Warm Weather Campaign Sparks Interest
This past winter, the Scottsdale CVB promoted the destination’s warm winter weather to chilly top feeder markets with a series of high-impact outdoor advertisements. The campaign website, WarmUpinScottsdale.com, generated a total of 139,046 page views, double that of last year ’s campaign. From January through March, residents in Chicago, New York, Vancouver and Toronto saw “Warm Up in Scottsdale” ads in their cities. In addition, potential visitors saw Scottsdale’s warm winter weather plugs on TV, wrapped on their commuter trains, on WeatherChannel. com, at airport baggage claims, in subway stations, on Facebook, in print advertising and in emails. Visitors to WarmUpinScottsdale.com were greeted with five different ways to warm up outside: by the pool, on a golf course, on
a patio, in the desert or at an event. They were also offered the chance to enter to win an all-expenses paid, warm weather escape to Scottsdale. The contest generated a total of 16,720 entries, a nearly 35 percent increase year-over-year. Most unique page views came from New York, followed by Chicago, Calgary, Toronto, Edmonton and Montreal.

Aesthetics of Scottsdale, offered the following five sun safety techniques: When it comes to the level of SPF, your safest bet is SPF 30. If you want to go higher, go for it, but 30 does the trick. What’s more important is reapplying. If you have an office job, slathering on SPF in the morning will last you all day. However, if you are outside in the sun, you need to reapply every two hours. This is necessary because when sunscreen is exposed to the sun, the sun puts its active ingredients into full gear. That means, that if you’re out in the sun, your sunscreen is activated more, which is why you must
reapply often. With regular application, it’s also important to use the correct amount of sunscreen. For your entire body, one ounce (or shot glass) is just the amount you need to cover yourself from head to toe. A great way to reapply sunscreen during the day while covering up shine is to use a powder sunscreen. Many formulas come in portable containers with a built-in brush so you can swipe your face, neck, arm or hands on the go without a greasy feeling. To add a little skin-loving boost to your sunscreen, apply it on top of a Vitamin C serum. This helps protect against damaging free radicals. For fabrics, a plain, white t-shirt actually has an SPF 7. Also, you can buy laundry detergent that can get your clothes to an SPF 15 protection level. It’s a great idea to cover up at the beach and pool while you’re not in the water and this SPF helps with daily sun exposure like driving in your car and running errands. …continues on page 14

BASIS Scottsdale Student Awarded $25,000 Scholarship
North Scottsdale’s AXA Advisors Southwest, a provider of financial services for consumers and businesses, announced that Scottsdale student Anvita Gupta, who is a high school senior attending BASIS in Scottsdale, will receive $25,000 as a national winner of the 2015 AXA Achievement Scholarship in association with U.S. News & World Report. You bet it is!” He hurries across the sparkling granite flooring past the expansive Don Draperworthy executive bar, just as a warming electronic fireplace automatically extinguishes itself. He points out that all of the furniture is imported from Italy. “Everybody’s relaxing in the lounge, the pilot comes in, gives a thumbs up,” Meyer continues with the scene-setting. “You do a quick head count, and notice you’re still waiting on two more associates. No problem,” he says, opening the door to the hangar and pointing down another staircase to what looks like a mini 5 & Diner built into a corner of the hangar. “The diner is a departure lounge for clients,” he enthusiastically mentions. “It’s an exact replica of a ’50s diner, fully functional. That’s where you can have your coffee and relax, and make yourself a milkshake if you want.” Finally everyone is together, the jet is rolled out over the Terrazzo hangar floor and the last strawberry shake is loudly polished off. “You’re ready to go,” he says. “You board the plane, the pilot maneuvers down the taxiway to the runway. You’re airborne within ten minutes, if that. And nobody is gonna pat you down. You don’t have to take your shoes off. You’re off to L.A.!” With its sleek modern design, full amenities and efficient layout, Meyer’s latest property is not so much a combination office building and hangar as it is a personal Sky Harbor—an iHarbor, if you will. Meyer says there are few properties left in the Airpark with such direct access to the Scottsdale Airport taxiways (only 15 private remaining taxiway parcels connect to the runway), and none quite as swanky as this one—save for maybe Hangar One, Bennett Dorrance’s 68,500 square-foot private aviation club located further down the taxiway, which is outfitted with space for up to 15 private jets, underground parking, a restaurant with seating for 40 and a garage for the Campbell Soup heir’s priceless collection of vintage cars. Meyer’s hangar is considerably more compact, and cheaper: just a cool $6.4 million, compared to the $20 million price tag on the Dorrance project when it was completed in 2003. “If you’re looking for the best building at the Airpark, I’d say it’s between this and Hangar One,” Meyer says. “It’s really one of a kind.”

