Jersey The island of Jersey is the largest and most southerly of the British Channel Islands situated about 14 miles from the French coast and 22 miles south-east of Guernsey. The island has excellent communications with scheduled flights from all major UK airports, together with links by sea to Weymouth and Poole in the U.K., St Malo and Granville in France and the other Channel Islands. Jersey has a population of about 89,000 and is governed by The States Assembly. Although Jersey has historical ties to Britain, with a constitutional relationship established over 900 years, it is not part of the UK or the political aspects of the European Community.

Health and Education The island is extremely proud of its educational and health services. The medical facilities in Jersey are extensive and modern and there are a wide range of private practitioners, medical consultants and complimentary health providers. The education standard in Jersey is very high and is available through either free States schools, fee paying States schools and private fee-paying schools.

Tax and Business The island enjoys almost full employment, no public debt and a low tax regime. This has assisted in the promotion of Jersey as one of the worlds leading offshore finance centres and increased its appeal to high net worth individuals. The island has an income tax rate of 20 pence in the pound for residents and there are no Capital Gains, Estate or Inheritance duties. VAT is not applicable in Jersey. High net worth individuals seeking to move to Jersey need to apply for a 1(1)K licence and a key consideration in the granting of this licence is the expected annual tax contribution to be made by the applicant. To meet the current requirements, applicants would normally be expected to generate sufficient income so that, at the present rates of tax, their annual tax contribution is in the region of ÂŁ100,000. As part of the application process, the total net worth of the applicant will also be taken into account, in order to confirm that the applicant has sufficient wealth to generate the expected future tax revenues. With effect from 1st January 2005, 1(1)K individuals new to

Covered swimming pool. Enclosed in Jersey pink granite walls with planted borders under a mechanical opening roof. Sliding French windows lead out to the terrace with a loggia to one side, steps down to the formal gardens and fantastic far reaching views. Associated changing rooms, shower room and pump house.

Gardens and Grounds The gardens and grounds at Radier Manor are very special indeed. The extensive landscaped gardens stretch away from the Manor down the valley. There are numerous mature flower and shrub beds throughout, interspersed with specimen trees, areas of woodland and ponds. Surrounding the formal gardens are paddocks, further areas of woodland, pastureland and some agricultural farm land. The main drive approaches the house along an avenue of trees and then meanders through the gardens rising to the house. There are very few properties, possibly no other in the channel islands, that offers such an impressive approach.

Fixtures and fittings The fitted carpets and curtains (with the exception of the master bedroom suite) and all the fixed garden statuary are included in the sale, (with the exception of the statues at the rear entrance) however all other items not mentioned in this sales brochure and known as tenants fixture and fittings, together with movable garden statuary, ornaments and garden furniture are specifically excluded from the sale. Some items may be made available to the purchaser by separate negotiations.
