Editor's Letter Live-Work Concept Comes to Airpark
L
ike businesses everywhere, many Airpark companies are looking for bright, young tech talent to help catapult their companies to the top of their respective industries. Prospective employees aren’t just attracted by the promise and potential satisfaction gained from the job itself or the company hiring them; it’s also the homes, apartments or townhomes that are located nearby for an easy commute. In this issue’s cover story, read about the creative developments and ideas some companies use to draw these in-demand employees to the Airpark. You’ll read about a new mixed-use development planned for the Airpark with SOHO Scottsdale. This live-work concept combines residential townhomes and lofts with retail and office space. We also take a closer look at the Crescent Scottsdale Quarter’s one- or two-bedroom apartments, located above the newest retail outlets, and Liv North Scottsdale, which has formed partnerships with nearby “preferred employers” to reduce move-in costs for employees and encourage a short walk to work. The Airpark is sure to have a better chance to draw the best talent in the country when these prospective employees check out the housing options here. Also in this issue, we highlight the 61st annual Scottsdale Arabian Horse Show Feb. 11-21 at WestWorld. More than 300,000 attendees are expected to come watch some of the 2,400 horses at the event. This show, the largest Arabian horse show in the world, breaks attendance records every year. Let’s all cross our fingers for some chamber of commerce weather next month for the golf and horses. Speaking of horses, did you know that they have also played supporting roles throughout Scottsdale’s history? We’ve got an article on horse history, too. Plane Veers Off Runway at Scottsdale Airport
A private jet veered off a runway at Scottsdale Airport during a landing on Monday, Jan. 18. Airport officials said four people were aboard the Falcon 20 jet, but no one was injured. The airport reopened later that day. Authorities were investigating what caused the mishap during the landing.
Desert Discovery Center Concept Will Be Evaluated
The Scottsdale City Council approved the creation of a business plan and feasibility analysis for the Desert Discovery Center concept, where people can learn about the
Sonoran Desert at the Gateway Trailhead to the McDowell Sonoran Preserve. Desert Discovery Center Scottsdale Inc., a private group formed to advance the idea, was awarded the contract. Over the next 18 months, the group will engage Scottsdale residents and others to create a comprehensive concept analysis and business plan. An architect will be selected through a separate action to create conceptual site and floor plans, and preliminary building designs. This study will help estimate costs to build, maintain and operate the proposed center. Nearly $1.7 million in bed tax dollars― money paid by visitors who rent rooms at Scottsdale’s resorts and hotels―was approved for this planning process. Ron Steege, co-founder and past president of La Casa Builders Inc., has retired and sold his interest in the Scottsdale-based custom home builder to co-founder Tim Larson. Steege, who resides in Scottsdale with his wife, Jenn, was president of La Casa, located at 8260 E. Gelding Dr., Suite 104, since the company’s formation in 1991. La Casa built mid-sized to Ron Steege large custom homes in master-planned developments such as Silverleaf, DC Ranch and Desert Highlands in Scottsdale and on premium sites in Phoenix, Paradise Valley and Carefree. While building these luxury homes, the two men also built a tradition of quality, integrity and honesty, with many clients returning to La Casa for
renovation and maintenance and referring the company to friends and family. Medical Technology Startup Raises $425K from Investors
EpiFinder Inc., a Scottsdale-based medical technology startup, has raised $425,000 in its angel round with plans to hire, enhance and market its software. EpiFinder is expecting to close on another $175,000 by January to finish up its $600,000 angel round, said Neel Mehta, co-founder and chief strategy officer. EpiFinder provides software to doctors to help diagnose epilepsy syndromes at the
point of care. The proprietary software uses machine learning and artificial intelligence algorithms on the back end to help with diagnosis. The goal is to reduce misdiagnosis, and the plan is to expand into improving the same diagnosis help for Alzheimer’s and then Parkinson’s disease, starting in 2016, Mehta said. “The goal is to eventually expand to other hardto-diagnose diseases or conditions to bring about a positive change in misdiagnosis in health care,” Mehta told the Phoenix Business Journal. The company has also raised $50,000 through grants and local and national business competitions, Mehta added. EpiFinder will use the cash to hire two full-time software developers and two salespeople. The money will also be used for legal services, software enhancements and marketing. The 12-employee startup works out of an office at ASU’s SkySong after being selected as one of 20 fulltime ventures last year for ASU’s Edson entrepreneurial program, a program featured in a story in the Scottsdale Airpark News in August 2015. Brian Archibald was appointed executive chef for the Boulders Resort & Spa. Archibald will oversee the resort’s five dining outlets, including The Palo Verde restaurant, the Bakery Café, The Grill Kitchen and Bar, the Spotted Donkey Cantina, the Spa Café and Brian Archibald catering operations. An 18-year veteran in the culinary arts, Archibald is an “ingredients-driven chef” who has developed a distinctive style he describes as a blend of the Mediterranean cuisine of Spain and
Italy, and Southwestern influences. He joins the Boulders Resort from The Graduate, a newly remodeled, rebranded boutique hotel in Tempe. Archibald served as an executive chef at The Graduate, Rosso in Kansas City and the Renaissance in downtown Phoenix. The Phoenix office sector market accelerated and finished the fourth quarter of 2015 in solid fashion, according to a Lee & Associates report. Overall vacancy has dropped to 19.5 percent, a decrease of 70 basis points from the third quarter and the lowest vacancy rate in over seven years, according to a report in Arizona Real Estate. Most indicators were positive for the quarter and for the year including vacancy, absorption, asking rental rates, construction and deliveries to inventory. “The improving economy, lower unemployment and a growing population have contributed to the momentum driving the Phoenix office market,” said Matt DePinto, Lee & Associates senior research analyst. Phase III of the Scottsdale Quarter added 169,189 square feet to the Scottsdale Airpark submarket. Collectively, rental rates continued to increase modestly, settling at a combined total of $22.92 per square feet for full service. AIRPARK With businesses recruiting young tech talent to the Scottsdale Airpark, developers are building new live-work spaces to nest them in. By Jimmy Magahern
T
here is the hardwood flooring, the low-e tinted window panes and, of course, the ultrafast gigabit Internet service. There is the kitchen, with its granite countertops, stainless steel Bosch appliances and Kohler fixtures, and the private rooftop studio, with the optional Jacuzzi. And then there is the roll-up, frosted plexiglass door that connects the home office area to the outside courtyard. Sleek, whisper-quiet and controlled by a smartphone app, it’s what you might expect to see if Apple started making garage doors: a sly co-opting of the iconography of the classic garage start-up as a hip, efficient window treatment. “We specially built a mechanism to make it quieter,” says Irene Clary, president of Catclar Investments, the developer behind SOHO Scottsdale, a combination office, residential and retail development in an industrial zone planned near WestWorld of Scottsdale off the 101 and Bell Road. “You can run everything—your lights, TV, video camera, garage door—from your smartphone or iPad.” SOHO Scottsdale, which begins breaking ground this month, is the latest of several mixed-use developments going up around the Airpark, a concept called live-work, or sometimes live-work-shop, that combines ground-floor offices with townhomes and loft style residential condominiums.. …continues on page 20