Meyer stands out on the third story “moon deck” of the state-of-the-art, high-efficiency facility he’s selling, surveying the cluster of comparatively boxy-looking hangar buildings lined up behind it like a pirate surveying the waters from the crow’s nest of the biggest ship on the seas. It’s got 700 square feet of office in case you want to hang out at the Airport.’” Meyer acknowledges hangars aren’t always the most popular properties for investors. “There are very few people that buy hangars from an investment standpoint,” he explains. “But that’s only because most of these guys buy them for themselves. And once they have one, they usually don’t want to let them go. Unless they buy a bigger plane!”
Bug-out base
There are many amenities at Meyer’s ultimate personal airport that aren’t immediately visible. Just outside the building is a 660-foot deep private well that can produce potable water at 65 gallons per minute. Nearby is a 75 kilowatt natural gas-powered generator that can provide backup electrical power for the entire building. There’s a custom security system and monitored access at each entry point, a dual 2,000 gallon underground fueling system that provides gasoline for cars and jet fuel for the planes outside the hangar and an FAA-approved lighted helipad for quick helicopter landings and take-offs. It’s a survivalist’s utopia, which begs the question: Who built this place, and for what purpose? “He was an entrepreneur out of California.” Meyer says, adding that the owner prefers to remain anonymous. “He was going to have an airplane, but his plans changed.” Certainly all the high-tech prepper gear adds to the property’s price tag, but Meyer believes there are buyers out there looking for the unusual amenities built into this
unique facility. “In May, we had a shutdown because somebody dug a hole at Scottsdale Quarter and accidentally shut down a large portion of the airport,"Meyer says. “That’s an inconvenience, and there are guys here that love this kind of property because it’s self-sustaining. They’ll say, ‘I want water when I want water, I want power when I need it. I don’t want to rely on anybody.’ If something was to happen, this would be the only building besides the airport tower and the fire station that would still have its lights on.” A representative of a Hollywood celebrity has come here today to tour the facility. The celebrity, who apparently has a need for a luxurious meeting area that could survive an apocalypse and automatically shut down if the owner felt a need to bug-out in a Learjet in under ten minutes. “I’m touring today for a celebrity client, who wants a very functional as well

as impressive facility,” he says. ”So it has to be not only a luxury facility, but also an incredibly functional one—that’s very high on the list— with a very high level of privacy. And this is perfect for that type of candidate. You can have a private meeting here in a facility that presents itself as well as any office in Beverly Hills or Park Avenue in New York, and then you can get in your jet and fly back to L.A.” The property has never been occupied, and finding a well-heeled buyer looking for the precise mix of luxury, functionality and fallout shelter security might seem a daunting task to the average commercial broker. But not to Meyer. “We’ve had good activity already,” he says. “And it’s like any other listing: if you have six people looking, one of them will be a serious prospect. If you have ten people looking, you’ll have a deal. I’m predicting it right now: this building will be sold by the fall.”

