D

uring this latest editorial cycle, I quickly discovered the

heightened importance of the commercial real estate issue. May is a big issue…it is every year, and painstaking

attention was paid to every economic detail that impacts businesses in the area.

For starters, Jim Keeley

(gracing the cover), the founding partner of Colliers International,

released his highly anticipated

“2030 Report,” a detailed snapshot of the commercial

real estate market in the Greater Scottsdale Airpark area.

While other office and

industrial areas may act as a barometer for the Valley’s economic climate, the Scottsdale Airpark is truly unique. The Airpark is close

to affluent areas, including DC Ranch, Troon, Grayhawk, Cave Creek

and Carefree, and businesspeople like to live where they work. While it wasn’t always this way, today ease of freeway access from multiple directions has helped our growth and our bustling airport

has never been busier. The Airpark is also landlocked, so while some developers will discuss expansion on Bell Road, it’s not the Airpark. For any business in the Airpark area, and any firm or company

Scottsdale Airpark-based Caliber Companies and Scottsdale developer SAXA forged a partnership to develop and build a new 40,000-square-foot classA commercial office building in North Scottsdale. The 2.5-acre site, located within Horseman’s Park on the northeast corner of the Loop 101 freeway and south of Bell Road on Bahia Drive, will be the first new class-A build in the area since 2009. Groundbreaking for the $7 million Bahia 101 project is scheduled for June 1 with an expected completion date of January 2016. When completed, the Bahia 101 three-story, contemporary office building will be conducive to single or multitenant occupancy including technology, medical, corporate headquarters and startups. The Bahia 101 development project is the newest investment property to be included in Caliber’s private equity fund, the Caliber Distressed Real Estate Income Fund (CDIF). Caliber assists cli-

The future for Airpark commercial real estate looks bright. But it might be time to start throwing shade, experts say, through vertical growth.

S

cott Robertson has a problem with the signs. He sees them all over the Scottsdale Airpark, in front of office buildings that are actually all leased out, or advertising commercial properties for sale that have already been snatched up. “I think one of the misleading components to the Scottsdale market is the litter that you find all over the place in the form of these real estate broker signs, many of which look as if they’ve been through several war zones, economies and weather patterns,” he complained. “And those signs often times mean nothing, other than the broker was either too lazy to take them down or, by design, has chosen to keep the signs up for free advertising, even without regard for availability.” Robertson is a San Francisco real estate developer who only recently became involved in leasing commercial properties

in the Scottsdale Airpark area. “I’m getting married!” he said, happily, and it quickly becomes apparent Robertson is not just preparing to marry the woman he met from Scottsdale, but also Scottsdale itself. “She’s lived in Scottsdale for 20 years, and we’ll be sharing our time between San Francisco and Scottsdale. And because of my interest in her, I became interested in Scottsdale, and as I did, it didn’t take me very long to recognize that Scottsdale was about to move, and move in the right direction for commercial real estate investors.” The Bay Area investor did his homework, and decided the Scottsdale Airpark was well worthy of his love, too. “Scottsdale is touted across the United States as being one of the No. 1 retirement communities in the country, close to No. 1 for recreation, and as a top sports environment,” he said. “Scottsdale is kind of

like what Palm Springs was in the ‘50s but better, because Palm Springs never had a manufacturing and industrial base. The Phoenix metropolitan area is No. 6 in the United States; it’s a huge metropolitan area, and Scottsdale is your jewel. And the Airpark is the jewel of that.” Robertson began buying up his first pieces of Airpark commercial real estate in March 2014, and believes the time is right for other investors to start scooping in the area, too. “I think it’s one of those places in America that will do better than others going forward. It will continue to do well because it has some cache that other places just don’t have.”


But first, Robertson said, the powers that be in the Airpark area will have to create and enforce an ordinance that gets rid of those out-of-date real estate broker signs. “I think they give the wrong impression about Scottsdale,” he said. “They’re sending the wrong signals to people, who say, ‘What’s with all the signs? Left and right, oh my God, the whole place looks like a fire sale!’ The signs give the impression there are vacancies everywhere and that’s certainly not the case. Vacancies are tight, availability for properties on sale is almost nonexistent. The inventories are very, very low and people are scrambling. At the same time, commercial property valuations are climbing, and they’ve been climbing since late 2013.” In fact, Robertson said, what it may finally be time for the Airpark to do is to consider a design once the antithesis to the wide-open-spaces philosophy that fueled the creation of the West’s Most Western Town’s airport district. “We have sections of San Francisco now where every constituent group today is aligned, pulling in the same direction

for one thing: density,” he said, by way of example. “San Francisco, historically, has always had between 650,000 and 800,000 people. Today we’re going for a million for the first time, and will probably go past that. Even though we’re landlocked, we can go up, and we can go up times three. “Imagine,” he continued, “if you took the entire Airpark and you tore down all of those one- and two-story buildings and you created six- to eight-story-high density condominium projects. You could triple the density of the Airpark through redevelopment.”