Cachet Homes Monterey Ridge, located southwest of Mayo Boulevard and Scottsdale Road, features condominiums ranging in size from 1,091 square feet to 1,870 square feet, and starting at $279,900.
Crescent Scottsdale Quarter is already taking leases on studio and one- or two-bedroom apartments located above the newest retail outlets in the high-end shopping and dining district, selling residents on the appeal of being able to “dream where you shop where you stroll where you feast.” Nearby, at Liv North Scottsdale, residences are not physically connected to office or retail spaces but the property partners with “preferred employers” in close proximity (including businesses at Scottsdale Quarter and Kierland Commons) to reduce move-in costs and provide monthly savings for its employees, encouraging a walk-to-work lifestyle for residents. “We’re getting a lot of tech companies moving into the Airpark area,” says Christian Green, economic development manager for the City of Scottsdale. “And we’re in a stage now where we’re busy recruiting talent from other areas to meet the needs of those employers—a

lot of millennials, and also upper level management. With the younger tech person, either single or with a small family, they’re wanting more than just an apartment. They’re wanting that kind of live-work environment where they can easily walk or catch public transportation to wherever they’re working and then go home and have the restaurants, the shopping and that whole component right there where they live. People are not wanting to drive from the ’burbs into work. They want to have it all right there.” SOHO Scottsdale also caters to the entrepreneurial home-business operator or telecommuter—people who can work from home but prefer to have a dedicated office space to code on their laptops, run their Etsy shop or build their customized fixed-gear bicycles. Clary, who also developed the 4TwentyOne West 6th St. brownstones near Mill Avenue in Tempe, envisions a creative culture of
artists and knowledge workers moving in and revitalizing the surrounding area, as has happened around other live-work projects like the Barker Block development in downtown Los Angeles. Kevin Gibbons, an L.A. real estate agent who’s sold properties in that district, thinks SOHO Scottsdale has the potential to do the same for the sleepy enclave of office buildings, warehouses and industrial spaces that now surround WestWorld. “Shortly after the [Barker Block] project began we saw a surge of interest for loft living and live-work environments where artists, entrepreneurs and small business owners could live, work and thrive in an industrial setting,” he wrote in a letter to the Scottsdale City Council supporting the dual business/ residential rezoning required by the project. “Having residents move into the area created a truly unique culture. The industrial uses that were there before are

still there, but vacant sites and buildings have been transformed into residential buildings, new businesses, cafes and in one case a high tech campus dedicated to renewable energy.” But other neighboring business owners, like taxidermist Jim Hartsock, president of the McDowell Mountain Business Center, doubt that the area has the potential to become another walkable, hipster-friendly burg like New York’s Williamsburg or Portland’s Pearl District, where artisan residents can easily stroll to foodie cafes or colorful art spaces to stay energized. Hartsock wrote a letter to the City Council. “(The developer) said there will be outside patios, green belt areas for enjoying the outside. Why would a resident want to enjoy the outside of an industrial area? There are sights, sounds and smells that are unique to industrial zones that residents will complain about.” He adds, “In the industrial zoning, there are no quiet times like in residential zoning. I have seen delivery trucks at almost all hours, including weekends.” But the council ultimately supported …continues on page 22

Not all multifamily projects planned in the Airpark area are live-work developments. Cachet Homes Monterey Ridge, located southwest of Mayo Boulevard and Scottsdale Road, offers standard, if luxurious, condominiums. Camelot Homes’ DC Ranch, southeast of Pima and Thompson Peak Parkway, is marketing tri-plex villas within walking distance of Market Street. And Ryland Homes’ Princess Enclave, southwest of the 101 and Hayden, is selling three-story luxury lofts with private elevators. But all the new developments appear to be built with the new trend in mind. The properties are amenity-rich, with lots of community open space to encourage creative interaction between residents—and to entice residents to spend more time at home. one of the few new developments in the area offering traditional single-family homes, admits it’s all about selling that all-inclusive lifestyle today. “It’s a self-contained community that has everything in the world going on,” he says of Windgate, which boasts a 2,700-square foot community center and “huge event lawns” where concerts and other community events can happen. “There’s a lot of young professionals who work out of their homes and also have businesses in the Airpark. Doctors and lawyers and tech guys, and lots of investors who do consulting work. Young professionals who’ve started their own businesses and either work out of the home or work close by.” Of course, not everyone who works around the Airpark—one of the largest employment centers in the metropolitan Phoenix area—can afford to live and shop there, a factor that may stand in the way of it becoming a true millennialfriendly live-work haven. “The live-work design is definitely one of the hottest submarkets in the
state, and the development activity we see up there around the Airpark reflects the market demand,” says Tom Simplot, president and CEO of the Arizona Multihousing Association, a trade association for the state’s apartment industry. “But when we look at the rental rates of the communities being built, we also see that they reflect the market demand of those who want to live in that area—they’re very high-end, considered Class A developments, with a lot of amenities. And unfortunately, not everyone who works in the Airpark can afford to live in those kinds of developments. “It’s a philosophical discussion, but I think it’s also good urban planning that there should always be a diverse array of housing opportunities in any submarket that we look at,” he adds. “That creates a healthy community. So is there a desire to build affordable housing around the Airpark? Absolutely. Is there land available? Probably not. And that’s what’s unfortunate about extremely high land costs: it truly forces out a lot of our middle-income workers who would like to live in that area.” Simplot says that for all of the Airpark’s focus on recruiting young tech talent to the area to work for newly settled-in companies like Orion Health, Quicken Loans, JDA Software, Vanguard and others, millennials have been gravitating more to Old Town Scottsdale, where more diverse housing options are available. “The Airpark and Kierland areas are probably more along the lines of boomer market, younger and older boomers, and those looking for second homes,” he says. “We know for a fact that a lot of empty nesters rent apartments in that area and they only use them three to six months out of the year.” But the City of Scottsdale’s Green says what may appear economically out of reach to Valley-born millennials might actually look quite affordable to tech talent in Silicon Valley or the East Coast, who are now looking at the Airpark’s tech corridor as a viable place to live and work. “For us in Arizona, when we look at North Scottsdale, we say, ‘That’s really expensive,’” he admits. “But if you are coming from back east or if you’re coming from San Francisco, you’re used to paying three times the price for housing. We’re getting tons of tech people interviewing who are saying, ‘For what I paid for a 1,000 square foot apartment in San Francisco,

