Abe’s Deli Moving to Hayden Peak Crossing Abe’s of Scottsdale Deli has closed at Scottsdale Road and Gold Dust Avenue, but owner Larry Abel is planning a new
venture, Miller’s Deli & Grill, in Hayden Peak Crossing, at Thompson Peak Parkway, reports AZCentral. The new space will be smaller, with no deli case and a scaled-back menu. Fox Hires up for New Zinburger Phoenix-based Fox Restaurant Concepts announced plans to hire more than 100 workers to staff its newest Zinburger location, scheduled to open this spring at Scottsdale Quarter. Job fairs were held in late March. Fox operates numerous restaurant concepts in the Valley, including several in the Greater Airpark (True Food Kitchen, Greene House, North, Sauce and Juby True).
UA Eller College Satellite Leaving Airpark The University of Arizona Eller College of Management will be moving its Valley
satellite location from Pima Road and Bell Road in Scottsdale to downtown Phoenix in late August or September. The Eller College will occupy classroom and office space on the campus of the UA College of MedicinePhoenix. The location will be home to two of Eller’s part-time MBA programs for working professionals. The Eller College began offering its MBA programs in the Phoenix area in 2006 with the launch of the Executive MBA program in Scottsdale.
AZ Bike Week Rides into Town; Harley Dealership Plans Unveiled Arizona Bike Week, which attracts nearly 100,000 bikers to the greater Phoenix area, will be celebrated April 2-6 at WestWorld in Scottsdale. Is there a cure for musculoskeletal pain?
M
any people suffer physical pain. Conventional therapies such as anti-inflammatory medications and steroid injections do not always provide relief and carry a significant risk of side effects. If you suffer from pain, it is to your benefit to be aware of alternative forms of therapy. Acupuncture is an ancient medical art originating in China over 3000 years ago. It involves the use of small, stainless steel needles inserted into the skin to affect the body’s energy flow. It is a subtle, relatively non-invasive medical practice capable of producing profound effects in healing. The National Institute of Health (NIH) has funded several clinical trials to determine the efficacy of acupuncture in treating pain with positive results. The World Health Organization has also listed acupuncture as an effective treatment for pain management. But how does it work?

To heal properly and minimize pain, damaged tissue must regenerate and be replaced with healthy, functional tissue. This requires healthy circulation of nutrient rich blood through the injured site. Acupuncture needles can break up scar tissue and increase blood flow, enhancing the tensile strength of the tissues and increasing movement. Less scar tissue preserves the integrity of damaged tissues and reduces the likelihood of weakness, re-injury, and the development of chronic pain. By treating the surrounding tissue of an injury, the pain is permanently relieved. For best results it is important to treat all injuries, even minor ones, as soon as possible. Pain is one of the most common reasons people visit our clinic. I have success with several different cases of chronic and acute pain including low back, neck and shoulder, and all over joint pain.

Pinnacle Aviation Adds Gulfstream G200 to Charter Fleet Scottsdale Airport-based Pinnacle Aviation announces the addition of a Gulfstream G200 to its fleet of luxury charter aircraft. The G200 provides the charter client a comfortable and cost-effective aircraft for domestic and international travel. The super midsize cabin offers a range of more than 3,700 statute miles. It can comfortably accommodate 10 passengers with up to 150 cubic feet of baggage. The interior includes a forward four-seat club arrangement, an aft four-seat dining group, and a two-seat divan. The addition of the Gulfstream G200 brings Pinnacle's charter fleet to a total of eight aircraft.
Glimcher Submits Plans for Next Phase
of Scottsdale Quarter Glimcher Realty Trust submitted plans with the city for the next phase of Scottsdale Quarter, proposing a six-story building at Butherus Drive and 73rd Street that would include 30,000 square feet of retail crowned by offices, reports AZCentral.com. The site is 2.7 acres at the southeastern corner of the Quarter. The northern end, along GreenwayHayden Loop, will feature a similar building, now under construction and slated for 2015 completion. Future plans for the central part of the property— proposed but not yet submitted—could include a hotel.
GoDaddy Going Public? GoDaddy is prepping to go public, according to reports from the Wall Street Journal and others. The Airpark-based “domain name registrar and small-business website provider is working toward an initial public offering of stock for some time in the second half of this year,” reports Phoenix