In the Shadows

Jim Keeley admitted he’s still trying to get used to the roundabout at Hayden Road and Northsight Boulevard. “My wife got pulled over by a policeman not too long ago going through the roundabout,” said the veteran Airpark commercial real estate expert, who’s been working in the area since 1981 and now runs the Scottsdale office of Colliers International, which bought up 50 percent of his Classic Real Estate Corp. in 1998. “Quite honestly, I wonder what the real

legal procedure is on how to get through a roundabout.” Nevertheless, Keeley acknowledged the traffic circle design does help the flow of traffic—approximately 5,000 more cars a day pass through the HaydenNorthsight intersection now than when it had a traffic signal, and there have actually been fewer accidents—and we can expect more of them. “There’s four more roundabouts planned for the Airpark,” he said. “Once people try them and get used to them, they’re really not too bad. Of course, there’s always going to be some people that don’t like change.” Keeley has made it his business to track the changes in the Airpark’s commercial real estate market. His annual “2030 Report,” tracking economic activity, growth and trends and making predictions through this decade and the next, has become the bible for the Airpark’s commercial, office and industrial sectors. And his figures bear out Robertson’s outsider perspective that the Airpark is becoming a hot area again for commercial development. …continues on page 21

…continued from page 19 “It’s taken about six years since the downturn to fill up a lot of the space,” he said. “And there are different segments: there’s retail, industrial and office. The office market was probably hit hardest in the Airpark area. But just in the last year, we’ve gone from 20 percent vacancy to 16 percent vacancy in the office arena. So that’s a really good sign. It was 30 percent at the peak, which is just a ton of space. And for the first time in a long while, we’re seeing some new office construction. There’s a new 40,000-square-foot project going up at the 101 and Bahia just north of the canal.” Prices are lower, too, than in most areas of the country. “A $22 to $24 per square foot office rental rate is what we have, which is really good,” he said. “Arizona’s been that way for many years. We always bring good value compared to the California cities and the East Coast. Arizona has always had a lot to offer in terms of the cost of housing and office space.” Keeley also agrees with Robertson’s prediction that “density” will be the buzzword for the Airpark’s future. He said that the zoning changes approved by the City Council in 2012 to increase height variances throughout the Airpark from 36 feet to 48 feet, and the update in December 2013 that could allow up to six to eight stories on sites totaling 16 or more acres, have paved the way for taller buildings to be constructed throughout the Airpark. “That’s why you’re seeing taller buildings going up around the Scottsdale Quarter,” he said. “That’s kind of a trend. Those are big projects that will take a long time to put together, but it’s kind of where we’re headed. As the millennials continue to fill out our work spaces, they tend to prefer the mixed-use type of projects.” Those taller buildings will also produce something that’s considered undesirable in many cities, but could be a blessing in the Valley’s sweltering summers: shadows. “In the ‘80s, you had certain groups— leftists, let’s say, that advocated more for those who weren’t driven by economic interests—and they stopped project after project for things like shadows,” said Robertson, who admits to having some political ambitions, about his own progressive city. “Shadows on a public park, shadows on another building, shadows on a historic statue. Today, everybody’s onboard with higher density and nobody’s talking shadows.”

A sneak peek at the Scottsdale Airport Master Plan that will be presented to the Scottsdale City Council By Lee Allen

A

ccording to one old adage, patience is a virtue. To which Aristotle added, “Patience is bitter, but its fruit is sweet.” That sweet fruit—in the form of the long-awaited Scottsdale Airport Master Plan—is ripe and ready to be picked. A final draft version of the proactive document that identifies and plans for future facility needs will be presented at the Scottsdale City Council meeting on May 12. Revisions to the plan have been in process since updating began in 2012 when Coffman Associates, which did the airport’s last master plan in 1997, was tapped to update the guidebook. Initially slated to take 18 months to allow time for agency reviews and FAA approvals, dates became secondary to details of the procedure to identify and plan for future facility needs. Getting all the answers took more time than anticipated. “One of the main factors involved was

an environmental assessment requested by the City of Scottsdale concerning runway ability to accommodate heavier aircraft,” said Sarah Ferrara, planning and outreach coordinator for the 71-year-old facility. “In the end, it was determined we weren’t going to pursue the strengthening of the runway (at 8,250 feet long, the length of nearly two dozen football fields). We can accommodate these aircraft on a case-by-case basis and we only get about 10 aircraft in the 100,000-pound category per year, so the FAA agreed with us that we could monitor and track request use and see how the pavement holds up, keeping this one for a separate future item.” The plan as envisioned “focuses on several key areas including aviation forecasts, demand and capacity, facility requirements, airfield design and safety standards, development alternatives and environmental reviews,” according to Jan Horne, public information officer for the

