ovember in the Valley is a great time of year. We can finally roll down the windows and enjoy the desert air. On that note, it’s also a great time to highlight the Airpark’s automotive industry, one of Scottsdale’s critical economic drivers. In

Driving Success issue, we examine the fascinating world of exotic cars. The Airpark is home to a number of high-end dealerships and customizers. We sat down with a few to find out what buyers like and in the process learned about some of the steps dealers take in order to pamper their affluent customers. These buyers are treated more like clients, with dealerships going out of their way to take care of them, including providing trips to a New York design center and even a trip abroad to tour a Ferrari factory in Italy. After three successful auctions, BarrettJackson will not extend its three-year agreement with Hot August Nights to return to Reno in 2016. Craig Jackson, chairman and CEO of Barrett-Jackson, says the three years were a “great and exciting run,” and added that it was a difficult decision. “I am thankful for all the hard work and dedication that Hot August Nights, the community and all those involved put forth to make the events memorable and exciting,” Jackson says. The 2015 Hot August Nights Auction grew to over 40,000 attendees, including more than 15,000 people on Aug. 7 alone—a single-day record. The three auctions also combined for over $1.1 million benefiting charities both locally and nationally. In other news, Barrett-Jackson will bring the World’s Greatest Collector Car Auction to the northeastern United States at Mohegan Sun, an entertainment, gaming, dining and shopping destination, in Uncasville, Connecticut, June 23 to June 26. Healthcare Trust of America Reports Strong Earnings
Healthcare Trust of America, a real estate investment trust, reported 38 cents earnings per share for the quarter, hitting analysts’ consensus estimate of 38 cents, according to AZ Business Magazine. The firm earned $99.3 million during the quarter and quarterly revenue was up 10.7 percent. During the same quarter last year, the company posted 36 cents EPS.

Legacy Flight Training has partnered with Redbird Flight Simulations to offer training in Redbird’s full-motion simulators, the first of which was recently delivered. China Mist Tea Co-founder Runs for City Council
The co-founder of the Airpark-based China Mist Tea Co., Dan Schweiker, is running for the Scottsdale City Council. DRIVING SUCCESS Exotic car sales in North Scottsdale send tax revenue to Phoenix, but they drive salespeople, customizers to boost the Airpark as a hub of high-dollar automotive power.
C
had Morgan gently opens the door of the $388,000 2015 Ferrari F12 Berlinetta, painted in an exclusive shade of black called Nero Pastello, and waits as the customer slips comfortably into the beige leather driver’s seat. Then Morgan does what few other car salesmen do: He keeps his mouth shut. He waits quietly as the customer runs his hand across the sport leather steering wheel, gazes up admiringly at the Alcantara suede on the inside roof and plays with the controls on the Harman Kardon wireless audio system. Only when the customer asks a question, about the curious-looking rotating
By Jimmy Magahern dial on the right side of the steering wheel, does Morgan offer expert information. “Those are all your transmission and suspension settings,” he says, authoritatively explaining the selectable dial that allow drivers to fine-tune the overall “steering feel” of the car depending on road conditions or, more often than not, the driver’s aggression level. “You have ‘Wet,’ which will put it into auto mode and shift gears at lower RPMs. Then you have ‘Sport,’ which will shift a little faster. And then,” Morgan adds, betraying a bit more enthusiasm, “you have ‘Race,’ which will really hammer down on the tranny whenever you change the gears

and give you a really tight suspension. This is pretty much the flagship Ferrari at the moment,” he continues, finally hitting his stride. “That’s a 740 horsepower naturally aspirated V12 under the hood. It’s a monster of a car.” As general manager of Scottsdale Ferrari/ Maserati, Morgan is a consummate pro at selling the select group of only 52 to 55 new Ferraris the dealership—the biggest in the United States—receives each year (most models are consistently on a two-year waiting list). It’s a job that Morgan admits involves little traditional car selling. “A lot of these people already know what

they want when they come in here, and they just want somebody to basically make them feel comfortable in buying it,” he says. “In a sense, you’re selling yourself more than selling the car.” Michael Famiglietti, senior vice president of manufacturer relations for Penske Automotive Group, which operates Scottsdale Ferrari/Maserati as well as 13 other premium auto dealerships on Scottsdale Road just south of the Loop 101, agrees. “If you have to sell a Ferrari to someone,” he says, “then that’s not a true Ferrari customer.” Famiglietti, who splits his time between the Scottsdale dealerships near his home and Penske’s Bloomfield Hills, Michigan, headquarters, clarifies. “Ferrari customers are very passionate. They know what they want. They typically follow the brand in motor sports, they know the models, they really understand the brand. In many cases, they know as much about the car as we do. It’s just a matter of meeting their expectations and getting the car for them and giving them a great buying experience.”
That elusively pleasant and, at best, exhilarating car buying experience—low pressure, uncommonly accommodating and often, let’s be honest, pampering—is the unique enticement offered at all of the high-end dealerships at the North Scottsdale Auto Mall (sometimes called the Scottsdale 101 Auto Collection), which, besides the Ferrari and Maserati brands, also includes Acura, Audi, Aston Martin, Bentley, BMW, Bugatti, Jaguar, Lamborghini, Land Rover, MINI, Porsche, Rolls-Royce and, in perhaps a nod to attainability, Volkswagen. Built in 2002 on 41 acres previously occupied by the Chauncey Arabian Horse Ranch, the crescent-shaped auto mall— complete with a race car museum, two test tracks and a cafe—was designed as the crown jewel of modern auto malls owned by 78-year-old racing legend Roger Penske, which now ranks as the second largest dealership group in the world. Ironically, although all the dealerships incorporate Scottsdale into their names, they’re technically located in Phoenix, the city that benefits from all the tax revenues
generated by sales of those quarter-milliondollar cars—a thorny issue for the City of Scottsdale, which was understandably thrilled when the new Mercedes-Benz dealership opened in January 2014 on the southeast corner of Scottsdale Road and Highland. “It’s an entirely different experience from buying a car at a regular dealership,” says Morgan, nodding in the direction of Frank Lloyd Wright Boulevard to the south, where the lowly Chevy, Dodge, Buick, Ford and Hyundai salespeople toil. “Especially when customers are ordering a new car. They get to come in, spec out their car, choose the leathers and the paint and different trims. They pick the wheels, stitching, piping on the seats. We offer an opportunity for them to fly to New York to visit the design center Ferrari has there to create specialty designs, and they can even fly to Italy to tour the factory and do tailormade customizations, some really one-off things. the door of the Berlinetta as punctuation. “We’re not going to take the keys to your old car and throw them on the roof, like in some of those old stories you hear about Ford dealers. You want to make the experience very pleasurable. “But you also want to sell cars,” he allows. “It’s delicate.”

