New Year, New Changes
W
ith the New Year comes changes, big and small, and 2015 is no different at Scottsdale Airpark News. You may have noticed that it’s not Kimberly Hundley’s congenial smile greeting you in this issue. Changes are underway here at Scottsdale Airpark News, and I am now the steward of this well-respected and storied publication. This responsibility is not something I take lightly. I understand the magazine’s fine tradition and its importance to area businesses and business leaders. Scottsdale Airpark News is one of the most unique magazines in the country, the voice of a business community defined by innovation, achievement and civic collaboration. Kimberly did a remarkable job at the helm of this distinguished magazine, which is entering its 35th year in print. Incidentally, I’m very familiar with the area. The first apartment I rented after I graduated from Arizona State University was off Acoma Road, right behind Shane Co. Jewelers. My first job after graduation was in the heart of the airpark, off Redfield Road, working for a real estate company. Speaking of real estate, on this month’s cover is Jerry Meek, the founder of Desert Star Construction. Talk about a fortuitous bounce—for my first issue, I get to cover the man who built Randy Johnson’s palatial $25 million home. Jerry is an immensely talented homebuilder—you’d have to be to meet the demands of his affluent clients—and a genuinely nice person as well. I couldn’t have asked for a better cover story: One of the most breathtaking homes in the country built by one of the most brilliant home builders. Jerry and his team are truly first class. I also have to give a shout-out to photographer Sam Nalven. My first cover shoot for Scottsdale Airpark News went seamlessly because of Sam’s professionalism and amazing eye through the camera lens—the photos came out spectacular. Custom Homebuilder Jerry Meek Embraces Eco-Friendly Construction and His Company Is Reaping Green

J
erry Meek calls his lavish, custom-built, luxury homes “personal resorts,” and there’s no better example of that lofty concept than the 25,000-square-foot mansion his company, Desert Star Construction (DSC), built for 2015 Baseball Hall of Famer Randy Johnson. Like the 6-foot-10 former Diamondbacks pitcher himself, everything about Johnson’s 5-acre Paradise Valley estate—now on the market for a cool $25 million, reportedly the largest amount ever asked for a Valley home— is supersized. From the 20 stadiumstyle seats in the personal movie theater (complete with a working ticket booth, fully stocked snack bar and neon custom marquee) to the 1,746-square-foot gym, equipped with a locker room, showers and aisles of commercial-grade fitness equipment, everything was scaled up to avoid any bumping of bobblehead-immortalized heads. Elsewhere around the 5-acre Mediterranean-style home—which boasts seven bedrooms, 12 bathrooms and a detached two-bedroom guesthouse—is a guitar collector’s showroom, outfitted with a recording studio and professionally lit stage (who
knew the Big Unit played?), an outdoor cabana with a wood-fired pizza oven, an indoor pet suite with a kennel and wash area, and a custom powder room with a fiber-optic ceiling depicting the stars over Arizona, complete with a chirping cricket soundscape. “That was the largest home we’d ever done,” says Meek, who adds that the Johnson home, built in 2006, involved Desert Star Construction and its subcontractors for 22 months. “There were days that we had 150 people working on that home. That takes a real collaboration between the team, the designers and the homeowners. And I tell you, his wife, Lisa, was amazing. With her ability to make decisions, stick with those decisions and provide clarity to the team, she was incredible to work with.” At some point, Randy and Lisa Johnson realized they were basically asking Meek and company to create a genuine resort. “The original plans ended up being a commercial-size project,” says Lisa, in an email, describing the luxury house with the $62,000 annual property tax bill the Johnsons decided to sell (they’re downsizing, following their kids’ admissions to college, to a $3.9 mil-
lion, 8,000-square-foot house in North Scottsdale). “And we are not sure that any other contractor would have been able to provide us with such a professional, organized and creative product.” About the only thing the Johnsons didn’t go for were the additive sustainability features Desert Star Construction, recognized as a leader in the local green building community, is known for. Meek says his company has done 17 LEED (Leadership in Energy and Environmental Design) certified projects to date, adhering to the environmentally responsible standards developed by the U.S. Green Building Council, and two net-zero homes “that produce as much energy as they consume.” But the Johnsons chose not to pursue LEED certification. “It’s always a discussion and education process,” Meek concedes. “With many of the corporate executives we work with, their businesses are sustainable, but I think a lot of them have just never thought about doing it in their homes.” Meek, who was drawn towards sustainable building practices in the early '80s when “going green” was merely