Planning Is Essential in Today’s Hot Real Estate Market
M
any Realtors are saying there are just not enough listings to meet buyer demand— or at least not at the right price. No question By Rod Dennis it is a seller’s market now in most areas of the Valley; and the statistics bear this out. Home sales jumped 39 percent in March from February, and condominium sales shot up 51 percent, while the number of houses for sale fell 6 percent, according to the WP Carey School of Business at Arizona State University. Leading the home-buying attack are first-time homebuyers in their 20s and 30s (finally) and boomerang buyers who lost houses to a short sale or foreclosure and are now becoming eligible again.
With demand up and inventories down, home prices are rising. The median price for a Valley house climbed to $217,000 in March, up 2.1 percent from $212,500 in February, according to an article in the May 12 Phoenix Business Journal. If you’re in the market for a first home— or upgrading or downsizing—these statistics shouldn’t be alarming. They should just give you an idea of what you’re up against so you can plan your strategy accordingly. Be prepared in advance. Many potential buyers become frustrated when the home they make an offer on suddenly attracts multiple offers and then they are in a bidding war. Whether you are a first-time homebuyer or an experienced one, there are a few things you can do to improve the odds of getting the property into contract. First, get solidly pre-qualified for

financing with a licensed professional mortgage company. Although you may be very confident of being approved, today’s mortgage process is highly complex. Regulations require documentation to support nearly every line on the application form, so be prepared to supply plenty of it. There is no longer a “stated income” or “low document” loan if you want to get a low rate loan. Therefore, starting several weeks in advance is essential. Perhaps there is an error in your financial history that needs to be cleared. That takes time or can cost money in added loan fee premiums. Once you’ve been professionally prequalified and are comfortable with your mortgage originator, consider making your earnest money deposit non-refundable in relationship to the financing—to compete with a cash buyer. the seller assurance that you have the financial resources and are committed to buying the home. A quick closing may be exactly what the seller needs. Several steps are still required after a contract is accepted, such as an appraisal, insurance and title work. But with the financial paperwork complete, your mortgage company can now move faster to the closing table. Be flexible on the dates. Suggest the seller set the timing of the closing. No one wants to move twice. Perhaps, give the seller a few days after closing to move out; that concession alone might tip the scales in your favor. Also, in a hot market don’t request special favors like asking the seller to give you money for closing costs or to leave the unlisted washer, dryer and refrigerator. Ask your loan originator about possible lender credit options to pay for fees. Lender credits can be very attractive in this cash-is-king world. Another tactic is to provide a “clean” offer, one that meets or exceeds the seller’s expectations and doesn’t result in a timedelaying counteroffer that might allow another buyer to swoop in and grab the home. Price is not always the factor a seller is looking for. Presenting a solid contract to show preparedness and flexibility can give a seller the comfort needed to accept a contract for less money. Estate Planning Essential: The Revocable Living Trust

hat is Estate Planning? In the simplest terms, estate planning is a process that, at a minimum, allows you to choose what happens to your property and other assets after you are gone, and specify your medical and healthcare wishes so that your directions are followed while you are still living. There is a common misconception that