A few years back, Bobby Perich noticed a certain “lifestyle gap” between his salespeople and the customers who came into his dealership, Jaguar/Land Rover North Scottsdale, to test drive the new $150,000 F-Type Coupes and Range Rovers. So, in what he called an “out-of-the-box” idea, the creative-thinking general manager began taking employees to lunch at Capital Grille and to The Ritz-Carlton for afternoon tea. “We took them to the very formal high tea sitting at The Ritz-Carlton, they got to drive the cars that we sell, get valet parking and concierge service,” he says of the Phoenix hotel that is now closed. “Because I wanted them to experience the level of luxury our customers are accustomed to. We can talk about how customers expect to be treated, but if our salespeople have never experienced

that themselves, how do I hold them accountable?” More important than learning high tea etiquette, however, Perich equipped his staff with the one quality that the well-to-do really demand in car salespeople: an ability to close the deal without calling in the sales manager. “I found out years ago, when I was out there talking to customers myself, that what the customers who have the kind of money to buy these cars often say is, ‘Hey, can I just deal with you? Because I like dealing with decision-makers,’” says Perich, who started with Scottsdale Jaguar 20 years ago, back when the dealership was on East McDowell Road in South Scottsdale. “I realized in short order that a good high-line car salesperson needs to be—and this is going to sound cliché—empowered. To answer questions, make decisions, show numbers, justify pricing, and really go A-to-Z in a car deal. Because the customer who can afford these kinds of cars isn’t going to deal with somebody who can’t make a decision.” Famiglietti says the salespeople at all of the Penske premium dealerships go through a very rigorous training process by Penske followed by completion of between 20 to 25 online courses plus about five on-site courses before they’re even allowed to step out on the showroom floor. The general manager of Scottsdale Ferrari/Maserati, Chad Morgan says his job utilizes very little traditional car-selling techniques. taught is that you can’t tell who can afford an exotic car by the way they’re dressed, especially in the casual Southwest. “You can’t pre-judge income,” Famiglietti says. “Money has no look.” Exotic car buyers today also, thankfully, have no particular gender. “Sports cars, traditionally, might appeal more to men,” allows Famiglietti. “But we’re seeing a lot of women buying today for themselves. The Bentley business is very mixed, the Porsche business, Aston Martin.” This month, Bentley is even introducing its first SUV, the Bentayga, a four-to-five seater with a turbocharged 600 horsepower engine capable of going from 0 to 60 mph in four seconds, making it the quickest SUV in the world. Michael Winkler, Bentley Motors CEO, says the Bentayga should appeal to women as well as to family men who have trouble justifying an expensive sportscar purchase to their better halves. “Men will never admit it, but they still need their wives’ permission,” Winkler says, with a laugh. “And going into a segment that adds a degree of practicality to what is, at the end of the day, always a very self-rewarding, sometimes even selfish, purchase, widens the acceptance of such a decision.” It also solves a problem of garage space. “Every current Bentley owner has somewhere between four and six, sometimes seven cars in the garage already,” Winkler adds. “And two of those, typically, are premium, upper-end SUVs.” With the
Bentayga, he suggests, owners get a sport scar and family car in one.
Personal Best
For Ronn Maxwell, selling exotic Ferraris or Lamborghinis to the Valley’s elite is not enough. The 63-year-old Texas-bred entrepreneur, who spent years working as a mechanic customizing one-off Porsches and other luxury rides for affluent clients, wants to build and market his own top-line revolutionary sports cars in the flight path of the Scottsdale Airport. Maxwell made his mark in the motor sports world in 2008 when he, with the help of a veteran engine builder, a video game designer and a former Dell executive, built the Scorpion, a 400-horsepower, hydrogen fuel-injected “eco-exotic supercar” capable of reaching speeds of nearly 200 mph while getting a surprisingly fuel-efficient 40 mpg. Then-California Gov. Arnold Schwarzenegger test drove the root beercolored prototype and liked its green engineering and, according to Maxwell, its “wide rear end,” a product of the large Ferrari-like side-intake vents. The car got raves at the SEMA trade show in Las Vegas and close to 400 pre-orders at a list price of $150,000. Then the recession hit, and Maxwell put the business on hold, eventually relocating from Horseshoe Bay, Texas, to the Scottsdale Airpark in September 2014. Now he’s …continues on page 23

If they’ve got a really nice idea that’s really functional and innovative, we’ll put it on our car. Because I know what it’s like to be told ‘no.’” That creates a perfect opportunity for customizers like Jon Firpach, whose Airpark business, GoodSpeed Performance, installs superchargers, turbo upgrades, customized suspension, big brake kits and other aftermarket modifications on exotic German and Japanese imports. Firpach, who personally specializes in customizing Porsches, Audis, Mercedes-Benzes and BMWs, says he gets a lot of referrals from the Scottsdale

Event organizers are hoping to raise more than the $63,000 it collected last year for Phoenix Children’s Hospital. That wasn’t the final tally though. “Mr. Parsons was originally going to match it, but he upped the ante and matched it five times over,” Roessing says about the GoDaddy founder. “That was pretty exciting. Because of the great work of the hospital, the Bob and Renee Parsons Foundation is happy to continue to support the efforts.”

Harley-Davidson is an icon around the world. “It started in America’s heartland,” he says. “It survived World Wars. The first soldier to go into Germany was on a Harley Davidson. “There’s so much history of HarleyDavidson that goes hand in hand with the stars and stripes—and even some of the riders. Some of their earliest memories are of their father or grandfather on a Harley-Davidson. This year’s event will offer a peek inside the new, 150,000 square-feet HarleyDavidson of Scottsdale, which is the largest Harley-Davidson dealership in the world. The facility is open seven days a week and master technicians are there every day. Harley-Davidson of Scottsdale has the largest inventory in the state. General manager Doug Roessing says it was designed to be a true entertainment space and includes creative amenities such as a wedding chapel, tattoo parlor and stateof-the-art movie theater. The additions have been a hit so far. Roessing says there aren’t too many short visits. Instead, patrons are staying for a couple hours or even half days to take everything in. “We’ve seen the traffic flow from tattoo artists and seekers alike,” Roessing says. “We’ve already had, in the short time since we’ve opened, two service customers went ahead and got a tattoo while they were waiting. The bike was finished being serviced long before the tattoo was ready.” Parsons will officiate the facility’s first wedding during the grand opening event. The fun doesn’t stop there. “Sons of Anarchy’s” Kim Coats, who plays “Tig,” will also make a special appearance and sign autographs at the dealership.