That takes a lot of work, if you’re building a house that’s 10, 20 or 30,000 square feet. But it ultimately makes a difference. Before stepping foot in the Johnson’s home, a prospect must be able to sign a financial disclosure agreement providing proof they have the $25 million to spend. But everyone who works at Desert Star Construction has already seen the place. “We take the entire team to view the projects,” says Meek. “We want these projects to be real to everybody, from our project managers to our receptionist and the people in our accounting department. We don’t want them just processing numbers. We want them to know it’s somebody’s home, or office building or restaurant.” Meek’s words go beyond a mere feelgood mission statement. Since founding the company in 1978 with his dad, the 86-year-old Gerald Meek Sr. (who retired at age 80 but still comes around occa-

sionally to check up on the family business), Meek, a native of Chicago who grew up in Phoenix, has retained a solid blue-collar ethic. “I learned the carpentry business from my dad,” he says. “At 16, I was building patio covers and additions for people’s houses. Mostly I’d bug the kids at school, and their parents would hire me to do it.” Local architect George Christensen pushed the father and son team to pursue their general contractor’s licenses, and from there, the Meeks formed a team of construction pros, project managers, labor foremen, superintendents and office personnel that Meek calls “Team DSC.” “It was a conscious decision not to put my name on the company,” says Meek, now 56. “I wanted it to be a company that everybody could feel like they were an owner of. And we’ve just concentrated on building a team.” In 2008, at the height of the recession, Meek and his wife, Carol, who works as office manager, called that team together

for what many of them feared was bad news. “We were seeing foreclosures, the economy tanked, we had $26 million worth of work cancelled in a period of about 45 days,” Meek recalls. “So I sat everybody on my team down and told them, ‘From a practical side, if I were to start a business today, it wouldn’t be a construction company. But I believe we have the best team in construction, we have the best clients, the best trade contractors and we work with the most talented design teams. So we’re gonna figure out how to do things differently.’” Meek reassured his employees that there were not going to be any layoffs. “I said, ‘My commitment to you is, my wife and I aren’t going to take a salary until this turns around,’” he recalls with a laugh. “That was a real brave and courageous statement, but none of us knew it was going to last as long as it did.” Nevertheless, DSC weathered the housing crash and came out of it with a new focus: sustainable luxury. With son Jeremy at the helm as a LEED Accredited
Professional (he received his master’s degree in engineering for sustainable development from the University of Cambridge and now works as DSC’s sustainability programs manager), Meek found there was still a market for luxury homes in the Valley—as long as clients could tap into incentives to offset costs (which exist in sustainable building) and include green building features to save on the steep energy bills those large, sprawling mansions generate. Within a year, DSC had completed the first LEEDcertified home in Paradise Valley and the first LEED Gold-certified, full-service restaurant in the state, El Chorro Lodge. “There were a lot of people doing green building in commercial projects, there were a lot of people doing this in production homes,” Meek observes. “But we couldn’t find anybody doing it in the luxury industry. So that really set us apart.” Meek says he’s learned a lot about sustainability from his highly cultured clients, who often come up with their own innovative ideas.

He acknowledges that his team has installed some wild features in homes, from seven-figure music listening rooms to a shooting range in a client’s basement. “We did one home that had a streetscape in it, and each of the children had a store named after them on the street,” he says. Fortunately for that family, Desert Star Concierge also provided its own street sweeping. “When you’re living at this level, everything needs maintenance,” Meek explains. “Whether it’s your brick driveway, the compressor for your wine room or your security system. With the level of technology in these homes, it takes maintenance. So it helps that we’re never far away.”