I can get a 3,000 square foot house in North Scottsdale.’ And that’s what people are looking for. When you look at the amenities, the quality of life and all the aspects that people are taking more seriously now than ever before, hands down, you can get a better quality of life here than many other places.”
Hiking hipsters
Irene Clary believes the industrial zones surrounding the airport will offer a different kind of lifestyle for the artisan resident. “There’s just so much more to offer in this area,” she says. “You can hike, you can bike, you can run. The hiking season happens right across the street, so you can just get on your bike and go to the McDowell Mountains. You can walk to WestWorld, you can walk to Barrett-Jackson, you can walk to the TPC. I mean, all these things are within walking distance, which is just so fun. And then you have bike tour places, you’ve got AZ on the Rocks next door. You have Scottsdale Martial Arts up the street, and jiu jitsu. You’ve got FROGS
Physical Therapy across the street, they do a lot with athletes. You’ve got gourmet sous delivery places, you’ve got gyms, fitness studios. Everything is within walking distance from the site. We’ll also have a restaurant connected to the property that’ll have a nice patio, so you can sit outside and it’ll have the exposed beams. We’re doing some L.A.-ish kinds of concepts, because we really want to be out of the box on every level.” It may not be Silver Lake, but Clary believes SOHO Scottsdale will offer things no hipster burg can come close to matching for tech-savvy millenials looking for the ultimate live-work balance. “An elevator will take you right to your foyer, which will open up to your penthouse suite,” she pitches. “And then there’ll be panoramic views of the McDowell Mountains, and from the other side you’ll see Camelback Mountain and Pinnacle Peak. You won’t find these beautiful views anywhere else. It’ll be just amazing.”

technology company launched the Veyo driving service in the Valley in January. The company, Kuntsal says, is a transportation and logistics technology startup and the healthcare transportation division of Total Transit, a company with a 20-year track record of delivering healthcare logistics solutions. As Kuntsal notes, Veyo’s creators recognized that there was a problem with nonemergency medical transportation. Nationwide, she added, more than 3.6 million people will miss or delay their medical care annually due
to transportation issues. How many appointments will they miss on average? I don’t think one is a big deal, but if it’s a lot, that’s different. “We realized that the combination of 20 years of healthcare logistics plus next-generation technology and data analytics could help change those numbers and guarantee that every member was picked up on time, every time,” she says. Veyo covers a large part of the Valley—from Pinnacle Peak on the east to Buckeye and Surprise on the west—
as well as the Tucson area. The service is only open right now for patients of all ages who are Veyo granted permission from their healthcare providers. Scheduling appointments is easy, Kuntsal says. Members just contact Veyo’s call center or a forthcoming smartphone app. “The trips are covered by the insurance company, not the member. Depending on their coverage, there may be a small co-pay, but there is no fee to the member when they use Veyo,” she says. In the short time that Veyo has been available in the Phoenix area, Kuntsal says it has already been extremely popular. WestWorld upgrades enhance world-class Arabian Horse Show By Scott Shumaker
E
leven days, 2,400 horses and 300,000 attendees will likely create a more than $55 million economic impact for Scottsdale during the 61st annual Scottsdale Arabian Horse Show Feb. 11-21 at WestWorld. A little over two years after the City of Scottsdale completed a $50 million upgrade of the 386-acre WestWorld, this year’s Arabian Horse Show might be the largest one yet. According to Taryl O’Shea, executive director of the Arabian Horse Association of Arizona, last year’s Arabian Horse Show set new records for attendance and participation. But, she says, this year’s show is expected to break last year’s tallies. WestWorld’s expanded facilities and the event’s continuing prominence in the equestrian world have contributed to its continued success. Besides holding more than 950 individual competitions, the Arabian Horse Show will offer classes, behind-the-scenes tours, and over 300 vendors selling everything from clothing and saddles to artwork and jewelry. and competitors from the international Arabian horse scene—including, O’Shea says, international jet setters and royalty who covet the Arabian breed. Scottsdale’s expansion and upgrade of WestWorld in late 2013 has enhanced the event and made preparation easier than in the past. The expansion project enclosed the Tony Nelssen Equestrian Center, where many of the Arabian Horse Show’s marquee events are held, added heating and cooling, and annexed over 170,000 feet of indoor space to the arena. As it has since 2014, this year’s Arabian Horse Show will take advantage of the increased space to offer visitors a wide variety of activities. O’Shea says these upgraded facilities are “wonderful.” The AHAA, an early and important supporter of WestWorld, helped to design the upgrades, and the organization contributed funds for the

project’s debt service. “The update has catapulted the venue into a world-class facility. The days of having to set up the majority of the facility with temporary infrastructure is behind us. (The expansion) allows for a more efficient move-in and move-out and allows WestWorld to book more and larger events,” says O’Shea. According to data released by the City of Scottsdale, in the last fiscal year WestWorld added 22 new events and grew revenue by 7.6 percent. This year’s Arabian Horse Show, which begins shortly after the annual BarrettJackson Collector Car Auction—also held at WestWorld—is a signature event for the venue and an Arizona tradition since 1955. The expanded indoor space at WestWorld allows the AHAA to comfortably house its many attractions, which offer something for both confirmed

horse-fanatics and those curious to see what the world of Arabian horses is all about. During the show, Arabian and Half-Arabian horses from top breeders and ranches will compete in events ranging from working cow to English dressage, but the event delivers more than just equestrian competition. Educational opportunities, children’s activities and international cuisine will round out the visitor experience. Attendees will even be able to meet an Arabian horse face-to-face and experience this famously personable breed firsthand. According to O’Shea, many attendees of the Arabian Horse Show come for the action outside of the arenas. “(The shopping expo) is always a huge attraction. We have people that come just to go shopping because we have such a great collection of vendors,” she says. “We have a following of nonhorsey

The hundreds of individual competitions taking place over the course of the show’s 11 days will culminate in the Championship Weekend, beginning Friday, Feb. 19. “This is the most exciting time of the show,” says Jay Allen, AHAA president. “All of our show people and their beautiful horses have competed for the right to show.” Highlights of the Champion Weekend, which O’Shea expects to sell out, include

people who come year after year because there’s shopping, there’s great food, there’s educational seminars, (and) there’s competitions,” says O’Shea. Scottsdale’s mild winter climate and the timing of the event are among the factors that have helped to make the Scottsdale Arabian Horse Show is such a high-profile event. “It’s the first show of the season,” says O’Shea. “Arabian horses are typically born in the spring and they don’t show until they’re 1-year old. This is the first debut for a lot of the horses, and so everyone comes out to see what to expect all year long at the horse shows,” says O’Shea. There are more than bragging rights at stake in the competitions: Arabian horses have a following among some of the most well-healed horse owners, who are drawn to Scottsdale to survey—and often buy— the finest Arabians in the world.