City of Scottsdale Communications Office. Jim Harris, president of Coffman Associates, served as principal-in-charge of the third master plan his company has done for Scottsdale. “The process has been a lengthy one with lots of input and public workshops before it went before the airport commission,” Harris said. “It’s been vetted fairly well.” Asked if his firm found anything unusual in preparing the plan, Harris did note the uniqueness involved with the airport having through-the-fence access to the airpark, a relationship that presented different aspects to be considered. Like the parcels of privately owned property that have taxiway access to the airport—not technically a part of it, but with the ability to utilize it. “There’s a synergy between the linkage of the community and the employment base around the airport that involves a common bond in economic development,” Harris said. “With a sound and realistic master


plan, Scottsdale Airport can maintain its link to the national air transportation for the community and maintain existing public and private investments in its facilities.” Scottsdale Airport itself contributed less than 5 percent of the $400,000 master plan cost, which was mostly paid for by grant-in-aid assistance from the Federal Aviation Administration and the Arizona Department of Transportation. Categorizing the site as “one of the biggest corporate jet facilities,” Ferrara noted: “The Scottsdale Airport is more than just another congestion relief runway for Phoenix Sky Harbor International—it facilitates commerce and travel, improves quality of life, and is a catalyst for economic growth through job creation and income generation.” Takeoff and landing figures fluctuate year-to-year and depending on a myriad of economic factors, ranging from 150,000plus in recent years up to the 2005 highpoint when yearly operations peaked above 200,000. According to long-range forecasts, those numbers should increase gradually up to a range of 190,000 to 195,000 takeoffs and landings by the year 2032. While his annual economic growth forecast for the state predicted a lackluster performance for 2015 (job growth rate of 2.5 percent), ASU economist Dr. Lee McPheeters was a bit more optimistic in preparing the economic benefits study portion of the airport master plan. His figures concerning one of the busiest single-runway airports in the country show a ripple effect involving more than 3,450 jobs supported by aviation activity at the reliever hub that translated to approximately $536 million in fiscal 2014. And over the lifetime of the current plan draft,

those numbers should only go up with total economic benefits by 2032 estimated in excess of $700 million annually. Master plan figures in the Economic Benefit Analysis category show that benefits generated on a daily basis are equivalent to $1.5 million a year as 385 aircraft arrive and depart the airport on an average day. Again, using “average day” figures, air visitors inject $120,000 daily into the area economy. “We do this report to help protect the airport as the vital economic asset it is,” said Ferrara. “It’s a well-thought-out document with no major surprises that shows what we have now, what we think the future will bring, and how we properly plan for what we anticipate will be modest growth. It’s a flexible plan, not set in stone. It’s a wonderful strategic document that allows us to evaluate what might hap-

