Platz für Neues. Erfurts wachsende Stadtteile

In Erfurt gibt es viele Stadtteile, in denen aktuelle Wohnungsbauprojekte Neues entstehen lassen und somit stetig wachsen. Die Krämpfervorstadt ist einer davon. Sie bietet von der Mietwohnung in einem der Gründerzeithäuser oder in den Mehrfamilienbauten im Hanseviertel bis hin zum Eigenheim am Ringelberg verschiedenste Wohnmöglichkeiten. Im Entwicklungsgebiet „Äußere Oststadt“, zwischen den Fachhochschulstandorten im Norden des Stadtteils und der ICECity im Süden, werden in den kommenden Jahren insgesamt ca. 2.000 neue moderne Wohnungen, ein neuer zentraler Versorgungsbereich, mehrere Kitas und ein neuer Schulstandort mit Grundschule sowie Gymnasium entstehen. Am Alten Posthof werden bereits 36 Mehrfamilienhäuser mit 465 Wohneinheiten gebaut.

Die Johannesvorstadt, die im Nordosten an die Altstadt angrenzt, war früher ein klassisches Arbeiterviertel. Heute ist der Stadtteil vor allem bei jungen Menschen beliebt. Gut wohnen lässt es sich hier unter anderem im neu entstandenen Quartier „Johannesgärten“. Direkt vor der Haustür: der 2017 eingeweihte Stadtteilpark Johannesfeld mit viel Grün, einem Spielplatz sowie einer Skateanlage. Nicht weit entfernt davon liegt der Nordstrand, der zum Tauchen, Wasserskifahren und Schwimmen einlädt. Der Johannesplatz, der im Norden angrenzt, war übrigens das erste in Plattenbauweise errichtete Wohngebiet von Erfurt. Der kleinste Erfurter Stadtteil erstrahlt heute in saniertem Zustand und bietet viele Vorteile innerstädtischen Wohnens für Jung und Alt.

Folgt man der Magdeburger Allee von der Erfurter Innenstadt aus, so gelangt man in den Stadtteil Ilversgehofen. Zum Ende des 19. Jahrhunderts entwickelte sich die landwirtschaftlich geprägte dörfliche Siedlung zu einem beachtlichen Industriegebiet und Arbeiterwohnviertel der Stadt. Derzeit entsteht zentral am Ilversgehofener Platz ein Wohn- und Geschäftshaus mit über 70 modernen Mietwohnungen bzw. Apartments.

Nördlich der Erfurter Altstadt findet sich die Andreasvorstadt mit ihren rund 16.900 Bewohnern. Im Süden des Stadtteils liegen Borntal-, Blumen-, Auen- und Mühlenviertel, die vorwiegend zum Wohnen genutzt werden. Den Norden des Stadtteils dominieren das Helios Klinikum, der Campus der Universität Erfurt und der Nordpark, der im Zuge der BUGA 2021 in neuem Glanz erstrahlt. Auch in der Andreasvorstadt wurde und wird fleißig gebaut und neuer Wohnraum lockt nicht nur Studierende an.

Room to grow. Erfurt’s expanding districts

Residential projects in many parts of Erfurt are bringing new life to expanding districts, and Krämpfervorstadt is just one of them. It offers a range of housing options, from rentals in one of the Gründerzeit buildings or apartment complexes in Hanseviertel to owner-occupied houses in Ringelberg. Over the coming years, around 2,000 new homes, a central shopping area, several daycare centres and a primary and secondary school will be built in the “Äußere Oststadt” development zone between the university sites to the north of the district and the new ICE-City district in the south. At Alter Posthof, 36 apartment buildings with 465 residential units are already under construction.

Johannesvorstadt, which borders the old quarter to the north-east, was once a typical working-class district. Today it is particularly popular with young people. The newly created Johannesgärten quarter is a good place to live, for example, as leafy Johannesfeld park, which was opened in 2017, is right on the doorstep and includes a play area and a skatepark. Not far from here is the Nordstrand leisure park, where you can go diving, water skiing and swimming. The Johannesplatz district to the north was the first residential area in Erfurt to be built using prefabricated blocks. Today, the city’s smallest district has been refurbished and offers many benefits of inner-city living for people of all ages.

If you follow Magdeburger Allee from the city centre, you reach the district of Ilversgehofen. Towards the end of the 19th century, this rather agricultural and village-like settlement evolved into an important industrial and working-class district. A residential and commercial building with more than 70 rental apartments is currently being built in the centre on Ilversgehofener Platz square.

North of Erfurt’s old quarter lies Andreasvorstadt, home to around 16,900 people. In the south of the district are four mainly residential quarters: Borntalviertel, Blumenviertel, Auenviertel and Mühlenviertel. The north is dominated by the Helios hospital, the University of Erfurt campus and the Nordpark, which will be revitalised as part of the Federal Horticultural Show in 2021. Construction work has been and still is going on in Andreasvorstadt, and it is not only students who are attracted to the new residential areas.