Smith Joins Race for City Council David Smith, former city treasurer, has joined the race for Scottsdale City Council. n person, Jason Mitchell looks even younger than his 32 years, though on this day a faint smudge beneath the eyes hints at the toll of taping a reality show on top of his sevendays-a-week 7 a.m. to 7 p.m. schedule as head of Mitchell Private Realty Group in Scottsdale. Mitchell and fellow top-performing agent James Wexler aren’t famous yet, but the costars and business partners could find themselves household names if Bravo pick up a full season of “Top Agent.” Already the basic cable channel, home to the real estate reality hit “Million Dollar Listing” in Southern California, has committed to airing six episodes in test markets to see if audiences go gaga for a Scottsdale version of sorts. “We’re not there yet. If they like it, they will pick it up,” Mitchell says, and glances away for a moment, the math clicking away in his head: In the handful of years since he got back into real estate and formed his own group with Realty Executives, business has boomed. The new offices on Hayden Road still smell like a furniture showroom; technology enhancements are slated for a summer rollout; the group’s sales rank in the Valley’s top 10; and local media teems with articles and ads following an energized marketing campaign. “We’re already taking off, our team, we’re getting there,” Mitchell continues. “If this does crack, if Bravo does pick us up, I need to have a full-blown plan for—“ He pauses a second. “For everything.” …continues on page 20

Rags to Riches Redux Hatching a contingency plan for how explosive fame may impact your business and personal life (while aggressively pursuing other growth strategies) would be a challenge for even the most weathered of
entrepreneurs. But Mitchell is more seasoned than he looks. By the age of 29, he’d started three companies, employed more than 70 people, made millions, and then lost it all when the housing market did a Godzilla
impression and left him a humbler man. His resume makes Horatio Alger heroes look like slackers. For one thing, he was only 10 years old and when he landed his first job in south Detroit, sorting dirty cans to help out with family expenses. He’s worked ever since, through high school, through college, through the downturn and all the way back to the top. Mitchell didn’t plan, however, to become a contender for reality TV star. He envisioned producing a show he’d pay to air for the local NBC affiliate, more infomercial than “Desperate Housewives.” “It started out as a marketing tool for houses, and somehow it turned into this whole ‘let’s take that idea and really capitalize on your brand and success as an agent,’” he says. A producer heard about the project, introductions were made, flights to Los Angeles ensued, backing was secured, and a “sizzle reel” was shopped around until Bravo bit. Mitchell brought in longtime buddy and counterpart Wexler to share the spotlight and add interest. “It’s always better with two,” Mitchell says of reality show dynamics. …continues on page 22

It’s easy to see the potential that fired up producers. Beyond Mitchell’s camerafriendly features—with Wexler no slouch in the looks department either—there’s the rags-to-riches back story, colored with a golden work ethic and the fact that he is indeed a top agent, placing No. 27 out of 8,000 agents in the world in terms of production. On top of that, Mitchell’s past glints with resilience and redemption, ingredients irresistible to Hollywood. Mitchell wields charm the way fish swim. It’s effortless. He admits to being a born salesman, a talent he discovered at 15 while manning the phones at a telemarketing job. After school, he’d practically race to work because he reveled in cold calling and connecting, a quality that helped the company’s youngest employee rise to topselling rep. “I can talk. I was really good at it,” Mitchell acknowledges, adding that natural skill only goes so far. “You can teach the kinesthetics of sales, the ways and certain approaches and pitches, but you can’t teach effort. A lot of it comes from drive too, and I won’t be outworked. It just won’t happen.” Wexler, who hails from the East Coast where he worked in investment banking, met Mitchell during a Valley real estate transaction more than eight years ago. The two became friends, then business partners, sparking with complementary characteristics that Wexler, 43, succinctly describes as energetic/experienced vs. enthusiastic/ more cautious. “Most people can be honest and know
the product, but really what separates Jason is he simply outworks every other person,” Wexler says. “You combine that with his honesty and integrity and some natural-born charisma—that makes him as good a salesperson as I’ve seen.” Mitchell dove into real estate right after college because a friend told him that’s where the money was. After dazzling the bosses at Pulte Homes in Michigan with his sales numbers and training chops, he was offered an opportunity to transfer to the white-hot Phoenix market in 2005, and soon after branched out on his own. He sold over $40 million in real estate his first two years, and among other ventures, launched a mortgage company in a downtown Scottsdale basement, bringing on Wexler along with a fleet of other employees. “Then the crash hit, and that sucked,” Mitchell says, summing up the worst two years of his life—a period of personal loss salted with the anguish of seeing the staff and clients who’d trusted him suffer too. “All I’d cared about was the sports cars, the money, how much can I make on this deal.
All I cared about was ‘I was Jason Mitchell,’” he says. “I can’t even tell you how sickening it was to take these calls from people saying, ‘What am I going to do?’ And I’m sitting there going through the same thing, going, ‘I don’t know, I don’t know.’” Now, Mitchell regards losing everything as his biggest blessing. “It taught me it’s not about money anymore. It’s really truly being a better person,” he says. “I was a millionaire at 25, and wanted people to see that I’d arrived, with my $2 million condo and Ferrari. And those same people saw me lose it too. That’s where the humbleness comes in.” The crash also led Mitchell to a job with a private lending company in Manhattan, experience that he says helped him become an even better agent when he returned to selling. “I understand financing better than any agent you’ll ever meet,” he says. “I mean, I understand it better than loan officers, OK? With clients in real estate, it’s not just about selling a house, it’s about showing them you know the whole realm of real estate—and financing is the most important thing.”
The Comeback In 2010, a more cautious but just as determined version of Mitchell started from scratch with Realty Executives in Scottsdale, staging open houses six days a week for 18 months. That’s how he found all his clients. His goal today, he says, isn’t to have the biggest team in Arizona, but the best, “in terms of technology, process, everything.” “The way to have a successful team is to provide members with an opportunity to be successful,” he says. “My agents, they come in and they are given business; they get 15 quality leads a month [through our loan partners] … I also give them the opportunity to market themselves. I want them to be proud to work here. We have a young culture—it’s fun, it’s exciting.” Mitchell also teaches his agents the tips that helped make him the “Arizona’s No. 1 Realtor under 40.” Just like when he was making cold calls back in high school asking prospects lots of questions, he sells the relationship, not the product. “When you are selling a house, go away from the house and let them like you,” he says. “If …continues on page 23