pen in the future and whether we would accelerate or slow down to keep pace with those changes. We do this to protect the airport as the vital economic asset it is.” FAA recommendations suggest that airport master plans be updated every five years or as necessary to keep things current, assessing existing roles and strategically planning for the future. A previous update accounted for needs through calendar year 2015 while this draft looks at the anticipated needs of the general aviation community through calendar 2032. Under the advertising mantra of “Sunny Days, No Delays,” Scottsdale Airport is still basking in its successes during Super Bowl XLIX. “Scottsdale Airport led Valley airports with the most airport operations for private jets with no delays and smooth operations. Adding to those accolades, Arizona Cardinals’ President Michael Bidwill referred to SDL as “No. 1 for airport operations during Super Bowls.” One of the areas for future focus will be an even closer look at increasing involvement with executive-type jet aircraft. “We’re anticipating more activity with larger jets in the business aviation sector and looking for ways we can support that,” Ferrera said. “Owners of corporate jets look kindly at Scottsdale and our airport cultivates that feeling. We’re looking at housing executive-type jets as well as servicing some of the smaller aircraft owners.” Forecasted needs include addition of hangar space to accommodate a surge in corporate jets. According to Ferrera, there are nearly 400 aircraft home-based at the moment with a potential 20 potential increase in that number by the end of the latest proposed master plan. “Executive hangar space is projected to be a big demand going forward due to the anticipated growth of based jets, turboprops and helicopters,” she said. Added McPheeters: “While the whole aviation industry was hard hit by 9-11, then by the recession, there’s been a comeback in recent years and Scottsdale Airport has been a part of it. It’s all about time. When economists look at the issue of business travel and corporate jets, consider that there are only 24 hours in a day and time saving becomes more valuable, a motivator for decision-making of anything that will save time. Even as corporations become more profitable, there is still the constraint of 24 hours and saving time via a corporate jet translates into cost savings. s this really happening? Please say it isn’t so. I hate to be the bearer of bad news, but despite the extensive use of 1031 exchanges in the real estate and aircraft industries, there has been a movement on Capitol Hill to revamp or completely repeal Section 1031 as part of comprehensive tax reform. Tax reform proposals by former Senate Finance Committee Chairman Max Baucus (D-MT) and former House Ways and Means Committee Chairman Dave Camp (R-MI) were submitted in 2013 and 2014 to repeal Section 1031 of the Internal Revenue Code and use the additional tax revenue to finance a lower corporate income tax rate. In addition, President Obama’s 2015 budget proposed to limit the deferred gain on real estate sales to $1 million per taxpayer per year. Section 1031 of the Internal Revenue Code was originally enacted in 1921 and has been used in commercial real estate, as well as aircraft and aviation sales, to permit tax deferral on the exchange of “likekind” property. A Section 1031 exchange promotes reinvestment in replacement property by allowing the seller to defer taxes, rather than pay taxes, on the sale of certain classes of assets. For purposes of Section 1031, “like-kind” means that the property being purchased (i.e., the replacement property) is of the same nature, character or class. The replacement property, however, does not need to be identical to the property being sold (i.e., the relinquished property). While most real estate will be like-kind to other real estate, aircraft and aviation equipment are considered tangible personal property that must also be evaluated based upon General Asset Class and Product Class under the tax regulations. In addition to the like-kind requirement, the replacement property and the relinquished property must be held for investment purposes or for use in a trade or business. Therefore, real estate and aircraft held primarily for personal use do not qualify for like-kind treatment. According to an Ernst & Young study in March 2015 entitled “Economic Impact of Repealing Like-Kind Exchange Rules,” repeal of Section 1031 would not only have an adverse impact on the real estate industry, but it would also significantly affect the U.S. economy. The Ernst & Young study estimates an economic impact of $8

The reduction in GDP is based upon the total impact on the top 10 sub-industries that engage in like-kind exchange activity (e.g., transportation, construction, oil and gas, equipment rental and leasing, etc.). In addition to the negative economic impact upon the economy, the repeal of Section 1031 would impose a higher tax burden on real estate investors and owners of commercial aircraft upon the sale of their assets. “If Section 1031 is repealed, the aviation industry will significantly suffer as the sale and trade-in of business aircraft will be drastically reduced due to the tax consequences,” said Curt Pavlicek, president of Pinnacle Aviation in the Scottsdale Airpark. "In essence, the purchase of

replacement aircraft will be limited causing aircraft manufacturers to slow production ultimately causing layoffs.” In commercial real estate, most investment properties are owned by a partnership or limited liability company, therefore “passing through” the tax liability to the individual owners of the entity. To make matters worse, these individuals will not benefit from the lower corporate income tax rate that the repeal of Section 1031 is supposed to finance. It will be interesting to see how the repeal of Section 1031 and the lowering of the corporate tax rate, if enacted, will affect the form of entity in which real estate investors choose to hold their properties. The Scottsdale Airpark is uniquely situated to reap the benefits of Section 1031 exchanges based upon its concentration of business in the real estate and aviation

industries. The repeal of Section 1031, however, could have a significant economic impact on the future of Scottsdale’s largest employment base.  Howard J. In determining the future of the Airpark it’s useful to reflect upon the past. The year 1984 brought the first surge of development in the Airpark. This construction surge was mostly driven by “Tax Haven” laws that were in place for commercial real estate tax write-offs. The overabundance of office, retail and industrial buildings were built irrelevant to the actual demand for new space. At the end of 1986 when the tax laws changed, the oversupply of space decreased the lease and sale values beginning in 1987 thru 1993. During those six years very little construction occurred which allowed demand to catch up with supply. 1994 Many small companies that had grown during the downturn (and lower rental rates) now had the opportunity to purchase their own lots and build their own buildings. This new surge of construction was based on an equilibrium of supply and demand for the next six years. This period of time also created more of a Cornucopia of Industry with more than 90 different categories of companies. 2004 Coming out of the mild recession after the 9/11 attacks and with the completion of the Loop 101 Freeway, the Airpark had the ingredients of a strong economy, a completed freeway, a sharp increase in white collar jobs and a similar mini boom that was experienced after the 1984 cycle.