Tyda was expecting perhaps 3,000 revelers to show up for the festival. He nearly lost his breath again when the gates opened, and the line of patrons at the ticket booth snaked a couple hundred yards along the temporary fencing, made a 90-degree turn left and continued several hundred more yards. On that warm April day, the first Arizona BBQ Festival drew 10,000 patrons— some of whom were not so festive after waiting in incredibly long lines for tickets... and food...and beer...and Porta Potties. “We got our ----s handed to us,” Tyda recalls. “It was a humbling experience. Turns out we were really talented in marketing, but less talented in execution.” Deemed a success financially, that festival led to his next ambitious endeavor:
the inaugural Arizona Taco Festival just six months later. With his critics nipping at his heels, Tyda knew he had to step up his game. Part carnival barker, part food critic and part entrepreneur, Tyda was not content simply lining up food and beer vendors, putting a pretty bow on top and calling it a culinary festival. His goal was to create a unique, must-see and raucously fun experience. So he sought out attention-grabbing side acts to ramp up the entertainment—the type of crazy shenanigans that makes for good banter at the office cooler on Monday. While you think tacos and tequila, Tyda thinks Chihuahua beauty pageants and Lucha Libre wrestling. So three weeks before the taco festival, which turned out to be the very first taco festival in the country, Tyda went on a mission to find legit Mexican high flyers for the Luchador show.

“I had heard about a crazy Mercado in Buckeye that held matches on Sundays,” Tyda recalls with a laugh. “I went to scope it out and it was everything you can imagine—people are screaming and throwing things at the ring, the announcer’s yelling in Spanish, the music’s blaring and it’s taking place in some strange, enclosed, concrete pit with only thin beams of sunlight piercing through the walls. It was like a Quentin Tarantino film. “Bets were being won and lost,” he continues. “I asked around for the wrester’s manager in what broken high school Spanish I could drum up. I’m sure everyone was thinking, ‘Stupid gringo, go back to Scottsdale.’” That day, Tyda met Martine Martinez and his wife Florentina, and they managed the Lucha Libre show at his taco festival and every one since. every one since. Weeks later, the inaugural Arizona Taco Festival was a rousing success, accompanied by more long lines for tickets...and food...and margaritas...and Porta Potties. But on that October day, patrons didn’t seem to mind. “Something about tacos and tequila just puts people in a good mood,” Tyda says. …continues on page 32

Hitting it off immediately, Phillips and Tyda decided to move away from print publications and start a niche media outlet, EATERAZ.com. It was an instant success and food lovers in the Valley began looking to Tyda and Phillips for insight on the best restaurants and culinary events. Since then, Tyda and Phillips have not only perfected the marketing aspect of the business, but the execution as well. In 2012, after a run of successful festivals at the Scottsdale Waterfront, they moved their biggest festivals to Salt River Fields at Talking Stick, a better venue for every-

one involved. They’re making plans for the sixth annual Arizona BBQ Festival on May 2 and the sixth annual Arizona Taco Festival in October. Tyda and Phillips are certainly kindred spirits, and they have great chemistry and synergy working together. “We pretty much see eye-to-eye on the important stuff,” Phillips says of their working relationship. “I’m more big picture, creating ideas and opportunities, where David is definitely the detail guy and the face of our business. I throw a lot of ideas at all our events, but David generally makes them a reality.” While Tyda will admit their first attempt at hosting a large-scale event wasn’t a smooth one, they have learned from their mistakes and are now known for hosting some of the most well-executed and popular festivals in the Valley. Bridging the gap between high-brow and low-brow, their festivals resonate with their growing legion of fans. “We combine food, drinks, and sometimes culinary competition at a level of intensity and fund that is unmatched by other festival organizers,” Tyda says. “Our events are imaginative and provide
unique experiences, leaving a lasting impression on attendees.” Attendees can expect diverse activities as seen through the eyes of Tyda: Redneck Games, Daisy Duke beauty pageants, hot chile-pepper eating contests, arm wrestling for tacos, Chihuahua pageants, Herradura barrel art and, of course, Lucha Libre wrestling, still managed by Martine and Florentina Martinez. Tyda and Phillips are reaching milestones as well. In 2014, they sold 100,000 tacos and 50,000 margaritas, and their festivals have dished out more than $100,000 in cash prizes. Their taco festival was dubbed by USA Today as one of the “Top 10 Fall Fests to Feast At.” “At the core is the food, whether a competition, cooking demo or just great food to purchase and experience,” Phillips says. “But then we add what we call the ‘fairy dust,’ all the activities and strategic partners who also bring their creativity and passion.” Their formula works and their empire is growing. Besides the Arizona Taco Festival and the Arizona BBQ Festival, their lineup includes Scottsdale Beer
Palooza (a celebration of craft beer at WestWorld), the Street Eats Food Truck Festival (delicious food trucks and celebrity chefs gather for two days of food mania) and the upcoming TRIBSTOCK, a cover band music festival that, this year, will pay tribute to Woodstock ’69 featuring bands playing Santana, Jimi Hendrix, The Who and more. It’s scheduled for April 11 at Salt River Fields. “We wanted to do a music festival but put a unique spin on it. Since cover bands are so popular here, this seemed like a no-brainer,” Tyda says. Tyda and Phillips are looking to add even more events in 2015 and beyond. “The most challenging aspect about this business is creating events that captures the imagination of attendees,” Tyda says. “Anyone can produce an event, ours are just really damn fun. cottsdale’s prestigious BarrettJackson Auto Auction wrapped up one of its best years to date last month. The much-anticipated event at WestWorld brought in celebrities from movies and TV, as well as the sports and corporate worlds. From the first days it was evident that enthusiasts came out in force to spend their money. There were more than $130 million in sales and a world record $6.55 million in automobilia sales. A total of 1,611 vehicles were sold. Since 1955, Scottsdale Stadium has attracted thousands to Spring Training games. By Joan Fudala