…continued from page 23 they like a house, they will buy a house— show them you are the one they want to work with.” Technology is a huge part of Wexler and Mitchell’s vision for the group as well. “Clients are better served by instant information in terms of not only listings but communications,” Wexler says. “We wanted to bring real estate to the 21st century, and we have a much more proactive use of technology.” The partners are developing an interactive online and mobile process that will “almost pick houses for you, over time, when you fill out basic info in only a handful of steps,” Wexler says. Buyers who use the sytem, for example, will get better suggestions than if they were just getting listing information from an agent, he adds. Once prospective clients register on the website or the interactive kiosk Mitchell is installing in the McCormick Ranch office, they’ll receive instant notifications of new properties or leads, video options, reminders of key dates, and follow-up marketing. “Through our systems and marketing, I’m going to stay in front of you until you
decide you don’t want to buy anymore,” Mitchell says. The location of the Mitchell Group’s new office reflects another differentiating strategy. Mitchell wanted to bring a “community approach” to residential real estate by encouraging foot traffic in the office, so he set up shop in a retail/restaurant center near a residential community. “We have 10 to 15 people a week who come in here because they are seeing our signage, our branding, and they want to see what’s up,” he says. “You see it all the time in California, but there’s nothing like that in Arizona, where people who are curious about real estate can just wander in.” And come summer, Mitchell is counting on visitors to gravitate to the kiosk, where they’ll hopefully be seduced by the intuitive registration process, forging a long-term digital relationship with the group in an instant.
Reality of Reality TV In the meantime, cameras are rolling, and a Valley premiere of “Top Agent,” locally titled "Selling Scottsdale," is tenta-
tively slated for the end of May on NBC, regardless of what Bravo decides later. “We don’t fashion ourselves as actors, and even though it’s reality TV, there is still some acting involved,” Wexler says. “We really thought this was the best way to let some of our clients showcase luxury properties. And it really helps our employees and us build our brand and reputation and get it front of the public.” The shooting schedule is every other week, two days a week for 14 hours a day. “It’s exhausting,” says Mitchell, who found the interminable waiting around for lighting and sound adjustments the most sapping part of the process, though having to do everything over and over again for the cameras was frustrating too. The six-member production crew trails Mitchell the entire time, following him to the gym, on dates, to business meetings— and constantly has to stop to get signed releases from anyone he encounters on tape. The basis of the scenes is real, but much of it is set up beforehand or repeatedly renacted, so the term “reality” is relative, according to Mitchell.

