I started my business, RGI Properties, Inc., right from the Licensed Real Estate Brokers basement of my home. Property Management was the way to go for me. I loved being able to work through the day-to-day issues of community living. In addition to that, I enjoyed orchestrating and overseeing improvements that were needed to the properties. With my background in construction and business management – it all came together nicely.

Hello everyone! On Wednesday, August 4, 2010 at Town Hall at 9am, the Chamber, in association with the Yorktown Police Department, will hold the “Business Watch” seminar for members. This event is free and could be the best investment you ever make in your business. Thank you to Chief McMahon and Detective Lewis for cosponsoring this valuable event. Congratulations to the four recipients receiving the scholarship awards this year. The presentation will be August 11, 2010 at the Lakeside at Osceola Networking Meeting at 6pm, so come join us! Thank you to Roxanne Innerfield and her scholarship committee for making this possible. On August 25, 2010 at Travelers Rest we will honor Andrea Wagner, Aaron Bock, James Stropoli, Bill Dauster and Jeanmarie Klaus for Member Appreciation Night. Each of these members has made substantial contributions to our organization and they deserve recognition. Our first ever Lobster and Clam Bake Casino Night was a huge success. Leon Drogy and his committee went overboard to insure a spectacular night. This truly was an event to remember. Thank you! The Yorktown Festival & Street Fair is shaping up nicely. Sponsorships are selling out. We are ahead of last year on vendors and we will be capping the enrollment at 250 vendors. If you have not signed up by now, do so quickly. After 250 vendors, safety becomes an issue and we will not exceed the 250 mark. Our best estimate for this year is 10,000 – 12,000 people. You can do business that day or you can be a spectator, however, with an audience like that, every Yorktown business should be participating.

President Carla Chase of Chase Media Group will receive the “Business Person of the Year” award, The Hudson Valley Hospital Foundation Board will receive the “Organization of the Year” award, Barry Liebman of Yorktown Stage will receive the “John W. Chase Award” and Leon Drogy of Colonial Terrace will receive the ”Chairman’s Award.” Lastly, the Chamber believes that our organization cannot do enough to keep our membership in tune with the latest developments happening within our state government. That’s one reason why the Yorktown Chamber of Commerce is partnering with Chase Media Group to host a “Call to Action” seminar on September 22, 2010 at the Yorktown Stage. The Westchester County Association will be speaking about the issues in Albany and our goal is to educate our members. This is an important seminar designed to inform membership and NOT endorse any political candidate. It will be strictly on the issues and will allow our members to cast informed, educated ballots on Election Day. God Bless America!

GUEST COLUMN The Cost of Fraud to Small Businesses James O’Sullivan, JOS Security Consulting Recently the Association of Certified Fraud Examiners released its 2010 Report to the Nations on Occupational Fraud & Abuse. The report was based on 1,843 cases of occupational fraud reported by Certified Fraud Examiners in more than 100 countries. It revealed that businesses lost 5% of their annual revenue to fraud. The report also found that small businesses and organizations are disproportionately victims of fraud. The study revealed that the most common act of fraud was asset misappropriation. Asset misappropriation is defined as “those schemes which the perpetrator steals or misuses an organization’s resources.” Acts such as skimming cash receipts, falsifying expense reports, and forging company checks are examples of asset misappropriation. The report found that the most common method of detection was tips. Employees were the most common source of tips; however, 34% of tips came from outside sources such as vendors, customers, competitors, etc.

The most effective way to combat fraud is to establish an Anti-Fraud Hotline and provide training for your employees. Yet only 15% of small businesses have an anti-fraud hotline in place and 16% have a formal code of conduct and anti-fraud policies established for their business. I would urge all business owners regardless of size to create or review their fraud policies and consider what would be most cost effective for you to protect your business from fraud. Fannie Mae found that two-thirds of Americans (65 percent) prefer to own a home despite the challenging economic environment. Century 21 Real Estate surveyed & compared the opinions of prospective home buyers & sellers who either purchased or sold their 1st home within the past year or are planning to buy or sell their first home within the next year. The majority surveyed had moved or intended to move more than 10 miles but less than 50 miles from their previous location, indicating current market conditions may be a catalyst for buying or selling homes, as opposed to a desire to dramatically change geographic location or relocate for a job. Federal tax credits and solid mortgage rates have had a positive impact on driving people to take action. When will the balance between housing need & inventory return? The real estate industry typically considers 6 months of inventory to represent a balanced market. According to the National Association of REALTORS® the