espite the increased traffic and difficulty getting a reservation at your favorite restaurant, most Scottsdale residents welcome winter visitors with open arms. Affectionately called “snowbirds,” these temporary Scottsdalians add to the cachet and coffers of the community, and many have become productive, history-making residents. Consider these bits of season visitor history and impact: • Maj. Gen. Irvin McDowell, commanding general of the Army of the Pacific based in San Francisco, could be considered one of the area’s first influential “snowbirds.” He visited his namesake post, Camp McDowell, in February 1866, less than a year after it was established in the central Arizona Territory. He was dismayed to learn that soldiers spent much of their time growing crops to feed themselves and

their horses instead of soldiering, so he encouraged private contractors to start a hay camp. That hay camp became the city of Phoenix, and the name McDowell was bestowed upon the camp’s nearby mountain range, a major road and, later, numerous businesses and organizations. • The Phoenix Chamber of Commerce invited a gregarious U.S. Army Chaplain and Civil War veteran Winfield Scott to the Salt River Valley in February 1888. They hoped he would be impressed with the agricultural opportunities for veterans here, and might speak about the area’s attributes when he attended annual reunions of the Grand Army of the Republic. Scott not only liked what he saw, but convinced his wife Helen (living at the army base on Angel Island in the Bay Area) that they should buy land and establish a ranch along the then-new
Arizona Canal. The rest, as they say, is Scottsdale history. • Once the Scotts moved to their ranch on the desert, they began inviting friends and friends of friends to spend the winter season here, particularly to restore their health in the warm, dry winter climate. Visitors often gave up the 1890s amenities they had “back east” to live in tent-homes on Scott’s property or nearby. After their health improved, many became farmers, ranchers and merchants in the tiny town of Scottsdale. Demand for seasonal housing prompted the Underhill family to open the first guest accommodations in Scottsdale— Oasis Villa—in the 1890s on the northwest corner of Scottsdale and Indian School roads. By 1910, the Graves purchased and expanded Oasis Villa, renaming it Graves Guest Ranch and catering to seasonal visitors and health seekers.
rememberwhen • Arizona Canal builder W.J. Murphy and his son, Ralph, opened the Ingleside Club in the Arcadia area in 1910. It was Scottsdale’s first luxury resort and golf course. Its slogan, “Where Summer Loves to Linger and Winter Never Comes” attracted many seasonal visitors from the Midwest and the East Coast. One of the most famous was Thomas Marshall, former Indian governor and U.S. vice president, and his wife, Lois Kimsey Marshall. After several winters at Ingleside, they built a house on Indian School Road just west of Scottsdale Road. Marshall was a popular figure in Scottsdale and Phoenix whenever he could get away from Washington, D.C., where he served as vice president to President Woodrow Wilson during World War I. • Then Chairman of Illinois-based International Harvester, Fowler McCormick and his wife, Anne, began accumulating acreage for an Arabian horse and Angus cattle ranch north of Scottsdale
in the early 1940s. Fowler traveled back and forth between Illinois and Scottsdale; Anne became a patron of local artists and was a co-founder of the Arabian Horse Show held in Scottsdale every February since 1956. Their former ranch became Scottsdale’s first master-planned community, McCormick Ranch, in the 1970s, and land they donated to the city became McCormick-Stillman Railroad Park (started by Anne’s son, Guy Stillman, to showcasing his train collections).