“They film a lot of our personal life, whether it’s me coaching soccer or Jason going on a date,” Wexler says. “We’re also filming with clients and in our offices negotiating with agents.” The Greater Airpark is getting some exposure along the way. Last month, the crew documented Mitchell taking a date to dinner at North restaurant in Kierland Commons and working out at Gainey Village Health Club. Mitchell jokes that he gets more screen time than Wexler because he’s single and has more interesting pastimes. “He’s the best guy you’ll ever meet, but he’s super boring. He does book clubs and dog stuff.” Wexler fires back that he’s a volunteer for Arizona Humane Society, fostering dogs at risk of being put down. “Who says that’s boring? And the funny thing about the book club—and Jason always laughs— is the members are all past clients, all people I helped sell or buy a house,” Wexler says. “Not only are we salespeople and business professionals, we really count our clients as friends.” Plus, Wexler adds, he’s an avid golfer and skier. “So I’m not that boring.”
James Wexler says a reality show could allow Mitchell Group’s clients additional exposure for their luxury properties, such as this current listing near Hayden Road and Shea Boulevard. The four-bedroom $3.39 million property sprawls across three acres replete with ponds, citrus trees, a pool, wine room and other elegant features.
If the show makes the big-time, Mitchell says his greatest concern is that he’ll come off as something he’s not, like a playboy. On the other hand, the show could be a springboard for Mitchell’s post-recession passion—becoming a better person and inspiring others to do the same. Like “Million Dollar Listing” star Josh Altman, Mitchell can see himself traveling the country, coaching people on how to live a better life. “It all comes down to how good you
want to be, how hard you want to work,” he says. “I make mistakes every single day, but I try to be better. If you do that and you treat people right, I know good things will happen.”

W
hen Rainmaker Integrated President Jackie Wright and her husband moved from his condo to their first, bona fide house together, she knew two things: the dark reddish walls had to go ASAP, and it was time to sculpt a space of her own within their home. “I want a room that is all me,” she told him, and with hubby’s support, the Wrights enlisted the help of Kismet Designs owner Colleen Tucker, referred by a Realtor friend who’d worked her on numerous projects. Because the Wrights were moving from a smaller space to a 3,400-square-foot house—in what’s called the “magic 85254 ZIP code,” boasting a Scottsdale address, Paradise Valley School District access, and Phoenix utilities—they didn’t have enough pieces to fully furnish the dining room and living room anyway, and that’s where Wright focused. Working with a budget ceiling of $20,000, Tucker did a walkthrough of the property the day after the Wrights closed on the house. The first order of business was selecting a color palette that would lighten and brighten the entire living space. “I wanted some paisleys, blues, yellows and grays,” says Wright, who opted to revive the walls with a “Restoration

Butter” hue that Tucker found at Restoration Hardware and then had custom-matched at Dunne-Edwards in the Airpark. Tucker’s career spans more than 20 years, and she now works from her home off Cactus Road, a few minutes west of Scottsdale Road. Though it’s hard to typify design trends among area clients—other than they’re often among the most discriminating and savvy about the latest fashions—the clean look is definitely “in,” according to Tucker. “It used to be heavy Tuscan, where everybody was doing that, and then when the economy [downturn] was happening, people were glad to have what they had, and now they want to clean it up, to simplify with more contemporary, clean lines,” she says. Once the palette was decided upon, Tucker presented Wright with furniture catalogs and fabric swatches, but not until they’d mapped out a design plan for each room, pinpointing which pieces would work. Though the plan is a vital step, many doit-yourselfers skip it, Tucker says. “It keeps you from making mistakes, from selecting pieces that might not be the right size or scale.” The women then selected the sofa, chairs, coffee table and ottoman, along with upholstery fabrics. Wright already had the table and wine cabinet, but opted to add a buffet and chairs. Nearly all the new pieces in both rooms were custom-made, with the living room draperies fashioned from a fabric Wright had fallen in love with “right out of the gate.” Tucker also lent her insight into hanging artwork and placing accessories—talents among her arsenal of skills available as part of a major redesign, a turnkey remodel or piecemeal by the hour. While touring her Scottsdale home, we sat down with her and discussed what it takes to be truly successful in the world of public relations and marketing. Everybody seems to be talking about the need for Twitter and other social media in marketing. What are you hearing from clients? It’s kind of a mainstay now—Pinterest and Instagram are coming on strong too. We really try to be strategic with it. If [prospective clients] call and say they just want a Facebook page, we don’t really do that. How do you guide a business owner who wants to launch a Facebook account? Ask yourself what you trying to do with Facebook. And be aware that you have to maintain a relationship with the people who engage on your page. It’s like an online water cooler conversation—you can’t run up to someone and say, “How are you?” and then run away before they answer. You have to be consistent with your messaging and engage on a regular basis in order to see any traction from a social media campaign. What differentiates Rainmaker Integrated from the Valley’s top marketing firms? Other agencies are always hoping for that big fish who they can bill $15,000 to $20,000 per month. I started this business with the mindset I never want to be a big agency; I never want to go after the PetSmarts and the Intels of the world. A lot of times, small companies get seduced by these larger agencies, and it’s really not a good fit for them. How are you structured to pull that off, to be competitive? We’re a consultancy group. Instead of having the overhead of in-house staff, I have about eight different consultants— graphic designers, digital marketers, experts in social media, SEO, pay-perclick—who I work with on a consistent basis. I help create the marketing plan for the client and then manage all of the consultants through the implementation of the plan, which is far more economical than hiring a large agency or hiring someone in-house. Why did you choose to office in the Airpark? We focus on small to mid-sized businesses, and that really is the heart of the Airpark. We wanted to be easily accessible to current and potential clients. And it’s close to home!