ones we’ve got,” Hiegel says. “What I want to do is guide our members. “We have to look like what Scottsdale will look like in the future and look at what the needs are of the new members.” Hiegel comes to the Chamber from Greenberg Traurig, an international law firm in Phoenix, where he was the director of marketing and business development. Hiegel brings experience in brand management, market identification and segmentation to increase market share for the companies he’s worked for, and a broad perspective on local, regional and global markets. That extensive mix of knowledge at different levels will help Chamber members, according to officials. Bryce Lloyd, market president of FirstBank and chairman of the Chamber’s Board of Directors, says Hiegel’s “marketing and business acumen will serve our members well.” Adds Eric Larson, who served as interim president and CEO: “One of Mark’s perfected skills is connecting people and ideas with action and results. His impact on the Chamber and our members will be immediate and powerful.” His international background can help the Chamber expand its global reach. Prior to his work with Greenberg Traurig, Hiegel worked for Pepsi Cola in the 1980s, working throughout the United States, at its corporate headquarters in New York, including a stint as an on-premise managing director responsible for 13 countries in Singapore until 1992. Hiegel then, as he puts it, “took my big business skills to a small business” at Drackett Lavidge, an ad agency in Phoenix. Hiegel worked at Drackett Lavidge as a general manager, then Hiegel became a partner and the company name changed to Lavidge Hiegel Communications. Hiegel was CEO for Lavidge Hiegel in the mid to late 1990s, then sold his half of the business to Mike Baumeyer. In the 2000s, he was a managing partner in Arizona for R&R Partners working on business development. Hiegel says that company’s revenue increased from $2 million to $40 million and four or five employees to 40. Hiegel ran his own consulting firm between 2009 and 2011, was the national director for Make-A-Wish in 2011 for one year, then went to Greenberg Traurig. That law firm has 37 offices and 1,800 lawyers. Hiegel, who earned an MBA from ASU, is an active and past member of more than 20 civic and philanthropic boards.

Hiegel plans to employ a strategic action plan with a renewed focus on membership retention, business development and marketing as the new president and chief executive officer of the Scottsdale Area Chamber of Commerce. to market and promote themselves, and their businesses, products and services. Hiegel has more than 2,000 connections on LinkedIn and says he believes business
owners should expand their contacts online. “Social media is an affordable media. You have to use it effectively to drive business,” Hiegel says. Business owners also have ways to market to other Chamber members beyond the networking events. As part of a sponsorship at an event, members can speak at the lunch to discuss their business and what they do better than other companies, Hiegel says. The Chamber office is also contacting business owners who live in Scottsdale but their companies are located elsewhere. Hiegel wants those companies and their owners to be part of the Chamber, too. Hiegel was asked why companies and their execs move to Scottsdale. “It’s a vibrant community, it’s growing, and has a large number of high tech companies, it maintains a better lifestyle, it’s safe and I think it comes across as progressive,” Hiegel says. He also knows about relocating businesses here, as he has completed two moves with previous companies. Hiegel moved Lavidge Hiegel Communications to Scottsdale and Lincoln roads, then did the same with R&R Partners, relocating that company to the Airpark, on North Pacesetter Way near Pima and Hayden roads in a 20,000-square-foot building the company purchased.
Doing business goes well beyond those signed lease or purchase agreements for property and contracts. Hiegel believes in the integrity of a person’s word and a handshake. “I believe a handshake is more effective than any signed contract,” Hiegel says. Hiegel understands that business owners must operate with contracts to cover themselves legally, but he also understands keeping your word, too, which builds relationships and helps business, he says. He looks for his international experience to help the Chamber as well. Hiegel lived in Singapore for five years and worked in Japan, Korea, China, Australia, India and several other countries. That experience gives him insight on what foreigners may feel when they visit Scottsdale. “They made me feel at home,” he says of his visits to other countries. “I know what it’s like to compete here [in a business] and assimilate into the community.” Those entrepreneurs, whether they are running a high-tech startup or relocating an established company to a new headquarters, need to be welcomed and made comfortable. “Just because you look or talk differently doesn’t make you different,” Hiegel says. “I’d like to encourage them and welcome them with open arms.”

BUILDING ‘PROMISE’ The Desert Southwest Chapter of JDRF to host annual ball at Scottsdale Airport
T
he Desert Southwest Chapter of JDRF has one goal: to progressively remove the impact of type 1 diabetes until the world is free of the health condition. On Saturday, Nov. 7, the Desert Southwest Chapter of JDRF will work toward reaching that goal by hosting the 2015 Promise Ball. The black-tie gala, which begins at 6 p.m., will be held at the Signature Flight Support’s hangar at the Scottsdale Airport. Local FOX 10 TV personality Cory McCloskey will emcee the event, and comedian, actor and talk show host Arsenio Hall will provide entertainment. The theme for this year’s Promise Ball is “Mission Possible.” The event will

Karyn Fortin, development manager for the Desert Southwest Chapter of JDRF, says the annual Promise Ball raises money for research to treat, prevent and eventually cure type 1 diabetes. Since its inception, Fortin says, the Promise Ball galas have raised more than $15 million. “This is the 15th year that JDRF has hosted the Promise Ball, which is open to the public,” she says. She adds that although some people who attend the gala have a personal connection to type 1 diabetes, it is not a requirement.