Firehouse Subs Franchise expands in Scottsdale By Ken Abramczyk

ou could say Cory Farley was hooked on the Hook & Ladder. While the Firehouse Subs restaurants feature a top-selling sandwich by that name, the chain’s philanthropic dedication to public safety and first responders also drew Farley to franchise ownership with the growing group. Farley recently opened his third and fourth Firehouse Sub restaurants, both located in the Airpark area at 11013 N. Scottsdale Rd., just north of Shea on the northeast corner, and 23335 N. Scottsdale Rd., at Pinnacle Peak Road. Since the Firehouse Subs Public Safety Foundation began in 2005, Firehouse Subs, now with 900 restaurants in 43 states, has raised $15 million to assist first responders with equipment purchases. “(Firehouse Subs workers) ask customers if they would like to ‘round up’ to the nearest dollar,” Farley says. “The money raised is kept in the community where it was raised.” Farley first learned about Firehouse Subs when he heard his children rave about them. One of Farley’s daughters, who attended college in Utah, told him

about the subs about three years ago. “She said, ‘the subs are awesome. They’re great,’” Farley remembers. Farley, who was once involved in other restaurants, which he did not name and are now his competitors, examined franchising possibilities. Farley was on vacation out East with his wife and the couple tried Firehouse Subs for the first time. The meat and the cheese on the sandwiches was heated and melted, and the Farleys were hooked. “It welds the flavors together,” Farley says. “It’s unique and awesome. I was also impressed with the methodical growth (of the company). There’s a plan to it.” Farley opened the first Firehouse Subs in Scottsdale at Northsight Boulevard and Raintree in May 2014, which was followed by a location in Prescott Valley. In late October, Farley opened the store at Scottsdale and Shea, then the restaurant on Pinnacle Peak Road began operations in December. The company was founded by Chris Sorensen and Robin Sorensen, two former firefighters, in Jacksonville, Florida.
The Italian sub is one of the topselling sandwiches at Firehouse Subs. (Firefighting terminology even enters the menu’s lexicon, as “fully involved” is used to describe a sandwich with everything on it.) Farley likes the concept of the “roundup” of change to raise funds toward equipment that public safety departments can’t afford. The Prescott Valley location helped fund firefighting equipment for the Prescott Fire Department. Nineteen firefighters died in June 2013 fighting the Yarnell Hill Fire. Farley says requests to assist the Scottsdale Fire Department were sent to the corporate office in late 2015 for equipment for that department with donations collected locally at his Scottsdale locations.
businessprofile Donations also helped the Phoenix Children’s Hospital purchase a Belmont Rapid Infuser, what Farley called a “super IV machine.” Farley’s son was diagnosed with liver cancer when he was 7. Doctors removed half of his son’s liver and hooked him up to the one Super IV machine the hospital had at the time. His son survived and has recovered from the procedure, which Farley credits for helping his son receive a healthy diagnosis. “He’s fine,” Farley says about his son’s prognosis. Farley was pleased to donate funds for a second machine to the hospital to help with trauma care. The equipment will improve care and patient outcomes for children, according to Phoenix Children’s Hospital

Farley decided to locate his stores in the Airpark area because he knows and loves the area, he says. “It’s a great area, and I think I have the best location (at Scottsdale and Shea),” Farley says. The restaurant sells 10 different hot specialty subs as sandwiches or combos, along with a Chief’s Choice (currently Smokehouse Beef & Cheddar, which is Farley’s favorite). Subs range in price from $6.19 to $8.29. Combos add chips or a cookie and a drink for an additional $2.50. The Fuel Under 500 menu features subs under 500 calories, and sandwiches can be converted into chopped salads, Farley says. The subs feature the “highest-quality” ingredients, Farley says. The three topselling sandwiches are the Hook & Ladder sub with smoked turkey breast, Virginia honey ham and Monterey Jack; the Italian sub of Genoa salami, pepperoni, Virginia honey ham, provolone, Italian dressings and seasonings, and the New York Steamer with corned beef, pastrami, provolone, deli mustard, mayonnaise and Italian dressing. Farley says his stores are part of a test market for the Cold Deli Heroes, sandwiches served cold on a toasted hero roll, including the Hook & Ladder Hero, the Malibu (smoked turkey breast and bacon with avocado, spinach, onion, tomato and spicy honey mustard) and the Sicilian, featuring Italian meats of capicola, ham, salami and pepperoni with provolone, sweet peppers, hot cherry peppers, lettuce, tomato, onion, mayo mustard and Italian dressing. be included for your protection. Without an experienced attorney, you may find yourself at a distinct disadvantage when trying to identify these issues and their resulting ramifications. Finally, it’s imperative that the contractual provisions are carefully crafted to avoid any ambiguity regarding the rights and obligations of the parties to the transaction. For example, when drafting a purchase agreement there is typically negotiation over when the buyer’s earnest money becomes nonrefundable and whether the buyer’s failure to send notice prior to the expiration of a due diligence period constitutes approval or disapproval of their feasibility. If you are a buyer with $50,000 of earnest money at risk, wouldn’t you want to make sure that all parties are on the same page regarding the circumstances under which you are entitled to receive a refund of your deposit? Remember, the purchase contract will also serve as escrow instructions to the title company: you need to make sure those instructions are crystal clear. As Benjamin Franklin said, “An ounce of prevention is worth a pound of cure.” Engaging an attorney to assist you with drafting a contract will be significantly less expensive than hiring an attorney to represent you in a lawsuit. homeowners have the opportunity to stanch the bleeding and put more money in their pockets by taking advantage of lower mortgage rates. In great part, we can thank skittish investors for the attractive rates. They’re concerned that the bull market’s long run may be petering out and are pouring more money into what some consider a stodgy—but safe—investment, the bond market. This flight from stocks to bonds has led to falling mortgage interest rates. In fact, according to an article on the CNBC website, mortgage rates ended 2015 at their highest level in nearly six months, but have since dropped “precipitously.” The average rate on the popular 30-year fixed mortgage is below where it was at the beginning of the year for the most credit-worthy borrowers. You may wonder how that’s possible given that the Federal Reserve bumped up interest rates by a quarter point in December. Well, here’s the rub: Mortgage rates don’t follow the Fed. Instead, lenders price according to the yields on mortgagebacked bonds, which generally follow the 10-year Treasury. The drop in rates presents a golden opportunity for thousands of borrowers who have yet to refinance at a lower rate. Rates have been so low for so long that is mystifying more homeowners haven’t capitalized on this golden opportunity. According to a CNBC story, a new report shows that more than 5 million homeowners could qualify and benefit from a mortgage refinance—a figure that is off the 7 million who could have made the same move last spring, but still a huge number. Those eligible to refinance would be wise not to let any grass grow under their feet. If rates rise a half a percent from where they are now, more than 2 million homeowners will be ineligible to refinance and another million will be denied the opportunity if rates rise by a full percentage point. The message is clear: Homeowners should act now
therealdeal stringent guidelines about who qualifies. The biggest chunk of HELOC-eligible homeowners is the wealthiest segment in the most expensive residential markets, a far cry from the frantic days of the boom, when many homeowners helped cause the housing implosion by tapping all the equity in their property—and in some cases inflated equity that was just a pipe dream. And equity borrowers are seeking a loan that is fully amortizing. Interest-only payments are out. Homeowners who do make the cut for HOLCs are being far more judicious about how they’re using the funds. They’re foregoing new boats, cars, expensive jewelry and luxurious vacations for the things they “need,” not what they “want.” according to Black Knight Financial Services. But mining that equity in the form of a home equity line of credit, or HOLC, isn’t going to be as easy as it was in the last decade. Lenders have learned their lesson and have much more