only the wealthy have estate plans. The truth is that everybody—individuals, married couples, domestic partners, parents and business owners alike—could benefit from some form of estate planning. And yet, it is estimated that only 19 percent of adults in the United States have an estate plan in place. In this installment of “Legal Perspectives,” we will explore the benefits of the Revocable Living Trust.
Revocable Living Trust
A Revocable Living Trust is a trust you set up while you are alive that describes in detail what you want to happen to your estate upon your death. It addresses all the same important issues that a Will does so you can be assured that your estate will be handled according to your wishes after you are gone. It is referred to as a revocable
living trust because you, at any time during your life, can alter, amend or even revoke it entirely. When funded properly, a Revocable Living Trust avoids probate. For this reason, many people, especially those who are married, have children and own real estate, choose this type of estate planning instrument. However, your Revocable Living Trust only works as designed if you transfer all your assets into it. This includes the deed to your home, your cars, boats, vacation homes, accounts and all other real/personal property. Anything you do not transfer into the trust would be outside the protection of the trust, and if it exceeds a threshold account, is subject to probate— the very thing you sought to avoid in the first place. Because most people continue to accrue assets even after the trust is established, it is important that you update your trust regularly or at least every time you make a major purchase or refinance any real property. The Revocable Living Trust, if funded properly, will avoid the need for a probate proceeding to manage your assets during
legalperspectives your incapacity or after you pass away, which is costly and time consuming.
Other advantages of the Revocable Living Trust:
•Protects the privacy of your estate • Helps lower or eliminate federal estate taxes (currently, Arizona does not have estate taxes) • Offers additional tax benefits to married couples • Prevents the interruption of your assets flowing to your beneficiaries • Reduces the chances of challenges to a will • Provides for more control over the distribution of your assets for an extended period time (i.e., you can parcel out your assets over time or designate that your beneficiaries receive certain amounts at predetermined intervals) • Costs less to create and administer than to commence a probate • Avoids conservator proceedings if you have minor children • Assigns someone of your choosing to manage your assets upon your death and
also determines what to do if you become incapacitated. An added benefit of a Revocable Living Trust is that, unlike direct distributions to beneficiaries through payable-on-death or transfer-on-death provisions, the person or entity you appoint to manage your affairs can review each beneficiary’s situation at the time of distribution and determine whether or not the beneficiary would be better served by taking a modified or delayed distribution. Making the right choices in estate planning is essential in order to ensure that upon your death or incapacity your family is not subjected to unnecessary involvement in your affairs by others and to protect your assets for the enjoyment of your loved ones. I
t has long been an axiom of the financial advice industry that clients don’t fire their advisor due to lack of returns; they let him/her go due to a lack of relationship. It’s also true that men are generally comfortable with higher risk, while their wives prefer less risk and guarantees. “Men are investors, while women are savers,” said Ann Hughes, president and CEO of The Female Affect, a consulting firm that specializes in coaching financial professionals to connect with their clients relationally, not just transactionally, and understanding the unique needs of their female clients. “When polled about their greatest fears, men cite public speaking, whereas women name homelessness as the thing they worry about most,” said Ann, whom was recently interviewed on “Retirement Intelligence” on 960 The Patriot. According to government agencies, the average age of widowhood in the United States is now 59.6 years of age—a full five years before most of us retire. Even with all of our medical advancements, men still predecease their wives by an average of six years when they’re the same age. When a man is six years older than his wife, that becomes 12 years. “It shouldn’t come as a shock, then, that
financialfundamentals 70 percent of widows will fire that advisor within one year of their husband’s passing due to a lack of fit,” Hughes said. “And often the advisors are stunned.” Hughes travels the country speaking to women’s groups and professional associations, urging women to engage with their advisors and make their concerns known. “Don’t sit back and stay silent when things bother you, especially risk-related concerns within a few years of your husband’s retirement,” she explained. “We’ve twice seen what the markets can do to a couple’s portfolio these last 15 years. You need to engage now because you may well be the one meeting with him after your husband’s stroke, heart attack or Alzheimer’s.” Oftentimes, the wives see ahead to what’s coming, while their husbands are in greater denial of the aging process. “If she’s not involved now, it doesn’t matter how close her husband is to their broker or advisor—he isn’t helping her by her definition of help,” Hughes said. What if he loses his mental acuity and can no longer re-balance their investments? If he’s a do-it-yourselfer, passwords get lost, option trading deadlines are forgotten and tax-planning falls by the wayside. Too busy to fret over such things, her life changes are the most overwhelming. Her new duties as a family caregiver have her interviewing home healthcare agencies, shopping for assisted living facilities, and dealing with physicians, gerontologists, neurologists or other specialists. Two months into this new life, that couple’s next quarterly statement arrives as an overdue reminder of what else is now hers to do. She turns to page 19 (of 31) and sees a fivedigit number in parentheses—denoting a loss—and suddenly another new reality hits home: She is now their new portfolio manager. If her relationship with their advisor was distant before, it’s even more so now. If her husband was self-managing their accounts, she often turns to her family for help. Unfortunately, adult children aren’t always able to help in the ways a recent widow might wish they would. Often when a retiree has a medical event, their children are in their 50s. These are their prime career years, often as a two-income couple working demanding days, perhaps with kids in college whose football games and other collegiate activities they’d like to attend on weekends and weeknights. Finding the time to vigilantly supervise mom’s portfolio on a weekly basis is just not realistic. Eventually, that adult son or daughter ends up suggesting their financial
advisor take over the account, half a country away. In the end, mom feels even more isolated than before, with even less of a relationship than she had with their former broker. Eventually, the monies that it took them 40 years to save are in the hands of a distant stranger unknown to her, and probably at a risk level more suited to her son’s age and time horizon than hers. Hughes encourages women to get engaged in the process now. “Become familiar with your holdings, and understand the level of risk in your portfolio. And
simplify for the client you’ll soon be, not the couple you were 20 years ago…” Thomas K. RELIEF PLANS ARE UNDER WAY to relieve Scottsdale Airpark auto congestion By Lee Allen
D
oes the phrase “You can’t get there from here” ring any bells? Or if you do manage to make your way from Point A to Point B, is it often at a snail’s pace accompanied by a lot of screeching tires and honking horns? Recognizing that the network of roadways that provide access to and circulation within this destination is a problem for drivers who would like to end up at Scottsdale Airpark—without the attendant hassles—the City of Scottsdale is taking forward motion to provide roadway relief. It will come in the form of the Raintree Drive Extension, designed to simplify the route from Hayden Road to Scottsdale Road and mitigate some of the traffic congestion currently experienced on Frank Lloyd Wright Boulevard. The $39 million Raintree project is one component of the Scottsdale Airpark Area Circulation Study that seeks to improve mobility in and around the Airpark. Access to and around the Airpark area was termed “a critical component” in the City of Scottsdale Transportation Master Plan, which was formally adopted in 2008. According to city officials, the project will improve driving in the Airpark