• Dr. Phil Schneider was known as the “Stork of Evanston” and helped pioneer several ob/gyn procedures in the 1930s and 1940s. After visiting Scottsdale for several winters, Schneider retired from his medical practice and relocated his family to Scottsdale in 1949. He became a business investor, and developed a small shopping center at Scottsdale Road and First Avenue that housed a Goldwater’s department store in 1950, the Adobe Apartments that are now on Scottsdale’s …continues on page 44

He chaired the Scottsdale Chamber of Commerce committee that circulated petitions in 1951, leading to the town’s incorporation. He was also active as a volunteer consultant and fund-raiser for Scottsdale’s first hospital, City Hospital of Scottsdale/Baptist Hospital of Scottsdale, which opened in 1962, and, after several name changes, is now Scottsdale Healthcare.

Virginia Galvin Piper’s legacy lives on through the millions of dollars her charitable trust donates to local nonprofit organizations. • Through the early 1950s, when air conditioning became a standard feature in hotels and resorts, most Scottsdale accommodations were only open from Nov. 1 to May 1. The West’s Most Western Town parade and barbecue was turned over to the newly formed Scottsdale Jaycees in 1954; they moved it to January and renamed it the Parada Del Sol. The rodeo was added in 1956. Parada is Scottsdale’s oldest signature event, now in its 65th year.

New FHA Loan Programs Can Get You a Home By Errol Shifman
H
ave you been renting and throwing away money, believing that you can’t buy a house because you don’t have the traditional 20-percent down payment? Turns out you don’t necessarily need 20 percent down. You can turn that rent into equity and own your own home with an FHA mortgage. With an FHA loan, you only have to put 3.5 percent down, and it doesn’t have to be your money.
You can actually get a gift from a family member, employer or charitable organization as a gift, and, the seller can help pay your closing costs. As a bonus, the FHA interest rates are lower than conventional loans because the Federal government insures the loans. FHA’s mortgage programs do not typically have maximum income limits for qualifying, although you must have sufficient income to qualify for the mortgage payment and other debts.
Have some credit dings? You don’t have to have a perfect credit score to get an FHA mortgage. In fact, even if you have had credit problems, such as a bankruptcy, it’s easier for you to qualify for an FHA loan than a conventional loan. Should things go south and you encounter hard times after buying your home, FHA has many options to help keep you in your home and avoid foreclosure. Generally, to be eligible for an FHA loan,

legalminding you must have a valid Social Security number, have lawful residency in the United States and be of a legal age to sign on a mortgage. Your mortgage lender will verify your income, assets, liabilities and credit history, as well as those items for anyone else on the loan. Just recently, the Federal government lowered the private mortgage insurance required for an FHA loan, making FHA loans more competitive with 3-percent and 5-percent down conventional loans. FHA Mortgage Insurance Premiums (MIP) have been cut almost in half. The big difference between FHA and conventional mortgage insurance: FHA Mortgage insurance is for the life of the loan, while the conventional Private Mortgage Insurance (PMI) goes away at 78 percent equity. The main benefit of this decrease according to experts is saving the average borrower up to $80 per month or allowing them to qualify for a slightly higher priced home ($20,000 on average).
If you would rather go for a conventional loan, there are programs with down payments ranging from 3-percent to 20-percent down. Like most mortgages you’ll need a stable income, a good credit history and documentation verifying your income (W-2 forms, tax returns and employment), credit history and assets (such as bank statements to verify your savings). I recently had a sale where my clients were renting a house for $1,600 a month,
but then bought a house for $195,000 and their mortgage payment including principal and interest was only $900. Think of what you can do with an extra $700 in that scenario...not to mention that their house payments are now all equity and not gone forever like rent. The Fed is out of the market — The Federal Reserve is now on the sidelines, having ended their asset purchases at the end of October. After all the quantitative easing, the Fed’s credibility is dependent on the narrative that the economy can now stand on its own. As one analyst put it, “…the Fed is not riding to the rescue with liquidity this time around… markets will be left to decide how things play out from here.”
Market history — Since the market bottom on March 9, 2009, the S&P 500 is up over 205 percent, largely due to Federal Reserve intervention. Market history since 1929 is hardly that robust, averaging 8.3 percent annual growth.