“It’s a great event and gala, and a portion of the evening is called Fund a Cure, which includes a reverse auction. Donations are 100 percent tax deductible,” she says. Recently, the Desert Southwest Chapter of JDRF was involved in another event related to type 1 diabetes. Nick Boynton, who played 11 seasons with the NHL, including time with the Coyotes and is the team’s radio color analyst, worked with JDRF to organize an On Ice Experience at the Gila River Arena. Boynton, a North Scottsdale resident who was diagnosed with type 1 diabetes when he was around 19, says the Coyotes donated the ice time.
After the On Ice Experience, Boynton says he met with the participants and their families for a question-and-answer session. “It was really nice to see the number of kids that came out, and I find that people want to find out more about my experience with type 1 diabetes and they are curious to learn how I handle it,” he says. “Kids are very resilient and they do a great job with it.” Trevor Reckell, who was diagnosed with type 1 diabetes when he was 8, helped out during the On Ice Experience. Reckell, now 22 and an ASU senior, says the event was “thoroughly enjoyable.” “Any time you can skate at a venue like that it is a fun experience,” he says. Boynton says he was happy to work with JDRF on the event.’ “I’ve done work with them before, and so I got in touch with them to get the kids out onto the ice. (He currently lives in Maricopa.) He
moved temporarily to Prescott in 2012 for treatment at the VA hospital there. “I saw the hospital release veterans back into society without any connection to the community, without any help. I had issues when I separated from the service. I’ve been there and lived it. I decided to help,” Whitford says. Whitford came up with a three-part plan: • Contact 30 vet-friendly businesses and offer to work for each of them one day, in return for payment going directly to his nonprofit. • Use the proceeds to employ a group of veterans in a project benefitting the community. • Use the networking among the 30 employers to secure regular jobs for at least some of the vets. Whitford’s 30 employers included three Airpark businesses: Caliber Wealth Management, Fender Musical Instruments and Executive Aircraft Maintenance. Working 30 different jobs was the fun part, Whitford says. Linking the employers to appropriate vets-for-hire is the more challenging task. “It’s not as easy as people might think. I’m trying to match the needs the company has with the skills the veteran has. Every person who meets with a company, I will meet with them first, because I am personally invested in that company,” Whitford says. Three match-ups have already taken place: Caliber Wealth Development hired a Navy veteran, Western Window Systems hired an Air Force veteran, and Quality Transportation Services of Arizona hired a Marine veteran, all because of Whitford’s project. “We know the vets very well, and know the situations facing our vets,” says Dana McWilliams, managing director at Quality Transportation Services. QTS serves the veteran and senior communities by providing nonemergency medical transportation. “We’re one of those things you don’t notice until you know about us,” McWilliams says. “We’re the niche market between an ambulance and a taxi. Many of our clients are wheelchair-bound or stretcher-bound.” When Whitford approached QTS, it was a “no-brainer,” McWilliams says, and the company hired Marine veteran Keegan Cooley as a dispatcher. Whitford’s campaign culminates with what he calls “Operation Serving Our Community.” That’s when the 15 vets he hires with money earned at 30 jobs will work painting the perimeter wall at Habitat for Humanity in Avondale. They
will work there Nov. 6 through Nov. 7, and Nov. 9 and Nov. 10, but on Sunday, Nov. 8, the vets will shift their focus to American Legion Post No. 1 in downtown Phoenix. There, with the assistance of a second nonprofit, they will build a much-needed handicapped ramp. With those hard-working vets assembled at one location, Whitford has also decided to turn the workweek of Nov. 6 to Nov. 10 into “an impromptu job fair” by inviting human resources officers from a variety of Valley businesses to the work sites for interviews. The last of Whitford’s 30 jobs, hosting at a restaurant, actually overlaps with the
vets’ workweek. It will take place from 5 p.m. to 10 p.m. Saturday, Nov. 7, at Alexi’s Restaurant, 3550 N. Central Ave. The public can help Whitford’s final push for funds by making donations to that night’s buffet (suggested amount: $12), which will go to Vets2Work. This is a new journey for Ebner, who worked as a computer network engineer before securing Shona Salon & Spa, and Ray, who continues to be employed as an OB-GYN. “We were looking for a business,” says Ebner, who lives in Laveen. “This business came up and it seemed interesting, something new. It was already a salon and spa, but we took it over and made a bunch of changes.” Ebner’s background may not sound like a fit with Shona on the surface. But drill down and he’ll discuss working in the modeling and acting fields. “I used to own a modeling agency a long time ago,” he says. “I was kind of familiar on the other side of the beauty industry. Still, it is quite a departure from what each one of us is used to doing. “I rely a lot on the girls who are here and their expertise and with a lot of the pricing. The operational part, businesswise, that’s my degree.” The salon has been open since July 7, but celebrated its grand opening with a VIP party on Oct. 1. Ebner says Shona Salon & Spa doesn’t necessarily have one signature treatment, but several. He called the Shona Signature Pedicure a “pedicure plus” because of the extras that are thrown in.

We’re conditioned to do so.” Sometimes that doesn’t work out and Ebner finds the business isn’t customer focused. CAN-do Attitude Race for the Cure makes an impact on breast cancer

ith encouragement from Gov. Doug Ducey, Valley residents continued to “Race for More” in this year’s Susan G. Komen Phoenix Race for the Cure to combat breast cancer in October. Ducey encouraged the state to take action by proclaiming October Breast Cancer Awareness Month in Arizona, following the national declaration. “It is appropriate that a month should be set apart each year for the attention of the community to be directed toward the importance of breast cancer education, research, screening, treatment and

support for all those impacted,” Ducey states in his proclamation. “I further encourage citizens to make a renewed commitment to following recommended screening guidelines and organizations and health practitioners to use this opportunity to promote awareness about breast cancer, proper health and encourage annual mammograms and screening.” In his statement, he shared the reality of breast cancer in Arizona: A projected 780 people died from breast cancer and 4,520 new cases were diagnosed in 2014 alone.
Events like the Komen Phoenix Race for the Cure required more than 700 volunteers and five months of planning. Forty-one local sponsors and six national race series sponsors, along with over 200 race teams, supported Breast Cancer Awareness Month with booths, coordinating teams and fundraising money.
The community can make a positive impact locally by supporting breast cancer organizations like Susan G. Komen Central and Northern Arizona (Komen CAN AZ) to help fund education, screening and treatment programs for uninsured and underinsured women and men. With its signature event, the Komen Phoenix Race for the Cure on Oct. 11, Komen CAN AZ raised $1 million to fund these community programs as well as breast cancer research. “The ugly reality is that breast cancer
affects us right here in Arizona,” says Heather Roberts, executive director of Komen CAN AZ. “So Komen CAN AZ focuses on filling the breast health and breast cancer needs of our local community. “Every single person who participated or contributed to the 2015 race will help us make a significant impact in the local fight against breast cancer. It’s a powerful thing to have over 10,500 people come together to ‘Race for More’ breast cancer resources, research and treatment.” The $1 million raised will go toward
the Komen promise to end breast cancer. Seventy-five percent of net funds raised will fund breast health programs in Central and Northern Arizona for those who would otherwise not have access to screening and treatment. The remaining 25 percent will go toward international breast cancer research grants. Community members can donate to Komen CAN AZ year-round, so opportunities to support the organization extend beyond the month of October.

Mark Teahen, a former infielder for the Kansas City Royals and the Chicago White Sox, and his wife, Lauren Teahen, have organized the Driving Out Domestic Violence fundraiser for the fifth year in a row. Arizona Diamondbacks executive and former reliever J.J. Putz will host the gala. Mark explained that he and Lauren have a very personal reason for wanting to raise money for the domestic abuse shelter. Lauren’s mother was a survivor of domestic violence, he says, and the couple is devoted to doing whatever they can to raise money to help the cause. “It is our motivation for doing everything,” Mark says. Lauren was born and raised in Scottsdale, Mark says, and so they decided to focus their efforts here. “She began to look for a domestic abuse shelter that covered every aspect of dealing with the issue. Chrysalis shelters the victims and also helps to rehabilitate the offenders and helps people transition back to the real world,” Mark says. After Lauren volunteered at Chrysalis for a day, Mark says she came home and says, “I think we can help them in a
bigger way.” The couple discussed hosting a fundraiser for Chrysalis. Mark says when he and Lauren approached the staff there with the idea, they were very enthusiastic and asked the Teahens to set a goal of raising $70,000. “We just looked at each other and thought, ‘We’re not sure how we are going to pull that off.’” For the first Driving Out Domestic Violence event five years ago, Mark recalled, the gala half of the fundraiser was held in the couple’s own backyard. “We were able to fit everyone in our yard, and we were able to reach that $70,000 goal. It was just amazing,” Mark says. That first fundraiser was so successful and enjoyable for the many athletes who attended, they all wanted to make it an annual event, Mark says. “Usually there are just one or two athletes at an event like this and they feel like they are in the spotlight, but in this case the athletes outnumbered everyone else,” Mark says. He began to reach out to other friends in the MLB to see who could help with the
annual fundraiser. “In the last four years, we’ve raised around $800,000 for Chrysalis. We will go over the million dollar amount this year, which is also amazing. I know it’s kind of a cliché, but if we can help just one person it is totally worth it. And fortunately, we’ve helped far more than just one.” Mark says he and Lauren, who also co-own Sorso Wine Room in the Scottsdale Quarter, plan on continuing to organize the annual Driving Out Domestic Violence fundraisers. “Our hope is that one day there will be no need for a place like Chrysalis, but it’s definitely gratifying to see the event grow and how many people we have been able to help,” he says. “Domestic violence is an issue that is often swept under the rug, and Lauren says it was something that her mom always carried with her for her whole life. here are many issues to evaluate when determining the best choice of entity for your needs. Whether an LLC is the right entity for you will depend on a variety of factors. In general, individuals form entities for two primary purposes: liability protection and tax considerations. In some instances, the form of entity may be driven by state regulation of a certain profession. For example, the Arizona Department of Real Estate will only allow licensees to hold their real estate license in a PC or PLLC because the Arizona Revised Statutes specifically provide that a licensed individual rendering professional services through a PC or PLLC is still personally liable for their actions. There are other professions in Arizona that have similar regulations. If you are engaged in a licensed profession in the state of Arizona, you must determine whether there are any specific requirements regarding the type of entity under which you can conduct your business. The most common areas in which I assist clients with entity formation are real estate investment and starting a new business. While a corporation, LLC or limited partnership will each provide its underlying owners with a layer of protection from personal liability, the tax ramifications to the owners of investment real estate or a business may be significantly different depending on the type of entity chosen. In addition, I work with many Canadian real estate investors who have unique crossborder taxation issues that will affect the type of entity chosen. Unlike a U.S. investor whose income from an LLC is generally treated as partnership income, the Canada Revenue Agency does not recognize an LLC for tax purposes. Therefore, I always recommend consultation with an accountant, CPA or other tax adviser to evaluate the tax considerations for your particular situation. In addition, if you obtain financing to purchase investment real estate or a business, your lender may dictate the type of entity required, including the underlying structure. Once the form of entity is chosen, there is still work to do. Not only must you file the appropriate documents with the Arizona Corporation Commission or the

