credit score requirements. They can require that your credit score is higher for approval. Many FHA borrowers have a score somewhere between 650 and 699. VA Loans For a VA loan, there is no minimum credit score, but you can only get this type of home loan if you’re an eligible service member in the military, a veteran, or the surviving spouse of a veteran. While there’s no set minimum score, individual lenders can create their own guidelines.
Should You Focus on Improving Your Score? If you have less-than-perfect credit right now, you might want to focus on building your score. It can take several months, but it’s very unlikely interest rates will go up anytime soon based on what the Fed has said so far. The Fed says they expect rates will stay around zero through 2021 and maybe 2022, although there’s no guarantee. If you can make even modest improvements in your credit score, not only are you likely to be approved, but you may also get better terms. Focus on paying down your highbalance credit cards, cleaning up any errors, and in the meantime, also try to save for a down payment. If you have at least 10% for a down payment, a lender will see you as less risky.