Horses Have Played Supporting Roles Throughout Scottsdale's History By Joan Fudala
I
f ever there’s a month designated to celebrate everything equine, it’s February. From the Parada del Sol Parade, to the Scottsdale Arabian Horse Show and Parada del Sol Rodeo, horses are everywhere. Although today’s Scottsdale runs on a different kind of horsepower (you pick—cars or politics),

this was once a town where horses had the right of way, and saddling up was a way of life.
Consider these bits of Scottsdale’s horse history:
•W hen W. J. Murphy and his crew were constructing the Arizona Canal
from 1883 to 1885—which led to Scottsdale’s modern-day founding— they used horses to pull their digging and dredging equipment. • From the time Chaplain Winfield Scott filed his homestead papers in 1888 until his death in 1910, he and his wife Helen relied on horse and buggy
as their means of transportation. As new settlers arrived in his namesake town, Chaplain Scott gave them a tour of the tiny farming town in his horse and buggy. He also traveled by horse into downtown Phoenix to deliver some of his crops to the Phoenix Herald newspaper (hoping for publicity about farming opportunities in Scottsdale), or to attend sessions of the Arizona Territorial Legislature, to which he was elected. • Horses and mules were the favorite subject of Scottsdale’s first artist Marjorie Thomas. Her first commission after arriving here in 1909 from the Boston Museum of Fine Arts School was to paint Chaplain Scott’s former U.S. Army mule (and town mascot) Old Maud. Her oil painting is on permanent display in the Scottsdale Historical Museum on Civic Center Mall. • G eorge “Cavie” Cavalliere and his wife Alice came from Santa Barbara circa 1910 to provide blacksmithing services for the horses and equipment …continues on page 44

used to dredge and maintain the Arizona Canal. Their tin blacksmith shop was mounted on skids and pulled along the canal bank by a team of horses to wherever their services were required. After the dredging project was completed, the Cavallieres moved their tin shop to the corner of Brown Avenue and Second Street in Scottsdale, then the outskirts of town, where residents hoped the shop’s noise and smells wouldn’t bother them. As horse-shoeing and other historic blacksmith work became obsolete, the Cavallieres began producing ornamental ironwork, which a third generation still does at the same corner in downtown Scottsdale. • When E.O. Brown, his sons and partners established Brown’s Ranch and D.C. Ranch in the remote mountains and desert north of Scottsdale in 1916, they and their ranch hands relied on horses to get around the vast spread of 44,000-acre cattle ranch. At least twice a year, ranch hands (Scottsdale’s authentic cowboys) were joined by men and boys from Scottsdale to drive

the cattle between the ranch and the stockyards (near today’s Phoenix Sky Harbor International Airport) or railyards. It is said that ranch manager Harvey Noriega was Gene Brown Pennington’s inspiration when she created the official City of Scottsdale seal/logo, depicting a cowboy on a bucking bronco. Artist Thomas created the official 1933 Chicago World’s Fair Rodeo poster with an image of E.E. “Brownie” Brown astride his horse. • A lthough cars and trucks began appearing in Scottsdale in the 1910s, horses were still a primary source of transportation of Scottsdale residents, because they were principally farmers and ranchers. Kids rode their horses to school; couples rode horses into town for shopping or socializing. Only Scottsdale Road was paved, so the dusty side streets were horse-friendly through the early 1950s. • To capitalize on Scottsdale’s potential as a tourism destination after World War II, merchant Malcolm White and the new Scottsdale Chamber of Commerce coined the slogan, Scottsdale-The West’s Most Western Town. Horses were integral to our image. Merchants and business owners downtown redesigned their building fronts to look Western, including hitching posts, horse troughs and a sign that said “Horses Have the Right of Way.” Tourists loved it! • To kick off the 1951 tourist season, the Scottsdale Chamber of Commerce and a local riding club hosted the Sunshine Festival in November, featuring an entirely horse-drawn parade. After three annual parades, the newly formed Scottsdale Jaycees took the event over, moved it to January and renamed it the Parada del Sol. Sixty-five years later, the Parada del Sol parade is still one of Scottsdale’s beloved signature events, drawing hundreds of horses and participants and thousands of spectators. In 1956, the Jaycees added a rodeo to the Parada activities, and that continues to delight residents and tourists alike with its equine and bovine showmanship. • Famous rodeo trick rider Dick Griffith established a ranch near the Cattle Track Enclave during the 1950s. He and his wife gave riding lessons when he wasn’t practicing his daring maneuver—jumping horses over two or three Cadillacs. …continues on page 46

•W hen Arizona State College (now ASU) took over the World War II aviation cadet training base in 1947 (that is now the Thunderbird Academy at the south end of the Scottsdale Airport runway), they also built a rodeo arena. Many Intercollegiate Rodeo Association events took place there, bringing accomplished college horsemen and women to what is now the Scottsdale Airport/Airpark. • D uring the 1940s, several Arabian horse ranches opened north of Scottsdale, owned by Anne and Fowler McCormick, Ed and Ruth Tweed and others. For several decades, the Arabian horse industry was significant to our economy. In 1955, the Tweeds, Mrs. McCormick and Mrs. Wrigley organized the first All Arabian Horse Show, held at the Biltmore Hotel. Mrs. McCormick invited show participants to hold the event at her show ring on the McCormick’s ranch in 1956, and the show became another beloved Scottsdale signature event. The Arabian Horse Show took place at the McCormick’s Paradise Park (located on what is now the southwest corner of Shea and Loop 101) until the late 1960s. After Mrs. McCormick’s death and the development of the ranch as the master-planned community McCormick Ranch, a new Paradise Park was created at 6200 E. Bell Rd. The show took place at that location until 1989, when it moved east on Bell Road to what was then a new equestrian event facility called HorseWorld. The Scottsdale Arabian Horse Show has grown to a nearly two-week event held at WestWorld every winter (Feb. 11-21, 2016), and is a major tourism draw. • D uring the 1950s and 1960s, Yale Siminoff and his wife Fern operated the Arizona Stables in Scottsdale, then opened the Horse Country Club in Scottsdale. • To provide a place for residents to ride their horses, the City of Scottsdale established an equestrian-oriented park, first called Desert Park and later renamed Cholla Park, at the north end of the Scottsdale Airport runway in 1972. The park closed to make way for a runway extension that was completed in 1982. That same year, The City of Scottsdale entered into a Recreational Land Use Agreement with the U.S. Bureau of Reclamation to operate and develop the Bureau property on the southwest slope of