Too little upside for the downside risk — With Goldman Sachs, Barclay’s and Credit Suisse predicting a gain of only 4.3 percent for the year, it’s hardly worth risking the 205 percent gain of the last 5.8 years. This year may be the year wherein simply being the “least ugly” markets in the world may no longer be enough to attract investors for the long term. The sideline is looking more and more like a good place

Greek default and contagion — The Euro Crisis is back and worse than ever, with a likely Greek exit from the common currency after recent elections. This possibility is now being called “manageable” by the Germans at the ECB and Bundesbank. As one analyst predicts, when Greece repudiates its debt, the ECB will then cut off funding to the Greek banks “at which point the only possibility for Greece is to bring back the drachma to recapitalize those banks and keep the economy open.” Italy and France will be watching closely. The recession in energy — The price of oil is down 49 percent in the last six months, with one-sixth of our economy in extreme contraction and approaching recession. U.S. and multinational firms are already laying off rig workers and bankruptcies of highly leveraged producers in the shale patch are imminent. As firms spend less on development and downsize their workforces, foreclosures and other debt defaults will impact the economy even in support sectors (shipping, housing, refining, piping, chemicals, transportation and even food service) around the oil patch. Economically, affordable gas is little to celebrate when we’re losing thousands of high-paying jobs. U.S. GDP is overstated and trending downward — Recent revisions to third quarter gross domestic product (GDP) came in at 5 percent, much to the delight of Wall Street and the administration. Looking inside the numbers, however, we see one-offs in manufacturers’ new orders of durable goods, which occurred in July. Economist John Early predicts GDP will grow only 0.1 percent in the fourth quarter, and adds, “2014 will probably finish with a growth rate near 2.2 percent and the economy could dip into recession at any time.”

eart disease is the leading cause of death in the United States. In fact, 49 percent of adults have at least one risk factor for the disease. But there is good news. Although heart disease is one of the most prevalent health conditions in

Though there are some risk factors that are beyond an individual’s control, such as age and family history, there are many other risk factors— including being overweight, not exercising, poor diet and smoking—that you can influence through lifestyle changes. In addition, there may be underlying medical conditions, such as hormone deficiencies, that can be addressed by working with your physician. While making changes in one of these areas can help make a difference, it is recommended that people address multiple factors to help maintain the best overall health.
So, where should a person start?
Many Americans are unaware they are at risk. The first step to addressing
heart health is learning about the health risks. This may require visiting your local physician for a health screening, stopping at the local pharmacy to measure your blood pressure and/or watching your weight at home to gauge your overall health. Once you have made a proper assessment, you can work with your physician to create a plan customized to help improve your lifestyle and help lower your risk for heart disease and other heart conditions. The following recommendations may be made by your physician to help you start leading a heart healthy life or lower your risk for heart disease: • You are what you eat While eating healthy, unprocessed food in general will help keep your body happy, opting for a diet rich in fruits and vegetables, high in fiber and low in saturated fat will help control high cholesterol. ajor League Baseball’s (MLB) Spring Training in Arizona has a major economic impact on small businesses and local economies, in every city that hosts a Cactus League stadium. In the Scottsdale Airpark, local businesses are impacted economically by the Arizona Diamondbacks and Colorado Rockies at Salt River Fields at Talking Stick and the San Francisco Giants at Scottsdale Stadium, as well as other stadiums across the Valley. Since 2011, 15 Cactus League teams play within a 25-mile radius of downtown Phoenix, making it easy for fans

Certainly the stock market has performed exceedingly well the past few years, hitting record highs recently. But stock gains do not include the leverage advantage that real estate ownership does. Leverage is the ability to use borrowed money to make money. When you buy a stock, $100,000 gets you $100,000 worth of stock.