Scottsdale Airpark News (SAN): How is business going relative to last year? Richert: Traffic is robust and steady, and sales are up 15 percent over last year. We are thrilled with the level of repeat business and the support of Scottsdale’s talented design community and the area’s top realtors. What kinds of plans for growth can you share that might give insight into some of the other things happening in your industry? Avery Lane has established itself as Scottsdale’s consignment leader for high-end designer furniture and unique antiques and original artwork. We’re finding clients are coming from as far away as Anthem, Prescott and Chandler. While our showroom/warehouse is 10,000 square feet, we find we are physically limited and can only accept about 30 percent of the furniture we are offered. There is a possibility of expanding to a second location, either in the West Valley or Chandler areas. We also are exploring the idea of monthly Paris Flea Market sales and possibly quarterly auctions as fun events for our clients. Are you planning to do any hiring in the next six months? We are possibly looking for additional salespeople in the fall. How do you find it best to recruit new team members in this age of technology? We prefer to hire via word of mouth. We’ve used our Facebook and e-blasts to personalize our searches. How optimistic are you about the economy getting better in the next year? Very optimistic, but the election fever always seems to make people a bit leery. As long as real estate remains strong, we

We consign and sell an amazing amount of original artwork from all over the world, many of which are museum quality. We’ve proudly showcased and sold some very major pieces including a Vicente Viudes, Picasso, Roberto Marquez, Dutch masters, Stan Natchez and Pletka to name a few. What are some of the challenges faced by your industry and how is your company working to overcome them? Many of the Avery Lane shoppers are visiting from all over the world, and while here, they fall in love with large pieces of furniture or an exceptional piece of art that needs to be shipped. We have now developed good outsource partnerships to enable us to ship all over the United

States. Also, because we have new furnishings arriving two to three times per week and our inventory is constantly changing, we are challenged with providing current information to our clients. We are finding our website, Facebook and Mailchimp e-blasts to be our best marketing tools. Who is a role model in business whom you look up to? Prior to opening my own business, I worked in the private golf industry with some of the country’s best developers. They were all visionaries and great entrepreneurs: Lyle Anderson (LAC), Francis Najafi (Pivotal Group) and Don Kent (DMB). They continue to inspire me. I’m also inspired by so many local designers: Mary Meinz, Donna Vallone, Wendy Black Rodgers, Tony Sutton (Est Est) and Deb Malone. How about a few words of wisdom? Be true to yourself and your vision. Take time to envision your brand from top to bottom—how you define yourself, the customer service style you present and the aesthetic of your business. And be fierce in holding up those standards. Don’t stray from your brand and what defines your company. What are your business goals over the next 12 months? Avery Lane hopes to have continued strong sales and deliver a stellar consignment experience with the possibility of a second location down the road. 

Renner and his business partner Mark Valentino, managing partner and licensed broker at Spectrum, came up with a unique experience that was different from most agencies. They accomplished this by discovering first-hand the specific needs of their clients. “We go to their homes or business, see how they live or work, and educate them about insurance in a way so they don’t feel foolish about not understanding the complexities of the industry,” Renner said. “We become a preferred partner of their family or business. he month of May gives Scottsdalians several opportunities to commemorate those who have served their country: the 70th anniversary of Victory in Europe (VE) Day on May 8, Armed Forces Day on May 16 and Memorial Day (formerly Decoration Day) on May 25. Camelback Cemetery on McDonald Road west of Scottsdale Road has been the final resting place for veterans of all wars, including the Spanish-American War, World War I and World War II. Camelback, as well as Double Butte Cemetery in Tempe (established in 1888), were the sites of the town’s first Decoration Day ceremonies and visits by family members honoring their loved ones and neighbors.

Post 44 of the American Legion

On May 13, 1935, veterans of World War I formed Post 44 of the American Legion in Scottsdale. Gathering in homes, school buildings and churches, the charter members of Post 44 represented a crosssection of Scottsdale life in the 1930s. Among them were Carlton Lutes, the rural mail carrier; Garrett Musgrove,

the Scottsdale High custodian; Fred Mathis, Baptist minister; Jack Troutmiller, McDowell Road farmer; Walter Jennings, service station operator; and 12 others. They began conducting ceremonies at Camelback Cemetery on McDonald Road to honor Scottsdale veterans of the Spanish-American and Great Wars, a solemn duty the Post 44 honor guard continues today on Memorial and Veterans days. This spring, Post 44 celebrates its 80th anniversary, making it the oldest, continuously operating civic organization in Scottsdale.