on both sides of Scottsdale Airport. The Airpark is the city’s main employment center (third largest in the metro area after Sky Harbor Airport and Downtown Phoenix) and the region around Frank Lloyd Wright, Hayden, and the Loop 101 interchange is one of the most congested areas in Scottsdale. In government-speak: “This option will allow direct connection from Loop 101 at the Raintree Drive interchange to the Scottsdale and Thunderbird roads intersection around the south end of the runway.” Currently, there is no direct connection to get from one side of the airport to the other, and this series of Raintree Drive modifications is intended to create a single route. “The current zig-zag pattern from Scottsdale Road via Thunderbird, Redfield, and Hayden to 101 is about a 2-mile trip,” according to City of Scottsdale Senior Traffic Engineer George Williams. “When this project is completed, the Scottsdale east to Raintree will be one road—the distance will be about 15 percent shorter and the delay in travel time should be cut by 25 percent. As part of the package, we’ll be replacing four traf-
fic signals with three roundabouts, which will offer greater capacity with less delay, less fuel consumption and less polluting emissions.” Running the numbers, Williams says that while traffic flow varies on a day-byday basis, roughly 14,000 to 20,000 vehicles currently make the daily trip under today’s configuration. To be built in phases through 2020 (earlier optimistic construction estimates of summer 2014 to fall 2018 had to be modified), the first segment of construction is expected to get underway next spring with tentative full-project completion by the cool weather months of 2020. Bi-weekly construction meetings are held to review all aspects of the plan. About a third of the design phase has been completed and the next phase should take it to 60 percent. Land acquisition should take the rest of the calendar year before plans go back to the City of Scottsdale design review board. By that time, design should be at 90 percent and if approved, construction documents will be finalized with work getting underway a year from now. City Council members have given blessings to a $1.44 million engineering

If the design aspect is completed by this fall and construction goes forward, the first segment from Scottsdale to Hayden roads could be completed within a year after that. “Our design drawings are approaching the 50 percent mark and we anticipate that part will be done by year end,” said Project
Manager Alison Tymkiw. “Once we finalize the design aspect of this segment, construction should take approximately 18 months to completion. Concurrently, we’ll be moving ahead by designing the next segment.” “We’d always like to be faster, but design is taking a bit longer than planned as we try to come up with the best design possible, worrying each detail along the way,” she continued. “It’s better to sweat
the details now in the planning stage than having concerns while a cement mixer kills time waiting on a decision. It’s the old ‘measure twice, cut once’ idea, and we don’t want any sidewalks running through trees. When you do construction, you don’t want to have to re-design the blueprint if you can help it.” Tymkiw pointed out that the City is working with property owners who might be affected by the project and mitigating