controlled Tony Nelssen Equestrian Center, horse and events of all kinds take place year round at WestWorld. According to WestWorld’s website, “each of the past few years, more than 90 equestrian events, utilizing over 247 use days have taken place with some 220,000-plus attendees.” • M any other artists have followed Thomas’ lead in celebrating Scottsdale’s love of horses. George Ann Tognoni created the sculpture “The Yearlings,” at the west entrance to Scottsdale Civic Center Mall; she also created the bronze of Winfield and Helen Scott and Old Maud the mule that stands facing to the Scottsdale Historical Society. Both the Yearlings and the Scotts/Old Maud sculptures were funded by citizens and are part of the Public Art Program. Snellen Johnson was the artist who created the bronze horses sculpture at the entrance to WestWorld in the 1980s; in 2014 the Public Art installation “Impulsion” by Jeff Zischke was
unveiled at WestWorld. One of the most innovative pieces of public art celebrating horses is “Water Mark,” a series of five aluminum horses whose mouths spew water during heavy rains in the Indian Bend Wash along Indian Bend Road. Herb Mignery’s “Passing the Legacy” sculpture on the Scottsdale Waterfront honors the Hashknife group that annually reenacts the Pony Express rides of early Arizona in conjunction with the Parada del Sol. This is just a mere sampling of Scottsdale’s horse history. Whether you ride, enjoy equestrian events, appreciate art featuring horses, or just want to watch your kids ride a horse on the McCormick-Stillman Railroad Park carousel, you have countless ways to “horse around” in Scottsdale. Valley chefs battle to create ultimate Girl Scout cookie dessert

ove over, Valentine’s Day. There is an even sweeter event this month—the Girl Scout Cookie Dessert Challenge. From Feb. 1 to Feb. 29, more than a dozen Valley chefs have partnered with the Local Girl Scout Council on this special event. Their mission is to use their culinary prowess to reimagine one of the beloved flavors of Girl Scout cookies into a custom dessert menu item. Each restaurant has agreed to feature its dessert on its menu in February, with a portion of the proceeds from each dessert sold directly supporting Girl Scouting and the local Council in its community. ere’s a little-known piece of New York City lore. It concerns the ending of the original “King Kong,” when the great ape is atop the Empire State Building, swinging wildly at strafing biplanes. If you look very, very closely at what Kong has in his nonswinging hand, you see that, contrary to those who think it’s Fay Wray, it is actually…. A slice of New York-style pizza. Probably from Grimaldi’s. Named by Zagat the No. 1 Pizzeria in New York, the original Grimaldi’s stands literally beneath the Brooklyn Bridge on the Brooklyn side. Standing next to the parking garage at Scottsdale Quarter is also Grimaldi’s. And except for the lack of taxi horns blaring, it might as well be Brooklyn. “We had a guy come in here from New York who’d eaten at the original Brooklyn Grimaldi’s for years,” relates Brian Herskovets, general manager of the Scottsdale Quarter restaurant. “He ate here and said, ‘It’s just like back home!’ I told him, ‘Yes, but without the long lines.’” Grimaldi’s is not an Italian restaurant, Herskovets is quick to point out. “It’s a New York-style pizzeria, casual but high quality, with red-checkered tablecloths and a wine list.” The menu is pizzas, calzones, salads and desserts. Those long lines outside the original Grimaldi’s in Brooklyn are not only for the signature pizza, but for the history of the place. With the Scottsdale Quarter location, you can skip the history, and go straight for the payoff: New York-style pizza in one of three classic forms: with tomato sauce, with pesto or “white” with garlic. Sizes range from a personal 12-incher to a “small” 16-inch pie to the large 18-inch, with prices going from $9 to $18. That’s for the basic pizza. Toppings are more, and until now, everything has been a la carte. You want mushrooms, olives, pepperoni, sausage? It’s been strictly buildyour-own pie. That changed recently with the addition of “Chef’s Selections” pizzas. The flagship pie in this new category is called—of

But for those with a sweet pouch that needs filling, Grimaldi’s has three equally irresistible choices: cheesecake, cannoli and tiramisu. New York-style cheesecake always has that rich white layer on top. That’s mascarpone, the Italian dessert cheese. Grimaldi’s version blends mascarpone with ricotta for an extra-thick top layer, with the usual mixture of cream cheese and egg yolks on the bottom. It’s served in a small pool of Melba sauce, the dark-sweet expression of black and red raspberries plus powdered sugar. Grimaldi’s bakes its own cheesecakes in-house, including two specials that change monthly. For February, the flavored cheesecakes are Caramel Coconut and Reese’s Peanut Butter Cup.

Is The Long-Awaited Market Crash Finally Here? By Thomas K. Brueckner
A
s this goes to press in late January, the Dow Jones Industrial Average is down over 1,700 points since the first of the year. In only 11 trading days, this is a loss of 8.6 percent, the worst start to a new year in market history. From its peak of over 18,200 points in 2015, the DJIA is now down more than 12 percent, well into correction territory. In the last week, brokerage firms, UBS, Société Générale and Royal Bank of Scotland have each issued warnings for sell-offs to come, ranging from -20 percent to -75 percent, dire forecasts to be sure. In a memo to investors, RBS’ credit team said, “Sell everything except high-quality bonds. This is about return of capital, not return on capital. In a crowded hall, exit doors are small...” Such advice has also been echoed by Market Watch’s Mark Hulbert, Peter Schiff of Euro-Pacific Capital, and David Stockman, President Reagan’s former budget director. Because the job of every employee at a brokerage firm is to first attract capital to the firm, such honesty about what is to come would seem to be advice not in their best interest. Clearly, someone at these firms has decided that it will be better for them in the long run if, after such a crash, they are then able to remind the investing world that they were among “the first to see this coming.” As this goes to press, oil has also plunged to below $29/barrel, its lowest level in over 12 years. A global economic slowdown, most particular in China, frighteningly low oil prices worldwide amid overproduction and a staggering lack of industrial demand, are just some of the major bricks in the wall of worry that markets must climb this year. Here in the United States, the dramatic fall in oil prices has put Texas, Louisiana, Oklahoma, Alaska, and parts of Wyoming and the Dakotas into a recession/depression. In Texas alone, Walmart is closing 29 stores. Our neighbor to the north, Canada, has seen a dramatic devaluation of its currency, the doubling of food prices in some provinces, and nearly a total shutdown of its oil and gas industries.
Home values in Calgary are down 50 to 60 percent or more as people desperate to relocate to other cities and other industries are unable to attract buyers. Famed money manager and market forecaster, John Hussman, who in early February 2000 was laughed off of certain financial talk shows for predicting that the NASDAQ would soon lose two-thirds of its value, is maintaining his position that our domestic markets are 40-55 percent overvalued. (Thirty-three months after his prediction, the NASDAQ had given up 63 percent of its face value. Hussman made a similarly accurate forecast in mid-2007 and was again vindicated 17 months later after a 57 percent decline in the S&P 500.) In one possible alternative to the significant decline Hussman’s team is forecasting, he also says we could merely average “a zeroto-negative real return for the S&P 500 for a 10- to 12-year horizon.” Hussman adds that “these are not worst case scenarios, but run of the mill expectations.” Lastly, famed Wall Street blogger Joshua M. Brown, of The Reformed Broker, posted earlier this month that, of all of the reading that he does each day, he can’t remember the last time he read a bullish forecast in the financial blogosphere. “Virtually none of the technicians I follow believe that last year’s 13 percent correction in the S&P 500 was the correction” that so many were, and still are, predicting. So, let’s recap the numbers: The S&P 500 is up 184 percent since the market bottom in March 2009, representing an average annual return of 27 percent per
year since then, over three times the historical average of 8.3 percent, largely due to the unprecedented accommodation of the Federal Reserve. Today, the Fed is no longer buying assets, is completely out of the market, and just began raising interest rates in December, with three to four more rate hikes planned this year. Before the year began, many of the major brokerage firms were forecasting gains of 1 percent to 3 percent by the end of 2016, with RBS, Soc Gen, and UBS calling for massive declines. So if you are among those who have prospered 184 percent since early 2009, would you bet your current account values—monies that it has perhaps taken you and your spouse 40 years to save—for an upside of only 1 percent to 3 percent? Would you do so when your losses could exceed -34 percent? Because that is the average decline of the typical bear market since 1929. This is the question that investors are once again grappling with as markets continue their sell-offs around the world. Thomas K. We are working hard to ensure that Scottsdale remains a desirable destination with a strong brand attracting not only our key customer segments, but also appealing to the next generation of travelers. This fall, visitors across the country will be introduced to a fresh look for Scottsdale when the CVB launches a new brand. While on this brand journey, I have been continually reminded of one very important truth: Scottsdale is a remarkable place. Perhaps my awareness of this is heightened more often than others purely due to my occupation, but I think it’s something for all of us to keep in mind throughout the year.