Arizona Secretary of State, but depending on the type of entity chosen, you may need bylaws, a shareholders agreement, an operating agreement or a partnership agreement. These are the documents that will set out the procedures for management, meetings, voting, transfers of ownership, purchases upon death, buy-sells, etc. There are many issues to consider if the entity has multiple owners, and it’s generally best to get these issues agreed upon and documented when the entity is initially formed and all owners are getting along. At this point, you may be saying to yourself, “This sounds like a lot of work and may cost a lot of money. Maybe I will just purchase liability insurance.” First of all, it won’t necessarily cost a lot of money to form an entity. I typically provide these services on a fixed-fee basis. In addition, while it is prudent to purchase liability insurance and your lender may require you to do so, insurance alone is not sufficient to protect you. For example, your liability insurance policy will contain certain exclusions from coverage. If you own the property in your personal name and an event occurs on the property that is excluded from coverage, you can be held personally liable for any damages. Finally, insurance companies can deny claims. In the event that you only obtain liability insurance and the insurance company denies the claim, you can also be held personally liable. Choosing the correct form of entity is an important decision. Take your time, do your homework and consult with a professional to guide you through the process. Howard J. The Baltimore Orioles were the first team to play at Scottsdale's ballpark, 1956-1958.

magine the town’s excitement on Sunday, Nov. 20, 1955. Stars of Major League Baseball teams were here to play in the inaugural event at the brand new Scottsdale Ballpark. The Scottsdale Optimist Club band, “Umbie’s Crumbies,” warmed up the crowd of 10,000 as an inspection party of local officials welcomed Scottsdalians to their new sports facility on undeveloped Osborn Road. During the exhibition game, Cincinnati Reds slugger Ted Kluszewski hit the first homer out of the park on a pitch from Jim Wilson of the Baltimore Orioles. Sixty years, a complete rebuild and thousands of events later, Scottsdale Stadium continues to be the epicenter for international sports, community celebrations and public and private functions of all types. Although it’s best known for baseball, Scottsdale Stadium is, or has been, home to professional

soccer, rugby, concerts, memorial services, weddings, Fourth of July fireworks, sleepovers, corporate events, Scottsdale Leadership seminars, walk-a-thons, culinary events, town halls and so much more.

• In 1954-55, the Civic Coordinating Council of Scottsdale (an umbrella organization representing the town’s major nonprofit groups) purchased land now occupied by Scottsdale Stadium from farmers Clara and Harry Poppe and Adobe House Guest Ranch owner Mildred Barthalow for use as a town recreational site. • The Scottsdale Baseball Club organized on or about May 1, 1955. Its mission was to build a ballpark so that a Major League Baseball team could be attracted to hold its Spring Training games in Scottsdale, and become part of the small but

Initial contact was made with the Baltimore Orioles, who expressed interest. Founding members of the Scottsdale Baseball Club Board of Directors included: Bill Weirich, president; Jack Stewart, vice president; Jack Adams, secretary; R.B. (Rollie) Feltman, treasurer; and George

Botsford, Ray Rubicam and Walker McCune as directors. • The Scottsdale Baseball Club met at the Pink Pony and came up with a plan. They leased land from the Civic Coordinating Council, and pre-sold box seats to help raise money to build the ballpark on Osborn Road.
• Ground was broken for the 3,000-seat Scottsdale Ballpark on June 20, 1955. Construction cost was $72,000, paid for by pre-selling seats, negotiating contractor dispensations, a donation from the Civic Coordinating Council and personal loans by members of the Baseball Club. Construction was completed in October 1955. • Charlie Briley—Pink Pony owner, Scottsdale Baseball Club member and funder of the ballpark’s first scoreboard—recalled the Nov. 20, 1955, preview party in the March 5, 1991, issue of the Scottsdale Progress: “It looked like Yankee Stadium to me that day, the park was beautiful and the folks loved it.” • In late February 1956, the Baltimore Orioles became the first team to hold Spring Training in Scottsdale Stadium, returning through the 1958 spring preseason. Brooks Robinson began his 23-year tenure with the Orioles here. Arizona Gov. Ernest McFarland threw out the first pitch at opening day, March 9, 1956, and the Orioles beat the Chicago Cubs. The Cactus League was comprised at the time of only four teams: the Sox, San Francisco Giants, Chicago Cubs and Cleveland Indians. • In 1960, the Town of Scottsdale entered into a lease/purchase agreement on the Civic Coordinating Council’s 27 acres of land, and an improvement agreement between the Town and the Scottsdale Baseball Club. The Town, and later the City, made the ballpark bond payments until 1970, and maintained the ballpark’s grounds and facilities. • At the urging of the senior members of the Baseball Club, a new, younger
with children and students admitted for 50 cents. Scottsdale Baseball Club members ran the ballpark. • After Spring Training, the ballpark was used by the Scottsdale Blues men’s baseball team. Arizona’s Official Historian Marshall Trimble often speaks of his time as a member of the Glendale Grays team, playing against the Blues in the then-new Scottsdale ballpark, and imagining the Orioles playing on the same turf. • The Boston Red Sox replaced the Orioles as Scottsdale’s Spring Training team in 1959, staying through the 1965 spring season. Ted Williams played his last