Realtor sold on Est Est Inc.'s innovative remodel Story by Kimberly Hundley
N
orth Scottsdale Realtor Dan Ward was well aware of Est Est Inc., the interior design firm retained by many of his high-end clients, and the longtime Airpark business sprang to mind when he needed to remodel his newly acquired DC Ranch home in mid-2011. “They typically do houses that are a lot more expensive than ours,” Ward says of the Est Est team, headed by lead designer and owner Tony Sutton. “I had known Tony during previous transactions on really high-dollar properties. He had always said he worked at all price points, so I wanted to test that out and see if that was the case.” Ward laughs and reports that Tony came back with a quote slightly below his stated $50,000 budget, and that covered everything—including the design fee and new furniture for the entire 3,700-square-foot house with the exception of the guestroom and his daughter’s bedroom. Renovations were complete in fewer than four months, and the process, according to Ward, was seamless and headache-free. Ward and his wife, Brittani, first met with designer Lindsay Kadlick, who toured their old house as well as the new-home-to-be. “They measured everything—I wasn’t expecting that. Then they put

the house in a CAD program, giving them an electronic version of our floor plan,” Ward says. Based on the physical parameters of the home, Est Est discussed preferred styles with the Wards, giving them magazine images to yea or nay. During a three-hour meeting in the Est Est showroom, which is outfitted with countless physical samples as well as the largest resource library in the region, the Wards selected a color palette, furniture design, fabric, paint, room layouts and other details, vetted by Est Est based on the couple’s previous input. “It was this methodical, thought-out process,” Ward says of the designer-assisted experience. “We would typically have walked into a furniture store and spent three hours wandering around before ending up with a mishmash.” After two years of putting Est Est’s design to the daily-living test, Ward is still struck by the versatility of the furniture and how the team thought of every little thing. “We’re starting to talk about having them do round 2—because, you know,” Ward says with a smile, “we didn’t do everything we wanted when we moved in.” More: www.estestinc.com. What’s the trending style in Scottsdale in the last year? Contemporary, contemporary, contemporary. We still see Old World homes with Mediterranean flair, and there will always be a place for Southwest and Tuscan homes, but we are seeing less of these other styles. Even when doing a Mediterranean or Southwest styled home today, contemporary influences are creeping into the floor plans, color palettes and material selections. I would estimate that 60 to 70 percent of the projects we are working on right now are contemporary in design. What’s new in flooring? We are using less and less carpet. Most homes we are designing now only have carpet in the secondary bedrooms, with the master having wood flooring or stone surfaces. This allows a cleaner look, which is softened with the use of area rugs. Regarding materials, the hot trend right now is the use of amazing porcelains that are entering the marketplace. They look great and are incredibly easy to maintain. Granite countertops have become ubiquitous in the last decade. Is this changing? We still use granite—as there are always new materials being discovered—but very little of the generic types you would see in production homes from the last 10 years. In our contemporary homes, we are using
quartz products, and a lot of Caesarstone. What is your advice on how to place TVs in main living spaces? A typical living room today has three competing elements: the fireplace, the view and the television. Whenever possible, we try to align the TV over the fireplace. This allows furnishing arrangements to have two viewing directions to consider instead of three, and really opens up options for space planning and furniture arrangements. Specifically, we spend time talking with each client about how they live in their current spaces now, how much they entertain, where they typically watch TV, etc. before presenting a design. Our goal is to create multiple functions for each space so that the entire home is truly lived in. What about lamps—how do you make your selection? Lamps are often a great way to bring personality into a space. The vast majority of the time you are using a space, your lighting will come from general and task lighting in the ceiling. For this reason, the lamp is typically purely aesthetic in nature while entertaining guests. We custom select lamps for each space to round out the design and bring everything together. Sometimes it is more of an art form providing accent lighting, and sometimes it is a ready light that is more sculptural. What is your stance on real vs. faux indoor plants? Unless you are paying for very highquality faux plants, you are better off not
having them. If possible, having fresh flowers to bring color into the space is always a preference over a faux product. Do you subscribe to the idea of “color of the year,” and do clients ask for the latest “fashions” in color? We are seeing a trend toward the gray tones, and away from the tans and golds. Regarding the “color of the year,” we typically discourage clients from painting an accent wall with a trendy color. We try to use classic colors that will last for years and fit multiple design layouts, leaving room in the fabrics and accessories to bring color into the space. It’s a lot easier to replace your green pillow than to repaint your green wall or replace your green sofa. Color should be selected based on the individual’s emotional reaction to that color and the intention of the room usage; calming sage or cool hues or neutral colors for a master bedroom for peace and serenity, for example, and brighter colors for action areas such as a family room. Give us some tips for recreating a space. Hire a professional to work with you. People often do more harm than good and cost themselves money in the short term

