NATUREWALK Costa Rica Welcome to Naturewalk. Naturewalk is a new eco-mountain resort community in Costa Rica. Naturewalk is a multi-phased development that will be built out over a five to eight year period. The Investment Opportunity
If purchasing Launch Offer Lots, an investor will receive a 10% dividend for three years, with the requirement to buy 3 lots in that group. These lots are approximately 1,000 sq. meters. The teak trees on each of these lots are anticipated to bring a proďŹ t to the investor of $23,450 per 1,000 sq. meter lot in seven years at the teak harvest. These lots are an average of $21,000 per lot. There is limited inventory remaining on our Launch Offer Lots. If there is a desire to have a larger property, the Estate Lots have 5,000 sq. meters and are value-priced. Each are $47,500 per 5,000 sq. meter lots. We estimate the proďŹ t to the investor on one estate lot of $117,250 for the teak at the harvest in eight years. In the Ecological Master Plan for Naturewalk on the page above, you will ďŹ nd all the elements of Naturewalk. The beige area near the bottom right is Phase 1 Launch Offer Lots, with a total ot 57 lots of approximately 1,000 sq. meters each. Those on the southern tip of the plan will have Ocean view, and the ones directly behind those separated by the road have Valley view, with a few on the ends having Ocean view/Valley view or Ocean view/Mountain view. The 7 Estate lots are directly at the right in yellow and all have Mountain view. Phases 2, 3 and 4 home lots are in the cream area to the left, and Phase 2 Estate lots are left of Phase 1 Estate lots. In the center gold area will be Equestrian Lots of 2,000 sq. meters. The thin green areas throughout the property are riding trails and the Equestrian Center will be close to main entrance.
Pure Investment or Home Building Alternative
Some investors will purchase the individual lots, estate lots or both as a pure investment. Their reasons likely are the income for three years from the 10% dividend, if they are fortunate enough to buy the remaining Launch Offer lots. In addition, they are looking forward to the profit from the sale of the teak on their lots in eight years at harvest time. That teak is worth today US$23,450 in profit to the owner of each individual lot, the lot at an average cost of US$22,500. The estate lot’s teak is worth today US$117,250 in profit to the owner, with the lot costing US$47,500. Other purchasers are excited to spend time in Costa Rica and desire to build a home for vacations, or possibly may want to retire there. PRG has a sustainable teak home building arm, and has developed particular home designs that take advantage of the teak grown on the property.
The Infinity Home Design
The ‘Infinity’ design home could be built on two combined lots, or on an estate lot. This series of home designs will have a good amount of teak and glass vistas and cost in the range of $115 to $135 per sq ft. That would make the price $225,000 average 1,800 sq. ft to $275,000 average 2,300 sq. ft. including a swimming pool. These would also have plentiful decking for outdoor living and entertaining, averaging 450 sq. ft to 800 sq. ft. The construction timing for this home would be eight months.

This home would ideally ďŹ t on one individual lot and is designed with teak and wood-frame contruction. It also makes an ideal vacation rental. The pricing for PRG to build a home of this type would be $95 to $110 per sq. ft, making this home cost between $85,000 for approximately 750 sq. ft to $115,000 for approximately 900 sq. ft. This home can be built also on an individual investor’s lot within four months from the start of construction.

The mountain-side destination resort hotel, called Carara National Eco-Lodge & Spa, indicated in the mauve and pink areas surrounding the lake, will be upscale lodging and amenities with investors owning the condo hotel suites, condo hotel village & bungalows. These will total 160 units. The actual hotel will house the common facilities, both indoor and outdoor, to be used by hotel guests, such as food and beverage, spa, and conference center. These investor condo/bungalows are priced 1 bedroom from $119,500 with 850 sq. ft. up to 2 and 2+ bedrooms $225,000 with 1,400 sq. ft.