Keeping a Line of Sight Couple encourages limitless possibilities as coaches By Ken Abramczyk
F
or Jen and Charlie Smith, success in life and reaching maximum potential is a process: to act, align and achieve. That process is a central focus for them in their work and their lives, so much so that Jen recently wrote three books, “Act,” “Align” and “Achieve,” available on Amazon Feb. 1. Jen, president of Line of Sight, was joined in October by Charlie, her husband, as a managing partner and to assist with life, executive and group coaching. Jen is a certified coach, author, speaker and a “motivational listener” who says she believes people have untapped potential and can be encouraged to do work that brings meaning and purpose to their lives. Charlie, who has more than 30 years’ experience in financial services and executive leadership roles at Caterpillar, is certified Six Sigma Black Belt and Master Black Belt. It was Charlie’s experience with an executive coach that gave Jen the idea for her business. Charlie credits his executive coach, who he retained about 12 years ago, with stopping him from making “a rash decision” and thus saving his career. Jen already had experienced working in Corporate America in property management, financial analysis, project management, change management and operations with Case IH, Ford, GM and MetLife. Jen’s educational resume includes a bachelor’s degree in sociology from Hanover College in Hanover, Indiana, and an MBA from Marquette University. After the couple relocated to Europe, where Jen immersed herself in its culture. She

later received a job offer at Hanover College to teach business classes, but then her husband was offered a position in Singapore, so the couple relocated there. Jen was ready for coaching and started Line of Sight. “I thought now it is time to do something, and to do something to take with me everywhere we go,” Jen says. As the business evolved, she coached clients from Accenture, Caterpillar, PHP, Dell, Microsoft and Nestle. She also earned certification as an associate certified coach (ACC) and professional certified coach (PCC). She is working on attaining master certified coach (MCC). The company’s motto: “Know Yourself. No Limits.” Charlie describes what that means. “When you know yourself, you really don’t have any limits,” Charlie says. Jen says her clients are professionals who experience one of three events: change, challenge or choices. In Singapore, she coached Ivy League-educated clients who relocated for their spouses’ jobs, but they in turn left jobs they enjoyed. “It’s a big change, and they need help working through it.” Others look for coaching because they received a performance management plan from supervisors. “They would say ‘tell me what I need to do to keep my job,’” Jen says. Sometimes professionals seek coaching because they want a career change, after doing the same thing for 15 years and “something is missing” for them, she says. Charlie brings his team management and people skills to Line of Sight for group and
team coaching. Charlie has an MBA from Manchester Business School in Manchester, England, and a BA in Business Administration from Bellarmine College in Louisville, Kentucky. The Six Sigma Black Belt training prepared him to help others with change management and processes, and people dynamics. Many times a change in management creates issues, which aren’t always easily solved unless management steps outside the four walls of the company. “You have to bring in a separate set of eyes,” Charlie says. Charlie led and trained groups of employees in several countries using the Six Sigma principles. “If you have a leader as a teacher, you help everyone achieve their potential. You mentor, coach, guide and teach.” Charlie says he and his wife each bring different tools and different tool boxes to coaching and consultation. “We really listen and hear what the client says, what they really want and talk about how to get them to their dream,” Jen says. Becoming an entrepreneur is a huge step, and coaching can help clients sort out options or realize what it will really take to be successful, whether the client is a business owner in the Airpark, the Phoenix area or Asia. (Jen uses Skype when necessary to talk with clients.) Jen’s “Align,” “Act” and “Achieve” selfimprovement book series, published by Amazon, directs readers to a better life with purpose. In “Align,” Jen demonstrates that the first step in creating a better life begins with understanding identity. She explores the process of examining the values, beliefs, skills and talents that make “your spirit soar and energy surge.” In “Act,” Jen builds on the foundation of “Align” to move the reader into action, joining purpose with structure toward an inspiring journey. In “Achieve,” she examines the yearning people have for more and how to move beyond self to authentic relationship, community and purpose. Jen and Charlie incorporated the “Align, Act and Achieve” philosophy in their own lives. In addition to acquiring a Colorado-based company specializing in hosted virtual desktop solutions, we extended our Mac remote support services, making us the largest all-Mac managed services provider in the Valley. We also secured an Arizona Gaming Vendor Certification, joining the short list of authorized vendors to conduct business in Arizona casinos. SAN: Are you planning to do any hiring in the next six months? Absolutely. Thanks to the expansion of our portfolio offerings we’ve outgrown our two Scottsdale Airpark offices and will be combining all the staff under one headquarters.