That said, here are four tips: 1) Identify elements that date your home—pink tile flooring, tile counter tops, etc.—and address
these areas first. 2) Kitchens and bathrooms are the primary areas that make or break a deal, and though expensive, will give you the most for your money in return. 3) A fresh coat of paint and new carpet goes a long way. 4) Decorative lighting is an easy way to upgrade the feel of a space.

an Ward is a Realtor with Prudential’s Fine Homes Group based in Troon North, specializing in Paradise Valley, Carefree/Cave Creek and Scottsdale. The area has “officially transitioned into a buyers’ market,” he says, so sellers need to be competitive to appeal to discriminating Scottsdalefocused buyers. “The trend is moving to a more authentic look [vs. faux elements],” he says. “I think that’s where someone like Tony Sutton [of Est Est Inc.] can guide you on where to spend your money.” Ward appears every other month on a segment about the residential market on KPHO Channel 5. Many Realtors claim to be a “specialist” in areas such as in North Scottsdale. How does a seller/buyer know how to find such a person, and what are the benefits? I think a good agent can sell in any part of the Valley, although there are some idiosyncrasies within communities. For example, if you want to purchase a piece of property in Paradise Valley, never do that without having a survey done; there are a lot of unrecorded easements that are out there and septic systems ... In the Airpark area, people need to be made aware of the airport itself; for
example, DC Ranch, where I live, is in the flight path of approaching aircraft. And DC Ranch, like Grayhawk, has community enhancement fees … If an agent doesn’t know about it, that [$5,000 fee] could land on the side of the buyer at closing. So when people say they are a specialist, I think you could qualify that pretty quickly by asking, “Can you give me an example of three different areas that you specialize in and what you know about them that others don’t?” What trends are you seeing in Dan and Brittani Ward with daughter Adeline the local residential market? Then you should also remember that you can make some recycling history of your own by recycling to benefit local organizations … and the environment. Earth Day falls on April 22, and many area groups hold special recycling events that get good publicity. But you don’t have to wait until those are announced to begin your spring-cleaning. Here are some key local resources to help you dispose of unwanted items in an Earth friendly and often charitable way.