group of businessmen formed in 1961 to support and promote sports in Scottsdale: the Scottsdale Charros. One of their first hands-on ballpark projects was to paint the entire facility one Saturday in February 1962. The Charros formally assumed responsibility for hosting Spring Training in late 1964, signing a contract with the City of Scottsdale, which now owned the ballpark. • In October 1964, the Los Angeles Angels contracted to use the ballpark for a fall instructional league. • December 1964 was a low point for Scottsdale’s ballpark. First, the Boston Red Sox announced they were moving their spring games to Florida after the 1965 season, then there were several fires blamed on vandalism at the ballpark. • While the Scottsdale Charros and the City were scouting a new Spring Training team, the 1966 spring season came and went without a major league team in residence. The University of Michigan baseball team, however, held its spring training at the Scottsdale ballpark, and the Chicago Cubs held fall instructional league play in Scottsdale. • Scottsdale, the Charros and Chicago fans welcomed the Chicago Cubs as the new spring residents of the Scottsdale ballpark in March 1967. California Gov. Ronald Reagan attended a game that year, as did his mother-in-law Edith Davis. Cubs manager Leo Durocher and players like Ernie Banks, Ron Santo, Fergie Jenkins and Billy Williams drew big crowds to the expanded 4,200-seat ballpark. • During the Cubs’ inaugural season at Scottsdale’s ballpark, members of the Baptist Hospital of Scottsdale, located across Ballpark Plaza (now Drinkwater Boulevard), began parking cars at Spring Training games. Donations from drivers helped pay for hospital equipment and patient amenities. and baseball fans. • During the 1960s and 1970s, Scottsdale’s Fourth of July fireworks were held at the ballpark, sponsored either by the American Legion or the Scottsdale Jaycees. • By the 1970s, the wooden ballpark was showing its age, and the Cubs complained about its deteriorating condition. There was talk about relocating the ballpark; a site in Paradise Valley that was part of McCormick Park on Scottsdale Road was one suggestion. It was decided that the current location was best, and improvements would be made to the existing structure and grounds, partially funded by a “bed tax” enacted by voters in 1977. • D espite the pending ballpark improvements, the Cubs opted to move to Mesa after their 1978 spring season. Charlie Finley’s Oakland A’s quickly stepped in as a spring replacement in 1979, staying for three March seasons. • The San Francisco Giants and the Scottsdale Charros announced in spring 1979 that the Giants would move to Scottsdale, beginning in March 1982. The Giants loved Scottsdale, but not so much the aging ball park. The city, the Mayor’s Baseball Committee and the Charros recommended a complete rebuild, and bond funding for a new
$8.4 million multipurpose stadium was placed before Scottsdale voters in November 1989. One of 12 bond propositions on the ballot, the stadium issue passed with a 70 percent approval. • Following the 1991 Giants’ spring season, the 1955-vintage ballpark was demolished, and a state-of-theart, 10,000-seat brick stadium rose in

During a 2014 exchange program, a Taiwanese Little League team played in the stadium. Many local Little League teams and Scottsdale area high school baseball teams have played here. The Seniors Softball World Series had often played here, as well as the World Baseball Classic in 2006 and 2013. The Charros have hosted thousands at the Youth Baseball Luncheon and Clinic during Spring Training. • One particularly poignant event took place at Scottsdale Stadium on Sept. 13, 2001: a communitywide candlelight

Slouching Toward Global Recession By Thomas K. Brueckner
C
iting “global growth concerns,” Janet Yellen’s Fed elected to leave interest rates at record low levels for the 55th straight meeting recently. It’s now been 81 months since the last hike. So what does the Fed see that should concern us?
China
In less than three weeks in August, the Shanghai Composite lost 36 percent of its value. In a desperate attempt to maintain its markets, its economy and credibility, the Chinese government delisted over half of the companies on the composite, forbade officers of its companies from selling their own stock for six months, halted all IPOs and threatened short sellers with arrest. However, there was nothing the government could do to prevent asset managers in Dubai, London and New York from getting out. In addition, there is suspicion that the Chinese government has manipulated and exaggerated their growth statistics. Actually, the second largest economy in the world could be in contraction.
Europe
Spain and Italy (where markets are down 15 percent) continue with unemployment rates of 25 percent. Greece has only postponed the inevitable. France’s total debt has just soared to 280 percent of GDP, and its markets are down 18 percent. In Germany, where a banking crisis at its largest bank could become the “Lehman moment” for Europe, markets are down 25 percent. As if that weren’t enough, Angela Merkel’s stated intention to absorb 800,000 “Syrian refugees,” a human wave of
economic migrants, surely will sink the German economy next year.
Brazil, interests that could soon be threatened by this economic collapse.

As Dr. Martin Weiss recently reported, “Canada has just slipped into an undeniable, clearly defined recession,” a nine-year decline during which the nation has seen increased unemployment and household debt.

Faced with widespread corruption, sweeping federal investigations and the arrests of prominent CEOs, Brazil’s economy has gone down by over one third this year alone. Two weeks ago, Brazil’s credit rating was downgraded to junk status, sending that country’s currency, the real, down further and deepening its worst recession in 25 years. Many of America’s largest banks and companies have huge stakes in

An economy deeply impacted by the glut in oil prices has slowed dramatically, even as the Mexican peso has dropped to its lowest level against the dollar. Nearly 60 percent of the population lives in poverty, corruption is widespread, and drug cartels rule entire provinces where the police are entirely ineffective. Because Mexico is the second largest importer of American goods, it is only a matter of time before its recession infects our own economy.

At this writing, more than half of all publicly traded U.S. stocks are down over 20 percent from their record highs earlier this year. In addition, oneseventh of our economy, the energy sector, remains in full-blown recession and the stagnancy of oil priced below $60 per barrel is expected to continue for a year or two. Factory orders in the United States are down for the 10th month in a row—and that’s never happened before outside of a recession. Three months ago, our government decided to again modify the way it calculates GDP. The numbers for the first quarter, not surprisingly, were revised from -0.7 percent to +0.6 percent, and the second quarter was recently revised up to 3.9 percent. Since then, however, the Atlanta Fed has predicted that third quarter GDP is likely to come in at a pathetic 0.9 percent, bringing the average pace of growth for the year to only 1.8 percent. Further, when one considers that this tepid 0.9 percent growth has been exaggerated by seasonal accounting, such as Q3 defense spending on large items, our economy is currently flat at best. More importantly, it is moving in the wrong direction and is likely to be pulled down further by the already recessionary economies of the rest of the industrialized world. All of this seems not to matter to investors. Seemingly, the only thing that matters is when the Fed will finally begin to raise rates. The consensus now is no sooner than March of next year. As a former mentor once pounded into me some 26 years ago, “The only thing we learn from market history is that investors continually refuse to learn from market history.” Thomas K. atives of France, Axel and Sandrine Chagnot were in search of the perfect piece of their home country to bring to America. The couple found that in the “macaron”—a small, elegant French cookie made from almond powder, egg whites and sugar, with all-natural and gluten-free ingredients. Since August, they have been selling this delectable dessert at Le Macaron French Pastries, an authentic French café on the north side of Scottsdale Quarter. “We know the macaron is not very well known here and we wanted to explain and help the states discover this high-quality product because, even in France, it is not just a cookie,” Sandrine says. “It is a treat we keep for special occasions.” Sandrine, who has been in America with her husband since June 1, says there are 18 different flavors of macarons sold in their café. An Office Without Overhead Regus offers turnkey office solutions for companies of every size