Improvements will include roundabouts at five intersections: 73rd Street and Thunderbird Road; 76th Place and Redfield Road; Hayden Road and Raintree Drive; Raintree and 82nd Street; and Raintree at Northsight Boulevard. Native plant groupings will add some scenery to the roundabouts, while a 50 plus-foottall sculpture, designed by artist/architect Philip K. Smith III, will serve as a beacon at Hayden and Raintree. The iconic sculpture is intended to “engage the everchanging desert light and expansive sky.” “Artwork for the extension seeks to merge the beauty and change inherent in the desert with modern, technological, streamlined realities of this commercial area,” said Smith in a report to the Scottsdale Public Art group. What commuters will see from the LA-born largescale public sculpture artist is “the precision of geometry and light with the organic qualities of nature. I am inspired by the colors and growth patterns of native flora and fauna, and I create public art to be innovative and dynamic, a beckoning identity for the community,” he said.

Kevin Vaughan-Brubaker explained the artistic side of the overall project: “From an aesthetic standpoint, the roundabout landscaping will provide less of a commercial feeling and more of a patterned desert collage with native and low-water use plants arranged in ways we don’t normally see in medians. Most public art in Scottsdale is focused on the older southern section, so we’re excited about having some public art on the north side that will draw drivers’ attention without being a distraction.” This particular project will also include sidewalks and bike lanes. The full Design Concept Report also mentions raised medians, drainage improvements, and minor side street lane configurations. The Raintree Drive Extension initiative is part of the Maricopa Association of Governments Regional Transportation Plan. A half-percent transportation sales tax from Proposition 400 approved by voters over a decade ago will cover about 70 percent of the cost while the remainder of the expense will come from a city transportation tax. Ultimate project phasing and implementation will be contingent on funding availability and the recommendations of the Transportation Commission and the Scottsdale City Council. While $39 million is a large number, the project is a less costly alternative to another route, which had called for a tunnel beneath the airport runway at an approximate cost of $75 million. ince its development in 1942 as a World War II basic flight training site, the Scottsdale Airport/Airpark has been full of hidden gems. Though initially slow to develop—during the 1991 Scottsdale Visioning program residents/participants learned that the Scottsdale Airpark was still 60 percent undeveloped—by 1999, it had become one of the top three employment centers in Arizona. • In 1941, the U.S. Army purchased land for a primary pilot training site to be known as Thunderbird II airfield. It opened during the summer of 1942, operated by Southwest Airways, a civilian company headed by Hollywood producer Leland Hayward and test pilot John Connelly. • The City of Scottsdale established the Airport Advisory Commission in 1977, appointing Bill Arthur its first chair. Arthur, a pilot and business leader, had used the airport for many years and was an ardent spokesman for the airport and airpark. • Discount Tire relocated its headquarters from Ann Arbor, Michigan, to the Scottsdale Airpark in 1986, one of many companies using access to the airport taxiways for its corporate jet. The headquarters moved from its Scottsdale Road location to a new, 150,000 square foot headquarters in Grayhawk in late 2002. • This iconic sign marked the Scottsdale/ Butherus entrance to the airport/airpark. The Scottsdale Airport and Airpark continued to gain business during the 1980s, benefitting from developments west and north of it. Hayden Road was extended through the Scottsdale Airpark to the intersection of Bell and Pima roads in 1986. That

• In 1996, the Scottsdale Chamber of Commerce Airpark Center opened at 15000 N. Airport Dr. (first floor of the Scottsdale Airport Terminal). Mayor Sam (Kathryn) Campana cut the ribbon to open the offices, which were headed by Jerry Robison. It closed several years later during a terminal building renovation.