Of Scottsdale’s two wartime military installations, Thunderbird II Airfield (now the Scottsdale Airport/ Airpark) had already closed in October 1944 after training 5,500 aviation cadets but the Papago Prisoner of War Camp remained open, holding German POWs who would soon be repatriated.

To honor two of Scottsdale’s fallen from World War II—Travis Sipe and Clayton Peterson—Post 44 adopted the name SipePeterson Post 44 of the American Legion, and dedicated the post’s new building on First Street in their memory in May 1948. U.S. Marine Corps Reserve Company D, 6th Engineer Battalion dedicated a plaque and the flagpole at the park “to the men... who fell during the Korean Conflict when the company was called to the colors and to those who contributed their labor to complete this railroad park for the benefit of children of all ages.” Through the efforts of Scottsdale civic leader Zina Kuhn, a naturalized U.S. citizen who served in the Polish Army during World War II, Arizona’s Gratitude Train Car was restored and dedicated at the railroad park in 1989. The boxcar was one of 49 filled with gifts from the residents of France to thank Americans in every state for their post-World War II generosity toward the French people during the war recovery. The City of Scottsdale began its annual Veterans Day ceremony in 1989 at the dedication of the Gratitude Train Car. At the 2014 Veterans Day event at the park, the Garden Club of Scottsdale dedicated a Blue Star Memorial Marker, honoring servicemen and servicewomen.

In celebration of the nation’s bicentennial on July 4, 1976, Scottsdale Mayor Bill Jenkins and representatives from Post 44 of the American Legion, Post 3513 of the VFW and the Scottsdale chapter of the Disabled American Veterans dedicated a plaque and planted a tree honoring those who served in America’s wars. Located on the east side of Civic Center Mall near The Saguaro hotel (the Doubletree Inn in 1976), the plaque still stands today and reads, “In memory and history of Scottsdale...from these honored dead we take increased devotion to that cause for which they gave the last full measure of devotion, and we highly resolve that these dead shall not have died in vain.”

Since its inception in 2004 at Cactus Shadows High School, the Veterans Heritage Project has matched high school students with area veterans to document their war stories for posterity. Now a nonprofit organization with 23 chapters throughout Arizona and the United States, the Veterans Heritage Project and student members continue to interview veterans and annually produce a book of their stories, “Since You Asked...” They send copies of their interviews to the Library of Congress for inclusion in the national Veterans History Project. A group of Scottsdale veterans, historians and interested citizens is currently raising funds to establish a memorial that will be erected near The Chaplain statue at Scottsdale City Hall. The Scottsdale Memorial to the Fallen will honor, by name, those Scottsdale-area residents who lost their lives while serving in the U.S. armed services.

Is a vacation home right for you?

ccording to a recent article in the Wall Street Journal, the market for vacation homes is booming. Sales shot up nearly 60 percent in 2014, the By Rod Dennis biggest increase since the National Association of Realtors started tracking the data in 2003. The searing summer temperatures are rapidly approaching and that means many Phoenix-area residents are planning their escapes—even for a week or two—to cooler climates, both inside and outside of Arizona. Many people choose to rent a vacation spot. However, those with the financial resources might want to think about purchasing a second home. Having your own out-of-town getaway is appealing on many levels, and ownership can reward you with the prospect for solid appreciation and potential tax breaks for mortgage interest and taxes. It might sound obvious, but make certain

you visit the area in which you’re thinking of buying at least a few times. If you don’t fall in love with the community, think twice about purchasing because you’ll be spending a lot of time there. Recognize owning is a lot different than staying at a hotel in the area, where you can simply check out and go somewhere else if you get tired of the scenery. Many of the vacation home spots that appeal to Phoenix residents are well within driving distance. Among the most popular are Pinetop in the White Mountains, Payson, Prescott and Flagstaff. The San Diego area and Durango, Colo., also seem to be magnets for Arizonans, but homes in those two cities are, in general, probably going to be pricier. Growth in the vacation home market is being driven in part by very low interest rates. Rates and qualification guidelines for a second home are essentially the same as a primary residence. However, a 10 percent down payment is a minimum on a second home, which is higher than the required down payment on primary residences.