SAN: How do you find it best to recruit new team members in this age of technology? We’ve had great success in utilizing our team’s professional networks, in combination with targeted recruiting and local job posting sites to add to Team Trapp. By leveraging available technology, such as cloud hosting, unified communications and video conferencing, we’ve been able to keep acquired staff who are out of state as well as relocate top talent from all over the country to the Scottsdale Airpark. SAN: How optimistic are you about the economy getting better in the next year? Arizona has experienced one of the nation’s fastest job growth at a 3 percent annual rate, with 55 of every 1,000 private sector workers employed by high-tech firms. There’s also been new state legislation passed to incentivize data center and infrastructure growth. With these elements, combined with a steady increase of demand from businesses who seek to leverage MSPs and IT services to compete effectively, we’re confident in the economic outlook for the upcoming year. SAN: What is one thing about your business you believe other businesspeople in the Airpark would be surprised to know? Some would be surprised to know that this privately-held company, established in 2007, began simply as a cloud-hosting provider for financial professionals and small businesses. Though the organizational size and service portfolio has significantly expanded,
we’ve maintained our mission to provide affordable IT solutions that cater to small to enterprise-level businesses. SAN: What are some of the challenges faced by your industry and how is your company working to overcome them? Our industry is plagued with service providers who don’t often have the ability to see an IT issue from a well-rounded, all-encompassing perspective, and are only focused on selling a single solution: their own. Our strategy, however, is to be solution agnostic―which is to say, we plan and implement the best hardware, network design and beyond to fit our client’s specific needs by providing them with high-functioning and effective solutions without ever being oversold. SAN: Who is a role model in business whom you look up to? There are plenty of influential role models in the tech industry, so it’s hard to pin one down. But I’d have to say I’ve long admired Michael Dell, founder and CEO of Dell Inc., for his entrepreneurial spirit to start his company in 1984 with $1,000 at the age of 19. SAN: What are your business goals over the next 12 months? We’ve got our sights aimed high for the next 12 months, with company growth and success at the top of our list. We learned a lot in 2015 and we hope to continue finding new ways in which we can improve our existing services as well as gain valuable expertise in emerging tech markets this year. SAN: How is business going relative to last year? We grew over 300 percent in 2015 and were awarded Inc. 500 as a top growing company in the United States. We were one of seven real estate brokerages in the country to achieve the prestigious award. 2016 looks very promising hyperlocally with strong employment fueling our projected growth to be over 200 percent. SAN: What kinds of plans for growth can you share that might give insight into some of the other things happening in your industry? With almost 500 agents in our brokerage, we have direct correlation with the marketplace’s health and direction. With consistent demand, desirability and job market growth we project constant upward pressure in all markets. SAN: Are you planning to do any hiring in the next six months? We plan to more than double the size of our brokerage in 2016. More importantly, we have attracted elite talent in our industry, as that also becomes our focal point this year. SAN: How do you find it best to recruit new team members in this age of technology? We’re all in sales. We all have clients, customers, staff, teams, associates and/or spouses that we, in one way or another, are selling. But before we ever have a chance to traditionally sell, we need to first add value into those relationships, and infuse the marketplace with goodwill. We need to first understand how those

It’s never about us, it’s about the client or customer. SAN: What is one thing about your business you believe other businesspeople in the Airpark would be surprised to know? Most consumers still don’t know who My Home Group is or who we are. That’s our fault. Most don’t know we did almost half a billion in sales in 2015. SAN: What are some of the challenges faced by your industry and how is your company working to overcome them? We recently went through the biggest change to our industry in years, with the new TRID guidelines, and the removal of the 30 plus year old HUD1 closing statement. As an industry, the bulk of the changes fall on the lending institutions. As a company, we were very prepared for the changes, and haven’t skipped a beat. SAN: Who is a role model in business whom you look up to? Grant Cardone, Darren Hardy, Jon Cheplak, Russell Shaw and Harvey Mackay. SAN: What are your business goals over the next 12 months? Goals are 1,000 agents, $1 billion in sales and more than 200 percent growth.

Preparing to Lease Space By Stephen A. Cross, CCIM

efore looking for suitable space to lease, forward-thinking business owners and corporate decision-makers should devote time to the preparation of documents that will enable them to present their businesses in the most favorable light. The following is a discussion of the components that should be included in your “credibility package,” i.e., information provided to landlords and utilized when evaluating whether to lease space to your business.
Narrative describing your business model: A good narrative should discuss
the “What,” “Where,” “Why” and “How” of your business. “What” describes your product or service and the purpose/history of the business. “Where” chronicles your professional and educational experience. “Why” addresses the reasons your business will succeed. “How” focuses on your source(s) of financing for capital improvements and
initial operating expenses. A narrative need only be several paragraphs in length.
Income statements and balance sheets: Existing businesses should be
prepared to submit the last three years’ tax returns and a current profit-and-loss statement. These generally do not need to be audited. If income was low, or shows a loss, attach a brief description of the cause. Remember, landlords are looking for reasons to lease space…and most understand the challenges faced by small- to mid-sized businesses.
Personal financial statement: For start-up businesses, and when a personal guarantee is required, landlords reasonably require a detailed listing of your personal assets and liabilities. If you’ve ever applied for a loan you know the format and what information is required. Landlords look

Moving in the Right Direction By Jen Smith
I
n a few months, my husband and I will celebrate our 34th wedding anniversary. During those threeplus decades, we have had more than a dozen residences in 10 cities in three continents. That’s a lot of packing and unpacking, loading and hauling, settling and uprooting to settle again. There is one very important lesson we have learned through all of this relocating.
Work with a professional
Having a professional guide you through selecting a home is critical. For one thing, qualified Realtors provide invaluable insight about the community. For example, in Tennessee our Realtor researched the zoning laws on the vacant land behind us and learned about our potential new neighbors. For another thing, they help you gain perspective. In Geneva we learned that washing machines in the kitchen are typical. American-sized laundry rooms, not so much. They help you set priorities. In our early days in the beautiful little village of St. Matthews, Kentucky, our Realtor explained that the charm of homes built in the ‘30s means one small bathroom. Or remodeling. Not on our budget. And they help you get realistic. Singapore is a small, densely populated island. Twenty-four hundred square feet is spacious. A coach does the same for her clients. She helps them gain insight about their community. What does your physical and mental workspace look like? Does it inspire you? Who sits around you? What about sounds around you? Lighting? What about the people with whom you share space? A coach helps clients gain perspective. Stepping back and taking a long hard objective view of things can be enlightening. This is especially

needs a bit of helpful when it comes to time. Not having enough of it is a common complaint. Just like corporate and personal finances, it’s good to do a time audit occasionally. Where are you spending time that is wasteful? Where should you invest more time? She helps clients set priorities. If you want to exercise more, spend more time with family, travel more, read more, and you’re not doing it, a coach will help you create the structure to make it happen. She helps clients get realistic. Sometimes we get hooked on big ideas. Dreaming of the next big thing and lamenting “If only...” “If only I had more time, money, freedom, then I could have the life I want.” But that kind of thinking and living is a cop out. A coach won’t let that happen. Facing the brutal facts is critical. The 19th century philosopher Kierkegaard suggests we think of a life like a house with a basement, first floor, second floor. There are beautifully decorated rooms upstairs and yet we choose to remain in the basement. We do that when we get stuck in the mundane, focus on the trivial, continually delay what really matters. If you’re eager to move upstairs, to check out all that your life can be, to explore and expand, then take some time this week to step outside your routine, to sit quietly, to dream, to plan, to make the changes that will get you what your heart desires.
