2 real estate firms hail Gilbert for expansion GSN NEWS STAFF
T
he housing market in Gilbert isn’t just good for sellers. It’s good for real estate firms as well, judging by the recent announcements by two companies. Engel & Völkers, a global luxury real estate brand founded in Germany in 1977, picked Gilbert for its third Arizona office. Its 176th shop worldwide will be led by Phil and Sheryl Robinson and focused on Chandler, Gilbert, Mesa and Queen Creek.
Meanwhile, Realty ONE Group in Gilbert announced the signing of its 500th agent. “This is a significant milestone for this office and we share the excitement with the real estate professionals who have been with us since the beginning and those that are just joining,” said Shane Dodd, managing broker of Gilbert’s Realty ONE Group office. The Realty ONE Group Gilbert office opened in 2012, and is part of the national real estate franchisor that now

T
he last 45 days of the year will prove to be just as busy for those Gilbert families looking to make a move before the ball drops on New Year’s Day. You might think that balancing trick or treating, hoisting the flag, basting the turkey, lighting the menorah and hanging the Christmas lights would keep sellers from putting their home on the market and buyers from taking their Saturdays to search for the perfect 2020 abode, but you’d be mistaken. Much like the buyers who’ve been stuck on the fence hoping for Gilbert prices to come down a bit before they seriously start home shopping have learned to hop off quickly, Gilbert residents are starting to see the holiday season is typically a very busy time in the local real estate market. Prices have continued to rise since Veteran’s Day of last year and the nearly 7 percent-higher prices Valley-wide are matched by those in Gilbert. That means that not only is Gilbert’s market representative of the best upward mo-
bility in the Valley, but a leading indicator of much of what we can expect in 2020. While prices have gone up, affordability has remained strong, given the increase in private sector earnings supported by Gilbert’s being named the Best City for Business in Arizona by the Arizona Chamber of Commerce and Industry and the decrease in interest rates that make monthly payments easier to manage for growing families and investors alike. For those buyers that have hopped off the fence, it’s been a profitable choice. While supply is 44 percent below normal for this time of year – with only 457 homes available in Gilbert as compared to 636 this time last year – there are nearly 7 percent more buyers out there on the hunt. They are hoping to take advantage of the rise in inventory we typically see between
Halloween and New Years Day. While we’ve got a long way to go to get as many signs in the yards as we’ll need to satisfy the hunger of Gilbert buyers hoping to settle in before 2020, our partners in new construction are doing everything they can to provide us with move-in ready options for buyers. New construction permits are up nearly 5 percent for single-family homes with much of that inventory being built right here in Gilbert.