Sorso Wine Room Opens in Scottsdale Quarter

S

cottsdale Quarter welcomed Sorso Wine Room, a wine bar bringing a new nightlife experience to the city through its WineEmotion dispensing systems. With 32 bottles from around the world attached to taps that dispense the wine, guests can taste their way through several wines by self-selecting a full pour, taste or sip (“sorso” in Italian). Through this interactive approach, visitors can design their own wine experience without having to commit to a glass as soon as they sit down. The new restaurant also has an expansive by-the-bottle list and nine by-the-glass options for patrons who still might want the traditional wine drinking experience. Craft beers on tap and in bottle, as well as a menu of gourmet bites including meat, cheese, bruschetta and sweets are available. Sorso is the brainchild of owners Mark and Lauren Teahen; the idea came out of a trip to Italy in 2014. hen you’re trying to sell your home—whether you live in Scottsdale, Fountains Hills or Paradise Valley—you should always make it available to show, even though it may be inconvenient for you. Let your listing agent put a lock box in a convenient place to make it easy for other agents to show your home to buyers. Agents may be willing to schedule appointments, but for some this can be an inconvenience. Most agents will call and give you at least a couple of hours notice before showing your property. If you refuse to let them show it at that time, they will just skip your house. Even if they come back another time, it will probably be with different buyers and you may have just lost a chance to sell your home.

Why you should not be home

Homebuyers will feel like intruders if you are home when they visit, and they might not be as receptive toward viewing it. Visit the local coffee house, yogurt shop or take the kids to the park. If you absolutely cannot leave, try to remain in an out-of-the-way area of the house and do not move from room to room. Do not volunteer any information, but answer any questions the agent may ask.

Lighting

When you know someone is coming by to tour your home, turn on all the indoor and outdoor lights—even during the day. At night, a lit house gives a “homey” impression when viewed from

the street. During the daytime, turning on the lights prevents harsh shadows from sunlight and brightens up any dim areas.

Fragrances

Do not use scented sprays before a viewing. It is too obvious and many people find the smells of those sprays offensive, not to mention that some may be allergic. If you want to have a pleasant aroma in your house, have a potpourri pot or something natural. Or turn on a stove burner for a moment and put a drop of vanilla extract on it. It will smell like you have been cooking.

Keeping the house tidy and neat

Empty the kitchen trash every time someone comes to look at your house—even if your trash can has a lid or is kept under the kitchen sink. You may go through more plastic bags than usual, but it’s worth it. Not everyone makes his or her bed every day, but when selling a home it is recommended that you develop the habit. Pick up papers, do not leave empty glasses in the family room, keep everything freshly dusted and vacuumed. V

acancy rates are going down in the Scottsdale Airpark! According to Costar and other professional brokers in the Scottsdale marketplace, industrial vacancy is under 12 percent, down from 15 percent in 2012 and 21 percent in 2010. Office vacancy is currently under 17 percent, which is down approximately 21 percent in 2012 and 28 percent in 2010. With the vacancy rates trending in the lower direction, rental rates start to creep up. Industrial asking rental rates now average just under 95 cents to $1 gross per square foot. The last several years averaged under 85 cents to 90 cents. The average asking rate in the Airpark for office space has also been trending up. Today, the average asking rate is around $21 to $22 full service per square foot, compared to $17 to $18 full service just a few years ago. Even though the economy has been in disarray for what seems like an eternity, tenants have had the opportunity to be in the pole position when it came to lease negotiations. They have been enjoying the benefits of free rent, rental concessions and, of course, low rental rates. Even though the rental environment is changing, tenants should not be discouraged because rental rates are still lower than the height of the market in 2006 to 2008 and landlords are still motivated to lease up their spaces. Not long ago, a storm of vacancies enveloped the Scottsdale and Phoenix markets. The office and industrial market may be tightening up in the Airpark, but it is still a good time to negotiate a three- to five-year deal, especially as many companies are starting to expand. In doing so, it is important for potential tenants to understand the rental and renegotiation process of leasing as it can be confusing. A tenant must consider many variables in the office and industrial market in order to make an educated decision as to its company’s next move. A tenant must consider all the complexities involved with a successful move. A proper strategy saves time, money

and hassle, allowing a tenant to make the move efficiently and work productively during the transition from one space to another. Following a few simple rules will ensure a smooth lease process. No two leases are the same and each landlord is unique as is each office space. Having leased office and industrial space for tenants and landlords going on 15 years has taught me that the experience can be a good one if the business owner implements the correct process. However, it can be disastrous if they choose poorly. One’s fate could end up like the evil character in “Indiana Jones and the Last Crusade,” when the villain chose the wrong cup and is turned to dust. This may be a little dramatic, but time and money are valuable. The process I have implemented for my clients can be broken down into 10 tips designed to maximize efficiency for their time, called “Lieberthal’s 10 tips for successful leasing.” 1. Review a lease at least 12 months before the expiration date. This gives you time to think about a strategy—whether it is to possibly remain in your current location or to move to a more suitable location. 2. You need to evaluate a three- to five-year growth plan and implement a general budget. This will prompt you to focus on your company’s larger growth picture. 3. Contact a commercial real estate agent who specializes in leasing, sales and renegotiation. Get timing game plan. The size and specialization of the requirement will determine the time frame needed to find space. Based on the timing strategy discussed, and when the timing is right, the commercial broker should research availability, pricing, location and options for office or industrial space that meets your short- and, long-term goals. 4. You should evaluate the options presented that meet your office space, location, image and pricing needs. 5. You and your broker should narrow down the list and have the commercial