he forward edge of the baby boom has reached retirement age, and this wave of new retirees is expected to engulf services for seniors in the coming decades. Economists call it the “Silver Tsunami.” Many of these boomers themselves have elderly parents, and one of their biggest concerns is how—and where—Mom and Dad will spend their later years. Their parents want to live independently for as long as possible. Yet the time inevitably comes when it’s necessary for them to downsize—to move from a sprawling family home, say, to a more manageable residence offering the comfort, security and services necessary to extend those independent years. Timing that change—and finding the right location and type of residence—can
be a challenge for the whole family. Here it’s the reverse because Scottsdale is not a retirement city the way Sun City was set up. Instead, we have the adult sons or daughters who are the anchor. We target our marketing to that 55- to 65-year-old
adult child. They screen the top two or three choices, then they bring mom or dad or both in to make the final selection. “We say it’s a decision the whole family can feel good about.” That’s more than just a marketing slogan for Sierra Pointe. Nearly 90 percent of the residents have an adult child living within five to 10 miles. People come to Sierra Pointe because someone else is cooking, cleaning and taking care of things, Lesio adds. “It’s a great lifestyle for those who can afford it.” Apartments range from about 600 square feet to 1,450 square feet in the independent living area—smaller in the assisted living area. Rents range from $3,745 to $7,250 for a single. The rate for a second occupant is $600 a month. Residents also pay a one-time community fee of $4,500, and a Scottsdale renter’s tax of 1.65 percent. Tips are not allowed. A
ward-winning designer Anita Lang has designed hundreds of pieces of furniture in her career, but this spring she’s launched a furniture company and is debuting her first line. She tells us more about Design 528’s “Planes” collection, which plays with positive and negative space, as well as her craft in general. What was the inspiration for the “Planes” table? It was inspired by nature. I love when you’re in a canyon, you can see the strata layers on the wall, and the table has that effect with the macassar [ebony groove] down the middle—that beautiful dramatic graining on it.
What is the significance of “528” in the furniture company name? My core values are love, truth, beauty and joy. And I really try and show that in the work that I do. With my furniture line, I wanted the pieces to resonate with a sense of those qualities and have an effect on the people around them. The note of C vibrates at a frequency of 528—it’s known as the love frequency, and we respond to it on an emotional level. It took me forever to find a name, but when I did, it was a eureka moment. What is your approach to working with natural materials? Every material has its own vibe. Even when picking something as simple as countertops—travertine, granite, quartz— each one of those has a different presence and evokes a different emotion. Stone feels softer than granite. It’s subtle. Stone, metals, woods—they get me super excited [laughs], like shoes do. How did your business go during the recession years when so many people in the design sector faltered? It was brutal … Tons of our projects were put on hold. But at the same time,
it has taught me so much. We’re much more efficient today, we work faster, we work smarter and we’re so much more streamlined. Another thing is I have such great appreciation for my clients. I always did, but now in a different way. Not being able to practice my craft felt like my arms and legs were cut off. So I am so appreciative for what [clients] give us. They are the ones that are the inspiration for everything. If they weren’t there to tell us what they wanted, and to trust us, and, of course, if they weren’t there to fund it, what would we do? What trends are you seeing in Scottsdale this year? We’re doing a lot of modern design, very transitional design. And I think this is very appropriate for our desert environment—the simplistic lines and textural, natural materials. So a lot of people are asking for that look, vs. anything Old World. I think it’s the whiplash effect: when the market gets so saturated and it starts to get done poorly, people start to want something different.

hink about all the things you’ve ever owned that made you money. Real estate, stocks, bonds, cash value life insurance, annuities, mutual funds, 401(k) plans, IRAs, CDs, savings accounts, commodities, options, collectibles, gold, REITs, even managed futures. Why did you buy them? Undoubtedly to make money, perhaps subject to a lot of risk—but to profit, not to lose. What were the characteristics of these investments that attracted you to them, their benefits, perks, advantages? Let’s cherry-pick the best attributes of each and compile a list of the characteristics of the ideal investment. We’ve been polling our seminar attendees with this exercise for years. Here are their typical answers: High-Yield Potential. Everybody wants
growth, although the older we get, the more conservative we tend to become. Risk-based investments are great when they succeed as hoped for, yet they’re the cause of many a sleepless night when they don’t. Still, everyone regardless of age should have some money in the stock market, assuming their investment time horizon is long enough, or the funds aren’t critical to their retirement. Safety/Stability/Guarantees. What else do we find in the stock market or real estate that’s not so good? Their answer is either risk or volatility. So what’s the opposite of those? We all love the safety of CDs; we just wish they were a little higher yielding these days. Tax Advantages. Who do at least 53 percent of us write a check to every year in mid-April? Ah yes, our beloved IRS.
In a perfect world, our Ideal Investment comes with some tax advantages. There’s tax-free, tax-exempt, tax-deferred, etc. What if you could make use of the IRS’ money, alongside of your money, as if it was your money, making you money within such an account? Better yet, what if you could do so far beyond the age of 70½, when most IRA accounts have to begin their taxable payouts? Reallocation. Here’s a philosophical question for you: What are the three certainties of life? While we sometimes have fun with this one, the obvious answer is death, taxes and change. Legendary investor Benjamin Graham described a good investment as one which “upon thorough analysis, promises safety of principal and a satisfactory return,” from which income was sufficient to last the rest of one’s life. Guaranteeing that income would have made Graham very happy. Diversification. Putting all your eggs in one basket is never wise. Having linkage to multiple asset classes is the only way to have some parts growing even when others may be temporarily out of favor. Probate Avoidance. Anyone who has ever had to probate the estate of a parent knows that the process can be grueling, expensive, and public—and should be avoided whenever possible. IRAs, annuities, and life insurance proceeds avoid probate and go directly to the named beneficiaries on the account. Anything else must be placed inside a trust to have the same protections, privacy, low expense and brevity of process. Simplicity. As we age, do we prefer complexity or simplicity? I have been asking this question of our seminar audiences for years, and while it always gets a knowing chuckle, there’s a serious issue we can’t laugh off. Most marriages have a portfolio manager, the person who tracks the couple’s investments, rebalances the portfolio, buys and sells options, and organizes the consequences. The other spouse is disinterested, incapable or happy to let their partner handle it. What happens when that portfolio manager spouse has a medical event—like a stroke—and can’t remember his own name a week later? The less-involved spouse inherits a mess. Two months of family caregiver training later, the spouse opens the next quarterly investment statement, turns to page 19 of 31, sees a large loss, and has no idea what to do. Wouldn’t this spouse much prefer to have had the other’s assistance in picking the right advisor for just such times? And so our final encouragement is to simplify your holdings together, instead of one being left to do it alone. Thomas K. rofitability is what the majority of today’s companies strive for. So let’s talk about your business’s digital ability to direct profitability. It all starts with keyword analysis, or the act of reviewing the keyword phrases you believe your company and website should rank for on search engines such as Google, Yahoo and Bing. Analysis involves reviewing keyword phrases in your website’s traffic report as well as examining what people are actually typing in when they search for your type of service or product.
Reviewing Your Keywords Sit down and make a comprehensive list of the services and products you offer. Ask your employees, customers and vendors what they search or key descriptors that come to mind when they think of your company. The Keyword List: This is the starting point for your research and analysis. This should be a document you will reference over time. Profitability Note: Prioritize the list based on your most profitable services or products.
Review Your Traffic Using Google Analytics or another program provided by your hosting company you can begin to see how people are find-