• In October 1989, “One with the Eagle,” a bronze statue created by sculptor Pat Mathiesen, was dedicated on the Butherus Drive approach to the Scottsdale Airport terminal. Sen. Goldwater and Mayor Drinkwater joined the artist for the unveiling. The sculpture was put in storage in 2008 during construction of the Scottsdale Quarter, then re-installed on the northeast corner of Scottsdale and Thunderbird Roads.
• The artist studio of Snell Johnson in the Scottsdale Airpark was the den of the famous MGM Grand Lion in 1997. When the lion was completed, it journeyed north to Las Vegas to sit proudly in front of the MGM Grand Casino Resort on the Las Vegas strip. Johnson also sculpted the horses at WestWorld’s entrance.
• The final leg of the Loop 101 Pima Freeway was under construction adjacent to the airpark in 2000. This photo shows the construction of the Pima/Princess exit. When the freeway was complete in 2002, it gave unprecedented access for consumers and employees to Scottsdale Airpark businesses.

La Pizzetta Opens, Celebrates Art of Pizza

uilding on the success of Classic Cooking Academy, Pascal and Donna Dionot aim to continue their momentum with La Pizzetta in North Scottsdale. La Pizzetta, a quaint 1,500-square-foot restaurant specializing in wood-fired pizzas, opened in April under the culinary talents of the husband-and-wife team. The Dionots have experienced much success from their praised Classic Cooking Academy, which teaches traditional and contemporary food concepts with fresh produce, dietary foundations and practical skills. Following their success with Classic Cooking Academy, the pair decided to expand their ventures into a restaurant that celebrates classic pizzas. Pizza is the focus at La Pizzetta, though a light menu features salads, appetizers and desserts to complement the pizza offerings. Eight specialty pizzas, from Alla Salsiccia to Pizza Bianca, are sure to satisfy all tastes. The flour is sourced from Italy, and produce is local whenever possible. The Airpark’s Design One is bringing innovation to environmentally friendly design By Dena Roché
N
o matter the design—simple or sophisticated—environments affect our lives. Today, architects are creating more livable homes and commercial buildings with a nod to sustainability and livability. Design One in Scottsdale is at the forefront of this movement. The firm is the first to work with the City of Phoenix on noise reduction programs. Design One was tasked with a $15 million project to meet with homeowners

to reduce sound inside homes that were in the path of airplane travel. The innovative program was federally funded and became a model for other cities and airports to emulate. Continuing its work in aviation, Design One is part of a team tasked to remodel Terminals 2 and 3 at the airport. Founder Mani Subra, created the firm in 1986 to design buildings that fit seamlessly with nature. Not a surprise as he
studied at The Frank Lloyd Wright School of Architecture at Taliesin in Wisconsin. Wright is known for creating spaces that blend into the environment and weave in both Western and Eastern design aesthetics. With a focus on environmentally friendly design, Design One was the first to create a green building for the Arizona Department of Transportation that achieved LEED silver certification.
While Design One works in the commercial and governmental arenas, it also serves homeowners looking to create a special space. The firm has conceived of more than 50 homes that are environmentally friendly in Arizona. For Subra, the inspirations for his home design just came to him. “Sometimes I am able to design a home in a short period of time; other times it may take a month or more,” Subra said. “It depends on how complicated the site is and how easy the clients are to work with.” …continues on page 78

Subra and his team of architects spend time getting to know the clients, their lifestyles and how a home needs to function for them. At times he also plays mediator between couples with different design tastes. “I offer them suggestions based on their lifestyle,” he said. “Most of the time when I show them the preliminary drawings, they agree with my ideas and design principles.” Another major component of residential design for Subra is that the home is “green.” Arizona is one of the worst states for allergy sufferers and, besides outdoor pollen, many traditional items inside a home can trigger attacks from chemicals inside paint and carpet to heat fumes from the appliances. One of Subra’s clients had such bad allergies that he worked in tandem with an allergy doctor to determine the right mix of building materials to use. “The special products require unique skills from the architect and contractor,”
he said. “It’s very different from the regular construction process, and, especially when dealing with allergies, a builder really has to know his client,” he said. One home that stands out for Subra was one designed to sit just below the famous Chapel of the Holy Cross in Sedona. The 3,500-squarefoot house is built on several levels to maximize the amazing views from every room. The rooflines of the house match the ridging of the red rocks in the background. “When you start designing to the site, the design evolves,” Subra said.
