A
golf course isn’t the only kind of green that attracts home buyers in the West Valley. Saving money and being environmentally friendly are also import-
ant. One community in Goodyear has taken this priority to the next level. PebbleCreek, a Robson Resort Community, makes sure each home in its community is ENERGY STAR certified. This voluntary program launched by the U.S. Environmental Protection Agency (EPA) 25 years ago saves homeowners on monthly cooling and heating costs. “PebbleCreek’s environmentally friendly focus benefits homeowners, the community and the environment,” said Steve Soriano, executive vice president and CFO for Robson Communities Inc. More than one-third of prospective buyers are seeking an energy efficient and environmentally friendly home, according to PebbleCreek’s research. In today’s market, a great community and floorplan are just as important as being eco-friendly. As a result, new homes at PebbleCreek are ENERGY STAR certified. Under this program, construction teams must follow rigorous building practices and guidelines. ENERGY STAR features include valueadding energy efficiency and a combination of materials and equipment that deliver better performance. Examples are effective insulation systems, high-performance windows, tight construction and air ducts, properly sized and installed efficient heating and cooling equipment, and energy-efficient lighting and appliances. This all adds up to
better comfort, better durability, and savings on heating and cooling costs. “We address environmental sustainability in the way we build each and every home,” said Matt Guelich, senior vice president of construction at Robson Communities Inc. “We’re taking green building techniques and putting science to it with each new Robson Resort Community home being ENERGY STAR certified. This produces a better home that’s better for the environment. It’s important we build homes that fit into the climate and environment in which they are built.” PebbleCreek also builds new homes to the Environments for Living program’s highperformance Diamond level. This national third-party certification, administered by TopBuild Home Services, inspects each new Robson Resort Community home to ensure it will be more comfortable, durable and energyefficient through high-quality construction products and practices. To help educate prospective buyers, PebbleCreek features an Environments for Living® learning center at its Model Village. The center, built in 2009 and updated in 2014, showcases the energy-saving technologies available with each new home built. “Buyers appreciate the limited guarantee backed by TopBuild Home Services for the heating and cooling usage for two years for a new PebbleCreek home,” Soriano said. “They also enjoy the low home energy rating system (HERS) scores.” HERS scores are like a miles-per-gallon ratings but, like with a golf score, a lower number is better. Using reclaimed water is another large part of PebbleCreek’s environment sustainability program. It uses reclaimed water for the irrigation of the golf courses and landscaping in the common areas. Wastewater treatment facilities manage water to ensure it is reused efficiently. “This benefits the environment and community, as it costs 50 percent less to use reclaimed water than fresh groundwater to irrigate the golf courses and landscaping,” Soriano said.

Don’t fear the first-time Air Now offers home purchase recommendations for HVAC maintenance

I
t’s time for renters to give themselves some credit. About 70 percent of people who pay rent for their living arrangements want to buy a house. So, what’s stopping them? The answer is simple: they need guidance. As a HomeSmart Realtor, at least half of renters I work with can afford a down payment on a home but don’t realize it. Yuritza Rubio, a 27-year-old mom of one, had been a renter for her entire adult life. She bought her first home in Avondale last year. “Rents just kept going up every year, and I knew I was ready to have more space,” Rubio said. “I realized that in the long run, it would be cheaper and better for my credit to stop renting.” To Rubio’s point, renters do pay a mortgage every month – it just isn’t theirs; it’s their landlord’s. “You still have to pay something every month,” she said of her mortgage. “It’s better to do it on your own than paying someone else. You’re not getting the credit score, tax deductions or other benefits – like painting your walls any color you want.” Here are two common myths that keep people renting when they could be buying a home: • You need to fork over your entire savings to buy a home. • Your need an immaculate credit score. The leading misconception for first-time homebuyers is that you need a large savings account and perfect credit score to get in the door. In reality, many individual’s annual rental budgets are big enough for a down payment on a home. In regard to the expenses for the purchase of a house, the United States has at least 1,000 down payment assistance programs – and each state has its own programs through its cities and counties. Financing options are also available through state housing finance agencies, banks, housing authorities and nonprofit organizations. Those funds are consistently available for responsible homeowners who can buy a house with little or less of what they think. Some programs even offer to cover closing costs as well as the down payment.