broker verify availability, pricing, floor plans and set up your tour. 6. Tour spaces and ideally choose the top three properties. This is important because the more properties that will work for you, the better the position you and your broker will be to negotiate. 7. Contact the phone company, Internet company, movers, stationery company, contractors and computer vendors to get an idea of the cost and timing of the move. Additionally, if your improvements are part of the requirements, your broker needs to help determine how long it will take to complete. 8. Your broker will prepare and send letter(s) of intent. Your broker understands the market and the landlord(s) motivation, which will allow negotiations to get to a win-win situation quickly and efficiently. 9. Once the deal is made and the lease draft is received, it is important to review the lease with your broker for deal points and with your attorney for addressing legal questions or verbiage. Details of the lease agreement can save or cost thousands of dollars over the term of the lease. 10. Sign and execute the lease. Your broker should stay involved and keep the lines of communication open between the landlord and you so the transition period between old and new space is a smooth one. Scottsdale Airpark News (SAN): How is business going relative to last year? Micus: Business is busier than ever. Our staffing needs are greater than ever. On the financial side, things have been looking up year over year as we are finally putting distance between ourselves and the economic tsunami that hit Arizona so hard. Over the past decade since joining as the head of the branch, we’ve grown the firm from approximately $4 million to more than $16 million a year in revenue in what has, for some, been the most devastating economic climate in recent memory. SAN: What kinds of plans for growth can you share that might give insight into some of the other things happening in your industry? Micus: Roughly 10,000 Baby Boomers will turn 65 today and about 10,000 more will cross that threshold every day for the next 19 years. This means the amount of money that will move from the accumulation phase to the distribution and eventual transfer phases will be like nothing we’ve ever seen before. Couple all that with the volatile market in recent years, and the need for professional advisers has never been greater. But here is the thing…advisers are dying off. Less than 5 percent of the existing 316,000 financial advisers in the country are under 30. The average age of advisers is now 50.9 years, and 43 percent of advisers in the industry are over the age 55. Millions of Baby Boomers are heading into retirement at the same time as their financial adviser, losing a trusted caretaker of their money. These trillions of dollars will be up for grabs over the next decade, as less than one in three advisers has a formal plan for handing off their client list. SAN: Are you planning to do any hiring in the next six months?

Micus: Absolutely! We’ve already brought in new team members, but are looking to hire at all levels through the end of the year—perhaps even beyond. SAN: What is one thing about your business you believe other businesspeople in the Airpark would be surprised to know? Micus: To us, our company culture is key. Part of that company culture—paying it forward. In 2014, we gave away $35,000 in scholarship money to students in the community who were making a difference locally and worldwide. SAN: What are some of the challenges faced by your industry and how is your company working to overcome them? Micus: Traditionally in financial services, firms look for qualified, established advisers and recruit accordingly—generally those with a book of business and decades old network. These individuals required little to no training, and certainly start making money for the firm immediately, whereas it is often seen as “taking a loss” to focus on new and recent graduates. Focused on re-writing the industry assumption that youth development was a long-term investment and not a loss, AXA has put programs in place to maximize this huge opportunity—to bring youth into the financial industry. SAN: How about a few words of wisdom? Micus: When you find a company you love, and it treats you right, and you’re doing something you love, find a way stay with them. Loyalty matters today as much as it did back then. 

We have more than doubled our client base since last October. SAN: What kinds of plans for growth can you share that might give insight into some of the other things happening in your industry? Colby: We have been working on several things the past few years that seem to all be blooming at the same time! We have recently released a revolutionary fat loss/body contouring circuit called LipoCircuit, utilizing a new fitness device that I invented called the CorePump machine. I will also be releasing a professional training certification called IKT that will certify an individual to become an Iso-Kinetic Training Specialist. SAN: Are you planning to do any hiring in the next six months? Colby: I will definitely be hiring passionate LipoCircuit clinicians this year as we intend to expand into Glendale and Chandler. SAN: How do you find it best to recruit new team members in this age of technology? Colby: Well I actually have three prerequisites to become a team member of Exercise SOS: you must be certified as a chiropractic assistant; you must have earned your IKT certification; and you must have previously been a successful LipoCircuit client.