he office” for many business owners these days is the dining room table. That can be fine for a one-person operation or a business that’s just getting started. But there are times—client meetings, for example—when you need to get out of your house and into a more business-like setting. That’s where Regus comes in, providing professional workspaces in more than 3,000 locations worldwide for businesses ranging in size from that dining room-based sole proprietorship to major corporations. “We’re the largest provider of furnished office solutions in the world,” says Richard Balk, general manager of Regus’ newest location, Raintree Corporate Center on Frank Lloyd Wright Drive. The company has about 1,000 locations in North America, and the
Regus offers lounge settings, along with offices, kitchen furnishings and conference rooms.
Raintree offices are the 23rd Regus location in Arizona. “It’s a turnkey solution,” Balk says. “At our locations, businesses can have immediate professional settings, including conference rooms, fully furnished offices, kitchen facilities, lounges and reception areas, without the costly overhead of owning or leasing their own offices." Regus also has a two-person administrative team to answer calls, greet guests and perform other services. Clients have access to the office center 24 hours a day, every day. Client companies vary in size and needs, Balk adds. “We’re finding a lot of smaller companies are working out of the owner’s home or subletting space, or working out of a space that may not be conducive to

Our facilities allow the individual to focus entirely on his work. We also have large corporate clients who may need space for 10 to 20 people for three to four months at a time as they’re building out their local commercial space.” Services vary, depending on clients’ needs, Balk says. “Some folks use us for telephone answering, or as a mailbox, so they have a prestigious address to get their business going. For others, we provide a business setting where they have a place to meet when necessary, where they can have a private office to themselves. Some clients need us for a few days a month, or a few weeks or months, and others have used us for years.” Regus also provides “virtual office” solutions that can include private office and conference room usage, Internet services, videoconferencing, telephone answering and mailbox services and access to the company’s
network of offices and business centers. Here’s how Balk describes the service: “Let’s say you’re a one-person company offering consulting services. You generally work out of your home, but you need a more professional setting to meet with clients. We offer a virtual office or day office program that starts at around $200 a month. You get the address and telephone answering on your own private line. When clients arrive they’re greeted by our receptionist. You have the option of using the facility two or five days a month. It’s great for clients who want to meet clients in their own private office. We generally set aside two to three offices in our facility for those virtual or day office clients.” What sets Regus apart from competitors is its ability to leverage its 3,000 worldwide locations and its secure technology, Balk says. “Our Internet is a superior businessgrade service with 24/7 monitoring, several firewalls and a secure infrastructure. If you’re a virtual office client, you’ll have your own Regus ID to log into our system, which is very secure. Our Internet clients also can use more than 700 Wi-Fi locations across the country.” Regus opened its Raintree Center in September, and demand is so high that it

make your home a piece of art. Of course, using an interior designer isn’t inexpensive, but the payback is substantial for a number of reasons, some of which can’t be measured. For example, how can you put a price tag on the warmth and comfort your family feels in a home that reflects their personal tastes and preferences? There’s also a financial incentive to have an attractive home: When you decide to sell, its feel could be the deciding factor in a buyer selecting your property over another. Also, the purchaser may even be willing to pay more if he believes the home is in move-in condition. Many people—whether redecorating or outfitting a new home—probably have a good idea of what they want their interior to look like. But as experience has taught us, there’s often a wide gulf between ideas and reality. When you hire an interior designer, you’re working with a professional who can convert what you can only imagine into a design plan that is likely to exceed your expectations. The first rule about decorating your home is to remember there are no rules, according to Scottsdale freelance designer Heather Myers Craig. “What you want your home to be is a soothing haven for you and your family,” she says. “I think it’s important the design reflects your personality and includes, wherever possible, a touch of whimsy or humor that makes it a fun place to be.” Craig adds that it’s a good idea to bring home a memento from your travels that provides a pleasant déjà vu every time you set eyes on it. “I collect mirrors because I love how they can change the light and dimensions in a room.” Not sure what furniture to buy? An interior designer can help you pick couches, chairs and tables that won’t make your rooms appear too small or too spacious. And because they work regularly with a number of vendors, they often get better prices and save you time researching products and brands, a huge plus if you have a demanding job. Once you’ve made the decision to use an

interior designer, how do you find one that’s reputable, has a good track record and with whom you’re likely have good rapport? It’s a good idea to get recommendations from your friends, relatives, and your real estate agent and mortgage broker. Also, check Yelp and designer websites. After you’ve narrowed the field, interview the designers on your short list and make certain you can work well with him or her. Undoubtedly, you’ll want to know how much the project is going to cost and if it fits your budget. According to the Fox News website, there are a few ways interior designers charge for their services, ranging from an hourly rate to a flat fee. You may decide using a designer is just too expensive and you’re confident you can go it alone. If so, the website www.freshshome.com has a few recommendations: Avoid squeezing something that doesn’t fit, don’t try to overfurnish your room, don’t be a clutterbug and be certain your lighting brightens up the room, among others. When the job is complete, your home may never be featured in HouseBeautiful magazine, but it just may elicit that “Wow” from those who matter most—the people living there. Vinyl Record Dude Entrepreneur follows his passion: Selling old albums Vinyl Revival
Vinyl records were replaced by CDs in the late 1980s, but they have experienced a renaissance of sorts in recent years. Vinyl record sales in the United States hit 9.2 million in 2014, surpassing the previous year’s 6.1 million, representing the ninth consecutive year of growth, according to Nielsen’s annual music report. Customers buy rock music albums the most, but Boor stocks all genres. Foreign buyers have varied tastes. Classical music is popular in China and Japan. Japanese also like “weird ‘80s pop” and death metal, Boor says. Europeans and Russians like the 1960s and 1970s rock. Americans also enjoy classic rock, too, and jazz. His office walls reflect rock’s popularity, and an age when the albums took on the band’s personality with artistic covers, photos and posters of the band and printed lyrics. Office visitors will see a poster of Bob Dylan, and then a few feet away, the cover of Emerson, Lake & Palmer’s “Brain Salad Surgery” and “Woodstock.” The 1960s counterculture is remembered with the MC5 and the Stooges (with Iggy Pop) album covers that grace the wall near covers and photos of the more popular acts of Led Zeppelin, the Doors and The Who. In another room, Boor has two vinyl flatteners, which will take warped records and flatten them. “It heats it to a certain temperature, then it cools for two hours,” Boor says. Boor says records get warped easily in the Arizona heat. A map displays where Boor has shipped records including South Korea, the Philippines and even desolate destinations like New Caledonia and Reunion Island. Boor enjoys seeing online photographs of customers on the other side of the world; he remembered a photo of a Russian man who, after Boor sold him an album by Deep Purple, had placed online a photograph of