L Government programs with down payment assistance are great options and they usually have easier qualifying requirements. Renters think that they need at least 20 percent of the purchase price for the down payment. They can get in a house with as little as 3.5 percent. Arizona offers to the public many down payment assistance programs that vary from 3 to 5 percent of the loan amount, grants that do not need to be repaid and different FHA/VA/conventional loan options with very affordable interest rates. What I encounter most with my West Valley clients is the Home in 5 Advantage Loan Program, which is only available in Maricopa County. I always suggest renters seek help from a professional who can evaluate the price limit of the different programs available as well as their household income and credit scores. Ask for a map of the target areas designated by the housing authority to receive special benefits, such as higher assistance amounts and more lenient income requirements. Another concern for the renters is credit score. They think that they need at least 700 to get those great assistance programs but the common denominator is 640 to 660. Ultimately, the ideal credit score depends on the underlying mortgage agency, bank or insurance guidelines. Research is important for any major life decision, and I’ve been fortunate to work with many first-time homebuyers and help them through the process of becoming a home owner. Just remember, knowledge is key – perhaps the key to your first home.

ynn and Steve Munier consider themselves people persons. So, they started their own business – Air Now Cooling & Heating – in 2005. The business is in Goodyear’s Estrella community, and Steve has 38 years of experience in the industry. He learned it growing up in Michigan. “We like dealing with customers and providing them with information, so they can make a good decision,” Lynn said. “That’s what we really enjoy about the business, and it’s a good business to be in for that reason.” The company, Lynn said, can work on any HVAC system, whether the client needs repairs, replacements or general maintenance. “We do everything,” she said. “We’re a onestop shop for all HVAC needs.” But the husband-and-wife duo sees a common thread run through the individuals that comprise their clientele. “A lot of times people will call us, and they’ll say, ‘My air conditioning system isn’t working.’ And, we go, ‘Well, tell us a little more,’” she said. “They can give us a variety of descriptors of what’s going on, from ‘It won’t turn on at all’ to, a common one, ‘It’s blowing warm air,’ to ‘I smell something funny’ or ‘I see a leak through my ceiling.’” A big problem, however, is many clients’ lack of proper care for their equipment. Two recommendations offered by Lynn are to change your air filter every 30 days and to conduct yearly maintenance. “We recommend the cheapest non-pleated type of filter,” she said of the former. Adding to the latter, “Do it before the season starts. So, do it before summer; do it before the heating season starts. “Where this can really be helpful is if someone has equipment that is five years or younger,” she added of regular maintenance. “Most equipment has a five-year part warranty, so if they have something that’s starting to fail, they can really reduce their cost during that part warranty period by having it checked out, and then they can have the parts replaced. It’s quite a bit less expensive to do it that way than
the other way.” Issues pertaining to these simple tasks could be cited as a large source of Air Now’s business. Because many clients don’t regularly change their air filters, their systems are in turn tasked with working harder. “We’ve seen people who never change their air filters, for example,” she said. “You go there and look at the air filter and they could grow grass on it. “That failure to change the air filter will cause the system not to work efficiently, so it’s not blowing air as well as it should be or circulating air,” she added. “When that happens, it causes the components to work harder, which then causes – especially in an older system – it to fail sooner than it might need to.” It can be as simple as replacing the filter yourself, even if you go just with the cheapest option, as Lynn said. If the customers already have the filter on hand, Air Now will even replace it for free during maintenance visits. Additionally, for maintenance, Lynn said to always keep an eye on things like condensation lines, a large source of complaints during monsoon season. Through regular maintenance, Air Now can offer their recommendations. Being involved in the community is also important to the duo. “We really like interacting with people, so we really try the best to educate people and to have them make a good decision, and we develop relationships with them over time,” Lynn said. osewood Homes is developing the gated Golf Villas neighborhood in Estrella with 61 homes among 28 acres of land tucked in the surrounding mountain landscape. Rosewood homeowners will see a private road leading to a gated entry with a view of the 10th hole of the Golf Club of Estrella. The development will feature open space spread throughout the community with 59 percent of the site preserved for a mix of passive and active recreational uses. “We always loved Estrella because it’s such a unique and beautiful property tucked into the mountains,” said David Kitnick, president of Rosewood Homes. “It’s close enough to modern conveniences, but far enough away that you feel like you are on vacation at a nice resort.” Kitnick said his staff had their eyes on this 28-acre parcel for more than 20 years because of the mountain views. The design enabled 80 percent of the homes to be along the Estrella golf course. “This property was originally approved by the city of Goodyear and the master developer to have 86 homes,” he added. “However, Rosewood reduced the number down to 61 homes to maximize mountain and golf course views. We also preserved 59 percent of the property as ‘open space’ with a mix of natural and active recreational uses.” Amenities are aplenty. Golf Villas homeowners can use two residents clubs, each offering a wide variety of features including resort-style swimming pools, exercise studios and a range of activities and community events. The community also boasts more than 72 acres of lakes for boating and catch-andrelease fishing, community access to more than 40 miles of walking, hiking and biking trails, and multiple neighborhood parks with volleyball, basketball, Pickleball and tennis courts. Our homes are also among the most energy efficient with the typical Rosewood home being 60 percent to 70 percent more energy efficient than most resale homes.” Rosewood also offers a vast array of options and upgrade opportunities that prospective residents can choose from with assistance from an interior designer at the onsite design center. They can choose from different countertops, cabinets and flooring as well as appliances, sinks, faucets, lighting fixtures, fireplace styles, decorative cabinet knobs, paint colors, door styles and door hardware. Builders can install a custom stereo, security and/or a technology system. Rosewood’s project reflects Estrella’s successful year, said Bill Olson, vice president of Newland/Estrella. “Estrella has had a wonderful year,” Olson said. “The net home sales for 2017 are the highest they’ve been in 13 years. We credit that to the wonderful team at Newland and our supporting teams.” Olson chalked up the success to a healthy market and buyers wanting to “seize the opportunity to take advantage of good financing and the ability to pick a high-quality, master-planned community like Estrella.” The builders have been enthusiastic. “So it’s a culmination of a much-improved economy, a much-improved housing market, and consumers who have confidence and jobs. There’s terrific growth and, candidly, based on the studies, some of which we have commissioned, the Maricopa Association of Governments has informed us that over the next 20 to 25 years, 43 percent of all Metro Phoenix growth will be in the West Valley. That’s almost 50 percent. So that bodes very well for the future, not just today.” Olson added there are 12 homebuilders, including Rosewood, who have come on board, and two or three on the cusp of opening models. By the time Rosewood opens, it’ll be 14. Estrella is 22,000 acres, with 5,200 homes in the community now, Olson said. About 14,000 people call Estrella home, and there are
three schools. At build out, it’ll have 55,000 homes. “It is a very, very large community,” Olson said. “We have about 2,780 lots in various stages of planning and development right now.” As for Rosewood, Kitnick said each neighborhood is different because the staff strives to create memorable neighborhoods based on the characteristics of each site and the homebuyers’ decisions.
“As an example, every Golf Villas home will be on its own legal lot but they are designed as ‘large villas,’ with two or three homes connected by a specially designed ‘common wall’ with each home ranging in size from 1,886 to 2,892 square feet, plus each home includes a traditional oversized two-car attached garage along with a private backyard. Each home lives like a spacious single-family home because they range in width from 45-feet wide to 50-feet wide.”