technology ing your website. Is it just your name? Is it a very specific product or service that Google has ranked you for? How many words are people using to find your website? Some websites we manage see traffic from fewer than 50 keywords per month, while others see traffic from 500 keywords and more. These numbers reflect the size of the website as well as the vast number of products or services your website may offer. In the traffic report you should identify the keyword phrases that are already generating traffic for you. The Traffic Report: Based on the nature of your business, this is a report you should look at daily, weekly or monthly. At Fasturtle, we have some large e-commerce clients who are reviewing traffic daily and then breaking down traffic patterns hourly. We also have some law offices and servicerelated firms that review traffic on a monthly basis to see how people are coming to the website and where they visit. Profitability Note: Identify the most
profitable keyword phrases you are ranked for and continue your efforts in promoting that website content. Limit your time, effort and resources for less profitable keywords or remove the related content from the website.
Review What Is Searched Here we are! We have our list from colleagues, vendors and customers. We reviewed our traffic and the keywords used to find us. How many people are searching for our product or service? Where are they searching? How often? One of the biggest issues in search marketing and setting customer expectations is to align what we feel we should be ranked for and what Google and the other search engines tell us people are searching for. For example, we have a client that is a home-care agency and wants to be ranked for such. Do more people search for “Phoenix homecare service” or “Phoenix
home care service”? With or without a space? How about if it is plural? Without researching this information in Google and other tools, we might be spending time, effort and resources on keywords that the majority of our customers don’t use. The Search Report: This report shows you what keywords are being used in searches on a daily, weekly and monthly level. Profitability Note: Identify the most profitable searched terms relative to your service and product. Focus your search engine optimization and content marketing efforts on those keyword phrases.
Tools to identify the searched keywords: Moz Keyword Analysis (paid): Moz’s tool allows you to enter up to 20 keywords to see their difficulty, average monthly search volume, and the top-10 websites ranking for them. In addition to fundraising, Arizona Gives Day is an opportunity to raise awareness of the state’s nonprofit sector and educate communities on the benefits of online giving. The impact of individual donors on the state’s many nonprofit organizations will be felt for years to come, says Marissa Theisen, president and CEO of the Arizona Grantmakers Forum. “These funds will help organizations change lives, build leaders and champion so many good causes.”
How to Give Beginning at midnight on April 9, Arizonans can go online at www.azgives. org and pledge their financial support to the nonprofit of their choice. Donors will select the recipient of their online donation there will be an estimated 800 or more to choose from—and the donation will go directly to their chosen organization.
Give Local With more than 800 nonprofits taking part, choosing where to best donate on Arizona Gives Day can be tricky.