ick Boor has a simple reason for starting a company that buys and sells vinyl records. “Complete insanity,” Boor says, and then he laughs. “I collected records since I was young. I was sick of IT.” Boor sold his IT company that specialized in managed services in October 2010 and started an online business to buy and sell vinyl records, items created from a technology that was literally shelved 30 years ago, a victim of the development of CDs. Today Boor’s company, Vinyl Record Dude, buys and sells thousands of albums, 45s and 78s worldwide from his 3,000-square-foot office in the Airpark. Boor purchases records, sometimes thousands at a time, from collectors and fills buyers’ orders, sending out 50 to 60 packages a day, to destinations worldwide. Boor, 34, always loved vinyl records and started collecting them as a hobby 15 years ago. “It went from a closet to a room, to the living room and a storage unit,” Boor says. “It’s just the sound of it. It is definitely better than digital or CDs, depending on how great of condition the record is in. I love the nostalgia of it, and the design of it. You are hearing something the way they heard it in the 1940s.” Starting his vinyl record company wasn’t an easy transition. When Boor wanted to start his business and went to the banks, he was met with skepticism. “Everyone looked at me sideways,” Boor says. “I put out a business plan. It says that records would come back and everyone looked at me as if I was insane.” For the first three years of his business, it was a hand-to-mouth existence for Boor, but now he can actually take a salary, Boor says. Today he has three employees at his company.

Boor says he believes younger music listeners will buy the vinyl albums. “The 35 and under market looks good for the future,” Boor says. “It’s a tangible product. With a download, it’s not a tangible product.” He uses Apple as an example to illustrate his point. “What’s to stop Apple from charging $9.95 a month? That’s not saying that they will do that, but there is no user’s agreement when you buy a record. You buy it, it’s yours and you own a tangible object.” Boor doesn’t sell records through his website, www.vinylrecorddude.com, but has links to eBay, Amazon, Discogs and MusicStack for albums that can be purchased

online. Boor even sells old records that are of little value on Etsy to crafters who turn them into craft items to sell, such as bowls or coasters. “It’s better to recycle them that way rather than fill a Dumpster,” Boor says. “It helps the environment.” Boor says he differs in his approach from some of other vinyl dealers in the area in that he won’t pay 50 cents an album for 20 or 30 albums. “I will make a fair offer,” he says. “Others deal with volume for as little money as possible.” What is popular and valuable? The Beatles, Led Zeppelin, Pink Floyd and Jimi Hendrix, Boor says, “all the psychedelic stuff,” he says. Records of bands that, along with the Beatles and the Rolling Stones, comprised the British Invasion, namely the Kinks, The Zombies, the Animals and others, are also valuable. Audiophiles who want to place a value on old vinyl records need to examine their condition, Boor says. “The condition is the most important aspect,” Boor says. “Everyone thinks they have the ‘million dollar record,’ but if it is pretty beat up, that’s not good.” Records that are “uniquely pressed” when they were manufactured, such as a deep groove or unusual detail, also are

On his website, Boor requests customers call his office to set an appointment if they are interested in selling records to him. Purchasers can click on links to see his inventory. Boor enjoys that he is doing something now that grew from a hobby. “I was doing

The local real estate brokerage is up 200 to 300 transactions per month and International (the franchising division) is up around 70 percent. What kinds of plans for growth can you share that might give insight into some of the other things happening in your industry? We have a strong national and international growth plan. This will be both corporately and through franchising. We’re dedicated to changing the industry, one city at a time. Are you planning to do any hiring in the next six months? Yes, we are hiring for several positions right now and continue to have future staff growth plans. How do you find it best to recruit new team members in this age of technology? We use a variety of tactics to recruit talented individuals to our team. Although there are a variety of technology platforms we use including LinkedIn, Facebook, our company website and ZipRecruiter we find that

We get quality recruits from our team members because they’re happy with the company and want other people to find the same thing. How optimistic are you about the economy getting better in the next year? We’re extremely optimistic for a lot of reasons. The real estate market is solid in Arizona right now but, in addition to that, our business is international so we rely on economies in a variety of different markets across the U.S. and abroad. The beauty of our business model is that we are able to successfully grow regardless of market conditions. What is one thing about your business you believe other businesspeople in the Airpark would be surprised to know? Out of our one world headquarters location (38,000 square feet in a brand new, state-of-the-art facility) we operate the No. 1 real estate brokerage in the Southwest and also HomeSmart International, one of the largest real estate franchising companies in the United States.
What are some of the challenges faced by your industry and how is your company working to overcome them? The proliferation of data from companies like Zillow, REALTOR.com and Trulia have resulted in a need for ongoing communication and education to consumers so that our industry can continue to show the value that the real estate industry brings to the table in the form of the real estate brokerage and agents. Who is a role model in business whom you look up to? I read business and leadership books voraciously but I wouldn’t say I have one specific role model because I look to different people for different things. However, from a company standpoint I do look to how Disney operates because the company has consistently innovated, scaled for growth and runs like a well-oiled machine. What are your business goals over the next 12 months? Over the next 12 months we are focusing on increasing our national agent count and the productivity of our agents. We want to be sure every HomeSmart agents understands the marketing, training and overall support resources available to them. We look forward to increasing our agent count by 50 percent in 2016.

The 6 Cs of Leasing Commercial Real Estate By Stephen A. Cross, CCIM
T
he following insights will increase your awareness of six seldom-discussed nuances of locating, evaluating and leasing commercial space. Choices. Space for lease is plentiful, regardless of market conditions. Unfortunately, there is no comprehensive commercial multiple listing service available to the general public. Moreover, magazine ads generally do not include prices and property signs seldom reveal sizes. Insight: This scarcity of information is intentional, and designed to make the search for suitable space time consuming and frustrating for anyone whose core business is not commercial real estate. Comps. The actual rates, terms and concessions achieved in commercial leases are proprietary, making apples to apples comparisons a challenge. Insight: Seek an adviser who has firsthand knowledge of
recently completed leases and a sense of generally available concessions. Concessions. A concession is any deviation from the landlord’s asking price, terms or conditions. Typical concessions include a lower rental rate, free rent, tenant improvements, warranties and options to renew—to name just a few. Insight: Concessions are not generally offered. They must be negotiated. Condition. Evaluate the condition of buildings on both the outside and the inside. Poorly maintained buildings should carry a significant discount. Insights: Disregard any promises of a building makeover and pay only for what exists. Changes to office layouts cost money, so focus on spaces that are efficiently configured and provide maximum utility. Competition. The greater the competition

Your ability to locate the most suitable locations and negotiate favorable economic terms depends on your understanding of how commercial real estate works and whether you have access to meaningful information.