While you're at it, it is also important to have your dryer vent cleaned. Not only does lint build up in the dryer vent result in increased energy consumption, dryer damage and the inconvenience of longer drying time, but can also lead to a worst case scenario of excessive heat build-up and fires. Courtland debuts new Estrella neighborhood

rizona-based Courtland Communities has joined Estrella as the Goodyear development’s newest home builder. Its “Valencia” neighborhood will have 70 available home sites and six distinct floor plans ranging from 2,802 to 3,492 square feet. ince opening in June 2017, Buckeye Lock and Safe has provided Buckeye locals a variety of different locksmith services. The shop offers a full range of residential, commercial and safe-maintenance services. From changing locks on a house or business, to changing the combination on safes, owner Ben Ogg hopes to offer a friendly local hand to those who have security issues. The lone brick-and-mortar locksmith shop in the city, Ogg says it is easier for customers to come in and talk about their locks, and even think of the best solution, as opposed to some mobile companies that do not have a physical location. “I’m not saying anything against anybody who’s only mobile, but from the customer’s point of view, if you have a shop, it makes it seem more easy and legitimate for people,” he said. Having a shop and offering fair customer service is of utmost importance to Ogg. He hopes to protect local customers from what he
calls “locksmith scams,” or shady businesses that charge extra only after completing the services, usually to the dismay of those who need help. “Some guys will go out to a locked car or something, and say they are going to charge $30, but when they get there and actually open the car it’s more like $300 for whatever reason.” Ogg says he has seen his business grow since inception, and he hopes to see more people thinking of the shop when security needs arise. “This is the kind of business where somebody will realize there’s a locksmith in town,” he said, adding, “and then they’ll forget about it for six months, eight months, a year – until they lock themselves out and need the lock, and then they’ll remember.” Customers can inquire on prices and services at buckeyelockandsafe.com or call at 623-213-7580. But he says by using the dustless blaster, the tile would not be damaged at all, and it can even make the tile look newer and get rid of some previous damage. “It actually helps the tile, because calcium build-up actually acts like rust to metal, so it will corrode tile like rust does to metal, so it’s important to get it off,” he said.
